The Single Family Queen - Webinar #1 - What Makes a Real Estate Deal... a Real Deal?

Cheryl M. Stewart teaches the difference between buying a home and making real estate deals. She walks through her Deal Queen framework (Discover, Evaluate, Activate, Leverage) using case studies in wholesaling, subject-to deals, and seller financing, showing how to structure deals with little or no cash.
Questions this video answers
Purchased for $35,000 cash; wholesaled 24 hours later for $43,000 (profit $8,000).
Bought for about $801,000, ~$50k rehab (approx. $850k total in), refinanced and seller-financed to buyer for $1.5M (resulting equity ≈ $1M).

First three people or anyone who signs up by midnight Central get a free one-on-one strategy session (normally $333).
Son bought a duplex at age 16 in Oregon; property now worth ~$400k, mortgage balance just under $300k at a 3.25% rate; mortgage payment reported below $1,700; reported ~25% cash-on-cash return and ~25% equity after transaction details (private funds used to catch up arrears ~ $40k).
Oh, now it started recording.
Oh, I've got a lot of controls. Look at this. Quiet. Hey, unmute yourself because it doesn't let me unmute you. I ruined the whole presentation. Now. There we go. Okay. Yeah, this is good. I mean, I don't want this, this, I don't want this whiteboard. I'd like to pass these controls on to you. I can tell you how to get this mode. I, I, I'd actually prefer that you had these controls so that way you can unmute people who raise their hands and want to talk.
Well, you can, you can give me host. Right? Or co host.
Let's see.
It's like Peter doesn't post his own or he doesn't host his own. Like Lizzy hosts and he has a team. So right now you're the host.
Should I make host or make co host?
Co host is fine.
Okay, tell me what you see.
Says you're a host with my. Oh, there you go. You're the host and I'm the co host.
I don't know if I like that, but okay.
Why not?
I want everyone to see you as host.
Why? I don't know.
Sounds good.
So then change it to Cheryl M. Stewart. Who cares? But make sure it's got the M. Or put single. Just put single Family, queen team or something.
There's a mute all button. Do you have access to the mute all button when you hit participants at the bottom center?
Yep.
Okay. Press it.
Mute all and current. All current and new participants. And allow participants to unmute themselves. Sure. Oh, here's Crystal.
How you doing?
Well, good. It's good to see you. You too.
Won't be but another week and a half.
I'll see you again. I know. Yay. And I'm losing my voice, but that's okay.
Do you have a good time at Cabo?
I did. I. Well. And it's funny and probably can't see it, but if, well, if you look carefully and I don't know which way I'm going to point. So there's. Do you see my, my camel? Yes. And there's a camel picture of me and my husband right there. That's right.
You had a second.
Second camel ride. My camel ride. That was like the. So that was so exciting. That was my favorite thing.
That was funny. I never think about camels in Cabo.
I mean. That's right. It was. I was just so excited. I was.
How did a camel get to, to Mexico?
Desert? Who knows? But it was so much fun. It was just, it was so weird. Because we couldn't. All the entertainment was, you know, like, shut down, which was fine, I mean, because it was good for relaxing. But all I wanted was a damn camel ride.
Why was the entertainment shut down?
It's off season.
Okay. Who would have thunk?
And we actually. We had picked this location based on the entertainment on site for my husband. He likes that. And the. The beach for me and the beach, like, the waves were too crazy, so I couldn't even. I couldn't go in the beach water. But the pool was really nice.
They have a storm brimming up there or something.
I think it depends on where you are that sometimes the waves can be rough. But they did have 48 hours before we arrived. They had a hurricane and then. And then 20. It was like 24 hours after we left. They had a hurt. Well after. After we were delayed 22 hours. So our timing was really perfect for getting in there. Yeah.
Imagine off season because of hurricanes. Yeah.
Cool. It's so fun seeing people come on.
I know.
I have. I had like 70 registrants. That's correct. There were a bunch that were saying that they. They couldn't make tonight. So they were registering to get the reporting.
Yeah. Yeah. I thought I would send the recording out, but it didn't go so well. So I decided to just do another one and have everybody come to that one.
Either. Either way it's good. I mean, it's just getting the iterations under your belt.
So exactly.
The.
The first one's done. Yeah.
Yay. That's. But that's. Honestly, it's the hardest one. And ultimately it's like, you did it. Yes.
And I knew. And I only gave myself, what, like, maybe two weeks to do it. I was like, I'm doing it. I'm picking this date. And I. Because I know if I set that date and start marketing it, I gotta do it. So I couldn't get out of it.
I know what I did. And then I had it. Then I had so vacation beforehand. And then I came home and I was home for two days. And then I went to Michigan. My mom had a procedure, so then I went there. And then I got back Sunday. Now it's Jewish holiday. And I'm like, yeah. What kind of planning did I have?
Oh, yeah. But that's when you do the best work, I think. Just, you know, do it. Just do it.
Well, you know, I. I'm. It was nice to find that I have a. A lot of support. So that was really good.
Yes, we do have a lot of support. Don't we?
I know, it's really cool.
Yeah. Well, I'm looking forward to Connecticut and I'm looking forward to game night.
My computer's doing all sorts of stuff. Yeah, Game night's gonna be fun. It's gonna be hard to take that out there, but it's gonna be. It's gonna be a good time. I'm excited. And then I learned there's some other people out there that I'm gonna see. Bill, I wonder if people are having problems and couldn't find the link.
Yeah, I didn't get an email.
Might be in spam.
Look there. How about that?
You want to send everybody a. A text and email, because there's no way that with.
Let me go to my spam.
Well, if Angela made it, everyone should.
That's true. Angela, when did you register? You can put it in the chat if you want. Yeah, Angela's shy.
Not my spam.
Oops. Angela, when did you register? Can you hear me? Yep. This morning. No, yesterday. Wait, I got the. I got a reminder this morning. But when did you register? This morning. Interesting. So. And did you get a text reminder or. First I got an email and then I got. I just got a text reminder. Bill, what do you think?
Because if she got it, she got what everyone got. Because everyone's treated the same. And we're early still. So a lot of people are probably still staring at the waiting window from before we opened it up. It wasn't until the moment we opened it up.
That's true.
Where it says, and it's going to wait until the final countdown. So unless someone took an unusual path, such as Angela, they're going to be sitting at that countdown window until the very last minute.
I think I get in. Mine's in.
Mine's in promotions. I just found that.
There he is. How you doing, Marshall?
We're all pals here. I'm doing great. Yeah, Looking good. Pretty fun. I like seeing everybody so exciting. So we'll see what happens at the 7 o' clock mark. We're. We're thinking that we're concerned because I'm getting a bunch of messages that people say they don't have the link or.
My thing is, I thought it was seven o' clock my time, so that's why it was early.
Let's see. I'm getting messages. This link. Link is registration. How do I log on?
Who is it? I can send it to him.
Elizabeth. No, it's. No, it's the guy that registered last night that didn't want to Check the box.
So it's Dan.
Yeah, it's Dan. Hey, look at all my peeps. All right, they're starting to pop on.
Yeah, it's. I'm sure it's fine, but you can message me anyone that needs help, and I'll help them out.
Okay. Well, that was. That was Dan. You got it?
Yeah, I got Dan covered.
Okay. All right, so I'll. I'll wait a couple minutes, but I'm seeing everybody come on, so that'll be cool. All right, there. They're all starting to pile in, so you're right. They were waiting for the. For the magic button. All right, I'm just gonna wait a few minutes while everybody piles in here. We don't want anybody miss anything. All right, here, I'm going to get mine set. I'm going to start recording on this one. You just need to start smiling. Needs to be some energy out there. Thank you to those that have your video on. All right, I'm going to give it one more minute. We'll go 702 Central. Although I see a bunch of Pacific people here, and it's. It's funny because you guys on Pacific should not be yawning. It's earlier there. You got these Eastern people that are. It's later.
I took a nap so I could be awake.
Well, thanks for that, Marshall. I'm trying to get a. Thanks, Katie. All right, I've got some new technology that I'm playing with, so if I'm slow or looking in other directions. My apologies. I going to try and give you guys everything I've got, because, you know, that's how I go. Maybe I have to hit that. Oops. Did I go away?
Nope, nope, you're fine.
You're still there. Okay, good, because I have. See, I told you all my. That was really weird shows. Yeah. Gotta love technology. It's so cool when it works. Really? Well, when it doesn't, it's not. But I have my. My business partner and IT Guy on here. So if you guys see Bill over there in the corner, maybe not for you, maybe he's in the middle. If you need anything, he's the one to reach out to because he's got my back, and I guarantee he's got yours. All right, so let's get going. We'll start with Konichua. Shalom. Bonjour. Hello and hi. Whatever time zone or mindset that you are in, welcome. And for the people who celebrate the Jewish New Year, I see a few of you on there, like myself, Lashanatova, and may you have a sweet and happy healthy new year. And being on here is a great start. So I'm going to apologize up front for those that may not know me. If you're here to be coddled, sold a fantasy, or told that everything's going to magically work if you just dream hard enough, this probably isn't the room for you. But if you're here because you're done sitting on the sidelines and you're done feeling behind and done watching everyone else win while you're still trying to figure out where to even begin, buckle up. Because this isn't theory, this isn't fluff, and this definitely isn't some two hour pitch for something you didn't ask for. I don't teach retail strategies. I teach what actually works. And I don't speak to the 99% of the world. I'm here for the 1% who are ready to hear the truth. So if you're still here, good. Let's go. And if you're already offendo, if you're already offended, it happens. Zillow's that way. So for the next 90 minutes, going to ask you to play full out with me. Engage, take notes, drop your answers in the chat. Your energy and videos give me energy because I know and love y'. All. So this is a safe space to ask questions and get real answers and also to get a little uncomfortable. Growth does not happen inside your comfort zone. My kids don't like hearing that, but it's really the truth. So while we're getting rolling, start by dropping this in the chat. How long have you been thinking about real estate investing and still haven't pulled the trigger? If the number fits. Number one, if it's less than six months, put a two in a chat. If it's six to 24 months, put a three in the chat. If it's more than two years, put a four in the chat. If it's since the last market crash and put a five if you already started. There's no judgment, it's just awareness. Because the people who win in this game aren't the ones who know everything, they're the ones who act on what they've got. So I'm seeing a bunch of fives. I love it. Okay, so we're kind of all over the board. That's good. But there's a lot of real estate people, so this will be good. You guys will see it. You most mostly know that I do real estate different than the average. So for those that don't don't know me. My name is Cheryl M. Stewart. Yes, my last name is pronounced Stewart. I currently live in the Chicagoland area and I've been investing for over two decades. I didn't inherit some empire. I built it deal by deal, mistake by mistake, and win by win. I work in all asset classes. I work across the nation in all markets with strategies that most people don't even know exist because they're too busy looking for the front door key instead of the blueprint. And if you know anything about me, I don't do well with keys, doors and locks. So I can't look there. I raised over a half a million dollars in capital in 48 hours recently from a few text messages while traveling. I've closed subject to deals. Seller financed fix and flips buying holds, messy wholesale contracts, Airbnb pivots that started as disasters and ended up in 100% occupancy. But the flex that I'm most proud of as both of my kids as teenagers. My daughter was 20, I guess not a teen anymore, but they own their own real estate. My son bought a duplex in Oregon when he was 16. And if you're wondering, he'll be 18 in November. And I know some of you are going to be like, oh my God, how did that happen? And to make matters worse, my daughter bought a property in Illinois while juggling classes at Penn State. But she turned 22 a few days ago. So neither of them were rich before these transactions. Neither of them had a W2, a perfect credit score, or some magical connection. Both of them learned how to structure a deal. So here's the truth that no one says out loud. If you've ever paid retail for a house the traditional way, you've already lost. If you've been waiting for permission to invest, news flash, no one's coming to give it and you don't need it. This here is your permission slip. This workshop isn't about buying houses. It's about understanding deals. So for those of you that have a notebook and pen, I want you to write this down. I want to buy a property. Just those words, I want to buy a property. Once you have that written down, don't get mad at me. Cross it out. It's not how we work. So we're going to replace it with I don't buy properties, I solve problems and structured deals. That's where the real money's at. So I don't buy properties, I solve problems and structured deals. That one sentence will build more wealth than any spreadsheet. It's the difference between wasting years shopping and learning how to create deals that no one sees. Even if you came in here thinking that you need 20% down, a perfect credit score, or a W2 to play the game, you're about to unlearn everything that's kept you stuck. So for the next 90 minutes, we're going all in. And here's what I'm going to break down for you. The number one mindset shift that most beginners never make. How to actually think like a real investor, not a property shopper. And the what behind my deal queen framework. The same framework that made my family millions and and helped everyday people close real deals without playing by the retail rules. And yes, at the end, I'll tell you how you can work with me inside a six week live program if you're serious about getting your first or next deal done. But whether or not you join with me, you're going to leave here today with clarity. No fluff, no theory, and just truth. So again, for those that don't know, I'm Sherrilyn M. Stewart and we're going to get into it. So we'll start by ripping off the band aid. Most people don't fail in real estate because of the market. They fail because they're trapped in retail thinking. You know what I'm talking about. The. This garbage belief system that tells you you need 20% down and perfect credit and you need to buy a house to live in first and then you'll invest someday. And you need to make sure cash flows at least a couple hundred bucks a month. Or just keep scrolling Zillow, the right one's going to show up. No, no and hell no. That's not a strategy. That's retail brainwashing. And it's exactly how the system keeps you broke. I want to paint a picture for you because this right here is where the shift happens. I did have slides, but they weren't working effectively. So my apologies, but I can possibly get them out if necessary. So I'm going to introduce you to my friends, Kelly and Jax. So Kelly is your classic property shopper. She scrolls Zillow like it's Tinder or Pinterest. She falls in love with countertops. She gets pre approved like it's a badge of honor. And she drags her realtor and I see some of you realtors on there, so you know how this goes. She drives her realtor to every open house within 15 mile radius and she asks, is this a good deal? Instead of learning how to make one. She's thinking, find the perfect property. What is it that we hear? Location, location, location. Ooh, my things are gonna buzz all the time here. Turn those off. So six months later, our friend Kelly, she's frustrated, she's confused, she's back to square one, and she's still broke. Now we're going to meet Jax. Jax is the deal maker. Jax doesn't care about granite. He's hunting for motivation. He asks, what's the seller's situation? Jax solves problems. He doesn't scroll, listings, structures creatively, and he makes money while Kelly's still falling in love with the crown molding. So Jax thinks, create the right deal. There's a big difference. So tell me, in the chat, are you more like Kelly, put a K. Or if you're more like Jax, put a J. And if you want to be Jax, that's okay too. I like seeing Js. But again, and there's. There's a gonna be Kelly's on here. So is that. Just kidding, Katie. It's a J and a K. That's cheating. We're not blending them here. All right, so let me show you what Jax looks like in real life. I was broke, and I'm not talking about cutting back on Starbucks broke. I mean, credit cards, maxed, no income, two kids, bleeding debt, kind of broke. My husband's a dentist, and I was a top sales rep in the corporate world. And I was always, always number one. We were both pulling in six figures and living that lifestyle until I left my job to help women in his dental office. Suddenly, we had zero income, two kids in daycare, and a very large mortgage that we couldn't just get rid of. Car payments and. And everything was going on credit. We racked up over six figures in debt trying to chase down the American dream or maintain it. At that point, I had to work at his office all day long with my husband, and I felt trapped. So I found a weekend boot camp. And what caught my attention was they said, I can make my own money without any of my own cash and any of my own credit. And I thought, great, I have neither, so I must be their perfect student. And I signed up. No experience, no connections, no idea what I was doing. Someone ended up calling me about a house. It had no running water. After listening to their story, I offered them $35,000 cash. I didn't know any better. And they accepted. And I didn't even have a dollar to my name. I met this woman at the property. And while I was reviewing her the contract with her. I told her, I'm like, I totally forgot to bring earnest money. And I said, hey, do you have a dollar? And she reached into her purse and pulled out a dollar and literally handed it to me. I wrote $1 on the contract. And I know my realtors on this call are kind of freaking out, But I wrote $1 on the contract, I handed it back to her, and that was it. Yes. Really. I was buying a house for $35,000 cash with a borrowed dollar for earnest money from my seller. And thank God, because I had no money of my own to do, not even the dollar. So my borrowed dollar was my skin in the game. I ended up wholesaling that house for $43,000 24 hours later. So I made $8,000 in 24 hours. Do you think? Would that make a difference in anybody's life just to have $8,000 in 24 hours? Two weeks later, I wholesaled three more, all off the MLS, which is kind of unheard of. And I cleared another 20k. So I didn't have money, I didn't have a license. I do now. In case you're wondering, I am a licensed managing broker because some of the laws changed here in Illinois. But I was not licensed and I'm not licensed in any other state. At the time, I understood that I wasn't buying a property, I was structuring a deal. When you look at a property versus a deal with a property, you're looking at price. With a deal, you're looking at a problem. With a property, you're looking at photos back to those granite countertops. With a deal, you're looking at their motivation. If it's a property, you're going to look at emotions. If it's a deal, you're going to look at structure. If it's a property, you're going to look at a pre approval normal bank loans. If it's a deal, you're going to look at your strategy. If it's a property, you're probably finding a pretty one. And if it's a deal, you're solving the pain point. So drop deal in the chat. If you're ready to stop shopping and start structuring sweets, those are my peeps. Everybody's gonna get a deal. Let's talk about now. What's holding you back? I'm gonna ask you to put a. I'm gonna give you four options to put in the chat. Number one, if you think you need money that maybe you don't have, put A one in the chat. Number two. If you think you're waiting for the right time, put a 2 in the chat. If you. And you can have more than one, put a three in the chat. If you're over analyzing everything to death. Been there, done that. Still do it occasionally. Put a four in the chat. If you're still hopping on Zillow and hoping that a miracle is going to show up for you, I like you guys to put all of them. There's no shame, it's just truth. And the truth creates momentum. So I'm going to show you what momentum looks like. Some of you know my son Brian. Brian was 16 when he bought a duplex in Oregon, across the country, because I live in Illinois. So let's be clear. We knew the numbers, he knew the structure. He wasn't there in person. He's never physically set foot on that property. He doesn't even have a key. He goes to high school. He's a senior this year. I know that freaks some of you out. He went to homecoming this last weekend. He's a normal teen. He works at Culver's, he hangs out with his friends and he owns real estate. An agent brought the deal to us. The seller was in trouble because her property manager was collecting the rent and paying her. But. But she. I'm sorry, I love the chat when people are like, no way. How can my kids be that old? But the property manager was collecting the rent and paying the seller and the seller was not paying the mortgage, so she was behind. There wasn't really a lot of equity in the property. So Brian stepped in and bought the house, what's called subject to the mortgage. So it was leveraging their mortgage so that you didn't have to have a lot out. Now the house is worth. So Brian will be 18 in November. The house is worth 400k plus the mortgage balance now is just under 300k. The interest rate is 3.25%. Who out there wants a 3.25% for 300k? His mortgage payment is I think south of 1700. Right, south of 1700. And he rents both units. I want to say it's like 26, 50 or something. And it goes straight in his bank account by Zelle. He had to bring, I think 40k to the table to catch up the back payments. So that one was pretty far behind or had a high mortgage at the time. But now that property is cash flowing with. I think it's 25% cash on cash return. He has a 25% equity in the property. And he used private funds to pay the mortgage, so it wasn't necessarily out of his pocket. Plus he's getting an additional $400 a month in a principal pay down, which adds another 10% return on his equity. He fired the old property manager, he cleaned some things up, replaced some things at the property, placed a new tenant, kept the one in place and has one new tenant. And this is what I'm saying is structure is going to beat savings every single time. So if a teenage kid with a very part time W2 at Culver's, no padded bank account, no credit score, he's not even legal. He can't drink, he's not even legal at 18 until November. And he closed a deal across the country. What's stopping you? It's kind of terrible, right? That takes like every excuse out of every. But so you see, nine, nine hundred thousand dollars a month might not change an adult's life. It changes everything. For a teenager, it covers a car payment, not that he has one yet. A phone bill, not that he has that yet either. Savings all while he's in school. But here's the bigger lesson. If you can do one deal, you can do five. If you can do five, you can create freedom. And if you can teach your kids to do this before they're even out of school, how would that have changed your life or theirs? Yes, Crystal, I do. So just like Brian, you're all one deal away from momentum. One deal from waking up to cash flow instead of chaos. One deal from seeing problems as profit, not paralysis. One deal away from a new identity and you can change generations. So you're going to hear three more stories that'll flip your thinking upside down when to talk about some crazy houses. And some of you on this call know about these houses, but we went from hoarder houses to NFL sized seller finance deals. And you're to see what's really possible out there and start playing like the 1% that you are because you're still on the call. You didn't leave. So let's keep going. All right, so let's talk about something that people miss completely. It's not the money, it's not the credit, it's not even the strategy. It's your lens. The way you look at real estate determines the kind of results you're going to get. People who win this game, they don't look at houses like retail buyers. They see through the property to the problem behind it. So let me say that again. Retail buyers buy houses, investors solve Problems. So if you're looking for granite countertops and new appliances, you're in the wrong game. So think about Kelly and Jax for a second. Kelly sees a house with peeling paint. Peeling paint and mold in the basement. And she's out. Ugh. This place needs work. It's gross, right? Jax walks in, smells the musty air, and is like, mold is gold. Because Jax knows the worse it looks, the less competition he's got, and the fewer options the seller has, the more power that he has. This is the shift most beginners never make. They keep trying to find the one instead of building deals that work. Let me be clear. Investors don't look for houses. They look for leverage. They look for cracks in the foundation. And not the literal kind. That's not fun, but we'll do them. So they're asking, who owns it? What do they need? How can I solve that faster than anyone else? And when everyone else sees a disaster, we see a deal. Most people stop at the first obstacle. They hit one snag, and they fold. The inspection shows a problem. They're out. I know my realtor friends are sitting here going, you know, they don't. They don't want to hear that, because then they got to show a bunch more houses. The seller situation's messy. They're overwhelmed. Titles got a few issues too hard. But that's not how wealth is built. The ones who go through more get more. So I'll give you a real example. Right now, I'm working on a deal with an extremely complicated title issue. Two other buyers had already walked away because they couldn't figure it out. When I got the call, I stuck with it. I. I love solving problems that others can't and what they avoided. The seller, he loves me. He's super grateful because I'm giving him what he needs to move on with his life. And when this closes, I'll be just shy of a six figure payday. Not because the house was pretty, not because the price was perfect, but because I stayed in the problem long enough to solve it. That's the difference. That's the lens. That's the game. So imagine this. You walk into a property next month, not to see if it's cute enough to post on Instagram, but to see where the profit is hiding. You walk in and smells like mildew, and your brain lights up and goes, hey, mold is gold. You hear the tenant's been living there for 18 months without paying built in leverage. The seller's out of state, sick of managing it, and just wants it gone, not my problem. That's a check with your name on it if you know how to structure it. I don't see these as problems at all. It's the lens you're. You're shifting into tonight. So once you start seeing things like Jacks, you will not go back to seeing things like Kelly. So drop Jax Jax in the chat if this is clicking and if you're ready to stop shopping and start seeing this like an investor. I like watching the. That was multiple Jacks. All right, so we got a lot of Jacks people here. Gonna be like in Twilight. Team Jacks. All right, so how does this play out in real life? How do you take this identity shift and actually see it in action? I'm going to walk you through four real deal stories. These are not hypothetical. These are not cherry picked. These are deals I've done. Some that look like disasters, others that took some wild creative turns. But in every single one, the money didn't come from savings. It didn't come from being lucky either. It came from seeing what others missed and solving the right problem. So when someone asks me what makes a real estate deal a deal, they think they're asking about numbers. But what they're really asking is how to stop getting stuck. They want to know how to spot a deal, how to solve a problem, and how to structure like a pro. Because real deals don't show up as turnkey listings with bow wrapped profits. They show up looking like problems. And the people who get rich in real estate, they're not better funded. They're just better structured. Let me show you what I mean. This deal was literally disgusting. Literally. I brought, I bought it subject to the mortgage. The seller hadn't been making payments and the HOA had taken possession. And yes, that can happen. The seller told me, don't worry, everything works but the toilet. Spoiler alert. That was not true. I walked in, my son was 9 years old. It's a little ADHD, goes flying up the stairs. And all I hear from upstairs as I'm trying to make my way upstairs is him going, that's disgusting. I'm like, oh my God, what's up there? I get up there, I start walking on these DVDs all over was a hoarder house. It was fine. We're pretty used to this. And you hear crack and crunch as I'm walking, and he looks me dead in the eye and he goes, this is traumatizing. And he's a nine year old, right? Keep that in mind. He's nine. There are stacks of DVDs, there's magazines, boxes everywhere. Some rooms you couldn't even walk into. What was different about this situation is he hoarded porn. Wall to wall porn magazines, DVDs, pictures, you name it, it was there. And my son standing right there in the middle of it. He. So here's mom thinking fast going, you know, it's mom mode meets investor we'll call it. I spot a bunch of like a pile of coins on the kitchen floor and I said, hey buddy, whatever you pick up, not that I really wanted him touching anything, but whatever you pick up, you can keep. He's like, really? I'm like, yes. And that kid that day walked out with hundreds of dollars in coins. He went scavenging through that place and he launched an ebay business from that mess. Now, I'm going to tell you something before you ask me. I did not let him sell the porn. But I did. And it was quite profitable, I'll have you know. I didn't rehab it. I couldn't unsee it. I did wholesale it. And my buyer is actually on this call. I did wholesale it. I made five figures. And the investor that bought it, who I met at a previous closing and still friends to this day, she turned it beautiful. Just so you know. But lesson number one is you don't need hgtv. You don't need grit. Or. Or, I'm sorry, you need grit, you need gloves, especially in that case. And an exit strategy. So drop a fire bomb in the chat if you are starting to realize the deals are messy. And that's the point. And that one was literally messy. And no, I'm not selling you porn. All right, the next one up, we're going to go from hoarding porn to a luxury property. I want you to see this works anytime, anywhere, any type of property. Messy doesn't mean cheap. It can, but it doesn't always. A professional athlete owned this property and he needed cash fast. He needed to get out. I bought his home for 800 $1,000 cash using a hard money loan. Now, most people would just flip it retail and call it a win. We didn't. There was a problem there. There were no comps in the area. Nobody had moved. Thirteen houses on a street and that's it. So we couldn't figure out what the comps were and the market couldn't and no one could qualify for a loan. So we rehabbed it. I think we put 40, 50K in there, we refinanced it and then we seller financed it. So now Keep these numbers in mind. We bought it for 801. Let's say we put 50 in. So I'm in at 850. We had re. We had refinanced and they would only use our contracted rate, so they'd only use the 801. So some money got trapped in there, I couldn't cash out. Refi. My loan is probably 5, $600,000 in there. We seller financed it to someone else to the buyer, meaning that they couldn't qualify for a loan on their own. And I'm holding the note. I'm the bank. I sold it for 1.5 million. That put a million in equity. If they decide to sell the property right now, I don't want them to. They put 100 grand down, they pay 10 grand a month plus all the taxes, all the repairs. I'm just the bank now. What's cool about being the bank is between my loan and their loan, the one I'm giving to them. I gave them a 4% rate, which some of you might think is crazy, but it was tactical, it was smart because I don't want them refinancing. Why don't I want him refinancing? Because if he refinances, I'm just going to get paid off. Okay, I'll cry with a million dollar check. But if he stays in that loan that we're cash flowing at $3,500 a month, we will make over $3 million over the life of that loan. Luxury homes aren't off limits. They're just puzzles waiting for the right prices. So be honest and put in the chat. Would you have thought to sell or finance a $1.5 million house? Say yes or hell no. Katie. I hold them accountable because I'm the bank. The same. If they don't pay, I foreclose and I get my property back with all the equity. How cool is that? Good question. All right, the next deal, this one was supposed to be a flip. This was a normal brrrr. If anybody knows it, buy, rehab, refinance and rent. Right. And repeat if you make it a long bur. We had a new contractor. That was our first mistake. He was overcharging. He under delivered. The market shifted. So our fix and flip did not go. And I think it was seller financed even at first. And then we had to refinance it to get the seller finance off. So when it shifted, we said we'll put in a long term tenant. Long term tenant was there, they defaulted, they owed about 20 grand. I evicted Them. That's always fun too. Sometimes it's messy, like I said. Then we had to clean it out again, do some damage control, and most people would have quit. I don't do default. I do pivot. So we cleaned it up, we added furnishings, converted it to a 30 day minimum Airbnb to stay compliant with the local laws. It's been a hundred percent occupied ever since. Better tenants, better cash flow and zero stress. That one we get now over double what the what the rent was for that property. So lesson number three, you can't always control what happens. You can always control what you do next. So question to you guys. Would you have pivoted or panicked? Nope. Linda, that one's not in Lakemore. It's Addison. See, isn't this good when people know deals and it's like, no, that's not that one. There's different one. There's a million of them floating around. All right, this one's another fun one. That's what we're here to get you out of. This one is going to blow your mind and then I'm going to move on. I just want you guys to see where you can be creative and not have to worry about those things. We talked about not having funds or not having the time. So this is about creative control. We had a seller that was willing to finance the property for us. I can't remember, I think it was 175. They financed it to us and believe it or not, they financed it to us at a 3% loan. How cool is that? Nothing down. The intention was to rent that one long term in cash flowing. But as we started to do anything for the first 30 days, everyone kept wanting to buy the house. Okay, so we gave into the market and we listed it on the MLS and we sold the house for 275. So we got a six figure, 100k profit right then and there. But we had never recorded the note. So we didn't pay off the loan to the seller. We still maintain that 3% loan which had the 175,000. So when they closed, someone else bought the property for 275. There was over a quarter million dollars that got deposited into my bank account right then and there because we didn't pay off that $175,000 loan. So I have that $175,000 to use on anything I want. That's leverage. Ownership is great, but control is king. Want one more? I don't know if you guys are getting bored with these, but long Story short on this one is I. I bought a house. I fixed and flipped it. Year and a half later, I was getting. I got served with papers. The woman I sold it to was going through foreclosure. She had tenants in there, wasn't paying for her mortgage, but she was collecting rent. Do you notice the theme there? It's kind of fun. So then after I had already made my profit on the first sale to her, what I did was buy it, subject to the mortgage. I got the same property back with a 3% loan on it, and I put tenants in there. And then after the tenants moved out, I sold it. That was double dipping, two profit cycles. So when you understand the structure, every deal can have multiple lives. So I'm going to pause for a second. Which of these deals? We had five. Which of these deals? Because I know I said four, but I can't control myself, as we all know. Which one felt like a match. Put a one in the chat. If it was the Hoarder Wholesale house, number two, if it was your luxury seller finance dude for the 1.5 million. Number three, if it was the Airbnb pivot, number four, if it was the unrecorded note flip, and number five, it was. We'll call it the subject to Resurrection. Where I got the same property twice, Joe. All of them or five? Five. Why do we like. Why do we like five? Because the money just shows up in the account. Seems like there's not a lot of work. That was kind of fun. That's what being the bank is. The bank is the top of the food chain. But look at the pattern. None of these were Zillow finds. None of them came from a realtor, like with me asking them what's available. They came from problem solving. They came from knowing how to structure creatively and from seeing what others missed. These aren't unicorns. They're real deals in every market done by someone who learned how to play the game differently. So picture you six months from now and imagine you get a call about a house and a seller's behind on payments, and the tenant trashed it, and the realtor said, it's not worth it. Would you see the angle? Do you know how to structure it? Can you make the offer, close the deal? Because the money isn't the. The. The money isn't in the property. It's in the problem you solve. And then that's the next part of this. What this training is going to be all about is I'm going to show you the four biggest Reasons investors stay stuck. And the four part structure that helps solve any deal. And it's called the Deal Queen framework. D, E, A, L. No fluff, no fantasy. Just what you need to spot and structure Deal. The. The real deal. So the Deal Queen framework. We're going to get into this framework that changed everything, not just for me, but for my students, my kids, and investors around the country. This is what I wish somebody had given me when I started. Because when deals feel confusing, when you don't know what to look for or how to make it work, it's not you. You're just missing structure. So I built the framework. It's behind every deal I've shown you and hundreds more that I haven't. And like I said, I call it the Deal Queen framework. And I'm going to show you what it looks like on a high level and why it works on any market, in any asset class and any economy. So the D is for discover. This is the problem that it solves. You're discovering the problem that it solves. You're looking in all the wrong places. Most likely, most people are trying to find a good deal on Zillow. Let me break this to you gently. That's like looking for a needle in a pile of other people's overpriced needles. Don't do it if everyone else can see it. It's not a deal, it's a bidding war. Real investors, they don't hunt for properties. They uncover problems. They know how to spot missed payments, vacancies, probate, divorce, burnt out landlords, motivated sellers. You don't need 500 leads and 17 cold callers. You'll get a lot more properties that way. But you need one good lead and the ability to see what no one else does. Real deals are discovered, not delivered. The E. The E is for evaluate. You're going to evaluate the problem it solves. You don't know what makes the deal actually work. So this is where shoppers get stuck. They ask, what's the price? How's the neighborhood? Can I Airbnb it? Wrong questions. Dealmakers evaluate structure. Structure. First they ask, what's the seller's situation? How can I make this work with no cash? What terms would unlock this? This step is where we break the myth that price equals value. It doesn't. A dollar home with no plan, that's a liability. A million dollar property with creative terms is a gold mine. You're not analyzing comps. You're evaluating opportunity. The A, that's for activate. This is you're Activating the problem it solves. You don't know how to take action. Or worse, you're waiting for permission. This is where most investors stall out. They get the lead, they run the numbers, then they sit and wait for a lender, an agent or market to say go. And my apologies. As you know, all the agents on here, I feel bad. I'm an agent too. But this is not how we work in this phase. You're going to craft the creative offer. You're going to control the deal before you own it. You may even never own it. Control it the whole time. Solve the seller's problem and yours, and use tools like seller finance. Subject to lease options and hybrids. This is where you learn how to take control with or without a license, a loan, or a lump sum of cash. You don't need permission. You need structure. Lastly, L. This is for leverage. The problem it solves is you don't know how to scale or squeeze the juice out of every deal. You found it, you structured it. Now how do you make it bigger and better and more profitable? Leverage, where you add partners without losing power. You bring in private money, even if you're new. If a 16 year old can do it, you can too. Stack profit centers like Airbnb and Pad splits, negotiate buybacks, partials, notes, and long term upside. It's how you squeeze three paydays out of one deal or turn a flip into a finance play. Deals don't just pay you once. If you know what you're doing, they will pay you for life. So the point of the framework is that each letter solves a different problem, but together they'll give you a repeatable system. That's how I was able to wholesale without money, buy luxury real estate without a bank, turn a failing flip into 100% booked Airbnb, walk away 250k while still holding a loan, teach my teenage kids to buy investment properties. I'm not special. I like to think I am, but I'm not. I just stop asking, asking, how can I? Can I afford it? And started asking, how do I structure this? So listen, I can buy any property on the market, on the mls, if I'm willing to overpay and eat the risk. But that's not the deal. That's a liability dressed up in granite and stainless steel. A real deal is either my price and their terms or their price and my terms. That's what this framework teaches you. How to structure every offer like a win, on your terms. Anybody seeing deals a little differently than you were at the Beginning. I hope so, because in a minute I'm going to show you how to go deeper. I've got a six week program where we break this down step by step, live, real and no fluff, because I just don't know how to do that. But before we get there, I want to show you exactly how the system's already working for others, including people with full time jobs, no credit and zero experience. The next part's where you actually, where you actually see what's possible when you stop shopping and start structuring. So if this is finally clicking and you're seeing deals differently than you were at the beginning and you're done shopping and ready to start structuring, this is your moment. You've just seen the Deal Queen framework from the outside and it's time to get inside. So here's what I'm inviting you to do. A six week live group training with me where we break the Deal Queen framework down step by step with structure, strategy and actual implementation. This isn't some pre recorded fluff fest or a course you buy and forget. This is hands on bold real estate deal strategy taught by someone who's actually done it and doing it. You get the full framework, you get live calls with me, you get real examples, real breakdowns, real feedback on your deals. You get access to templates, contracts, tools and the deal structures I use on a daily basis. You'll learn how to structure deals that make sense in your market, your life and your schedule and your skill level. This program is designed to help you find off market deals without chasing 500 leads. Evaluate like an investor. We want jacks, right? Not Kelly. So not a shopper. To structure creatively even if you don't have a license or credit or cash. And to leverage each deal into cash flow, long term wealth, or both. This is where the how finally makes sense. You're going to stop watching others win and start structuring your own wins on your own terms. This six week program is a beta offer. I haven't done group coaching before, which means it's the lowest it'll ever be. When we open up again, the price is going to go up. Right now you can join for 24.95, not 24.95. $2,495. That's it. That's the entire program. Live, full access, no upsells, no hiding in the shadows. And I want to make this better for even anybody that's a fast mover. And my students that are on here, you are already included. The first Three people who register or anyone who signs up by midnight Central time tonight will get a free strategy session with me. It's normally $333 as a standalone offer and people happily pay it. And there's plenty of people on this call who have done that. But if you move fast by midnight Central time, then it is yours free. This is a group program, but that strategy session, it's one on one. It's your chance to sit down with me and go deep on your personal deal path. You'll walk away from that call with a clear strategy, a personalized action plan and momentum that you can't buy anywhere else except, well, you can buy it for 333, I guess from me, but I'm giving it away to the people who show me they're serious. So let's be clear. This program is not for everyone. If you're still hoping Zillow is going to drop a dream house in your lap, this ain't it. If you're waiting for the market to be perfect, this ain't it either. But if you're ready to think like an investor, if you're ready to move like a deal maker, if you're done waiting, doubting, dabbling, then this is exactly where you need to be. You'd be getting a six weeks of live group training with me, full access to the Deal Queen framework, real strategies, templates, breakdowns and support, and beta pricing of 24.95 just south of $2,500. Plus a free one on one strategy call. If you're do it by midnight tonight. Doors are officially open. The link to joins in the chat. Let's build your first or next real estate deal together and you're going to see this exact framework has already helped others win, even if they're brand new, broke, buried in doubt, buried in debt, buried in a lot of things. So let's take a look at what's actually possible. I actually have some students on here, but I'm not going to make use of this. Come on. But I, you know, feel free to share if you want in in the chat, your experience. You are welcome to. But when you stop shopping for properties and start structuring deals, they're no longer a someday dream. These are real wins from real people using this exact framework. I have students even on here that say I thought I needed 50k to start. Cheryl showed me how to lock up my first deal with less than a thousand dollars. I wholesaled it for 9k in 10 days, had one that said that they were Scared of creative financing and then they've closed two sub two deals and they cash flow over twelve hundred dollars a month. I have a realtor who's on this call that told me that the managing broker said that wholesaling was illegal. So we broke that down with clarity and we're working on contracts with that one. We have a full time teacher that said she didn't have any investing background. She joined the program thinking she might learn something. Ended up buying a duplex. So for those of you that thought you needed perfect credit, now you should know all you need is the right strategy and a real mentor. Even my own kids own real estate. You have no excuse. So I'm going to open it up for Q and A. If you guys don't have any, I've got some ready ones that, that people ask me all the time. You are able to unmute yourself and jump on if nobody has questions. Like I said, I can give you some of the regular ones. I see Valerie, you raised her hand. Go ahead, unmute.
Hi, my question is, we don't own a home right now and we rent. Would you suggest that we were actually wanting to buy a house? Would you suggest that we focus on renting a home and working on investment deals or go through with like buying a house and then still work on the investment deals on the side or I mean I ideally I would love to try to find a house that I could do one of these deals with. Like that's ideal. But I am also like, wait, should I create cash flow first?
You know, and see, there it is. I knew that'd be one of the questions. Right. Some I frequently ask. So many people will say you need cash flow first. I'm a firm believer in you design the life that you want and the life that you want to lead. So if you want to buy a house and live in a house, are you going to do that traditionally or are you going to start investing this way where like you said, you might want to buy a house subject to the mortgage. You walk into a mortgage that's got a nice equity, already has a nice rate and you just live there. So who says you can't do both? I don't think it has to be one or the other. There's necessarily a right order.
Okay.
I wouldn't want to overpay for a house I did in 2002 when I bought mine and I would never buy a house that way again.
Yeah, no, I get that. So then in the six week program, let's say would I Be able to, to learn the things that I needed and how to find deals. Because you talked all about like all the lovely things that happen. But my question is still, how do I find the deals? How do I get the financing? You know, is that what we're going to do in the six week program?
Yes, that is where we'll, we'll work through all of those things. So. And there's up. There's somebody in the chat. Aha. Okay. So yeah, that, that is where we're going to do. And, and I. Bill, do you have the, the slide that shows what goes in there?
You mean besides the signup page?
Yeah, the slide, the slide that showed us what's included so that she can see the, the framework and what we go through.
Yeah.
Like, realistically speaking, I'm kind of crazy. Would I be able to find a deal in six weeks? Like if that would be my goal?
Okay, yes, you can find, you can always find a deal. You can always find them in six weeks. The question is, will it be the house that you're wanting to live in? I can't guarantee that. And will you buy it and will you take action? Right, so it's certainly possible. It's. Everything's simple. Not always easy is the way I look at it. So if you're one that goes and does it. I took my wholesaling boot camp and my first set of offers didn't even go out. My realtor was horrible. Once I got it in line, which was probably the third week out of my training, then that's when I wholesale that first house for $8,000. So I've got it in my first three weeks. I got my one house and two weeks later. So that was five weeks out of training. I had a weekend boot camp, not six weeks. You know, so it was a little different. But yeah, so I was, I was five weeks and I had 28 grand. Okay. All right.
Amazing. Thank you.
It's so fun, right? Some of the other questions people ask is, is it legal? Yes, it is 100% legal. We do it all the time. And that's from anywhere. From wholesaling. Wholesaling. In some states you are supposed to have a license. And I'm licensed, so. But I'm not licensed in all states. But I still, I'm able to do it. There are ways around it, but there are proven, compliant, ethical strategies that we use. I've already answered probably no, you don't need a license. There are some things with a license that are easier and some things that are Way harder. Some people ask. Kind of where you're leaning, Valerie, is what if I don't have money or credit? Although yours is more about your personal house. This is who this is built for. You have to learn how to structure for steel without banks and big payments and borrowing from grandma. Although if you have a wealthy grandma, good for you. And I have investor programs she can put her money in. What if you don't have the time? Well, these calls are on Tuesday nights. It's the next. It's the next seven Tuesdays because my son has a choir concert on October 7th. And again, we design the life that we want to lead. And I will not miss his senior year of choir concerts. And he often has solos. So this is a group training. It's not one on one. Unless you do the strategy session, if you miss a call, they are going to be recorded like this. So if you miss one of those Tuesday nights, then it's okay. And then another question people often ask me is, do I have to do this in my home area? The answer is no. Some markets are better than others for what you're trying to accomplish. So you may do it in your backyard. And I will tell you that I make less money on the ones that I touch here in the Chicagoland area, not just because the taxes suck, although that's bad, too. But the reason I make more is because when, and this is a personal Cheryl thing, I'm a control freak for those of you that don't know. So if it's in my area, I want to touch and feel and look and be a part of it. And that costs me more time and money than when I can't touch and feel it. That's why it works all over the country, too. So final round here, we'll say that even if one of these stories made you say, damn, I want that to be me, I'm going to be Jack's. Then you know what to do. So I think Bill put. I saw it come in there. It's in the. It's in the chat. But I'm going to leave you with one final thought. The mindset that'll keep you stuck, the room, the reframe that'll get you free, and of course, my signature goodbye. Because why be boring, right? So we're going to keep in mind your mindset shift, right? We're going to bring this full circle. Circle. You didn't come here today just to listen to another real estate webinar. You came here because deep down, you know there's more you know something's been off. Maybe it's the strategies you've been taught. Maybe it's the guru selling fantasy. Maybe it's the voice in your head telling you that you're not ready. But after today, just like me with the pornhouse, you're not going to be able to unsee it. You cannot unsee the difference between buying a property and structuring deals. Overpaying retail versus creating your own terms, chasing comps versus solving problems, that's the shift. Because here's the truth. You can buy any property on the market if you're willing to overpay and eat the risk. Sorry, agents, but that's not how real wealth is built. Real wealth comes from control, from strategy and structure. And if you've ever said, I just want someone to show me how to do this the right way, you just got your answer. The six week Deal Queen program is open beta pricing, like I said, is 2495. It will likely double because you guys are going to help me build out this program. So thank you very much for that. So this is your chance to stop swirling in confusion and start structuring your path forward with me in real time. No more guessing, no more second guessing, and no more waiting. This isn't a fantasy, it's not a formula, or it's. It's. It is a formula. Real estate doesn't care about your credit, your job or your starting point. It rewards those who understand structure and take action. So if that's you, let's go. And whether or not you join, I hope today gave you something real. A new lens, a deeper belief, a bolder plan. Because this isn't theory, it's just 20 plus years of sweat. Strategy pivots profit and failures along the way. And I want that for you. Not the failures, but shows resilience in the way you learn. Let's end the way we started. The nod to the global mindset of the deal makers everywhere. And we'll say au revoir, sayonara, shalom, see ya. And thanks for playing. Let's play. Oh, I see somebody's child. Are there any other questions that I can answer? I'm seeing some things come up in the chat. Hang on my chats. Bill, you're gonna have to fix my computer. Not seeing any question.
I'm really intrigued by the subject too, but my brain is fighting it.
What does that mean?
Like, okay, so if you're taking over the loan for the seller, for whoever's living there, that because they're going into foreclosure I mean, I. I know there's many reasons as to why a property could get foreclosed on, but if they couldn't afford what they were paying at the time, then how are you making sure that you're collecting that money and they're going to hold the mortgage still? I don't know. I'm. This is obviously everything you're saying is going against everything I know and I'm getting internally, I know, and I have another realtor.
What's going on here?
And so I'm just like, that's where I'm seeing the most opportunity, especially for. Like, I've talked to you about my investor clients I'm working with right now. Like, we went and looked at a shithole today. So at least they're like, opening up to other possibilities. Like, you know, they're not looking for, like, marble countertops anymore. So they're growing. And yeah, like, I feel like I can find a lot of opportunity for them in that as well as for myself, clearly. But I'm just like, how do you make sure that, like, you're going to get paid from this person that's holding the mortgage?
That's a great question. We get paid because I own the property and I pay the mortgage. That person's not there. I put my own tenants in or I finance them to somebody else.
So you do you always make them leave or evict them?
I don't know if there's an always to anything I do. As you can see, that's so normal. That is the preferred way. If they're going to stay there, I have leased back to them and I know that they're going to. As you said, they're likely going to fail. If they got themselves in this position to begin with, they're likely going to fail again.
So then my brain is like, why would they let you pay their mortgage.
If they're not going to be able.
To stay there, if they have to find somewhere else to live?
So most of the time, not always, because I've taken properties from people that are not behind on their mortgage. Some of them don't want to pay two mortgages. Like, they're moving, they can't afford it. Right. And they can't sell their house. They don't have equity. So sometimes that happens. Ones that are in foreclosure, we help establish their. Or improve. Their credit is not established, but we improve it. There's other people. On this call, I've taken properties that way. It's funny, on this call, I have Buyers, I have sellers, I have investors. I have students, I have friends. I have family. It's great. There's a million reasons. At the end of the day, you own the house. You're just responsible for their mortgage.
But they're carrying the debt.
They're carrying the debt. So I can tell you a quick story that makes it make sense. And I know that I don't want to keep anybody late. You guys are welcome to, you know, thanks for being here, and you're welcome to jump off at any time, but if you want to hear the story, you can hear it. So you know that, that I'm married. And Don, I'll get to you, I swear. You know that I'm. I'm married. And I closed on my house five days before I was married. So my deed was in my maiden name and my now husband's name, and I never changed it. So if you look it up, guess what? It's still in my maiden name and my husband's name. Okay. But several years after. Oh, and we'll. We'll go back. So you know that I. I got a mortgage on it as well, right? So I bought a house and closed on it five days before, and we got a mortgage. So our mortgage was also in both of our names, my maiden name and his name. Right. Do you believe that I own the house? 50%. We'll say when I bought the house with him, I own it. I do. I just have to prove that I still had that name. Right. A couple of years later, because I bought in 2002, mortgage rates were just like now, right? They are just like during COVID the mortgage rates went down, and then the prices, you know, houses went up and we went to refinance our house to get a lower rate. I had just gotten a new job, and you know that when you get a new job, lenders don't like that. So when we went to refinance, the lender told me that it would be better for us if only my husband was on the loan. So we refinanced the house in his. Just the. The debt in his name only. The mortgage now came in only my husband's name. Did I lose ownership of the house.
Well, your name.
I still have the deed. So there's your answer. I'm married, I own 50% of the house, and my husband owns all the debt. It's a sweet situation. No difference. I see you guys laughing at me. Maybe you're just jealous. Not you, Katie, but the ones that are laughing, they're just jealous. That I don't have the debt. But it's. It's one of the cool ways, Katie, that when you don't have a lot of funds and you, you can leverage other people's money, you leverage other people's mortgages in this way. Right. And then, because I. How many loans can I qualify for? First of all, I don't like banks, but how many loans can I qualify for before they start killing my credit, before they just tell me no and go fly a kite? But this way I own hundreds around the country and I didn't need money for it.
Okay.
I. Watching your brain slowly, like you'll. You'll come around. It's really cool.
I know if I see you next week, I'm going to be like, can you just like drill it into my head?
But yeah, I know the best way to do that. Right. Is to have it come to your house with someone else's name on the mortgage.
I mean, that's what I'm kind of doing right now.
So there it is. Right? Yeah, but you're house hacking too, so that's awesome. What did you got for me? Don't. I just wanted to know if you.
Had a payment plan.
I think there is. Bill, can you answer?
Yeah, you can select Klarna as one of your payment options. And Klarna provides payment.
Oh, you don't have one directly through you.
You have to go to Klarna.
Correct.
Okay, thanks.
I did click on that and it's asking me for an address and it's not. I don't see a place to like put an address, but I'm playing around with it, so if I can't figure it out, I'm going to DM you.
Ch. All right, I'll get it. I. I'll make sure that we get you guys hooked up. Yeah.
I was going to say, I also did the. Tried the Clara thing, but since I have that on my website too. You have to do the two step checkout, just FYI. Because then the person could put their address in instead of just the single checkout. Yeah. I don't know if you. If, especially if you use the like GHL or something, but you have. Because the people have to put their address in there to check out and usually that's the two step checkout, but I don't know what program you're using. So I hope that helps because we're all trying to be number, you know, 1, 2, 3 over here.
You guys are awesome. Like I said, I'll. I'll make sure Especially if there's problems. Then. Then, Bill, this is recorded so you can see they got problems. So you'll have to make sure that it works for them. Now you get to make your a bunch of work for yourself. Good job. Anybody got any? I'm getting funny direct messages.
Be nice to Bill.
I love Bill. Somebody has somebody put in the chat that says anyone that's worked with Cheryl on a deal, they want to talk to me or talk to him. I don't know if anyone's willing to volunteer, but there's a number in the chat. I'm trying to make sure that I answered everything. Oh, there. So, Dan, I. It looks like you asked some people and somebody volunteered to chat with you. Did you still need more? I can have people that aren't on this call or they might be calling you. I don't know. Okay, let me ask this, Dan. Are you okay with.
Text, please. Yes, please. Kevin Colon or Cologne offered to talk with me and Linda sounded like she did, but I asked her for a number. I haven't heard back from her. I'd like to talk to two or three people.
Let me see. Is Linda still on here?
Linda Lichen?
Yeah, she might have dropped off. It's late for her.
Yeah, it's late for all of us. But. But anyway, I'll. I'll give Kevin a call. If anybody else would give me a call, I'd appreciate it at that number that I left. It's my cell phone.
Awesome. I appreciate you guys all hanging on. Thanks. I appreciate y' all hanging on a. You know, I. I see some of my fellow Jew friends on Hanging On a. On the Jewish New Year and on a late night. I know there's a lot of you that are east coast, so I appreciate you hanging out. And if there's anything I can do, let me know. And most of you, I think you know how to contact me. And then we'll follow up. We'll make sure you guys get a recording since you were on here and you registered. And then any feedback that you want to provide would be greatly appreciated. So that we make sure we give you everything we got in the program and in the future ones, and then we'll double the price because you made it better. So thank you so much. All right, well, we will. There's no other questions. We will See y'. All. Shalom. Sayonara. See ya. Bye.
