Hey, welcome back to the mini series on scouting and finding the right neighborhood to open up for some hail sales. You might have noticed something over my shoulder, but if you did, I'm not going to show it to you just yet. Listen, I've been cruising around Cheyenne, Wyoming for a while. Small town, small area. And I wanted to put together a series on scouting, specifically choosing a small storm to help you pick. Pick out what neighborhood you should be focusing on, when to give up, when it's worth your time and all that. Now I am going to cover one thing. Persistence pays off. Just because you don't see it out of the gate doesn't mean it's not there. Working hard to find your little honeyhole is well worth it because there's not much competition. Throughout all my scouting, I've seen one yard sign and just back there in the neighborhood, which probably you can see it, I don't know, there was just a trailer wrapping up a roof job. Then I'm cruising through. This whole storm's been very spotty. I haven't seen anything. And then I see old damage and I don't see anything else. And I tell you to start looking for those clean marks. When hail impacts something, it's going to leave a mark that literally is like a pressure washer. So then I cruise by this house and would you look at that? It is smoked. Now I'm immediately wondering to myself, is that fresh? Is it not fresh? And as I zoom in, you see all those clean marks on the wooden siding showing the hail. And from here, it almost looks like some cracks on this window screens as well. But look at all of that. That right there, my friend, is an indica. I just found a nice neighborhood with real damage and a fresh date. The other thing that is great news about this little find is this hail must have been very directional because I'm cruising through and I'm looking up, you know, at. There's a kind of mix of houses here. I'm looking up at all the vents and everything as I'm cruising, trying to find whether or not. Trying to determine whether or not hail was actually here. And I was debating it and then all of a sudden like, man, if they did a roof over there, I wonder if it was retail roof they needed or what. But then I find this house. I mean, guys and gals love that there's a lot more women joining this industry. It's needed level the playing field. I mean, that's, that's. You can't argue that accompanied by the fresh, the fresh Marks, the fresh hail marks on that is an indisputable claim. Absolutely indisputable. And if you can find enough of it, you might get multiple trades. You've got roofing, probably. You've got, obviously the. The shutters. You might even have paint or stain, depending on how bad the rest of the house is. And you're gonna have gutters. You might even have windows. Boom. That's an O and P job. I have not seen one sign in this neighborhood. So the key takeaway that I want to give to you from this kind of mini scouting series is be persistent. Small storms can be worth it. And in fact, I had a sales guy named Lonnie. Lonnie, and I kind of found this fringe area. I've told this story before because it's one of the most memorable ones. Fringe area with not a whole lot of damage from a fresh storm. Same as this one. This one had an inch to an inch and a quarter reported. So we went out there and we found this old aluminum siding. Homes, this whole neighborhood. There was a bunch of old damage on it. And then obviously the new storm date opened up. A new date for a date of loss for the claim. There was no one in there. We ended up. He signed. I think it was 40 homes in six blocks. Blocks in six weeks. Four, zero. Okay? No competition. He was in and out of that place every single day. So when you find a spot like this, when you find that little honey hole and no one's here, this is like a gift from the heavens. Like what? You know, you got to stay after it because you'll find the new stuff. And if you don't, you can reopen it and work older damage with a new date. It's kind of a win win no matter what. So without further ado, let's look. I mean, come on, look at this. No one's in this neighborhood yet. Now, there's a subscriber named Joseph who's gonna be up here. I'm gonna text him this one, see if he can land this neighborhood. But, yeah, that's all for this one, guys. If you liked the video, give it a thumbs up.
