Hey guys, Adam here, the roof strategist. Today we're going to talk about how to use the county assessor website data to nail down your property owners names. So if you do use an under the radar sales letter, and I'm going to put a link to that video here at the end of this one is how to generate business without going door to door using a very specific strategy where you drive by a home, you write down the the address and you go out, you send those letters. Now a lot of the folks that have bought the roofing sales accelerator marketing pack, which is linked in this video description, reached out to me and said, hey Adam, how do I address it? Do I address it to homeowner, to neighbor? Do I leave it blank? And it's all great questions. So I want to leave you with one tip. Let's pan the camera in here. This is a sample website pulled up for Dane county, which is in Wisconsin. Okay. And it is the Dane County Assessor's property search. If you google the county that you're working in and then you put in here, let's just do one real quick. So Denver county assessor and then property search. I'm in Colorado, you'll notice here property records, you can click this and actually search by a property address. Now I've done one, I pulled one up here and you'll notice when I click search, boom. This brings up the homeowner name, their primary address and their billing address. So we know if it's owner occupied or rented. So what you can do when you're driving by and you're writing down those addresses for the homes that you want to hit with a more targeted direct mail piece, what I call the under the radar sales letter. You can plug them in, type it in and then boom. Now you can address it to the actual homeowner's name. This is also super helpful if you integrate cold calling into your approach. So if you're able to get some phone numbers via some online resources, whether it's white pages, whether it's drawing a blank, there's a few other resources, infousa that you can buy, lists of customer information or property homeowner information and start to target them, you can now personalize your approach by saying, hey, is this Sam, is this Emily at so and so? So next time you're out and about, when you're driving by and you see that that home hasn't been done yet, it's an old roof in a hail damaged area, you write down the address, get back to the office now you print out my. Or you can use your own. But my under the radar sales letter is in the roofing sales accelerator marketing pack. Literally all you do is you put in your information in the spots where it asks you to and you print it out and you can start mailing those. But it's really, really critically important that you hand address. Do not run these through a machine. You want to hand address, you want to hand stamp, and you want to put the stamp on just a little crooked so it looks really personal, right? Because if I sent you a letter, I'm probably going to be in a bit of a rush and I'm not going to have it perfect. So it doesn't look like a machine ran the letter. I'm going to put my. For the return address, you can use your office address or your personal address. I don't put the name on there. So I'll just put the address instead of like from so and so Contracting or so and so roofing company. But want to keep it so they're interested, right? So when they open the letter and it's addressed to them, because you grab their information, the first step is getting them to open that letter. So when you personalize it just that little bit more, it is super powerful. Now the other cool thing you can do is after you've mailed that letter, since you now know their name, will, when you knock on the door, you can ask for them by name. How powerful is that? Immediately there's some familiarity and they're going to be curious how you know your name. You could say, hey, you know, I actually went on there. I wanted to make sure you got my letter. So I jumped on the county page and I just wanted to reach out to you personally. So, Emily, great to meet you. My name's Adam. I hope you saw my letter in the mail. And the reason I'm stopping by today is to see if you've had an opportunity to get your roof addressed. So use the county assessor website for, for any homeowner, any county, and even commercial properties. Plug it in, grab their information, and it's really going to help you ace your direct mail sales approach. That's all we got for this video.
