My Favorite "One-Liner" Pitch To Get On The Roof For Your Inspection

YouTube tutorial by Adam Bensman ("the Roof Strategist") teaching a single, adaptable one-liner to obtain permission to get on a homeowner's roof for an inspection: "Do you have any objection if I hop up on your roof for a quick inspection?" The video explains the psychology (negative agreement), provides role-plays and a field anecdote, and outlines next steps while on the roof (take photos/videos, use a contingency agreement, fill basic client info) as part of a 12-step sales process offered in Bensman's Marketing Battle Pack. The presenter emphasizes adapting scripts to personal style and using the contingency/agreement as a sales tool.

Hey, guys, Adam here, the roof strategist. And today I'm going to teach you my favorite one liner to get invited up onto the roof to do your inspection. Now, what you're going to learn in this video is a simple one line script that you're going to be able to adapt how you see fit, to match your style, your cadence, and where you live and how you talk and all that stuff to work for you. It's a subtle psychology trick to help soften the dialogue, to make your customer feel like they're not being sold, to make it really inviting and to make it an opportunity for you to make asking for the inspection so much easier. Easier than it's ever been. Now, before I get into all the details, it's important to remember this. Whether it's my channel, someone else's channel, my resources, or someone else's, the scripts that you learn, purchase or use, you need to adapt slightly. It's important that you keep the bones in it, but you need to look at it more like a template, right? So I'll give you an example. If I were to give you blueprints to a house, everyone's going to build the same house, but what changes is all the finishing touches. So if I gave you the blueprints to this house here, you could build the exact same thing. But how you decide to finish it and how you decide to finish it and the colors and the texture and the brick surrounding the windows is all going to be different to match your style. So whatever scripts you use, you need to keep the bones kind of as a blueprint and then use your own flare to polish it up the way that's going to work for you. So here's how it works. Now wait, before I get into it, sometimes we show up at the door and we ask for the inspection, right? Can I hop up on your roof? Can I offer you a free inspection? All of these are closed ended questions that I teach never to do. Now I am going to teach you a very powerful closed ended question that's going to get to yes, in a very creative way. But so many people will say, hey, can I hop up on your roof? And we're almost setting ourselves up like we're expecting that rejection where we have like one foot out the door, almost like, hey, can I get up on your roof and do the inspection? It's like, you know, and you're almost trying to make yourself and it's subconscious, by the way. You're trying to make it easier for yourself to get let down. So we want to break all that by doing this. Here's my magic phrase. Hey, Mr. Homeowner, do you have any objection if I hop up on your roof for a quick inspection? I'd be happy to take some pictures and some videos and show you exactly what I find. Right. Do you have any objection now why? And I'm going to do another role play with that in a second. Let's talk about theory. When I say, hey, can I hop up on your roof? What's your knee jerk reaction as a homeowner? So say what? No. It's easy, right? It's an easy way to say no. Hey, do you have any objection if I hop up on your roof for a quick inspection? When they say no, what happens? They mean yes, because it's what we call a negative agreement. Do you have any objection? So if they say no, that means no? I don't have any objection. Hop on up there. Now, you need to finesse this. The first time you use it, it's going to be a little fumbly. It won't work. I was training a canvassing team. Side story, I forget where it was, Virginia or Maryland. I forget somewhere on the east Coast. We were out there, we're knocking doors, and I trained a canvasser on this, and I'm literally standing over his shoulder shadowing him. And he goes, hey, Mr. Holman, or do you have an objection if I hop up on your roof? And I'm like. And he's like, adam, it didn't work. I was like, dude, you got to dial it back a little bit. It is a new craft to learn. So here's how I use it. I'm in conversation, right? We're just going to bypass until the part where I'm asking, so. Hey, Jim, super glad that we connected after I left Kelly's house up the road here. Now, what I offer is a complimentary inspection where I provide photos and videos and I walk you through everything I find. Best case scenario, you're, you know, you do nothing and you just got someone to hop up for free, show you exactly what's going on. Worst case scenario, you see any issues that might be there, any hail damage, any leaks, any pre existing stuff, it'll save you from hopping up. So do you have any objection if I hop up for a quick inspection? And then you wait, do you see how that all came together? So I preface it and say, do you have any objection if I hop up on your roof for a quick inspection? Leave it at that. The shorter you keep it at the End. Which I know I didn't before. Before, the fully fleshed out role play, the shorter you keep it. Do you have any objection if I hop up on your roof for a quick inspection? End it there. That's what they're answering. Do you have any objection? Often they'll fumble, by the way, because they sometimes don't even know how to answer it. Like, yes, I have an objection. And if they do, by the way, that's okay. Because anything that you learn in sales isn't like the one trick, the golden ticket. So many people are like, oh, Adam, it didn't work, guys. Anything I tell you or someone else tells you or sales trainer tells you isn't a 100% deal. You cannot go to every home and say, well, I learned the golden ticket to making sales. It doesn't happen. Nothing's 100%. This is sales. This is door to door sales. So this tool. Do you have any objection if I hop up on your roof for a quick inspection? Is golden? Because they naturally want to say no. So we're giving them the easiest path to say yes. But most importantly, we're making it so comfortable that you don't, you don't feel like a sleaze ball pushing yourself on someone, right? Like, do you have any. Can I offer you a free inspection? We're just going to hop on your roof and try to sell you something. Like, it doesn't come across like that. It's supernatural and it's a conversational way to make sales. Now, once you are up there, it is so important, and I go over this in my 12 step sales process, which is part of my marketing battle pack. It is critical that you take photos and videos. Start with the soft metal, right? Start with the box fence. Start with the gutters, whatever it is that's going to show that hail. Start there because it's crystal clear. It bounces off the picture and says, hey, there is hail here. Then move on to the shingles. But you want to communicate to your homeowner that you're going to not only just hop up there for the inspection, you're going to hop up there and you're going to come down with something of value, something they can see, touch and feel and take advantage of. Your time. Me personally, I get their name and I already have their address because I walked up. So while I'm on the roof, because my inspections don't take that long, I don't want to waste time measuring up the whole roof. I've got Eagle view for later, right? Or Whatever roof measurement tool you use. So when you are up there, use that as sales preparation. Grab your photos, take the photos that showcase what you need to showcase in a way that makes sense. Because hell, when I fell into this industry, I'm a roof gets replaced because of that until I actually learn what that hail damage meant and how significant it was. But to the naked or untrained eye, doesn't mean a lot. So it's our job to showcase what we see in a way that we can communicate clearly and educate our homeowners to feel comfortable about the decisions they need to make. Okay. And while you're up there, I always brought my clipboard and my pen and I would fill out the top part of that contingency agreement. I already knew their name. If I don't have their last name, it's okay. I've got the first name, I already have their address, and I have the date. So when I come down and I can sit down, which by the way, reference my 12 step process, it's in the marketing battle pack along with all the other goodies. You can click the link in the description to check it out. I'm going to sit down and show them everything. That way, when I get to the point of the presentation, I can then flip it open and say, great. By the way, let's just quick touch on that. When we talk about getting to the contingency, we want to ask for a yes. Permission to show them next steps first. Okay. This is a very powerful way to say, okay, I come down the roof. Mr. Mrs. Homeowner, here's what I found. Here's this picture. Here's what it means. Here's this picture. Here's what it means. Educate them on their options. Here's what your options are. Here's how I can help. Then we move into asking for the business. Is this something you'd like to chat about? How we can move forward with on your behalf? Right. However you want to do it. Are you interested in moving forward? Would you like to talk about how this works? Would you like to talk about how we work? However it is we want them to say, yes, tell me more. Then they say, yeah, I'd like to learn more. Great. So here's how it works. And boom, I have my clipboard handy with the contingency or whatever folio you use handy with the contingency already filled out, so I can roll right into it. Now to supplement that, there's two things. One, again, check out everything in my marketing battle pack. What I'm showing you now the 12 step process from inspection to sale, getting invited to the house, all that is in there. Plus you'll see how to use the Contingency agreement as a sales tool. I have a cheat sheet in there. I also have a sample contingency agreement. But most importantly, you're going to find two free videos on my channel on the exact same topic.
