Hey, this is Andrew Lam with Andrew Lamb, real estate experts. I wanted to thank you again for joining us on our video blog. And before we get started, wanted to direct your attention to two links on the blog. First would be if you're a home buyer looking for access to all the homes on the mls, go ahead and click the Search all homes link. And if you are a home seller trying to figure out what your home is worth in today's market and maybe thinking about selling this spring, which we'll get into right about now, we wanted to to give you a free, no obligation valuation of your home as well as set you up with a smart home selling strategy to figure out when the timing is right and kind of see everything that's involved in terms of your net proceeds. Check what you would actually make when you sell as well as getting you into something else. Today we're going to be talking about five reasons why you shouldn't wait until spring to list your home. Reason number one is that demand is strong. The numbers are showing that foot traffic is the highest it's been in the last 12 months. In fact, we just listed a home on Monday out in Paradise Valley. We got multiple showings and an offer above asking price the same day. So demand is very strong. And that brings us to reason number two, why you should not wait until spring to list your home is that competition is going up when all those homes hit the market in the spring. So you have all those buyers looking now with little inventory. That definitely helps your home prices. Just because pricing is determined by supply and demand, you definitely want to make sure that your home is on the market before buyers have a ton of choice, which also causes homes to sit on the market longer and sell at lower prices. Reason number three, that you should not wait to list your home until this spring is that the process will be much quicker. If you think about it, you know, the lending banks, the lending industry, they get bogged down in the spring and summer months because of the huge amount of transactions that get done. So coming out of the winter with less transactions, that means, you know, less lag time, less processing time because the underwriters aren't overworked and, you know, people are in the office just working on a smaller workload as opposed to what will probably double come this spring and summer. It's actually projected to be the hottest spring and summer to sell a home ever, which means lots of inventory flooding the market and prices not appreciating as rapidly, but slowing down that appreciation. So selling now would actually get you more for your home. Reason number four is that there will never be a better time to move up and get your home sold at a great price and get into another home at a great interest rate than right now. Interest rates are still projected to rise to about five or five and a half percent by the end of the year, so you definitely want to make sure you're getting your home on the market before all the others, getting the best price possible, and then taking advantage of those interest rates so that you can settle into a new home before everyone else does. So reason number five that you should not wait to list your home until spring is that it's time to move on with your life. Think about the reason you initially decided to sell. Is it to be closer to family? Is it. Is it because of your health? Is it because you know you need more money to take care of some people in your life or maybe travel the world? It's just you've retired and you're ready to head to Florida or travel around the world, go on a vacation. So that's five reasons why you should not wait until spring to sell your home. And we'd be happy to give you a free, no obligation valuation of your home and get that process started again. Thank you for joining us on our video blog and we hope you have a great day.
