A short YouTube video (published July 26, 2016) where host Andrew Lam interviews Debbie Johnson from State Farm Insurance about homeowners and flood insurance for Northern California homeowners. Key points: flood insurance is not included in a standard homeowners policy (rising/collected rainwater requires flood insurance), sudden internal events like a burst pipe are typically covered by homeowners insurance, and State Farm agents recommend an annual policy review (e.g., after remodels) to ensure coverage matches the home’s value and upgrades. The video also includes CTAs linking to home search tools and a free home value report.

Hey, everybody. Today we're joined by Debbie Johnson from State Farm, and we're going to be talking about some of the questions you guys have about home insurance and flood insurance. So number one, thank you for being here. Sure.
Thank you for inviting me.
Of course. And so a question we're getting a lot, you know, is flood insurance included in most homeowners policies?
So flood insurance actually is not included in your homeowners policy. If you have a sudden pipe burst and you have a resulting flood, that would be covered under your homeowner's policy. But flood, meaning rising waters from a rainstorm or collected water from a rainstorm that then affects the interior of your house, would be covered under flood insurance.
Okay, so what exactly is covered under a homeowner's policy for those who maybe are purchasing a home for the first time?
That's a good question. So for your homeowner's policy, the things that are covered, we normally just say fire, theft and vandalism. So if you have a fire in your home, all of the damage from that fire would be covered. That would be including any kind of restoration, any rebuild and replacing of your personal property. If somebody breaks into your home, those items would be covered. And these are all due to a deductible so you would pay your deductible first and then State Farm would cover the rest of your loss.
Perfect. And how often should people kind of check in with their insurance agent to figure out if their policy is right for them, if their coverage isn't right?
So we're a pretty hands on agency. We like to meet with our customers once a year. We go over their coverages and we also just check in to see if there are any changes, if you've done any home remodel, if you've upgraded your kitchen. We need to make sure that your coverages are reflected on your homeowner's policy.
Perfect. Well, I think that's it for now. Thanks for joining us.
