7 Tricks to Get More Leads From Your Door Hanger Letters When Canvassing D2D for Roofing Sales

Adam Bensman shares seven tactics for door hanger letters that boost roofing leads: hand-address them, add timestamps and smiley faces, tape them down, mention specific details about the house or neighbors, and follow up by mail. The goal is to get homeowners to open them and give you a reason to knock again.

You don't want to knock more doors than you need to. I know. And that's why in this video, I'm going to be teaching you tricks to get more leads from your door hanger letters for the sole purpose of fulfilling this goal to help you make easy sales from your canvassing efforts, whether the customer's home or not home. Now, a couple disclaimers. There is no magic bullet in sales, period. Most importantly, this is not a substitute for knocking the door. So please do not get tempted to be like, well, I got this new letter. I'm going to go hang through. Oh, I hung 100, 200, 300 in every neighborhood. Now I'm going to sit back and wait for the phone to ring. Not going to fly. And this is not a miracle cure. There's no miracle cure for like every door you touch, something's going to come back to you. It just doesn't work like that because there's people involved. So for best results, follow this. Use this alongside your direct mail because you're going to show back up to the house to work this multi touch marketing approach. This allows you to go from cold door knocking when you show up and someone answers the door and is like, who are you? To you showing up and they're like, oh yeah, I've read your letter. I got your letter. Oh, I recognize your, oh, you've been in the neighborhood. So the whole idea is for us to get back into the same neighborhood. So little news flash, I teach this in my program. The complete sales strategy, by the way, the multi touch marketing approach to either make your very first sale or make your first sale in a new neighborhood. Same concept applies. Show up, knock the door. If no one is home, we leave a letter at the door. The letters we're talking about today. Then when we're back in the office, we hand address, hand stamp, mail letter to that homeowner. A few days later, we show back up, we knock on that door again at a different time. This is the big idea. Then we use the approach, which, you know what, I'm gonna save that till later, but I'll share that approach with you. This will allow you to reference the material. You're gonna have a reason to be there. And it makes door knocking easy. And again, if you can't show back up, like for communities or no soliciting, you can cold call working the phones and there's resources for that available cold information. Sales rabbit, Hail Trace, Hail Recon, a bunch of these programs pull in and spotio will pull that homeowner contact information to help you cold call. Alright, stick around to the end. I'm going to be teaching you seven ways to get even more leads from your door hanger letters. Then I'm going to be teaching you why plain paper works. Don't use logos. No glossy paper, no design stuff. So everything that you think like makes you look professional is actually against you. So I'm going to teach you why to use plain paper instead with no logos. Then number three is how to start using this strategy right away. Alright, before we get into it, a quick introduction or a welcome back is in order. I'm glad to have you here. Because what we're going to be doing is getting inside the mind of your customer in their shoes, experiencing things the exact way that they are. So number one, you're going to see on the screen, I put on the decisions. Decision 1, 2 and 3. These decisions are the decisions of the homeowner. Decision 1, go in the trash or look at it. So let's pause for a minute. When you hang that glossy door hanger, that quote unquote looks professional, you might be the fifth, sixth, seventh, eighth one there. The homeowner sees them just like they see their mail in the mailbox. It's another catalog, it's another coupon. They don't even look at it. By the way, the way I sort my mail, I go through it. What looks like garbage, what looks real garbage, I don't even open straight in the garbage. Homeowners do the same thing. Stuff on the door ripped off with anger, frigging people. Another roofer. Throw it in the trash. So we need to break this decision tree. And how do we do it? Curiosity. Curiosity is the most powerful driver for humans. We gotta know what's going on. So when I said before that I was gonna teach you why to use plain paper and no logos. If this is left at your door, and I know I'm getting a little ahead of myself, the first thing you're gonna do, someone left a plain piece of paper, fold it up. Aren't you curious what's inside? Boom. You pop it open. You see a headline that says, sorry I missed you. Here's a short note explaining why I stopped by. That's the headline. And then I go through my letter. No logo, hand signed in blue ink, which we'll talk about. That is decision one. Trash or look at it. Which brings me to decision 2. Read or skim it. That curiosity that got me to open it, I still must know who left this. Curiosity is powerful. So I'm going to read or skim the letter to find out. Which brings me to homeowner. Decision three, leading them to call me. I'm going to draw them in on the letter. Because I'm not there to pitch in person, I can't engage with them in the same way in person as I can in writing. And it's actually quite difficult to finally kind of crack the code to translate your sales experience in person to the written world. That's a struggle and a story for another day. But the point is to get them to call now. Now, here's where I'm going to throw a monkey wrench in things. Are you ready? I'm going to contradict myself. So decision one, get them to look at it. Not throw it in the trash. Read or scam it to find out who it was. And then you get them to call you. Check this out. So I just said, get them to call you. So why it does not matter if they call you right away or not. Here's why. You have a reason to show back up and knock on their door. Okay? So when you do this, this is how it works. And by the way, I'll be showing you a testimonial in a minute. A guy named William sends me a text, says, hey, you made me five grand today. Thank you. William worked the system, the multi touch system, sending the letter. After leaving the letter at the door, he gets a call off one of those letters. He shows up on the hottest lead ever, signs the customer up, big roof. He projected a $2,500 commission. Then William tells me he knocks on the neighbor's door using the pitch I taught him. And it says, my name is William and I'm stopping by because I actually came by last week. I left a letter at your door and I sent a letter in the mail and I'm just leaving John's house and he just chose us to do his roof, actually. And while I was here, I just want to stop by and ask what questions you had for me about the letter I left you or the letter I sent you. The homeowner says to him, william, thank you for leaving. That the way you do business stood out. I actually kept it. I've been meaning to call everyone else. Left all this garbage on my door that I threw out. Take a look at my roof, let me know what you think. Boom. Signed on the spot. Two deals, two neighbors, back to back, working the strategy. Five grand that he made in commissions in a day. Pretty wild because you have a reason to be there. So this is what makes door knocking easy. Having a reason to be there. And in the mindset of the customer, you're that cold, you go from being the cold person of I've never been here before to you look familiar, I've seen your logo, I read your letter, I've seen you in the neighborhood. It really does make it easy. So I want to share with you a few success stories. I want a couple of disclaimers out of the way. I have not asked for any one of these that is up on the screen behind me. These are 100% unsolicited. They've been made, comments made in Facebook groups or people who have voluntarily emailed or texted me their results. That aside, let's jump in. David, who inspired one of the strategies I'll be teaching you today, hung some letters on doors during COVID Within five minutes, got a call, customer called, did the inspection and signed him using a strategy. Bingo. Then we have Lucien and he says using the battle pack, he's been using the door letter and direct mail for a bit over a week. So seven days it's gotten me three jobs working old damage and one retail, three storm, one retail, four deals in a week. Alright, then we've got another one. 90K in claims. In his first three weeks using the mailers and the approach I teach at the door, he's on track for over a million in sales. Okay, here's another one. The mailers have landed at least five extra jobs in the last month. So we've got, if we just calculate for fun, an average Commission of a thousand, which I know is low for many of these guys. This guy did $4,000 in a week. He got a deal in five minutes. And then he's on track to be a six figure multi six figure earner. And this is five extra jobs in a month. So five grand in a month. And Brandon says the battle pack is a game changer. And then they continue. Got this gentleman, he's a sales manager down in Texas. Direct mail letters and hand signing works wonders. He doesn't do more than 30 or 40 a day and he still gets calls asking for inspections. Here's another one. Courtesy install letters help him land three more clients in an area that was gated. Another 3,000 bucks. By the way, all this, we're looking at well over a 10x return in the first, like week. This is the testimonial from William that I shared with you before and another one from Lucian. Funny enough, someone asked about my stuff in a Facebook group and Lucian commented. It is the same Lucian from the previous one. And he says combine the battle pack. Oh yeah. He said it's helped me a ton just to leave behind. Letters at the door are worth it. Combine the battle pack along with the podcast and YouTube channel which you're tuning into right now, and it really does help take you to the next level. I opened up an entire neighborhood of Old Damage using his materials because I have letters, by the way, specific to Old Damage as well. All those scenarios you can imagine. Three tab wind damage, retail letters. I've got 13 different scenarios for storm and the same for retail. My point in sharing this with you is you can hear me say this works till I'm blue in the face, but the truth is it works because you've heard it from other people for yourself. All right, let's begin with what you're here for. The seven tricks to get more callbacks. Now, the foundation behind all this is human curiosity, is what keeps us going. And all of these tricks are different ways to play into that curiosity. So let's hop into trick number one right now is writing the address on the folded letter. Pro tip. You're going to see this. Use blue ink. Why? It pops. That's it. All right, 1262. If that's your address and this is left on your door, aren't you going to open it because you're curious? They wrote my address. This must be for me, right? This is like a substitution for addressing it to their name. Pretty powerful. I already showed you. Kind of a plain Jane simple inside. Next, let's Slide over to number two. Right. I stopped by at another time. Stop by at 4:15 today, 6, 10 and then hand sign. It piques your curiosity. Who stopped by? Who's Adam? Okay, again, only thing we're trying to do is break that decision tree. Trash or open decision tree is what I meant. Yeah. Alright, number three, this is a silly one. Draw a smiley face or a picture. If you have this on your door, aren't you like, alright, what is that? I mean we really got to put ourselves there. Can you see smiley face, draw a picture, do something fun. Takes two seconds but it piques people's curiosity. Number four is. And by the way, I learned this one from David during COVID people weren't coming up to the door. So what I love about this and people ask. I'm gonna go on a small tangent because I owe David the gratitude for this one and thanks, credit, everything. The beauty of this people. I got a Facebook message the other day. Guy says, Adam, how many roofs did you have to do before you developed your programs and your strategies? And the answer was a lot. But not only did it take a lot then so that I used them, my team used them, they continued to evolve. I worked with companies one on one and tested these in the field. And then as soon as built the training dashboard and was able to lower my prices to a crazy affordable rate, the volume of people using this stuff all began to work together and I began to take feedback from the community. Adam, this work I'm learning because we have testers all over the country, Canada and even Australia using this stuff. So as people develop them, I learn from other people. I don't know it all, I don't. I have so much to learn and that's what I love about sales. What I love about this industry, I love about this community. So David is 100% owed credit for this one. Thank you. David during COVID when he mentioned taping or knocking doors, five minutes later gets a call. It's because he taped it up on the door. So if you get to your home and you see this taped blue painter's tape, by the way, okay, the stuff that tears easy and doesn't stick, I can even stick it to whatever and it's gonna come off. This captures attention. When someone drives up to their house, they see their front door, they're gonna come grab it. David, thank you. You guys rock. By the way, I appreciate each and every one of you being here. Next, tip number five, write a short note about the house or the property. Specificity sells I hate to use this example, but we see it in the news during these horrendous mass shootings. It's terrible and tragedy enough, but the news sensationalizes it with details. No one's ever shot with a gun. They're shot with a black military style assault rifle with a high capacity magazine. So when we leave a note of specificity, this is what draws someone in. And I know that's so sensationalized and I hate to use it. The reason I use this is to share with you. This is in practice by the largest media organizations in the entire world because they know how people think and operate. So when we write a specific short note about their house, it really piques their curiosity. Example. Oops, wrong one. Here we go. P.S. i noticed some areas of concern on the front left part of your roof by the gray. By the gray vent. Right. Specific letter. My apologies, I grabbed the wrong letter there. And then the next one is write a note about the neighbors you're working with. That's this one. I'm working with Peggy on Lexington Lane around the corner and may be able to help you too. You'll notice that I did not put on here any mention of the roof because I don't want them to see the word roof or roofer or contractor and draw the conclusion to go in the trash. Curiosity. All right, so this is a way to mention those neighbors. I'm working with John on Lexington. Peggy across the street may be able to help you too. All right, curiosity. And then developing that social proof. And that brings us over to number seven, which is another one I learned from folks using this putting this in an envelope to look official. I added this element of putting the address for and then the address. If you see this for 1265 Lexington in an envelope on your door, that seems pretty official. So with all of these approaches, what we're doing is playing on human curiosity to draw people in and they look official. So there's a much lower likelihood of a roofer because, you know, they do this, they grab the door hanger, hangers that are on the door because they want theirs last and then throw it out if it looks like an official notice or a note. They're not going to touch someone else's property because of ring cameras and all that stuff. So that's the scoop of why this works. If you have my marketing battle pack, you have access 2, the door hanger letters, the direct mail letters for storm in Spanish and in retail. All different scenarios that you can imagine.
