Loan advisors should ask new clients three intake questions: what they want to qualify for, when they need it, and what their full financial picture looks like. This catches problems before lenders do and prevents surprise denials.

Here are the 3 questions that I want you to ask every new client. Okay? Screenshot this one. Question number 1, what are you ultimately trying to qualify for? Is it a house, a car, a business loan, better rates? Get the real goal on the table. Question 2, what is your timeline? Is it 6 months, A year? 3 years? What is it? Because the timeline tells you how aggressive the plan needs to be, and it helps you to set up realistic expectations from day one. And question number 3: Besides your credit, what does the rest of your financial picture look like? I'm talking about their income, their existing debts, their monthly payments. This is the question almost nobody asks, and it's the one that lets you spot a problem before the lender does. So always ask those 3 questions up front, and you'll never be blindsided by a denial again because you'll see it coming, you'll prepare your client for it, and you'll look like the pro that you are.
