MISSING Sales Opportunities: Scouting Signs That You're In The WRONG Area [PART 4 of 5]

Adam Bensman shows how to scout roofing leads after hail by checking vents, fences, and siding from the street with binoculars. Focus on 3-tab shingle neighborhoods over dimensional ones when damage looks light, and skip areas where it's not worth your time.

Hey Adam, here the rooster add us. We are continuing our scouting efforts in Cheyenne. I want to show you a couple other little things so you'll notice this house over my shoulder which I'm going to flip the camera around. We have got an H vac exhaust vent and a box vent. And then we flip the camera around, look the other way. We've got that house off in the distance and we see three box vents, four box vents facing me. Now this is such an awesome spot to sit. So I pulled over as you can see kind of on the side of the road and I grabbed my binoculars again just being mindful. I don't want people to think I'm a peeping tom or something because I'm not looking through windows, I'm only looking up at roofs. And you'll notice on this roof over here which will be on your right, really hard to tell but there are clean marks and little hail on that little turtle vent right there. And that cap is pretty beat up. I know it's hard to see in a zoomed in cell phone camera. Now what I am seeing is on a dimensional shingle like that roof. I don't know if that's going to be damaged. Now is it worth hopping up and taking a look? Could there be old damage also? Of course. But what I do know is that with the size of the hail that I'm seeing in that little box vent tells me that that dimensional shingles likely not going to be hit that hard. So what I would do is in this neighborhood start cruising around and finding three tab roofs as opposed to dimensional shingles because they're going to be more prone try to catch some people outside. Now for my scouting efforts today I'm going to try to find another area that I think has more opportunity as honey hole so I don't start knocking doors and signing up minimal, minimal damage. The other thing which I actually just noticed little things here on this house. So see those little covers for the egress windows? Now those will usually destroyed in real hell. Same thing with taking a look, little thing to look at the H VAC units. These are all without having to communicate with anyone and without having to knock on their door. So hope this video helps you on your scouting efforts. I'm ducking my camera down because I got folks walking by here and as I'm kind of scouting these neighborhoods. So check this video out for all your scouting tips. Rewatch it, make some notes, remember to bring those binoculars and try to get angles match. How big was that hail? Has it damaged the dimensional shingles. Do you think? Or should I focus on 3 tab looking for obvious signs of larger hail and this area just isn't it. But I am finding some. So I'm either getting close or it's not here. Last thing I just realized, see this fence right in front of me here? This fence I would see with large hail, a bunch of clean marks on it. And since I'm not seeing any of those, I'm guessing that there's not substantial hail that fell here. It's just small. So I'm not going to waste my time getting out and talking to people. Same thing with the vinyl siding. Obviously large hail is only going to put holes in it. I know some of you guys have more brick in your area, more aluminum in your area, but I'm getting real clear on how big that damage is. So hopefully some of these scouting tips will help you penetrate that right neighborhood. If you like this video, give it a thumbs up.
