Subscriber Submissions! Roofing Sales Wins & What's Working Right Now To Close Deals [LockDown LIVE]

Adam Bensman hosts a Lockdown Live (April 28, 2020) sharing subscriber-submitted roofing sales wins and tactics during COVID-19. Core theme: community-driven direct-mail and low-contact selling tactics that are producing leads and closed deals when adapted to customer comfort and safety. Key tactics reported by subscribers: taped letters on doors, mailing personalized one-page letters, hiring local/retired people to handwrite/fold/envelope, including printed Google/Yelp five-star screenshots as social proof, using designer stamps to increase perceived personalization, and offering phone/video inspections/no-contact options. Reported metrics from subscribers: 20–25k letters/month (Sean); letters costing ~$0.25 to produce and ~$1 all-in mailed; examples: 25 letters → 2 calls → 2 signed contracts (Jim); 3–4 appointments/week (Ivan); 5–8 agreements/week (Jason). Adam emphasizes adapting to customer needs, safety (masks, distance), and leveraging community feedback.

Hey, everybody, Adam here, the strategist. And we are back with Lockdown Live Part 2 because of a technical error. So if you were joining me on the first go around, I apologize. Somehow the Internet gersploded and I lost you. So we're starting over. So just wanted to do a big shout out to that. This Lockdown Live today is inspired by you, fans, subscribers, people on the insiders list, which by the way, you can join for free in the link below that have made all of this possible. And I want to thank everybody for not only the heartwarming response, but being a valuable part of this community. And if you're just joining in, I see some folks in here. Thank you for joining. Little technical issue. We're back with a new stream, so I'll send out an email. Updated the insiders with the new link. All right, so I wanted to share this quick story. After Friday's Lockdown Live, I shared a video about why it's so important for us to do new things and to try new things. And out of the blue, unprompted, I get email after email after email. Oh, that was three pages after email after email of fans, subscribers and salespeople sharing what's working right now for the benefit of everybody else. And this is the power of community. It's the power of unity. And in our industry, there's so much fighting, dog eat dog, insurance companies, evil we're not. This company is stealing, you know, knocking my signs. And I'm trying to sell with, with authority and integrity and just doing right by people. And ultimately, in my opinion, one thing that we need to do is to unite. And that's what's so enriching about this channel for me is magnetizing the really driven and heartfelt people in this industry that want to learn the tactics to sell with excitement and authenticity and what I call an educational or consultative sale. And today I'm going to be sharing these success stories. So you get insider information of what's working right now out there. And it's different than me bringing out one or two people to share. Hey, this is working. And that's working because what we're seeing here are people, people from. And I'm just looking at area codes. There's Sean, Ivan, different area codes, Jason, who's probably on here because he just was another guy, Jim and more. And everyone's in different area codes. So you get this opportunity to see what's working everywhere. A bunch of different real world feedback of what's happening right now. So this is Just the power of community, of coming together. Because ultimately, in my opinion, guys, I have a polarizing approach to this stuff. I know that. And I know that some people say, you know, f competitors work hard and go stomp them. And I think there's a right way to do that where you can work hard and you can try to win because ultimately the only person you're competing with is yourself. To win business, you're winning the heart and the mind and the trust of the customers you connect with. And when you do that, you win the business. It doesn't matter how many other roofing companies are out there, if you know with confidence. And I know this, like, if you put me next to another salesperson and I'm in someone's home, I'm going to win the business. I know it. I'm competitive, and I know the way to communicate and have someone make a decision that they feel empowered about. And that's what's so beautiful about all these letters that came in. So I grabbed just a handful of them that I felt were most helpful to everybody. And thank you for submitting, by the way. Like I said, this is all possible because of fans, subscribers and folks in the insiders list. So two things. If you're not subscribed to the channel already, click the link and subscribe. I'd love to have you here. You're gonna get more like this. If you're not already on the insiders list, just there's a free link below this and you can click it to opt in. You'll get a free copy of my ebook and you'll get notifications when I go live and some insider stuff as well. Early announcements for fun things I'm working on, which I have a bunch of other fun stuff working for you. And stay tuned till the end. I have a fun and exciting announcement that I'm gonna be bringing two really cool people on the channel as well. So first I want to share. Share this letter, okay, says this one's from Ivan. I actually have two emails from Ivan. Says just a suggestion, but to make letters look more personal, do not buy standard flag stamps. Buy designer stamps. They have the same cost but look a lot more personal. So Ivan sends this to me with a picture, by the way, and it's something so small and so subtle. But everything we do like in that video I just did on the five essentials for direct mail to get roofing leads and anything you can do to stand out and get noticed helps. And that's something I overlook. I didn't Teach you guys this. There's a power of community, right? And just that little difference of a stamp shows that someone put it on there. As opposed to a flag, the generic ones in a roll. So love it. Ivan, huge thank you for reaching out. Lazaro says, hey, I think the term competitive has changed in the past years. More like here's what I can throw in for free, Ridgevan or Zridge or anything like that. So absolutely, yeah, it is change. It's not really competing. It's like desperation, right, Lazaro, like people are just trying to give stuff away as opposed to competing on winning. Real business. Clip Clop says, just bought the pack. Can't wait to get into it. Love it. Super pumped for you. Email me if you have any questions. I'm happy to help. Here's one from. Oops. Here's the first one from Ivan, by the way, he attached a letter. He wrote, I want to share this one because Clip Clop username. Gotta love it. It just makes me think of a horse. I love that you bought the battle pack and I also want to inspire people because I know times are tough and if you can't afford it, there are people that write in and I still want to share their success because they're taking what they learn and apply it and it works. And this is beautiful. Okay, not everyone. I hear some people struggle doing this, but Ivan did it on his own. He says, I've been using your tips since I stumbled onto your YouTube videos about a year ago. It has made a difference. This is just my idea of a Covid letter. Then getting three to four appointments a week because of it. Thought you may want to share and then he attached the letter. I didn't print the letter out to share because it's his brain genius. I don't. It's not for everyone to share. Oh, and Sean by the way, wrote in. I'm reading Sean's email next. Thanks for joining us, Sean. And we are swimming all in the same pond. So Ivan put this stuff to use, wrote a letter and he's getting three to four appointments a week. If you have just a 50% close rate. 50%, that's one to two deals a week. That's that. You're on track for a six figure year easy. That's just from letters. That doesn't count the referrals that are coming in. So thank you again, Ivan and Sean just joined in. I'm going to read two from Sean as well. Here's one. Sorry, I shuffled these up. Here's the Other one from Sean. So Sean writes in and I'm saving obviously names and company name or last names and company names and stuff just for privacy sake. So he says, hey Adam, I'm a huge fan of Dan Kennedy. We've been sending direct mails for roof leads forever, which by the way is awesome. For those that don't know, Dan Kennedy is one of the pioneers and leaders in the direct mail space. He's got a suite of great books called the no BS series. I highly recommend them. He's got a book I'm looking up on my bookshelf, it stays up there, called the Ultimate Sales Letter. He has books on time management, pricing, things like that. I have three of his books on my shelf as we speak. So Sean and I share that one in common. And he says we, we send 20 to 25,000 letters per month. So Sean obviously runs a company and has the bandwidth for this. And he says we have added a two sided page of Google five star reviews to our letter envelope and the response increased noticeably. Feel free to share this tip with your viewers and clients. Take care, Adam. Thank you, Sean. All right, so this is huge. All right, now you might be thinking, hey, that's a lot of letters. As an owner you can do that. I'm going to share with you because Sean shared how he's sending, which I'm going to read in a minute. But the important piece here is the key takeaway. We've added a two sided Google five star reviews to the envelope. I have talked with clients one on one and I haven't brought this in here. And I'm glad that Sean brought this up because in the, in the marketing and sales world we call that social proof. And I'll give you an example. Let's say you're in the mall, which by the way, who knows when that's going to happen again. But let's say you're at the mall and then the food court, okay? And then there's a line for one restaurant that's around the door. You're like, man around the corner. That place must be really good. The other places have no line. Which one do you go to? The one with the line. It's called social proof. That's why all the commercials show. Look, it worked for me. They share those stories because I can sit here and tell you to blue in the face, direct mail is the best way to get leads. Now I know it's not the best way. It's one way, it's a really effective way. But then you hear Things like, like Sean and Ivan that are saying, hey, we're getting this, sending these and it works, right? So what, what those Google reviews are, they can be actual printouts of your Google reviews, they can be Yelp reviews, they can be emails from customers, anything. That's raw. Now, there's a reason that I'm showing you the actual emails that I have printed out. Okay. And here's one from Jason with a picture of them too. The reason I'm sharing these is to show you that I've not edited these. Okay. Anyone knows that you can print up something and alter testimonials, but when you print out like what Sean says, your five star reviews on Google, when you show that people can go look and they say that's authentic, that's real. So feel free to print an email out. They call it redacting. Right? So like don't include. I'm not going to publish the people's names and emails or last names and privacy stuff. But you can take an email from a customer, include it and put at the bottom, by the way, and edit my letter. I don't have it built in there because not everybody's going to do this. But on the bottom you just put PS See, see the other pieces of paper in this envelope to see what current clients or customers are saying about me or our services. All right, so that's great. I'm going to turn my attention to a comment here in Texas. The lockdown will be lifted on Friday. Do you think we should knock then? Would it be okay? Or do we need the COVID letter still? I would do both. It's a great question on the knocking piece. And then I'm going to resume, by the way, to reading these other letters here. The knocking. When things lift, you will have different comfort zones. Some people are like, nothing to worry about, we're all good. Go do it. Other people are going to be way more timid that may not be wanting people at their home and we have to be mindful of those that might be at risk. So a couple of things. Definitely bring a mask if you are going to knock. Respect distance. This is new territory, guys. So anything I'm teaching or sharing here, this might be different news by tomorrow or in a week from now, but be mindful and always think like. Again, I'm not a scientist, but what's most concerning is passing the virus on. If you're an asymptomatic carrier and you don't want to do that to an elderly person or someone at risk, that could not want you to be there or could be not so good. So be mindful, keep distance, carry a mask. And I did some other videos too on just stepping further back from the door. It's against the approach that you normally take, but we just got to be smart. Clip clop. Great username. God, I just have such a vivid image of like the Budweiser horses galloping. I talked to a couple people who emailed that their emails didn't, I didn't print them out, but they said, hey, I'm having really good luck right now driving around and catching people when they're outside. So if that's you and you'll have luck catching people while you're, while they're outside, then go do it because you can drive around and if they're, you know, mowing the lawn or anything like that, you'll be good. Jason says what happened by the way? No idea. My Internet decided to not work for a second and then stopped the live stream first time. But we're back. So fair. And Jason, speaking of Jason, covering up your pretty mug here, Jason shot me this email including pictures of himself on the roof sharing a success story. So Jason, I'm not going to read your last name or company or anything. Just going to read an excerpt, the part that I highlighted here of your message that you sent in. He says the message you left today was great. By the way, this is in response to Friday's lockdown live about trying new things. And I love the way Jason put it. He says the message you left today was great. Try new things, step outside your comfort zone. Don't fear failure. By the way, so much easier said than done, but so true. And he says there's no failure if you learned from your mistakes. I have a truth bomb here for a minute and then I'm going to continue because I agree there's no failure if you learn from your mistakes. 80% of the things I've tried in life and been that have failed, the 20% that have succeeded were home runs. Okay, so you do not. If you are afraid of failing, you're failing by not trying. So I love that he says, Thomas Edison said I didn't fail. I just found a thousand ways how to how to not make a light bulb. I love that by the way says we have to overcome and adapt to succeed. I'm still canvassing and taping your modified letter to Doors and still inking five to eight agreements week. The business is still there. If you adapt and change to the needs of the customers. I could not have put it better myself, what Jason said, that's five to eight agreements a week, by the way. That is more than many salesmen will make in two months. And he's doing it per week by using the letters and Jason's using the ones in the battle pack. I know he's playing with experimenting them, he's modified them a bit. Jason's the one that wrote in and said, hey, I've been taping him on the door. Brilliant. This is the power of community, okay, that I was sharing with before because we all are, as Sean put it, swimming in the same pond now. Now, speaking of Sean, I'm going to switch my attention back to another letter that Sean wrote in. Because I said, where was it? Oh, yeah, I didn't print out my response, by the way, on these responses. Here's a screenshot of one I very frequently will film and some of the guys that are on here have experienced this. I'll film a video and send it back if you email me. So AdamStrategist share the wins. Guys contribute to the community. Let me know what's working, Let me know what you're having trouble with. It'll influence what happens on these lockdown lives. And you're seeing they're getting more raw, they're getting casual, there's errors. I'm in my office, which is a flipping mess right now. You see the corner of one of my lights? Doesn't matter because ultimately what we're here for is each other. So yeah, this was little video reply I shot back, alright, so Sean, I want to know how Sean was getting these letters out. 20 to 25,000amonth. And I said, are you using one of those handwriting machines, which is really cool, or outsourced? And he said no. He goes, we actually pay retired women to handwrite the envelopes, place the stamps as well as fold and stuff. The letters cost about 25 cents apiece and all in. They're about a dollar a piece delivered. A dollar apiece. Let me just ask you this. Would you pay someone a dollar to go knock a door? Yep. The mail is effective, right? And then he says, what time are you going live today? I'm going to try to hop on and Sean's here. So this is so, so powerful. So powerful. Okay. If you are in a position as an owner or as a salesperson that wants to leverage your time, you can find people. They can be retired folks, they can be disabled people. I know I've used direct mail in a variety of different markets and with clients and it is something that you could pay almost anyone to do. And it's a way to give someone a job. And heck, if you have children, put your kids to work legally, ethically, right? But it's easy. All right? And Jason says, I have the gift of gab. And Ivan says, thanks for the shout out. And Ivan says, hey, you can share the flyer if you want. Like you said, we're in this together. So what I am going to share, because Ivan took an approach on the letter. You know how in the five. The video I did in the five elements of direct mail. That's working really well. One of the pieces was the formatting, right? The big headline. So Ivan's in big red, bold letters, okay? Says COVID 19 sucks. We all know that. And it's like, well, what's. You know, that piques your curiosity. He literally used the word sucks. It's edgy. It's bold. And he said that he was inking. Hold on, I gotta go through this. Was it, what, three to four appointments out of that letter? Okay, edgy. That's the fun part, guys. When you're raw and real. Totally, totally love it. So Ivan, thank you for that. And then he did, like a short thing. The one key takeaway. Because I don't have your letter, Ivan pulled up in front of me. But I do remember that, and I do remember it all fit on one page. You will see other people using direct mail. I like to keep things on one page for a variety of reasons. Attention span, ease of use and cost. Okay, Attention span, ease of use and cost. Attention span means it's one page. I can read it. If I see five pages, I might not start because I don't know if I have time to read five pages. Cost is obviously one page is cheaper to print in the attention span. Boom. It's all right there. And it's easy to get done because when you are forced to put something on one page, you get really trimmed down on what you need to the message you need to communicate. Very similar to how I teach acing your pitch at the door to start the conversation. All right. Lazaro says, can you. Can you cover in a future video the social media game? Yeah, I can chat about that there. You know what? Yes, I can chat about that. I have done some stuff with Bill Combs with no time for social on the channel. You can search by his name, click the hourglass, search bill or social media. The biggest thing which I'm going to hit on before reading Jim's letter here is that with Social media. Yeah, Tim, I love that. Sorry. Here I am, guys. I'm all zipped up on caffeine. Tim says run the likes up. I love that. Hit that thumbs up if you like these videos, guys. Power of community. This shows other people you liked it too. And it helps me get the signal that this is stuff you want to hear more about. So besides running the likes up, likes now tie into the social media game that Lazaro asked about. When you use social media as an individual salesperson is different than a company. Okay. So some people like to do. You know, if you're an owner, how you run your company page is different than how you run your personal page. So Lazaro, if you're an individual sales rep, it's really important for you to start using your social media pages to really showcase who you are. And the best way to do that is not to like, broadcast. Free inspection. Free inspection. Right now I am seeing more ads for roofers and by the way, many of them are done really poorly. They're like, call us, get a roof, get a roof. Like it. It's all me, me, me based. But all the customer cares. What about me? How can you help me out? Right. So call them out where they're at, acknowledge the situation, share how we can do this thing. No contact. And around their schedule. How we're cutting edge. Right. How we're protecting the neighborhood. Right. And how we're taking care of people. And then invite them for a free offer. A free time for you to go out to their house and provide a video and phone inspection. Educate them on the process and to do a phone or video chat to answer all their questions. Yeah. And by the way, I'm going to pause on that because I want to respond to what Tim just posted. Or Timothy. Sorry, Timothy. I don't know if you go by Tim or Timothy. I just always shorthand it and apologize if I'm wrong. He says support the free game. He gives out. Guys, I really appreciate you. Big guy. Thank you. Far from a big guy. I'm a really little dude. But thank you very much because. And I shared this with. And I'm going to jump ahead a little bit to the end of what I was going to talk about today. I chatted with a guy named Mike and Mike runs a successful software company for roofers. He's run a very successful multi location roofing company. He was a client of mine that I worked with one on one to help him grow a sales team. He recently exited his business and he's focusing his time on the supplementing world and helping companies. And I said, hey, Mike, I just saw you're doing this. You know, I'd love to learn more because I'm getting requests from the channel and I've yet to really find that person that I, that I want to send people to. I just, as you can tell, I'm very cautious. And he goes, you know, Adam, we're very particular in who we work with. And then he shared, he's like, I want to work with the good people. And I said, Mike, you know what's interesting is when I created this channel and I did things backwards, everyone's charging for training, I'm giving it away for free. And of course, do I sell things? Yes. Right. You can buy my marketing battle pack, you can work with me one on one. You can buy my hiring ads. There's more cool stuff I'm working on in my lane of sales and marketing that are really high impact and I focus on providing a crap ton more value than what you put in.350 bucks for a product in this industry, first of all, doesn't exist. I haven't found anything that cheap. Second of all, that you get that return, you sell one job and you paid, you paid it back probably five times to ten times over from one sale, it just doesn't exist. And I said, by the way, in the way I'm teaching people how to sell, it's bringing, it's magnetizing people that share that worldview here. And it's really rich and really powerful. So long and short of it, Mike and I are cut from the same cloth, so to speak. He's going to be coming on the channel, we're going to do an interview. He's going to be sharing his process and I'll be passing his info along for those, by the way, there's no problems, are not getting greased. This is just goodwill. If you need someone for supplementing, I'm going to send personal email introductions to Mike personally for you guys to chat. He does them for the company. So thank you. By the way, Tim, the reason I got Timothy, how I got sidetracked on this piece is that when we give more than we're comfortable with, this is an exercise in vulnerability for everybody. For you guys, sending in these emails for Jason, sending pictures for Sean, sending it in for Ivan, for Jim's whose email I'm going to be sharing. This is vulnerability. And ultimately like when we push our comfort zone to help others, beautiful things happen. They really do. So thank you all for being Here and being an active member in this entire process. So letters are working. Your own letters, like people like Ivan who are putting them together are working. It looks like taping letters to the door is working. We are substituting door knocking. And as Jim put it, I'm going to read it again, the exact quote, because he said it was right at the end. He goes, the business is still there. If you adapt and change to the needs of the customer. Okay? Remember that. Adapt and change to their needs. When we recognize the needs of our customer and our homeowner and speak just to those needs, amazing things will happen. You will win the business. There's no competitors, right in my belief. So beautiful stuff happening here. And I'm so excited to see how rich the community is growing because this channel is far beyond me, guys. I'm looking at this as I'm an avenue to bring great people like you all who are watching together to learn from each other, can learn from what I've my experience. And then I learned from your experience. It's awesome. So I want to read another one. This one's from Jim. Okay. And Jim, as you can see, I sent him a video reply back and he said, hey. So I sent out about 25 letters. All right, I'm going to read word for word. Sorry, that's why I'm wearing my glasses. So I sent out about 25 letters. I got two people to call me and have an adjustment tomorrow. I've heard they are very tough. I'm brand new to this and signed my first two contracts yesterday. Thank you for everything you do to help people out. Signed Jim. Okay, Let me repeat. 25 letters were sent. Two people called him. Now, I didn't know what letters Jim sent, so I logged into my software and I put in Jim's email. And I see that he bought my Battle Pack and he's sending my letters. Now, there's a chance that Jim's modifying him, and that's okay. There's a chance he's not, which is even. Which is great, right? But either way, he bought the Battle Pack. He's sending the letters. Then we have Ivan, who didn't buy the Battle Pack, but he's sending the letters. If the strategy works, okay. Some people have success on their own, some don't. You can use my stuff. Money back guarantee. I stand behind it. You can see the people that are here. He's brand new. He's brand new. 25 letters, 2 leads. In my last video, I said, you can expect a 1 to 5% response rate. I suck at math. Can someone in here do some math for me? I don't even know. What's 2 divided by 25? What percent is that? A little under 10% response rate, right? Yeah, I suck at math. If that's wrong, just laugh at me and drop a comment. Say, this guy's a dummy. So two leads from 25 letters. All right? And he's brand new and signed two deals for me. 25 letters, two deals from two leads, 100% close rate, brand new watches, the channel puts this stuff to work or to use. It's freaking awesome. It's phenomenal. Shaun King says it was 8%. Thank you, by the way. I needed that. I'm like, where's my phone? My phone's somewhere. Because it didn't work for the live. When I was doing it before the other one, I responded back. I'm trying to look for this. By the way, there was another letter that I had sent and I must have. My printer ran out of ink. It's one of those days. Someone else wrote in that was sharing their story with the letters. And I said, how many are you doing? And he says, I'm just doing 20 a day so I don't burn out. He's doing 20 a day and getting three to four appointments a week. And that might have been Ivan. Yeah, it might have been Ivan. I've lost all my letters anyway. That's not the point. Yeah, it was. I think it was Ivan. It stuck together somewhere. 20 letters a day. This is not that difficult to do, right? How long will it take for 20 letters? Now, if you're like Sean, you have someone that you can hire that's $20 a day. And if people are getting a few deals a week or calls a week, like, that's nothing. So the key takeaway, it was Ivan. So thank you, Ivan. It was you. He's doing 20 a day. You can do this. After you've driven around, you've been out, you've tagged a few addresses, you're sitting at home, print them out on your home computer. Make sure to have extra income, because stuff happens. And the beauty with 20 letters, it's super easy. You don't wait till to do them, you know, all hundred at the end of the week. You just do them as you go. That way they're always dripping out and they're working. So, guys, the takeaway is this. What's working right now is written medium being sent to people. Whether it's taped on the door, whether it's left on their door. Or whether it's mailed. The more personal it is, the better. We have people that wrote in and I'm mixing up names. Was that Jim or. No, I think it was Ivan that said. That said, hey, put the regular stamp on it. And then we got Sean that says, hire people to handwrite them for you. And then there's Sean that also shared that it's important to put in the testimonials and social proof Raw screenshots. All right. And the other thing that we know that's working is the power of community. Because right now, as Jason put it, we need to adapt to the new and growing needs of our customers. And when we adapt, amazing things will happen. The fastest way to adapt is to watch somewhat from other people. Right? So I always laugh. I was at Yellowstone National Park a couple of summers ago and I was thinking about how wild it must have been to be like the first pioneer that comes up over the edge and she's bubbling water in the earth. Like, when else has water boiled in the earth? Someone went in, someone got hurt, right? And they're like, oh, don't do. So watch from the other people that jumped into the boiling water that they found for the first time in mother Nature and don't do it. And at the same time, when you watch someone, if you were out in a survival setting, take down an animal or find an edible food, you'd be like, oh, they did that. It worked. They didn't die. Great. I can go do that. So using this survival instinct, we can all come together as a community and as a tribe and learn from each other. So that's what's working right now. I'm going to wrap this up and then turn my attention to these comments that are coming in because I want to respond to this here in a minute. The I just want to close with a huge thank you to all of you for being here, for subscribing to the channel, for sharing this with your sales team, with owners. I can't even tell you how many times I get emails from people saying, hey, I found your stuff and I shared it with so and so. And I'm going to go hit Timothy. And then Jer, Jer emailed too. And all right. Yeah, I love that. So Jer says, what's up, man? Thanks for answering my email question. Today helped a lot. So Jer emailed. I sent him one of his little video replies. Jared, My pleasure, man. Happy to help. And again, if you guys have any questions or things you want to see on the live, just shoot me an email. Adamoofstrategist.com if it's something that will help everybody, I'll do a big video for it. If it's not, I'm still going to reply to you and help you out. All right. Timothy says, do the letters have anything for renters to get the info to the property owners or how to approach that scenario? Timothy? Not yet. The reason for that and I'll share something with you. Sending those letters to a renter is tough. Now, is it doable? Yes. But their need is very different. So if they don't have an issue with the roof, they're not going to do it. If the roof is already leaking, it may be a push. Right. So if they don't have the need, they're not going to go through the effort it takes to get to the landlord. I like to show up at the house and knock the door and then get the information. I know we can't knock doors now, but I want you to see what I'm thinking with this. We've done the same thing with hoas people. I get emails all the time, how do I get in with an hoa? How do I get in with this person? The way is this. You go to the HOA and you go knock doors and you find out the president of the board and the members who are the decision makers on the board. First from the hoa, then you get to the president and then you start figuring out who the decision makers are from there. But we've done that. It works really well. It's a little slower process, more labor intensive. Same thing. If you can get out and start talking to renters, get the name of the decision maker. Great. The Other thing that you can do, Timothy, is you can plug in that property address into the county assessor's website. Okay, so just Google the name of the county assessor website. That's where tax records are and the parcel ID number and all that. You can plug in the address and it'll shoot out the homeowner name and their address of who's renting that property where the title, excuse me, or the deed is held. So that'll help out a lot. The hard part is if it's held in an llc, which many rental properties are, it is a little more difficult. There are a couple little things that you can adjust. Then you could take that same letter and say about your rental property at. And then the address is the headline. So Timothy, hope that helps. All right, Clip Clock in the battle pack, where is the 197 owner upgrade? If you didn't get it sent to you, email me. I'll send it right away. Some people have had a hard time. There's actually three links in the first delivery email and it should be in there. And if it's not, I'll pop it over to you right now. So yeah, let me know. And it should be called the Roost Strategist. Hiring ads is the name of the folder, I believe. But yeah, let me know. I'll pop it over to you. Clip clop. I don't know your name or email based on your username. So if you can email me or just reply to that one, I'll take care of you as quick as I can. Ivan. Our state, Maryland will give you permanent address of owner if the house is rented. Yes, it will in the assessor page. And Jason, thank you for bringing us all together. Jason, my pleasure. This is something I've been wanting to do and I'll be frank with you. I didn't think that there were enough people in this industry to come together in this light. And I'm blown away. I personally feel that a ton by and on my whiteboard, which you don't see in the videos of this big whiteboard, this is where the lives happen. It's on that big whiteboard workshop. I have another one off to it that's more my personal board and on it I have a quote. It says follow what fuels you. I don't know where I heard it or if I made it up. I have no idea. But I wrote it on there and that's my compass. Follow what fuels you? The things as you can see with my energy ramps up when your energy ramps up. When you're out doing things like whatever lights your fire and keep that motivation under you, follow that, okay? Because you will succeed. I don't care what it is, it's roofing, sales or life. It's just how it works. Timothy says. So in regard to posting the paper to the door, my question is along the lines of posting the battle pack paper to doors and those doors being rent or not, owners. Gotcha. Okay. The. That's a good question. So obviously in the battle pack, everything that you need to fill ins in yellow, right? So you're filling that in, you're making a copy. So like the copyright disclaimer is not on there. You're printing out on plain paper so it doesn't look overly produced. You're taping it to the door using painters tape, not anything that's going to leave residue. There are certain things beyond your control if they are renter occupied. I personally don't spend the time hitting renter occupied homes when I know it's renter occupied. And the reason for that is again, the motivation. Oftentimes renters are more inclined to be price conscious and they really don't care much about that. It's just like a band aid, they don't want to pay deductible so they're a little harder to sell. And I personally, this might just be one of those jaded things, right? So I've dealt with a few. I landed a couple really good deals in the beginning where I have an owner of multiple properties and then I got everything approved. And then all of a sudden it's like, well, I'm giving you three roofs, so what are you gonna do for me? And a lot of them are looking for cash back and it just gets, it gets a little edgy. So not to be saying you shouldn't do that because, excuse me, you shouldn't be giving cash back. Not to be saying you shouldn't go out working rental properties, but just be mindful what you're getting into. And I would go straight to the owner if possible and make sure everything's crystal clear up front. So that's my answer. Timothy is just. I wouldn't spend the time in an area that I know is heavily rented. So. All right, I think that brings us to a close here. Thank you all for your patience for today's little hiccup where the live broadcast. Thank you to technology. Just decided to completely stop working. But we're back, we're here, we made it happen.
