What Is The Best Property Size For Sober Living Homes?

So what we're looking for really is, you know, just something with ample space. You don't need a ton of common area space. Honestly, I thought I needed a huge dining room table and a big dining room and all this stuff. What we found kind of three homes in was nobody used it. It would use the kitchen island. They would kind of eat on their own. There wasn't a big community like dining time. Mostly because people weren't home all at the same time. They had different work schedules. Some would work days, some would work nights, some swing shifts, some grape shift. And so we didn't have everybody there at the same time anyway. So it just didn't make sense to invest in a huge dining table and all this space. In fact, my second home, we ended up turning the dining room into a bedroom. It was just there, you know, it was a big open space. We were able to install French doors and have that be a fourth bedroom and a 3B two bath house. And again, this is why I recommend going four bed, two bath or bigger. But there are ways to buy a smaller property and make it a four bedroom pretty quickly. Either by converting a garage or converting a dining room like that. But we didn't sacrifice living room or family room space. It was just that dining room that was never going to be used. So we turned it into a bedroom. I would also look at access to public transportation, accessibility of shopping, things like that, like walking distance, biking distance. I usually say if you're within 15 minutes walking or 1 mile of a bus stop or shopping, you should be just fine. Because an able bodied person can walk about a mile in 15 minutes, sometimes less.
