In this brief commentary, the speaker observes a growing interest among investors in using 1031 exchanges for passive real estate investments. The surge is attributed to several factors: property owners are aging and increasingly view active property management as a lifestyle burden they wish to shed; the current hot real estate market is producing attractive sale proceeds, making the timing favorable for investors; and these combined motivations are prompting more owners to seek passive investment structures through 1031 exchanges.

We're probably seeing more demand from investors in the 1031 exchange passive investing in the history of the space. So I think what's driving that is a variety of factors of one, I think property owners are just generally getting older. And ultimately, this is really a lifestyle choice for them to make of saying, I want to do something different than managing property. And that's what we hear very often from our investors. So I think the desire to do that is ramping up. This is a hot real estate market. So the numbers that I think some investors are seeing on selling their properties is very enticing. And so that's driving a lot of folks.
