We're trying to run those numbers up, so if y' all could do that, I would greatly appreciate it. And getting right into the show, I got a guy that's been on here before. It's probably been like two years now. We've been. We've been. We've been working to get this one done for a minute, but I got him in the city, so we're here to get it done. So, my brother, Boom. What's good, bro?
How you feeling, man?
I'm feeling good, bro. How you feel? How you feel, man?
D's been like two, three, two.
It's been like two years, bro.
Matter of fact, years. Two years. Dang. Dang.
That's implying.
Yeah, that's a fly. You know what's funny? You ever look at when people bring up moments like this, like, damn, something two years ago, and think about, like, dang, what space was I in two years ago?
No, I think about that, like, I.
Remember the exact day I came down Here we did that part. Like, my life then and now, not even like on some financial business of mentally, personally is 100% different than it is right now.
Okay, let's. Let's get to it. So, like, break it down. Like how. Like in what ways?
Like, like, how can I put it? How can I put it? So it's funny. So. So on a bit on a. On a. On a business level, which one start out with. So. So on a lesson, a health level. Right, Right. I had just kind of just start working out. Like, I always was like, in shape a little bit.
Yeah.
But that was like, when I just started. Like, I'm going to the gym consistently. Like, I started like, maybe a couple months before that. Now I go to the gym every single day. I was like 2:30 now. 2:30 then I'm 205 now. Yeah. Run, jump, all that in shape. Like got stronger everything. So like then and now, just looking at like, day and night, I put together some new businesses, some new partnerships which you could talk about today. Even the, like, even then. My. My son, he's three years old now, better father. Just like there's a whole overall from then and now is just totally, totally, totally different space. So, like, it is. You just gave me like a little flashback like that I came a long.
Way in two years. That. That should fly by, bro. It only. It don't feel like it fly by, man. That feel like. That feel like that probably was like 10 months ago.
For real? Yeah. Every. Because we was talking about it so much, trying to put it together. Seem like I was just there last. My last month. Old times. 24 months ago.
Yeah, it's wild. So talk. Like, I want to talk about the business stuff for a second because your stuff. You've been going crazy, bro.
The last.
The last two years you've been, man, You've been. So what was the influence behind that?
I think partnerships, I think that's the topic of the day, honestly, I want to touch on is just partnership. I think realizing how far you can go, partnering with individuals and you can make more money. Like, a lot of times people want to go solo and get 100% of a grape when you can get like 10%, 20% of a watermelon, you know, make more money, but had bigger impact and had bigger influence. And I think that's the real game changer that I did. I said, you know what? And I actually put this on my vision board. So what I do every single year, I make. I break things down to, like, real what is it called when you was in school, you had like A. Then 1, 2, 3.
Like I know what you're talking about.
Putting together essay.
Yeah, yeah.
So I put that together with my goals. Like, yo, this is my main goal for this and these are the sub that's gonna hit that main goal. So I do that and then I make a vision board on top of that. So the vision board is just so you can kind of visualize like, you know, you put a picture of a commercial building, like that's the building I want to buy or I want to buy a house. That's the build I want to. That's the house I want to buy. That's just for the vision. But then when you get detail, like let me pull out my timeline. These are the things that I really got to hit. So I do both of those and one of the things I put on there is just partnership. Like over this year. Yeah, the last two years on my vision board was. And on my, on my, my timeline sheet was partnership. Like I'm going to partner with more people and I'm. Because I did a lot of stuff dolo, which I made, you know, good money doing stuff dolo. But I realized that at a certain point doing things solo is a cat because you can only go but so far alone. So when I realized like, yo, I keep doing the same thing, hitting the same number, hitting the same kind of influence, same impact, it's like, you know what, I need to kind of like get removed this ceiling and only way I can remove the ceiling by partnering with individuals.
So how do you decide like. Cause I feel like this is a thing that people ask or they want to know, like how do you decide like who to partner with?
So that's a real good question. So how you decide who to partner with? And this is good for individuals. Just listening is, you gotta. These are the biggest things you want to ask somebody in a partnership is what is your nail goal and what is your future goal, like a year from now and what is your long term goal? Like forever. So I'm going to talk on real estate and business. So you know, I'm a real estate guy. So in real estate you partner with somebody on a property, you need to ask them. So you got two different kind of deals you can do. We can buy this to hold or we can buy the flip. If we want to buy the flip. Hey, you, we going to buy this? What is your, what is your responsibility is going to be. What is my response going to be? You going to be dealing with the contractors or you just putting up money and I deal with the contractors? Are we both going to be dealing with the contractors? Hey, you going to be dealing with the stuff. So you know, when you fixing up a house, when you fix them house, you got the stuff behind the walls, like roughing phases, you know, electric, plumbing, you know, H Vac, all those things. So sometimes in partnerships, we may say, look, listen, you handle all the roughing phases. And as soon as the wall close up, I got it from there all the way to finish. So now we understand we not walking over to each other, which. That's honestly the simple part. The hard part is what we gonna do when this house is done. That's where really. And a lot of people never think about that conversation, having that conversation. And that's where things get sticky.
Why is that the hard part?
Because we always thinking about, oh, we gonna buy this house, we gonna start working on it. Boom. We never think about what's gonna happen when it's done.
Yeah.
So, like, let's say, for example, me, you partner on this house, right? And my idea is we're going to buy this house and we're going to sell it for this. And then we may go reinvest the money to go put into another deal. Your idea, Maybe we want to. I want to fix this house and sell it for this, and I want to take my money and go off to Miami with it. So what happens is, when we get down to finishing the project, we want to list it with the real estate agent. I may be saying, I want to sell my house for 370. I want to get it so fast. You know, I want to, I want to. I don't want to try to beat the market. I want to be right there. You may like, I'm going to sell this house for 400. I want to make as much money because I'm trying to take this money and run off to the moon. And now we having this conversation like, yo, bro, that's number is not going. Like, we. We might be sitting for months. Look, I'm willing to take that chance. And I'm like, look, I want to sell this stuff this first week.
No.
So. But now that people don't really have that conversation, we just think about, yo, we're going to sell this, we're going to flip it, we're going to make a whole bunch of money. And then that's when you might have a rough conversation or have problems with your partner. Because now your idea is this, and my idea is this. And let's say we do sell it. Nobody ever thinks about this. We do sell it, and then we got, let's say, 100 grand profit to hit the account. What are we going to do first? First thing one person says, yo, listen, can I go pull my half out right now? Yeah, facts, yo, can I pull my half out right now? And then the other person may be saying, like, you know, let's keep it in because, yo, what's this? Our next deal? Let's reinvest it. A lot of individuals, especially people just starting in partnerships, never have a hard conversation on what we going to do with the, the funds. Are we going to take our split, take our money and go separate ways or we're going to reinvest it and they wait, people wait until the money is cleared in the account to finally have that convo. And that's the wrong time.
Damn. No, that's, that's, that's definitely the wrong time because you start getting, it's all. It's always going to be somebody that start getting these ideas on what they could do with the money or might be somebody that needed more than the other person.
Yeah, yeah.
So that's, you know, you ain't lying.
And then, and then the second piece, that's where you flipping now. You buy and holding a property. So everybody needs. If you plan on becoming a real estate investor and want to invest with somebody long term, like, hey, bro, let's buy this triplex and let's. We gonna buy. We're gonna rent out X, Y and Z. We're gonna buy it, we're gonna fix it up, we're gonna refinance, you know, pull our money back out the property and then we're gonna rent out each unit. We're gonna, you know, make the rent. You may have, I may have ideas of I wanna make cash flow like I want. Let's say we. Our mortgage on the building is 1500amonth. I'm just throwing our numbers and we renting out each floor for $1,000. Let's say we make $15 cash flow. Just whole numbers. For individuals on here, like, oh, it's really more just whole numbers. Right? I may say, look, we're gonna make 1500 profit. You 750. 750. We both go out by day. We making cash flow. You may say, yo, I want to refinance this property and I want to pull more money out so we can get a whole husky lump sum out. And now we only making $300 profit every single month because, you know, you got you. You guys know how it works where you pull out more of the mortgage out, you more. Pull more money out. The mortgage payment is higher. So there's messing up your cash flow. I may be a cash flow investor. Like, I just want, I want more cash every single month. You may be like, I'm trying to get this lump sum tax free so I can bust another move. You're thinking, like, I want to take the money out so I can bust my whole side move, but you making your side move is messing up our cash flow. That's a conversation right there. Or you may be somebody that's like, I wanna keep all the money in the house because 30 years from now our kids gonna be. Now I'm sitting like, bro, I ain't getting this for 30 years from now. Like, I'm trying to make money now. So. But nobody ever had these conversations in partnerships. So now individuals like, we sitting there at the closing table like, wait a minute, wait, we not pulling no money out. No, we gonna keep everything in. Nah, bro, I need my damn. I need all my money back. And I'm trying to profit every single month. Or you might say, yo, listen, let's max this refi. Let's pull everything out, you know, even though we're going to make $300 a month, but we got this 20, 30, 40, $50,000 cash out right now. And I might be like, no, like, I need cash every single month. That's the whole point. I got into this for passive income. These conversations you got to have, man.
Nobody likes to have the difficult conversations in the beginning though.
Nobody like having these conversations in the beginning and nobody like having follow up conversations because things change. Some projects take two months, some projects take 12 months sometimes. I was, I was with my guy last night and he do new construction. So some of his projects might take, you know, 18 months to build big, big buildings. And you know when timeframes like that, you gotta have follow up. Like, are we still on the same plan? Because 18 months from now we might be in two different spaces.
Absolutely.
You might be down on your ass at this point. You might really need cash, so we might need to. You might want to change the script or you might be in a different space where you made so much money in a whole nother business where you like, listen, I ain't really worried about this house no more. Like, I ain't like, I don't need to pull no money out, but I might be still in the same space I was. So these follow up conversations and Partnerships is important.
I want to. I want to get back to the goal thing for a second. Like, at what. What point of the year are you doing this?
I start working on my goals in between September and October.
Really?
Because you want to start prepping yourself. So every single year since I got started on real estate, I made money on January 1, January 2. In real estate, you make money, you do a deal 30 days before, you get paid, 30 days later, 45 days later. I always made money on January 1st, January 2nd, January 3rd, because I started putting a deal together 30, 45 days in advance. So the same thing with your goals. Why would you wait till January 1st to start something? Because you might not get paid until January 30, February 1. If I start working on something November, I gotta. I'm walking into the new year with a bag.
So I love that.
Yeah. And you gotta build momentum up.
Yeah, that's right.
You gotta build. If you start working on something September, October, November, you can build momentum up. So when January 1st hits, the other piece with the goals is people always think about. Let me ask you this, right? You got this new business, you got. You want. You want to start making more money, right? What's the first thing you do? You think of ideas?
Yep.
This is the idea I have that I want to. I want to start this podcast, right? I want to start this podcast, right? And that's my idea. I have. And then the second thing people do is what they research. Let me research some information about podcasts. Once they got the idea, they do the research. The third thing is they go ahead and execute. Let me go ahead and execute. I got enough game. Let me go run a play. Nobody ever does the fourth thing.
What's that?
Think about the resources they need. Like, what resources do I need? Okay, well, I'm in need. I can't do all this stuff. I'm going to need a team to go ahead and do this. You know what? Who's going to be getting the guests? Maybe I need to hire an assistant. Go ahead and help me find some people. Maybe I need to hire PR person. Nobody ever thinks about the resources. And that's why a lot of ideas and businesses never take off as fast or as far as they want to go. Because people skip on the fourth thing. Like in real estate, I want to buy a hundred buildings this year. And then at the end of the year, you're like, damn, I was only able to buy two. Why? Because you never sit there and got the resource you need. You want 100 billion, you need a lender. You might need more than one lender. Oh, you know, I'm gonna need some wholesalers, some real estate agents to find me to do. Like, it's resources that go behind us that you need to get to make the whole thing come together. And that's the fourth thing that people never, ever, ever do the got figure.
Out them resources you need. Yeah, like you said, like you said earlier, because you're not. You only going to be able to do so much stuff solo, for real.
Exactly, exactly.
And if you're trying to scale, like.
The biggest thing I did for 2023 is. Which helped my 2023 tremendously, I hired a personal assistant. Like, I had VA assistant, but I.
Had a personal assistant that's with you every day.
Yeah, like my personal personal assistant. And it was a game changer for me. Cause that was that resource. I couldn't only I couldn't think and manage but so many things. And the VAs can only do but so much like they is overseas. When I hired that personal assistant, that was that resource that moved the needle. Cause now she can manage and do a whole lot more behind the scenes and be that third eye for me for other things. So that was the resource and that was that one little piece. And it wasn't even like, I did more stuff. She just did more stuff that allowed. That was the reason. Change the needle.
It was a game changer.
Yeah. Hell yeah. Hell yeah. I doubled her pay. Really doubled it. I was like, yo, it's worth it. Like, just so you.
You advise, especially people that can afford it. You advise everybody that can afford it to get one of those.
Yeah. My first mentor, not my first mentor, my second mentor in real estate told me to. He said, yo, put 30,000 to the side and hire an assistant at that day and age. I was like, 30,000. The pace of my man, I'm trying to figure this, like $30,000. He said, Put 30. I said, Bro, you tripping. Like, what you think? Like, I'm just getting started. He said, bro, it's gonna change everything. Hindsight 20 20, man. I should have. I should have listened. I should listen. First thing somebody should do is. I wouldn't say that's the first thing you should do, but that's something you should do in the beginning. You should early, like, first thing you should. Obviously you just getting started. You might not have the money to get an assistant, but the first, like, early stages hire an assistant because they can free up time to do all the things that you don't need. To do. Like what I do is I plan on my day. I use three colors. It's green, it's yellow and blue.
You got this on the calendar?
Yeah. Okay, so like this is what you do. So you write out your whole day?
Yeah.
8:00Am I'm doing this. 9:00am Doing this. 10:00am I'm doing this your whole day. And then you write down all the stuff you're doing and then you highlight each color based on what you're doing. So blue is things only I can do. What's things that only you could do? Shower, eat, pray, whatever those things are. Go to the gym. Those are blue. Green is money making activities and yellow is things that need to get done but can be done by somebody else. So real estate is putting lockboxes on houses or showing a property. You just want to see the house. You don't care if I open the door or Joe Smo open the door. Facts so high, Highlight auto St Jellos, what's green activities, going on, appointments with sellers, you know, closing a deal, you know, following a follow up calls, doing a podcast. Like these are the things. Like the direct result of that is a check. So once you start highlighting all the colors you gonna realize dang, I got a lot of yellow on here. The system fills in the yellow. So now you can replace that space that she took out your calendar with more green. Now you know your calendar is just blue and green all day. So the system do that.

No, that's, that's game, bro. That's, that's fire. Because like, it's interesting because when I talk to a lot of business people, like the ones that's doing like nine figures and stuff, they always emphasize on money earning activities and they feel like that's such an undervalued conversation. So break, I want to, I want to ask you, like, just break that down, what that means when for the people that's listening or watching, they'd be like, what the hell? Money earning activities, like break that science down.
The direct result is activity is a check. Like it's money in the bank. Either dark like immediately or is about to be money in the bank. Like for example, let's say you use podcast, for example. You recording this episode may not be direct money like right at this, right at this moment, but as the podcast views get up, you know, different things. I, I don't, I'm not, I don't know how the podcasting work 100% but I know more views, more income and different things like that. So you know, this is a money earning activity because the direct result of this, add more views, add more subscribers, add more sponsors, add more this influence all different types of things. So when you need to focus on your, like, think about this. This is another game changer for me. Before I do anything, I sit there and think about it like, what's the, if I do this, what exactly I'm gonna get out of this? And it's not even to the thing. You know, some people like, why everything. You gotta get something out of it. It's like, no, it's like, yo, if I make this move, like, what am I gonna really get out of this? And it may, and it's not always money. But think about it. Like, let's say for example, if I. You go back to your hometown If I make this move, okay, I'm gonna see my mom's gonna make her happy. Okay, that's worth it. I'm gonna go ahead and do this. Is it worth it? But if it's not too many worses on there.
It's like, why am I doing it?
Yeah, why am I doing it? So that's the same thing with money making activities. Like, if I make this move, like, what exactly? How much money am I going to make out of this now and how much money I'm gonna make out of this later? And it helps you understand, like, should I be doing this or not?
And that's, that's thinking steps ahead. And that's like. It's a phrase I used to say. I'm like, that's kind of like being like a, a human calculator, calculating, like, what's this move gonna lead to? I feel like oftentimes most people don't think about. We just so focused in the now, we're not thinking about like, what's the cause and effect of what I do.
Yeah.
So, but like I'm trying to think of the way, how to act. Why do you think that is though? Because even business people, right, they. That, that doesn't. You know what I'm saying? Like, it's rare for your thinking pattern. That's rare. That ain't common.
Yeah.
Most people just like, I'm doing this right now. I'm just going, I'm going with the flow kind of thing.
I think you gotta. Everybody, everybody is easier said than done. Everybody gotta stop at one moment at some time throughout the year and they gotta stop and they gotta sit there and reflect on the last couple months or the last year, the last year. Like, how much movement did I really make? Like, not how much running I'm doing. How much movement on the board did I really make? And you start thinking like, damn, like 12 months passed. I ain't really get moved in a whole nother space. That's when you start having that moment. Okay, I need to switch some stuff up. Like, I really, I'm on this board, this Life board. In the last two years, I only moved up this amount. Like, and obviously everybody not going to just go from here to here, like, it's just life. But when you sit and look like I only moved up like two spots, like, ain't really. You start thinking, all right, what am I doing? I'm going out every weekend. I don't be doing this. I'm not doing that. I'm not doing this. I'm running around doing this. And that's when you had that. It's all steps. It's like once I have that conversation myself, reflecting on my last six months, two months, two years or whatever, then I start thinking about what am I doing? And then you start. The next thing you start doing is like, okay, let me start thinking about what can I cut out? What can I be substitute? And it just is a domino effect.
Domino effect, yeah. Well, let me ask you this. If you had, like, and I love asking people this question, what would you say is your three money principles that you live by?
Three money principles. So the three money principles that I live by, that is, I would honestly say is this. So I'm change it. Three money principles, business principles.
Okay.
Is this going to actually provide real money? And real money is relative to everybody. Okay, so like, okay, like $10,000 in.
A real money deal.
That's a good one. So real money to me. So let me ask you this, right? Okay. You talking about real money over a year or a day or a month?
Let's say, let's say over a month.
Over a month. Real money to me, over a month is over six figures in a month. So like over a hundred thousand dollars over, you know, 200,000. That's like, okay, that's good money. But for me, if someone says, yo, we gonna run this play and we gonna make 5,000 this month, I'm like, to me it's like, I don't know. Unless I ain't doing nothing right.
If you gotta put some work into.
It, I gotta put some work. And it's like, I feel you.
I feel you.
Like, like, is that gonna move the needle? Is that really gonna move the needle? You know what I mean? So, but that goes into. The second thing is one, is this move, is this business gonna make real money? To me, like, to me, to some people, $100,000 a month or 200,000, that ain't real money. They gotta make two. I know some people that they have to make $5 million a month. I literally know some guys like that. Like, I'm not at that point right now to where I can say that, but I know some people are like, yo, listen, I was talking about one of my mentors yesterday. He said his payroll is 250Amonth. His payroll just 250Amonth. So like, he has to make WAY More than 250, you know, per month. So, so that's, that's one. The, the second thing is, is this something that I can remove myself from eventually this goes back until, like, how much you plan? Yeah. So, like, if I. If I. If I put this together with you to make this, Like I said, let's say we just use 5,000. If I put this together with you to 5,000, is this something I'm going to have to keep doing every single day? Or like, we going to put this together on Tuesday and I ain't got to do nothing no more? That's why I like real estate. You might fix up a property, get it all situated, and you might only make 500 or $1,000 a month from the tenant. But I got properties where the tenant been in there since 2017. I ain't seen them since. I'm running out for 1250amonth. I haven't seen them since. So that's what I mean, 1250 is not a whole lot of money every single month.
But.
But if I did something six, seven years ago and I. That's what I mean, is this something that I can eventually remove myself? Like, one of my businesses that I started for my mom, we do event spaces. So, like, we run out of space. People had baby showers, bridal showers, and stuff like that. I set that up for her. Got that build up, and it was running. I don't even go there no more. I go there once a week. Literally go there once a week just to pop in.
That's fire, bro.
Yeah. So, like, that's something that I remove myself for rental properties. Once we get it up and running, we're in this property for a month, two months, three months, but then I can remove myself. So that's the second money principle. Can I eventually remove myself from that? From that business to where it can run on its own, whether I'm putting somebody else in it or is like, automated? And then the third thing is, is it long term? I'm at this point in my life where I don't want to run plays. I want to run businesses.
Facts. Plays is okay. I was gonna say break down the difference.
Plays is like, okay, I'm getting in this. We gonna. It's a play like, yo, we gonna run this play. We gonna make a quick this, and we gonna get out. Boom. Well, what you realize is now you've been running plays for five years now. Like, you keep. Oh, what's the next play? What's the next play? What's the next play?
Same spot.
Yeah. You don't realize, like, you not really moving nowhere. You just. You just building up motion in the same spot, which I'm not saying there's nothing wrong with it because you making money, you doing something, but eventually you want to turn that play into a business. So that's my third money principle. Can this actually turn into a business? So can it make some real money to perspective to everybody? Can I eventually remove myself and this something that can actually sustain? Like, we gonna run this, like, long term. Like, one of my. My business partners I talked to, I asked before we got in business, I said, yo, is this something you trying to do for two, three months, or you trying to do this long term? Because you only try to do this for two, three months. I'm gonna have to pass on it. Cause I'm not into running plays no more. A couple years ago, maybe two, three years ago, when we first talked, I'm with a play all day. But now it's like, you kind of burn yourself out running on plays, bro.
Plays like running on a hamster wheel. That's how I see it. I was just talking about this. Yes. The day before yesterday. I'm like, plays that shit, you gonna run yourself out, bro. You'll be burnt the fuck out.
That shit be burnt out. You like, yo, man, like, dog, we. And this feel like you know what a play feel like? A play feel is like, well, I'm trying to think, what video game is this? You ever play a video game and then let's say you die and you gotta start from ground level all over again. Running a play is like building this whole thing up. We get the level 10 and then we down. We gotta start from jump street all over again for the next play. It's like, it's like, bro, like, dog, I don't. You ever play a video game and you die. Be like, man, I play this on the market, I don't feel like starting over. Yeah, I don't feel like starting over. That's how I feel.
That's a good ass analogy.
That's how I feel.
That is. That's basically what a play is.
Yeah. And I don't feel like dying and starting over every single time.
Like, and plays. Somebody told me this a while ago, plays. Or we want to call it hustling. It ain't built for big business. No, there's only so much money when.

Don't make running plays. If you're trying to hit that eight figure plus and say even seven figures in a lot of instances, yeah, you ain't gonna hit there. Get it? Hidden plays.
Yeah. And I think you can run a play. You could run a play and hit seven figures. Like a million running a. You could run a play and hit 2 million, 3 million. But like is dead after that. You know what I mean? Like, and like I said, that's relative. Everybody. Some people, some people will say right now, like yo, if I made a million dollars, I'm quitting. I'm done. I'm life over with. I'm. But like once you in once you in the midst of that, like, it.
Ain'T happening like that.
Nah, nah, nah. You can make, you can make a. A million dollars in a month. And you like, I'm good. Next month. You like? Or not even next month. Maybe the money that they like. Wait a minute. Oh, shit. Like, I need to make some more bread.
It's not as much as I thought.
It's not as much as you thought. It's not much. It's not as much as you thought. And people, everybody think that making a whole lot of money is the check clear. That just dumb. You still gotta pay out people, you still gotta taxes. There's a lot of things that go in when you actually make a check. So people think, oh, I'm about to make this million life over. I'm retiring. Like, no, you gonna realize, dang, that million went to 850. That million went to 750. That million went to 650. Cause you had to pay out different things. Pay out. People pay out partners.
Lifestyle change.
Lifesty. Lifestyle change. Yeah, that's a. That's a whole nother.
That's man.
That's a whole. That's a whole man, bro.
Go ahead, talk about it.
I know for me, I know for me personally, I moved into a better place every year since I started real estate.
That was probably every year. Every year.
Every two years.
Okay, okay.
Every year, every two years.
Damn.
I went from. I went from living in. I got in real estate in 2017 from living in a house that I own, and 2017, I went from living in a house that I own. I had to pay. No, I own the priv. Like a. I don't say a fixer. Like it was good enough to live in, but it wasn't like fixed up. And Philly is an area in north Philly, right? I lived in that to now. When I first got in real estate, start closing some deals, I moved to an apartment where I was paying. It was like 1600amonth. It was a one bedroom. But you know, when you. When you move into a place, they say you can get two months rent free. Yo, divide my shit up over 12 months, bring my thing down to 13 on it. So I was living in that. Then I moved in. Then the next year or the year after that, I moved into something that was 2500. Then I moved into something that's 3500. Then moved on to the 4th.
Yep, keep going.
It just keep going. Then you got two spots. I got something over here, 2,500amonth. Then I got something over here. 3,500amonth, two different parts of the city. You start. Yeah, that lifestyle change is wild.
And the crazy part about it is it happens without you even like realizing it.
Buying more than one car. Yeah.
You don't even realize until you start thinking like, damn, when I get all.
This shit, I'm paying $10,000 a month between. Between just overhead, just stay. Not even overhead, like all bills. Just between like a car and two places. Like wait a minute, how the hell you start thinking like why spend $10,000 a month? You know, just between like a vehicle and like having a house, a roof over your head. You like, what the, what the fuck am I doing?
But let me ask you this though. With that being said, do you think going through that as a business person, if somebody making money, do you think that's necessary to get that out your system?
That's a good question. I think, I think it is necessary. I think it is necessary to get that out your system because it helps you realize like for example, now. For example, now I live in a house now.
Okay.
All the places I lived in before was like penthouses. I'm not pressed to live in a penthouse no more because I got it out my system.
Facts.
When I first watched Power, you know James, he got the craziest palace in New York. I was like, I want this floor to ceiling windows. I moved the net like in 2018. When I moved in 2018, I moved in an apartment. It was Florida ceiling windows. And it was a one bedroom apartment. Floor to ceiling windows. Nice. And I lived in it for the next couple years. And then last year I moved into a house and I was like, I don't need the pounds vibes no more.
Same here, bro.
Yeah, I don't need like the house is where it's at. It's vibes, it's energy is different. It's peace, peace, quiet. So getting out your system is important. But I do believe that everybody should and this probably going, you know, ruffle feathers. I believe everybody should move into something where it's a little more expensive for two reasons. It's going to make you grind and it's going to make you connect with other individuals in that building. I made money with people that lived in my buildings because they were business owners just like me.
Really?
Yeah. The place I moved into is like $3,000 a month for, for rent. Who you think is in the gym with me? Other people that can afford $3,000 a month and rent. They other business. Couple of my tight Friends, we playing basketball with each other, we lifting weights with each other, and we start putting business together. And then also too, when you living and everybody is different, but sometimes when you living in places where there's no expense over your head, you don't move with a sense of urgency.
That's true.
You got some people that just got it in them. Like, I can live in. I know some guys that can live literally in the basement of their mom house or and grind, make millions. Cause they don't. But I know some people, everybody can't do that. Some people I needed to be around something that was like, yo, I got this bill, I need to make 20x more than that. Some people like, man, I only pay five dollars a month. I'm cool, I can make two grand and I got change left over. Some people like that. So I think you do need to move into something where there is some overhead that make you like, all right, I gotta get off my ass, I gotta do something. Cause I got this bill to pay and everybody's different. But that's just my opinion.
I feel like, I feel like most people are like that if they got very low expenses they only strive for. It's like, I'm good.
Yeah, I'm cool.
It's only, I think it's only a few. I think it's. I don't think it's as many people that can have that kind of lifestyle and be out here working still.
Like, there's only a one. I feel like it's only. I only know 1% of people that like this one guy, he made millions living in like a corny ass apartment. One bedroom, like a studio apartment. Like nothing crazy, nothing flashy like matches on the floor. And he was running up millions. I only know two people like that. Two people like that that really can live like that and still have that grind. The rest of the people, man, my rent only 5. I don't need my rent only. I don't need to work that hard. Yeah, I'm cool, I'm cool.
Because most of us don't need it a lot, but we. Once you expose yourself to things, open your mind up, you say, damn, I can get that. I'm going for it.
That's the other piece about living in somewhere just a little more expensive because you start seeing stuff, you might see the parking lot, parking lot crazier. I advise everybody to go out of town at least once and rent a nice airbnb. Rent a car like fly. Steve Harvey said this fly first class one time. Because when you start realizing, like, okay, this is different. This feels different. This is a little different. This is inspiring me a little bit now. Okay, now the next question is, how much does this cost? Then the next question after that is, how much do I need to make to afford this? You see how it's a domino effect. Life is nothing but the mental is nothing but a domino effect. You think about it. If you see something, it makes you think about it. Now when you think about it, you start analyzing.
How can you get it?
Exactly. But you. First thing is what I need to see it.
No facts.
I need to feel it so I can start thinking about it.
Yo, that's so real. Because I literally, like, I live out in the country now, and I'm seeing different stuff than what I see when I lived in the high rise in the city. And somebody in my neighborhood, bro, he got a. He got a gas station at his crib.
Damn.
A private gas station just for him. Not that many cars you got. He got two pickup trucks, as far as I know. He got some other vehicles, too. But I don't know exactly what it is, but I know he got. I got a picture of it. I'm gonna show you. He got a. He got a gas.
Gas station.
Yeah, bro. I've never seen it. So when I seen that, that. I ride past it damn near every day just to be like, yo, I never thought. I didn't know that was a thing. I know that was a possibility.
Yeah.
So now I'm talking. I'm like, yo, I'm like, give me some more land. I might see. How can you do something like that? I want to go. He got, like. He got the big ass gate around this. So I want to really knock on, bro Doe, like, hey, bro, how you.
What's up with this?
What's up with this? Like, bro, how you get the guy. He got one pump. It's one pump. And that set up nice, bro. If you see it, that, like, plus, bro. Yeah, it's just for him, they ain't got to go to the gas station or nothing. And I ain't never, like, living in the city. I would have never been exposed to no. Like that.
Now you think about it like, yeah, like, so what's the benefit of that?
Exactly.
All right, now what's the benefit of that? And they used to find out, what's the benefit now, how I can do it? How can it benefit me? What do I need to do? How much does it cost to do this? How much am I saving on this? What the. The Mind starts thinking.
That's what I'm saying. My mind starts.
Human brain, we start thinking. That's. That's called evolution. We started. All right, this. Making me think about it. All right, what's that then? How we do this? Then what's the next thing? Then what's the next thing? How we grow, how we grow, how we grow. And it all starts.
Just. Just zoom in.
That's wild. That's wild. That's wild.
Yeah, bro. Like, I ain't never. I ain't never seen. I ain't never seen no like that in my life.
I'm like, yeah, that's wild.
Yeah. Yeah, that's different, ain't it?
I wonder. They had to dig up the ground and put the oil. Now I'm thinking, like, that's wild.
Yeah, bro.
Yeah.
But I'm like, I see a lot of stuff now that I live in the country, though, angle. I see a lot of stuff that's like, oh, like, you ever seen a documentary about the. And it's random as hell about the murder. It's called the murder. No, it's called. Is it murdering? Murder. It's called, like, the Murdoch family?
No, you've seen that.
So it's about this, like, this wealthy family in South Carolina. They, like, on a law firm for, like, generations. They've been, like, running the county for generations, bro. And they got one. One of descendants. They got 100 acres, and they got. He got three kids and his wife. But it's crazy. They start, like, killing people. He killed his kids. He started. They had a. They had a jet landed on their property. They just take off jets. It was like, allegedly, they was, like, selling drugs, but they just started living, like, real lawless and doing, like, pretty much, they thought they could do whatever the. They want to start just killing and. But now that I live out in the country, I'm like, I can see how somebody can start thinking like that, because when you out there in the country start doing. You start feeling like, I could do whatever the I. Whatever I want to do, I can do it. Like. But dude putting the gas station in his crib. I mean, I can see how somebody would start, especially if you already got an evil, vindictive mindset how you can start going the completely opposite direction because you start from, like, man, I run this. I can do whatever the hell I want when you got land and all that.
So that's wild.
That's something. I just like being. Being living out there for two months now. I'm getting exposed to different things. I'm like, yo, this.
I know I told you on the gram, but again, person, congrats on that.
Thank you, bro.
That joint nice. I seen. I was like, oh, that's lit. I said roping, grinding. Last two years.
Yeah, bro.
Talking about movement. That's what you talking about.
Movement, saving, grinding, all that. One of my, One of my neighbors, he just got a 488 Spider White joint. Damn, that hard, bro. I'm like that type of. I'm like, yo, this, this is, this.
But you gotta like you being in certain environments too long, you're never going to see that type of stuff. Like me, if I'd have still been living in that crib down north. Well, in Philly, we call it North Philly, but okay, yeah, but in Philly, we say down north. But I never would have like, I would never want to see that. There's no Ferrari on the block. There's no like, man place I lived in. It's Rolls Royces in the drive. I mean in the parking garage, Ferrari's in the parking garage. All type of stuff like, you know what I mean? So you never. Somebody told me this. If you are, if you are the biggest person, where you at, you, you, you in a cage because you're. How, how are you growing? You know, you're not even seeing nothing. You're not even feeling nothing. You're not even catching no energy to grow. You know what I mean? And also for. For isn't. It's not even the best. If you want. If you live in this apartment complex, you live on this block, you live in this neighborhood, you got the nicest car, you got the nicest everything. Like it's nothing inspiring you. Everybody's attracted to you. You know what I mean? Everybody's pulling from you and where you getting your inspiration. Like, shoot, even in Philly, that's even a target now. You're the nicest person in that section. So you got. It's a lot of different things to think about and why you should start. That's why I challenge everybody. Like, figure out, don't go too crazy. You know what I mean? Don't go in and get a $10,000 apartment or a $10,000 a month house. But, you know, try to find something that's a little past, Stretch yourself a little bit and figure out how to make it happen and then go from there. But let's. Everybody gonna look at it as different. Financial advice though, with that being said.
How do you navigate? Like, because you still in your 20s, right?
I just turned 30.
You just turned 30. Happy? Later, bro.
Thank you. Thank you.
You killing it, making a shit ton of money. But you still like in Philly. And I know Philly, a wild place. And just anywhere in the world when you at that, at your age, doing what you doing, you start going to rarefied area, there's not many people like you around. So how do you navigate still being a Philly, that's your hometown, and being.
In this position, bro, I'm gonna be honest with you. That's the hardest. That's the hardest thing I'm facing right now. I bet it's the hardest thing I'm facing right now. So, you know, my son is 3, so I'm gonna be honest. I'm staying in Philly just for him, for him. Like, you know, family reasons and different things like that. So, like, I'm there. If it literally, if we got older or, you know, whatever, I'll be gone. Like, I'll be gone. But it's, you know, being close to family and stuff. Because what I realize is a child still, even though you can like, you can like, my son, he real close and attached to me, but. And I realized I wasn't bringing him around enough people, enough when he first was born. And then now I bring him around more people. Like, you know, at one point, like, my mom wasn't even seeing him like that. Cause he just be in a house, like daycare house, daycare house. Like, only times people see him, they came over. Now I'm letting him go over places, letting him be around more cousins, letting him be. And I see how he's developing a little more, not just being up under, you know what I mean? So that's one of the reasons why I, you know, still stay in Philly, you know, for. For child reasons. But the other piece is what I did. I moved to Jersey, okay? So I. I live 45 minutes outside of Philly, so I can get back to Philly, but I'm out of there at the same time. Yeah, I'm out of there. But. But yeah, it is. It is something you do got to think about to navigate. You know, you start thinking about, like, what's really important, like, what really makes sense. Like, before I cross this bridge and go back to Philly, what am I really going over for? Like, does this make sense? Like, is this gonna be an opportunity? It's gonna be a move? Is this gonna be dangerous? Is this gonna be like, you start thinking about, like, nah, I'm just taking my ass over in Jersey and the Other thing do to help me navigate, like Dallas, bro. I'm going somewhere every weekend. Every weekend. Every weekend I'm going somewhere. Like, for example, I take my son to school, you know, for first thing in the morning every day during the week. So I might go somewhere Saturday, come back Sunday night every weekend or every other weekend. No lie. I'm going somewhere once or twice a month. Not even going somewhere to party, bro.
Handle business.
Handle business. Put together relationships, set up partnerships, but also just to get some different vibes, to have some different conversations. Like. Like, for example, one of the reasons why I'm down here today is to link up with somebody that I was linking up with yesterday.
Yep.
You know, doing. Doing crazy in real estate. I'm like, you know, I'm gonna come down here, we gotta kill two birds. I can politic with him. I can do the podcast. It makes sense. You know, next weekend I'm going down. Next week I'm going down Florida because somebody I know is having an event. You know, we can go to the event and then we can politic afterwards. So I'm thinking about. Okay, not even a party. I'm not even thinking about going over the party. I'm thinking about. All right, let me use this time to go ahead and have seven, eight, nine figure conversations every weekend.
So, yeah, you be moving, bro.
Yeah. Cause I know in Philly, I don't really have a lot of those conversations in Philly, so I'm gonna use my time wisely. Okay, Hop on this flight and you think about it. Some of these flights is $200, $300. I've been. I've been. I've Been to Atlanta for $40 a couple of times and not even sitting on the back of the plane. You still got a good seat. It's just that that flight, nobody was booking it just whatever reason is. So, like, I challenge people to just dip out. It don't cost as much. You think Dip out. Let me look up what events going on in Atlanta. Let me look at what events going on in Miami. Let me look at what's Vince going on in Dallas. Oh, this is a good business event. Let me just go. You're gonna spend the same money in the city.
Facts yours probably even more.
Going to hookah lounge already. You're gonna spend the same money. Yeah.
And I only got a couple more things for you. I know. I've seen the clip. You a viral, super viral on the gram about how to get rich with your friends.
Oh, yeah.
I'm pretty sure a lot of People probably hit you up about this. So break that down just for the people that's hearing what we talking about, but they probably haven't seen or heard about it.
Yeah, yeah.
Three of your. Two of your friends. Three of your friends.
Yeah, yeah. So my guy, my brother Smitty, he put that together, right? And then we all collabed on it. And it's pretty much. And I want to dive deep on this. It comes back to what I said is partnerships, like you can go further together. So what a lot of people know is there's some banks, like on one bank, I just give you guys key bank. If you apply for a line of credit or credit card under $50,000, they don't ask for no documentation. So, yeah, all you need is a loc, your ein number, things like that. And then now if your credit score is over that 680 mark, obviously the 700 is way better, but that 680, is that like that break even. So if you have over that, you can get approved for up to $50,000. They're not asking for no documentation. You know, things like that. So now if you have, you have two or three friends and each one of you guys do this right now, you. That's. Let's, let's just say breaking the meat in the middle. Let's say you got. Each one of y' all got approved for 33, 69 that $90,000. You guys can put that into a building, you guys can put that into another business, you guys can put that into life insurance. And then it just domino effects on from there. But it started with. Now if you only got approved for $30,000, there's only about so much you can do. But now it's two or three or four you guys all getting approved. And remember, this is per llc. So imagine you got two of them. Now, let's say each one of y' all got $60,000. Now, now, the, the, the, the, the, the gap widens of things you guys can go ahead and do. And that's how we set up. And also too, when it comes to partnerships, how getting rich with your friends identify what everybody's skill set is. Right. I'm glad you asked that too, because a lot of people think I can't do nothing because my position right now is not. I don't have the best resources for what I want to do.
Exactly.
Everybody had, Everybody is good where they at right now. They just know. They just need to know how to find the other piece of the puzzle that they need to make Their spot shine. So let's put this in for example, right? I'm a real estate investor. Let's say I'm good at finding properties, I'm good at negotiating deals, I'm good at managing contractors. But I just don't have the best credit right now. I made some mistakes, my credit got shot, you know, just shit happened by me being in the field, managing contracts, doing I missed a couple payments, just forgetting about it. You not the best with. You not the best with. So I have skills, I have resources, I have leverage, right? You're not the best with finding deals, you're not the best with contracts. You not even good with telling people.
What to do, right?
Your credit is a one. You may got 50, $100,000 in the bank or you might got 50 to $100,000 in available credit. Your puzzle piece connects perfect with mine. Because if you can't do nothing with the money, if you have nothing to buy, I can't do nothing with the deal if I don't have the money to buy it. We can connect perfectly. Yo, let's partner. Look, I'll handle the field work. I just need you to come with the down payment. I just need you to sign off on a loan. And what people don't know is you guys can put together an agreement, buy a property and you can change the ownership a little bit on an operating agreement where their name is gonna get pulled first on a loan application. So make them have a higher percentage than yours and a lot of lenders will go ahead, okay, they have the higher percentage, we'll use their name as the on the loan application and to pull their credit instead of yours. So now we can go ahead and partner on this deal and then when the whole deal is done, we 50, 50, 60, 40. However we agree to go ahead and make it, make it happen. I partner, I'm going to be honest with you. I partner with people on several real estate deals and my credit is never, never touched. I don't knew I don't put any money down because. Hey, look, listen, we bout to buy this house. Let's use whole numbers we bought to buy this house for $100,000. The lender's going to cover 80%. 80,000 in our down payment is 20 grand. Look, you come with, I found a property, I negotiated down 100,000. You come with the $20,000 down payment, right? And then now I'll manage the contractors, I'll make sure the project get finished and when everything is sitting down, let's just say we Sell the house for 200,000. You'll get your 20 brand right off the top that you utilize out of your money. And that difference will split 50, 50 or we 64. How? I didn't use no money. I didn't use no credit. You still working at your job. You still doing what you're doing. So now you're active in real estate without actually physically being in it. It's a win win. It's symbiotic. And that goes with any business model. Any business. You have enough resources where you at. Like even on another business aspect. I may not be good with camera light. I may not be good being on a camera. I may not be good with, you know, talking a lot. I may not be good with, you know, interviewing people, but I'm good with working the cameras. I'm good with putting the setup together. Let's partner. I'll handle this while you handle that. And then we can do whatever we need to do money wise and things like that. You know, I may be good at following up with people. I'll follow up with the interviewers. Like you got to just figure out what it makes sense. I made millions in partnerships from real estate partnerships from business partnerships, from all different partnerships just from understanding the resources that I have and you know, the research you have. Okay, you got this whole puzzle together, but you missed like two, three pieces. Wow. I got those two, three pieces. Let me just plug my shit into you. And then we got the whole picture painted like. And that's, that's really what. And I, I trust that so much because there's so many people right now that sitting on two or three pieces of talent that they not utilizing because they worried about the other 10 pieces that they don't have. Let me just add my pieces to somebody else puzzle and we're gonna make this whole picture and then we all gonna break money.
That's game, bro. That's some real value right there. And this, this the last thing I got for you before we wrap up is let the people know. Because I know we talked about. You got a webinar coming up.
Yeah.
So let the people know. Like when is it and what's what that details.
Yeah. So what we do now is I do, I do a training pretty much every day of the week.
Every day.
It's a one hour training.
What is it about?
It's on real estate. So. Okay, so I do, I do a one, a 45 minute one hour training every single day where we showing people how the four step method where, how we find properties, how we actually fund those properties, how we actually fix them up, and then how we actually flip them or we rent them out. And then also in the midst of that, I show them the partnership model. How even if they don't have the best credit or don't have the most money, how they can leverage this position they're in right now to still make the whole thing happen. And that's pretty much what you do. And I have so many people. Like this one girl, she just flipped the house. And actually in Texas, she just flipped the house. Not in Dallas. It's right outside of Dallas. She flipped the house in. In Texas. And she wasn't the main partner. She partnered with somebody else. I got another per. Like so many people, when they. When you understand his model, you can start tomorrow. That's the biggest thing. My goal is to make sure people. Make sure people understand. Like, I can start today. I don't gotta wait till next month or next year when I finally hit a 800 credit score, right? Man, if I would have waited, bro, when I first got started, real estate of 500, if I would have waited. If I would have waited till I got an 800 credit score, I wouldn't. I still don't have an 800 credit score. Like, I'd have never got started. Shit would have never happened. So that's my goal, is to show people all across the world just, you know, through Instagram or through, you know, my webinars, how they can get started in real estate or in business with what they have right now.
How can the people tap into that?
Oh, yeah. So they can go to fundedandclosed.com f u n D E D A N D C L O s e d fundedinclosed.com or they can go to my Instagram ds boom. And then the link in my bio. But we do it every single day.
And make sure y' all tap in. And I'm gonna make sure I put the link to that in the show notes, where everybody that's listening, watching y' all tap into that and get to get. How much is it?
It's free. It's free.
Oh, and it's free.
Do free.
Y' all heard me. Y' all better tap in that. Like I said, the link gonna be in the show notes. But before I let you go, bro, I want you to plug all your stuff again. Where people could tap, where they. Where they could reach out to you, whether it's email, social media, like, become a mentee of yours. Like, everything you got. I want you to plug it. Yeah.
So you can just go to my Instagram, DS Boone, DS B O O N E. I'm on Instagram. You guys can send me a dm. So we do do mentorship. It's super duper private. My goal is like, I only want to. On a mentorship level. I only want to deal with individuals that's like, serious, ready to lock and load, ready to make the move. So I want you to take all the free game, all the free class, all the stuff I do. Run those plays first and then tap in with me. I'm not one of those guys that like, oh, you willing to pay me 5,000, 10,000, 20,000? Let me take the money. No, look, run these plays, test everything out, because when you finally tap in with me, it's execution. It's execution, it's execution.
And it's that, that, that trust value they like. Yeah, they gave me some free information. Yeah.
I think that's what, I think that's what made me. Has so much sustainability in this, you know, coaching space. And people don't call me scam. People don't say none of that stuff because, like, I like, people are begging me to give me money. Yo, can I be a mentee? I got 20, 000 right now. Why are you like. No, I'm cool, bro. I'm cool, bro. Like, I really, I. I can show you my Instagram right now. I turn down money all the time because. Hey, yo, did you watch the course or did you listen to. No, no, I just see you getting to it. I just want to send you the money. Can you just make it happen? Like, nah, nah, I'm cool, bro. I see how this button. No, I'm cool, bro. Watching stuff, you know, look up some houses, put together some deals and then we'll talk. But right now, you just. You expecting me to basically change your life for you? No, I'm gonna help you learn the strategy so you can change your life. I'm not doing it for you. So that's the difference. I know a lot. I know personally a lot of people that take wires and money from individuals I've heard of. And yeah, and then now they in a. Down there, they in a spiral downhill because they just was taking money. Now, like, you can't even click my link in my buy and buy anything. It's like, you can't. It's impossible. You can't, bro.
That's. I salute to you. Salute you for that for real. But before I let you go, I just want to say, man, I appreciate you coming out. Like I said, we've been working on this for a minute, but you travel so much. You always, every time I talk to you in a new city, new state, doing something. So I'm just trying to learn. Yeah, I'm happy to get it done, man. And. And wrapping up. Like I said, my bro Boom, y' all can follow him on all platforms. He had ds. Boom. And that's for me. Y' all can follow me everywhere at the Millionaire Mindsets podcast. And Xavier Miller, that's on every platform there is. And that's all I got for y' all on this episode of the Millionaire Mindsets podcast. See you guys next episode. Peace.
