What up? Hey everybody, Adam here, the roof strategist. We are live and I just realized my light is getting blocked by this microphone. But that's okay. So let's jump right in to another lockdown live. Thanks for being here again, Adam, the root strategist and I just sent this email out late so if you're not catching this live, catch the reply this episode today. Getting leads from Realtors right now. Is it possible this was inspired by Bobby who emailed me? I'm going to read Bobby's email to you because this is going to be the center point for this live and I encourage you all please email me questions, ideas. I love it. This is like this is bonus videos every day, 100% cater around what you guys want to hear. So let me read this from Bobby. I'm leaving his full name and company name out obviously just for privacy reasons. He says, hey man, I've watched all your videos and I'm keeping up to date date on the lockdown live you've been doing as of recent. I've also purchased your battle pack. Great stuff in there. One thing that I feel many could benefit from is a letter to send the current new listings in neighborhoods of damage to the listing agent. Something along the lines of we did a lot of work in your area of your listing after the last storm and would love to offer a free no obligation inspection to see if the value of a new roof could be added to their listing and remove one more hurdle that could pop up on the buyer's property inspection. I've been drafting an email to send out this morning and would like your thoughts on the idea. What do you think? Good way to add business and avoid door knocking. Thank you Bobby. I'm going to be shooting Bobby, another email here shortly responding. So the answer is yes. So typically you've heard in my videos when it comes to networking with Realtors, in my experience it has not been very effective. However, times are different right now and I'm going to go into why. So in this video we're going to talk about how you can do this. I'm going to give you a step by step system of how to find the right properties, who to reach out to and what to do. So stay around to the end. I'm going to hit it all. The other thing that I am going to do is update anyone who's purchased the Battle pack with this information and I'm going to put it into the COVID 19 update so you'll notice inside the battle pack. And again, if you didn't get it, that's fine. If you have and you didn't get the update, email me, I'll send it off to you. But. But it is included at no cost in the battle pack. As we speak, I'm going to be adding this stuff to it as well. So here's the scoop. In general, agents are tough to market to for a couple reasons. I've only talked with one roofer that's had really good success with Realtors and again, this is past but I'm bringing this up so you can see why it used to be and what we can do differently. In the past, Realtors cared about one thing that was selling deals and getting the most commission. The only times they'd call us roofing contractors is when they had issues. Either the roof was leaking, something came up on inspection and they either just want an estimate for retail or they want the thing done as quick as possible, as cheap as possible so they can sell the thing. It just hasn't worked out. I went to BNI's, I networked with realtors, got like one job out of it. It didn't even pay for the time investment. But right now Realtors are freaking out. Why? Because no one wants to be moving. They're doing virtual tours. They're just as scared as a lot of the economy. Now we are in again in a recession proof industry it will hail. It's not a matter of if, it's when. So right now Realtors need as many as strong advantage as they possibly can get in order to sell that property. So for us to take this approach to get leads from Realtors right now we need to remember what do they want and how do we position what we have to offer to appeal to what they're going through. And I touch on this a lot in my insurance agent networking video which if you haven't watched just search the channel for referrals from insurance agents. And again all the letters in the pack are designed to debt. It's not. Here's what we can do. We can offer you this, we can offer you that no one cares. How do we make their job easier? Because ultimately the agent just wants listings to sell. They don't want hangups. So there are two factors that we know for sure. Three actually. One, if a claim has been filed on a roof but the work has not been done, this comes up upon closing. Now every state has different laws. When we purchased this home, the these things have to be disclosed. If the work's not been done, the buyer. So me in this example, the insurance company wouldn't write insurance because they don't want to be buying something that's damaged. So that comes a massive obstacle. So that's first issue. Second issue, if the home inspector notices hail damage, which I have witnessed firsthand, is, you know, you got a job that's right at, you know, the inspections going on. The home inspector finds hail damage and that puts a halt to closing. They're either negotiating, they want it done, whatever it is. Usually the course of action is to get the roof done. So if you're in a hail impacted area, that's super, super important that they have it done. And then the third thing is just to help a listing sell. Roofs are the most expensive maintenance item on a home period. So having a new roof helps with the listing. So here's my notes from looking down. First, how to get leads from realtors right now, again, focusing on what they want and what that homeowner wants. Because the homeowner is freaking out, they want to move and they're probably freaking out with the economy stuff that's going on. So number one is to search online for your hail affected areas. Use whatever hail map you use. Get localized on that area that you've worked or that you know hail has hit. Okay? So you start focusing your service area. So again, I'm just going to write these on here. Hopefully this blue link shows up. So one is get a location. Okay, sorry, I forgot I got this mic in. Now get your location nailed down, okay, of where you're going to search. Then search by agent, know their listings. Okay, how do you do that? Example, pop into Zillow. Use the map feature. Scroll into the area that you know has been affected by hail. Take a look at that area and start dropping, saving those listings. You can pull the homeowner's freaking address right there. And you can pull the words Adam, the agent's name. Thank you. Then you can search the agent and see all of their listings. Let them know, because not every agent knows where it hails. So from this search by search by agent. So you're going to get your location, then you can search by agent. And then three, you're going to pull addresses. All right? Easy peasy. This is all public Zillow. Know your hail area. Take a look. Grab all the addresses, grab the agent. Search by search the agents. Now you're going to send emails to the agents, okay? And I'm going to go over what these should say, by the way. So email, email that agent. Email the agent. It's Free. It's easy, it's public. They're going to open it. Subject line about and then the property name. Okay? Write that down. It's going in the information. I'm handing that one out because I want you guys to use it about in the property address. They're going to open it because they're curious. Okay, Then call them after you send the email. Okay. So you're wondering how I put this together, I'm sure. Here's how. I have helped both in roofing companies and outside develop sales systems and outreach systems that have done, at this point, over 100 million in sales. Okay? So when we layer the approach, it is a system. We can apply the same concepts to every single thing that we do. What we know is what the agent wants and what the homeowner who's selling wants. And we're contacting them in a way that layers on multi touch points. You've seen my multi touch marketing video. Everything I teach, door knock, door letter, leave behind direct mail, cold call, show up again, multi touch, okay? It's the same idea. So, and I'm going to walk you through what you should be saying here in a minute then. So you've emailed, then you call, then send the direct mail letter to the house. Okay? Easy peasy. Everybody can be doing this right now. What's the worst thing that happens? Nothing. You wasted some time. While you're not outdoor knocking, who cares? This is a virtually free, outside the direct mail way for you to start drumming up some business from Realtors. So I'm going to walk you through. I'm going to set this down for a minute. And now we're going to start talking what you should be saying in this. So first, again, just to recap from where we're at, get at your location on where that hailstorm hit, okay? Use whatever hail map software you use. Figure out that area that you've worked or you know is a fringe area, okay? Or if you're working the end of a season, let's say it stormed last May. And you know, you've got that like one month to get this stuff done. Those, those deadlines are really important to help you drive some urgency to get things done. Okay? So get your locations. Then go on Zillow, realtor.com, whatever it is, and search the areas inside that area of the swath. Grab the addresses, open up the listings in a new tab and grab the agent's information. Then you're going to email the agent subject line about then the property address or about your Listing at and the property address, they will open it and then I'm going to explain what that letter says. Just in a second. Then you're going to call the agent using the cold call technique. I did cold calling. I'm losing track of the days. It was either yesterday or the day before. And in that you're going to learn how to handle the phone to ask open ended questions. When you cold call the first follow up, then you're going to send a direct mail address to the property homeowner. Okay, so that's your third, your final step. And then the fourth step is to contact all the agents. I'm not going to write that one down because I'm running out of room. When you grab the agent from the listing, you'll be able to look at all the agents listings because if that one agent has multiple listings in a neighborhood, you're gonna be able to rake in a whole bunch of leads from, from that homeowner. Okay, so here's what you're going to say. You need to make your outreach not about an inspection, not about anything else. You need to make it about helping them sell their home faster without hiccups. That is your main hook. Okay? That's the outcome. Forget what we do for a minute. That's the outcome. So here's an example. Email about your listing at so and so Property. Hey Peggy, my name's Adam. I just saw that you have a listing at this address which is in a neighborhood that we have been working hail damage homes from last season. We we've been finding that hail damaged homes often are having a hard time at closing for a variety of reasons. One, inspectors are finding hail damage at the last minute costing a sale. Two, insurance companies and or mortgage companies won't want to write until that damage has been done. And three, we know right now it's a hard climate to sell a home and any advantage to have on the market will help you sell that home faster. Homeowners know that a roof's the most expensive thing to replace and if we can help you replace it fully under the insurance company, everybody wins. New homeowner gets a brand new roof, you get to not have any hiccups and the homeowner can sell the house faster, which is what everybody wants. Okay, so that's your main hook. And then you can ask your open ended question, right? How has the claims process been for you for your homeowner? Ask, because then they're going to be like holy crap, I need to find out from my homeowner. Did that. How did that home get done? Is the roof? Am I screwed? Then they're going to reach out to them. Then the homeowner since you sent them the direct mailer that says the same thing. Boom, you're golden again. Concept in that mailer and I'm going to be fleshing all this out in an updated letter that's going to go out to everyone who's purchased. It's going to take me a couple days to get this together. I can't whip this stuff up. I need to make sure it's quality. So what will be going out on that is a concept like this. Hi Mr. Homeowner, Mrs. Homeowner, I drove by your home on the way back from serving someone in the neighborhood. We've been helping neighbors in your area replace their roof after the storm. I noticed your home was on the market and I've seen homes get hung up during the inspection process or at closing due to last minute storm damage. I'm reaching out to help them in the neighborhood so that doesn't happen to you and you can sell your home as quickly as possible for as much as possible. How has the insurance process been for you? Right. Contact us for your free whatever it is. So and then again, offer from the letters that I put together for the COVID 19 marketing material, offer your no contact service plan. Watch. Yes. Oh, it was yesterday's video about how you can do that. You can show up, do your inspection video photo, call up from the truck and handle it from there. But when you do this, approach these people right now with this market is in my opinion a really solid opportunity to drum up leads. So Bobby, thank you for reaching out. I'll be putting this stuff together in more detail. Again, just a quick summary before we wrap up. Everything that I talked about is going to be going out to anyone who's purchased the battle pack is a thank you. I'm doing everything I can to really step up and help us get through this all together. So you're going to be seeing these lockdown lives for me daily Monday through Friday. The Suggestions Email me adamroofstrategist.com youm can drop them on the drop comments or questions in the video as well. You'll get a notification when I when I go live if you're not in a spot. By the way, none of this no pressure whatsoever. I'm here whether you purchase from me or don't. I want to help you succeed and make more sales. If you're not on my email list, there's a link below called the Restratitors Insiders. Sorry, my phone's dinging. I forgot to turn it off. Click that and you can join. You'll get a free copy of my ebook, a bunch of really valuable content, links to some some helpful videos and then notifications when these go live. So and anyone that does purchase after that, all the stuff I'm going to be adding in. So that's there. So quick recap here before we wrap it up. Ray, thanks for that, man. Preach. I love it. I like hearing that. Jump on. Know the hailstorm areas that you either worked or are working if you have an area. If you're in a northern market, I know Colorado, we just got a bunch of snow. So if you're up here, you're in Wisconsin or Minnesota or out east. I know we had some folks from Maryland and Pennsylvania join yesterday. We had some southwesterners from New Mexico. I know we've got some folks from Texas. So wherever you are at the end of the season, we know we got that 10 months. We have the two months left. So 10 months from data Storm to get this stuff done. Use that urgency to drive a sale. Let them know they got to take action. So again, find your area, reference your hail mount, then jump on Zillow or realtor.com find that area and start opening those listings and new tabs. Two pieces of information. You grab one address, two agent name and number. Okay. And their email address then. So I'm switching sides then you are going to email the agent like I just discussed. Rewind and watch the video on that part. Okay. Then call the agent following up on the email that you sent them and then you're going to send that direct mail at the same time to the homeowner. So you're hitting them from three sides. The agent, ideally when you're on the phone with them, you can ask do you have any other listings in this area? I'd be happy to offer this service to you for free, by the way. We offer no contact service plan doing X, Y and Z. And we're offering expedited service right now because roofing as a trade and construction is considered an essential service. I know someone in the Live yesterday said that it's not allowed. Full replacements aren't allowed right now. So again, respect whatever the state boundary is. But at the very least, excuse me not boundary. State laws are the very least you can get them added to the queue. So as soon as these restrictions are lifted, which is hopefully not too far, you'll be able to jump right in and get them on the books. I hope that helps you guys drum up some leads from realtors and give you some new ideas. Everyone's been reaching out to me saying how do we get business right now in today's climate?
