It was a real log home. Him and I, he wanted to build it. It's in Lake Elsinore. Why he wanted to build a real log home in Lake Elsinore, we built one in Big Bear later, but The first one we built was in Lake Elsinore. That's what he wanted to do.

He saw it in a Sears magazine.

Yeah, no, actually he was at the Anaheim Convention Center doing a building and trade show and he saw it there.

Yep.

He fell in love with it and he said, let's go buy some land. Where do you want to go? Lake Elsinore. Okay, so we went out to Lake Elsinore and bought a lot. And, uh, they delivered the wood from— I think it was Idaho that it came from— and, uh, we put it up.

They never said, Dad, I don't want to do that, I want to hang out with my friends?

No, that wasn't an option.

Yeah, that's what I'm— that's what I was gonna say. Like, I feel like back then, you people— sons listened to their dads, and now it's like, I want to hang out with my friends, Dad, I want to do that.

Is that how it is now?

Apparently, I don't know. That's what I heard.

My grandchildren still want to hang around with me, so I guess I'm.

Can you get them to haul wood?

I got the four-year-old to help me walk the dog around the block yesterday.

He's just, he's so easy to work with. He's like the most chill guy I know. He's doing deals. He can't help but do deals. He doesn't even try to do deals and he does deals. And he has Been in real estate for a very short time, but already making very big waves. So, and what I love is that he's just, he knows what he wants. He's going for luxury markets. He's not messing around with all this like beginner crap that a lot of people get stuck on and he's just going for what he wants. And so please everybody welcome Grant Walker.

Hey, how's it going guys?

It's going great. So happy to have you here.

I appreciate being here.

Jump right into it. Tell everybody kind of how you got into real estate, what you were doing before, And, you know, the whole story, the origin story.

All right.

So I started a boat company called PCH Electric Boats, which is pretty much the 21-foot boat rentals. Take that out. And the way I got into this is I was watching the Graham Stephan Show and this guy called Pace Morby comes onto the show and he's talking about sub-to and all this stuff. And I personally thought it was illegal. I thought it was a scam. I mean, like, how can you take over someone's house with their existing payment? So I totally thought it was a scam. So do some research, learn about it. I go get his book and the month, the week his book came out, he had that— excuse me— he had that meeting up in LA. So I went up, got the book signed, met other people from Orange County. They said, hey, you part of Sub2? I'm like, yeah, I'm part of Sub2. I'm here for this book that's about Sub2, right? Not knowing that there's like a mentorship class about it. So we start Orange County Joint Ventures. I go down and then they open it up to everybody because after 2 months they finally realized I wasn't actually part of Sub 2. So now it's like we open it up to everybody. Like if you work in title, like anybody can come in, agents. And now we're working deals with a big group in Orange County.

Yeah, it's crazy. Like, I feel like you guys started that group and then like a couple of weeks later there's, you know, 50 people showing up. How'd you do that?

Uh, first, first time it was 11 people, uh, but then shout out Brenda Jones. She's like a social media superstar. She just blasted it everywhere. And then, uh, once we got into my office, it was like every week there's 50 new people, 50 new people. And it's just, I mean, we've only been open like 5 months and now it's just like the amount of deals that everybody's working on with each other. It's, it's, it's crazy.

It's cool because it started off as like A lot of beginners kind of altogether, right?

Dude, we're still all beginners.

Yeah.

I mean, I've only been doing this for 5 months.

That's nuts. And so you're, you're already doing deals like in Hawaii, you're going for deals in Sedona. Like what made you want to go after luxury markets?

So I, I looked at it like this. Where do I want to live and where do I want to visit? Hawaii is where I want to eventually retire. So why wouldn't I focus on building my network there? Sedona. I want to travel there at least 2 to 3 times a year already. So why wouldn't I have a house there when I go visit there? Augusta, Georgia for the Masters.

You know, it's like, what's wrong with Hemet, California?

Oh dude, I grew up in Temecula. That's an elephant graveyard over there. Like, I ain't touching it.

Okay.

I see what you're saying. That's cool though. Yeah, it kind of makes sense. Like, because then if you're, if you're going for deals, Then you can just cherry-pick, oh, I'm going to just keep this one and then make that my vacation house or whatever.

Exactly. Hmm. So it's like, why would I ever pay for hotel rooms now when I can just have a house for myself when I go there?

Good call.

Okay, so walk me through a little bit about— it seems like you, you're, you're good on the phones. Like, you know, I've heard you, you're obviously locking up deals, you're talking to agents and stuff. Where does that experience come from?

Dude, I've been in sales since Boy Scouts. Like, I won the little popcorn thing, top sales guy, like since Boy Scouts, going out to the 4th of July with the American flags. It's just, it's something I know how to do. It's just go get it. So, uh, I started off, my first job was like Cutco, the cutlery where you have to like pay the $150 and then scam all your friends and their parents into getting some knives. It just progressed. So it's been— I've been in sales almost all my entire life.

Wow.

Okay. And then what, what was kind of the pivot into real estate originally? Like what? Besides, it was just the Pace Morby thing, or was it like you had like—

I remember this quote. I have no idea where it came from, but it could be wrong. But 9 out of 10 millionaires made their money in houses.

True.

And I don't know where the quote's from, but it's like stuck with me my entire life. So I've—

It's like Dale Carnegie or one of those guys.

Got to be. Or maybe it was Rich Dad Poor Dad or something like that. So it was just, I've always been fascinated by real estate. I thought about becoming an agent, but I'm like, I ain't got time for that. So it's like, this was the one thing where it was the spark. And it's very funny. It's like the first thing since I've been like 18, you know, when you always start something new, like that first 2 months, you're just like, oh man, it's cool. And then the third month you're like, I'm over it. This is the first time it's like exponentially just still growing every month. I'm like, I want to learn more. I want to learn more. do more.

Heck yeah.

So I think I found my calling.

Awesome. That's great. And that's so important. It's like, I feel the same way because, I mean, we were in— before this, we were in a band. So that was the only other thing where I'd become obsessed with and just do the work and not really like worry about the outcome. And then, you know, the successes would come, which I think is kind of what you need to gain success is like, you gotta be able to just do the work and, you know, keep going, you know, and just don't stop and jump to something new. So, um, you know, meeting Joe and then getting into real estate, same sort of thing. Just have that obsession and the wanting, wanting to learn more and more and more. Um, what, what's the, the Hawaii market like?

It's the same as Orange County, believe it or not. It's like all, like everybody thinks these luxury markets are so hard to deal with, but they're not. It's, it's Orange County, California. What do we have to deal with here? Fix and flips and wraps. Those are primary, like long-term, midterm. I mean, you're lucky if you can find something like that, but it's really nonexistent. So once you get good at those two things, okay, I can find a fix and flip, which seems like everywhere in Hawaii is that. I don't know what it is about the Hawaiian market, but these guys just don't take care of their houses. They just let it go until they sell it. Otherwise, if they do take care of it, you're probably going to have to find a homestead buyer because it's really going to be hard to long-term rent that unless you're just Just you get some big house where you can rent out every room, right? Um, kind of like the PadSplit way. But right, I mean, it's tough. And do I want the headaches of dealing with that many tenants? No.

Sure you do.

Yeah, right.

Yeah, you do. Hey, Grant's like— Grant's like slogan is, I don't have time for that shit. And so I think that's kind of— it's a good way to, to think about it because You're kind of thinking of like already being retired or being the business owner who just works like an hour or something in your business, you know, a month, you know, like one of those guys. So if you're, if you're creating your whole life like that, then that's what you're gonna get rather than being in the trenches forever.

Well, I look at it like this with my business already, the amount of headaches that I have, and I've almost automated everything and I still have those headaches. I'm like, I can't imagine adding that much more every month.

Right.

So it's, yeah, like I really like the wrap strategy just because it's like, okay, I'm getting the cash flow from the house and then that's really all I care about. I mean, there's going to be a point where I'm buying a couple of houses for myself where I can depreciate it. But the houses I have been doing that with, instead of like wholesaling it, I just have a private money partner and I like, I say, look, I don't want the headaches. Once again, I'll let you have a bigger portion of the house. I'll take a smaller equity, but like you're paying for it. You're dealing with all the headaches, but I found you the deal. Just send me the checks. That's all I care about.

That's great.

How about let's let's go into the nitty gritty. Describe describe a deal.

So we got one in Awa Beach. I don't have the address, of course, on me, but. Pretty much that one I got in. This guy, they would have had to pay $20,000 to get out of their house. So I was able to come in and say, hey, I'll pay the closing costs, I'll pay the agent fees, and then we're even going to give you 10 grand if you let us take over the payments.

He was— it was a sub-2 deal.

Yes, that's all I did.

And how did you get that lead?

So believe it or not, like, there is so many subject-to deals in Hawaii. I have no idea why no one calls out there. The main reason, the other main reason I picked that market is because when I'm done with my My The Five, what's still open? Hawaii. I mean, it's still like 3 o'clock over there. So I focus specifically in VA loans because those guys are always base hopping. So most of these guys will come in zero down, but then they're gone within 2 years and then they're stuck with this house. So I just go on PropStream, I pull my low equity lists. And then I focus just on VA loans because I love them the most because they have the lowest interest rate.

So you're taking them subject to; you're not actually assuming them because VA loans you can assume.

Yeah, I'm doing subject to.

Okay.

Yeah, I don't want to pay the thirty thousand dollars to assume it.

Yeah, and and they're okay with that, you know, because they lose their eligibility at that point.

The funny part is these guys, a lot of these guys, even the people in VA, do not know how their VA entitlement works. Like most of these guys, because they bought a house in Hawaii, but then they're going. into Virginia, I mean, they'll still be able to buy a house for like $450,000 to $500,000 with like their entitlements that they still have left.

Right.

And no one's teaching these guys like, hey, here's how we work your entitlements to wherever you're going next. So once— like, that's why I'm getting ahead of a lot of people out there, because I'm telling the agent, no, that's not how their entitlement works. This is how it works. Tell me what county they're going to, and I will do all the work to show you how much they can have going into their next house. Matt Bell does a really good job about that. You know who Matt Bell is, right? Shout out Matt Bell.

Yeah. Yeah. No, it's kind of crazy because they can still get a house zero down. And even if they use, let's say they got 2 houses and there's somehow a little bit of entitlement left, they don't have to come like 10% or something and you could still help them with that. So the VA, Loan program is pretty insane.

I know. I wish my dad would let me use his.

I tried to get my dad to like let me use his, but he's just—

Really?

Yeah, he doesn't have the—

Why not?

What?

Why not?

No, no, he's down. He didn't have the income.

Oh, I see.

Yeah, they were like, you got to be making some money. He's like on Social Security or something. He's like, he doesn't have anything. I was like, okay.

Yes, that's true. So that was the only hiccup, but, um, Okay, so you get this, you do subject to on the property, then what?

So then it's a— I'm more the guy that gets like the deals under contract. That's what I like. I don't have a bunch of time in the day to figure out like all the underwriting stuff and comping. So I have a partner, Kevin Van Beek. He's pretty much a genius. He goes through, he figures out all the strategies. He breaks it down, each individual one which would work. And with Hawaii, like I said, it's not too hard. It's either going to be a midterm rental or it's going to be a wrap. So we are getting really good at finding homestead buyers for those type of deals. And luckily, because it's in Ewa Beach, it's just military guys. Like almost all of Ewa Beach is military guys. So then we're just finding other military families to come in and take over. So what we did with this one is I believe the interest rate was— I say, wait, was it 3.312, something like that?

Yeah.

So the way we marketed it, Is I don't even talk about the interest rate. I say, hey guys, bring 10% down and your monthly payment's this. So the way it worked out is we're making about $1,087 in cash flow on that house every single month. Plus we got all our money back by them putting the 10% down. And then the way I really like the wrap is because we know in about 2 years this guy's probably going to get redeployed somewhere else.

Mm-hmm.

So we have it in the contract that we have the first right of refusal to buy your house back. So then we can just keep repeating this process and getting these 10% downs.

I like that.

Nice.

Yeah.

Mm-hmm. I really like that.

Huh.

Okay. Yeah. So, so finding the wrap buyer, what are some of the strategies you guys use?

So these agents in Hawaii, there are some that know how to hustle. So I found one girl out there that is just— she understands subject-to. So now she goes to all their other brokerages. She's like, hey, who's got the low equity houses? And she finds those deals and brings them to me. But the other good part, she's representing us like she has a side hustle where she'll stage the house, she'll go through, have everybody walk the house. So she actually finds our end buyers for us. And I'm like, I have no problem paying you if you're taking all the work and right, like you earned your commission. No problem if that saves me all the headaches. So it's just once you get some of these agents that Work their butts off. It's like, why wouldn't I want to work with you all day?

That's great. Okay, so she set up showings. Did you guys actually close on on it and then find the right buyer, or in the middle of closing we were already marketing?

So the homeowner that was there actually let people come in and look at the house. So we in two days we found a buyer.

Wow, nice.

Two days.

And so I was able all you.

It's not even closing yet, and we already got our buyer. Already set up.

And, and it's just not so nice because literally they're putting 10% down and, you know, not having to qualify for a loan or anything. It just makes it so easy.

Well, I mean, they still— we still have to do like the, the background check for legal stuff, but I mean, it's like you're in the military. I can go on base and call your boss and be like, hey, this guy's in pain, what's going on? Yeah, yeah. So, but I'm digging the VA loans. And then, uh, some of the other exit strategies that we're looking at over there, which I was, I was telling you earlier, is, uh, The VA version of Section 8, which is VA HUD HUD VASH.

VASH.

Yeah.

So I've been loving VASH now. So I'm like, yeah, now we're starting to look at some of these condos that I love out there where I'm like, look, not only is it a VA loan, we're putting VAs back into this home too. So it's kind of like symbiotic working with everybody out there. I'm like, I wasn't in the military, but my dad was. So I feel it's like my way of giving back to him.

Nice. That's cool.

And so does it matter if it's low equity or not? You're just going after VA loans in general or VA low equity on market?

I look at it like this.

All right.

Everybody's got their own strategies where the market is right now with the interest rates, even if they say they're going to be dropping down for the next 2 to 3 years, why wouldn't I get the lowest hanging fruit out there? We have low interest loans, people that are going to have to pay to get out of pocket, like So just on the sell side of that, hey, I have a solution for you where you're not going to be paying to get out of your house. Like, why wouldn't I just grab this low-hanging fruit? I mean, I joined subject to— or I mean, sub to— to go for these deals. So for the next 2 to 3 years, that's all I want to focus on.

So good answer.

That's brilliant. I'm going to take that idea. So now you have a competitor.

Whatever. There's so many out there. There's so many houses out there. Grant doesn't care.

He's like, It's like, I don't have time to care. It's like, oh man.

Like, I wish there was more because the problem is a lot of these people that are calling out there, they're newbies. So like when I get on the phone, I'm like the 4th person that actually has an answer for them. It's like it's making it easier for me because they've already heard about it 3 or 4 times already. But a lot of it, I think it just boils down to personality where I'm like, I want to be on the phone with the realtor for 3 to 4 minutes tops. Here's my offer, blah, blah, blah, blah, blah. I'm done. Where there's other people, it's like, I mean, just their personalities, they'll connect with agents at a different style. But it's just, it's funny how many people are scared to come into these luxury markets when it's just, there's so many deals. The only thing I can think that's scaring people away is either A, they're worried about finding an end buyer, like, because you kind of do have to find the homestead buyer, or they're just worried about the EMD. Because I mean, if you're brand new and you're broke and you're just trying to do anything, it's just like, 1% on a $1.5 million house. Yeah, that would probably scare me too. But if you know it's a deal, I don't think anybody should ever be scared. Go for it. You're always going to find the money if there's a deal.

Yeah, I think it's— I think maybe just from being out here, you're used to the prices. But if you grew up in Alabama and you could get a house for $15,000, I don't know. And then literally Ryan showed me Joe's son-in-law. He's buying all these houses in Alabama. He bought 3 for $45 grand.

What?

Yeah.

And then he's like, nice houses? We're not talking houses like—

no, they're— I think it's in a probably CB neighborhood, but he's doing all Section 8. He has like 85 out there, all Section 8, like all set up and everything. But, um, he showed it to me, it was like $45 grand. He's like, that's 3 houses.

What?

So I need to talk to your son.

Yeah, it's, uh, It's a pretty cool strategy, but I feel like, I mean, Hawaii, like you could find a buyer out there because the houses are $1 million to like $30 million. You know what I mean? So finding a buyer for a $6 million house, like you could probably even still do that.

Well, I got some deals for you that I think you would be better at than me. So over by Diamond Head, which is the richest part of Oahu, They have these multi-million dollar houses, like we're talking like $6 million. The problem is, yep, they're all looking like the 1990 Fresh Prince of Bel-Air. They need like, they need like half a million dollars of work to bring them to 2023.

Yeah.

Yeah, so I mean some of these houses after AIV could easily go for eight or nine, but it's just like I don't have a team out there and that's not my forte. Like I like I said, I only want to do subject to deals even though I see the opportunity out there. It's just uh I'm not in the construction work.

Hmm, interesting. I have to convince Joe to go out there for months at a time.

I could see you out there and that way.

Hell yeah, shirt off, hammer and a little tool belt.

I know. Yeah, she's packing.

Actually, like she's the one that manages all the flips.

Yeah. So, but I'm like, I can go without you guys.

No, no, no. I'll be there.

But I'm kidding. Not I went out there. That's because we were closing on our condo and that real estate agent showed me these houses and I'm just like, there is so many. They like were all built at that same period of like eighty-five to ninety-six. And then all now these Chinese guys, they came in, they're buying them. And then now they're selling them, but they're not getting the values that they want. Because who wants to spend $5 million and you have a house from 1996?

Yeah.

With the pillars and all that stuff. You know what I mean?

I do.

Yeah.

I grew up with all that stuff. So, yeah, the place we went to see today had the blue carpet. I told you that I— it was in my house till a few years ago.

Blue carpet was like, Top of the line, cutting edge color.

Start calling Joe John, uh, Dan Johnson, you know what I mean?

Yeah.

Oh my gosh. Yeah, I think there's a lot of opportunity. Um, what are your thoughts on you being an evil mainlander?

Uh, I, I just have accepted it at this point. Like, I— it's very funny. It's very— they don't like talking about it, but it's a very common thing. So they call you a Howie, right? Uh, you're an outsider.

So that's fine. That's not even like necessarily A bad term. It's just it is what it is.

Yeah. So I mean, I just leaned into it now. I have one LLC called Hallie LLC. Oh nice! I have another LLC called Taking Back Hawaii, but it's not it's not based off that. It's more we make emo songs. So like taking back Sunday, right?

Oh, that's cool.

But I'm just you gotta lean into it. Some of if I was doing direct to seller, it would be a bigger issue.

Right.

But I'm doing direct to agent, so it's not so much of a big deal. But yeah, if you were going to direct to seller, I mean, some of these neighborhoods I would not suggest going to unless you know your partners, like someone from Hawaii, which I always suggest. Like a lot of the guys out there, like half these deals, I JV on them just because they're there. They can, they can walk and they're actually Hawaiian. So I'm like, why wouldn't I partner with someone that's Hawaiian to make my life easier?

Yeah, no, totally. And it's, I mean, the real estate investor groups out there are always down to work with people. You know, it's like they're not really being gatekeepers or anything, but I understand the argument.

How much how much education with the realtors are you providing? Are you giving them? Are you explaining things to them?

The issue we're having out there is brokerages are getting lawyers that are saying subject to is illegal. Yeah. So not even like just one of the deals I lost in Ewa Beach was the real estate agent. She was on board. I taught her. She understands subject to. She goes to her brokerage, and the the brokerage they were like, "No, we're not going to allow this. We're not even going to let you pitch it." And I'm like, "I've submitted an offer, and your brokerage is saying they're not going to tell your clients about my offer because they don't think subject to is real. No matter all the documentation I sent you, but it's it's still like the wild wild west out there. You know what I mean? It's like they're very set in their ways. So I think it's gonna where we're gonna." On the mainland, they're going to understand it more over this next two years. It's like it's going to take them even longer. I mean, my first deal that I ever did was a little condo over there, and it still hasn't closed because we're still dealing with issues with the brokerages and stuff like that. And that was four months ago when I put that under contract.

Hmm.

So there, and then they're claiming their lawyers are saying it's illegal.

Yeah, like the brokerages' lawyers are actually saying no, don't do this.

Even though it's like you're you're like here's it is the IRS like. Yeah, tax code.

Here's your VA, like under the VA contract where it says we can do this, but the the brokerages just aren't listening. So it's until more and more agents like learn about this and they bring this up. So like the agent that I was working with that she's like after this deal closes, I'm switching brokerages to someone that will actually like understand. She understands like this is going to be a big thing. So some of these these older brokerages, I think they're going to start losing or hurting a lot more since they're not taking these creative offers that are out there. I mean, Hawaii, there's just the low equity list in Hawaii. There is over 57 just in Oahu.

Yeah.

Yeah. And that's not including the condos, just 3/2s. And people aren't making calls on those.

Are you moving?

Yeah. And then I haven't even gotten to the other islands. Like I'm not touching Maui yet. I mean, that's, that's all off limits. I'm not, gonna go that route for a while.

I don't blame you.

I know, right?

Don't go there.

Let's not talk about it.

Too soon, too soon. Yeah, yeah, yeah. Huh.

But, uh, the other really good market is on the Big Island in Hilo. So over there, I mean, the houses there are still under $500,000, so you can still long-term rent on Hilo. And they are having so many people move there wanting to escape Oahu to Kind of get back to the slower lifestyle and slower lifestyle, but okay. Yeah.

So, uh, I bet you the next booming area, 'cause Oahu's like, it's tapped. You ain't building anything new in Oahu.

So Hilo, I mean, Hawaii, the Big Island, that's the next big thing that's gonna start growing. You're gonna start seeing a lot, a lot more construction being done there.

People are killing it with that. But I wonder if people came in more strategically, how is your brain set up to find those?

I'm always going to think like a poor man. I don't want to spend any money. If I'm brand new into this, why would I want to do this VA stuff? It's like the blind leading the blind at that point. How are you going to teach these guys what to even look for on these call lists? So I did the direct-to-agent because, A, it's free. Second, like, it's so much easier to get a hold of people on the phone when they are expecting calls and expecting these type of calls, right? Like, direct-to-seller is just like, okay, you have this list, you had to pay for it. And then how many hours a day are you spending calling those and hoping you might get 1 or 2 to actually pick up and say not screw you? You know? So at least with the agents, they're going to be nice about it. But like I said, when I started, I only have like 2 to 3 hours a day. So my time has to be extremely limited. So I went to direct-to-agent. They're going to pick up the phones. I did the low equity list just because I know those are going to be the easiest to close. It's all about time. Like, I just don't have enough time in the day. So, and I'm really, I'm a thrifty man just in nature. So it's like, why wouldn't I do the free route, the easiest route and the fastest route to get a close? Granted, I have to pay more to the agents. You know, but it's, it's the pros and cons. Like, I'd rather have more at-bats than make more money on the backside because I don't have to pay agent fees. So.

Absolutely. And, you know, you're looking for your properties that you want to buy too. So you're out there kind of in the markets that eventually you're going to want to pick something up for yourself. So it's win-win.

Yeah, but what I've been doing locally in Orange County that I— it's surprising that it's work. I just go to open houses now. So like, I found a lot of agents that will work with me just from going in. And then I look at the house and I'm like, hey, because I am looking for myself. And then I pull up the PropStream in front of them and I show them, hey, like they owe this much on this house. It looks like they have about $40,000 in equity on this or whatever it may be. Would they be open to this type of deal? And I can give you an offer by tomorrow. And you know, if you've been sitting in a house for four hours, like as an agent, anybody coming in saying that they have an offer, even how creative, they're going to be more willing to entertain that offer. So that's kind of what I do for fun on Saturdays now. I just drive around and just look for open house signs. I love that.

Are you looking for low equity specifically?

So. It's like I've finally hit that point in my life where I'm like, okay, like the problem was because I've been a business owner, I would have been a penalty box buyer, right? And then on top of that, I'm writing off all my income. So technically with my taxes, I'm only making like $12,000 a year. So I wouldn't even be able to qualify for a normal loan.

So now that I know this strategy in my life, I'm like, I can own a house now. Like, let's go look for houses. So.

Oh yeah, yeah. That was like the mobile home park we first started flipping in up in Hemet is 55 plus, and so every single one we would go up to, it was like the coroner sticker was on there. At first you're like, oh my God, someone died, and then By the tenth one you look at, you're like, "Oh yeah, like ten people died." Like, Himmitt is the elephant graveyard.

And then they have the Augusta rule. So if you have a short-term rental for 2 weeks out of the year, you can claim no taxes on any income that you make during those 2 weeks. So, I mean—

That's what it is. Yeah, it's like, for— because here's the special thing is if you have a short-term rental, there's one little house right at the, the entrance of Augusta. I mean, it's, it's really baby, nothing special. During the week of the Masters, This guy makes over $40,000 in this week.

Just because he's the first house right to the entrance. So all those houses that are right next to it, I mean, they typically say you can make 5 to 10x what your daily rental rate is during the Augusta, the Masters. So the closer you are, the higher that goes. So I'm trying to like look at the little pockets of these neighborhoods that are like right onto hole 3 where they have a little park where you can like walk into there. Because I'm like, that's what I want to do. I mean, I want to go to the Masters and hang out with everybody. It'd be nice if I could find one of those houses with a little studio in the back, or me build an ADU. And it's like, that's, that's my little thing where I can go and hang out and see Tiger Woods if he ever comes back, you know?

So if you were getting $40 grand for the week or two, would that like almost pay your mortgage for the year?

She has in one day got me five PITIs from other low equity houses.

I'm like, I want to pay this girl. Like she is absolutely crushing. And then now. She's looking at all the seller finances. She's just going through all the lead lists, calling expired listings for me. And I'm like, she's going to like that girl alone is going to pay for like just this year with the amount of houses that we'll be able to put under contract.

So she's going on the MLS looking for all that.

She's an agent.

And then when you find a house that you want for yourself, like I am so gonna put money and give it to her so that she can grow on this as well. Nice. So it's like I've noticed the younger, the younger agents are typically the ones that are willing to go in and go all out.

So there it's all over the place. They have like normal suburbia houses, right? But then they have like the crazy $10 million houses. And one of those, what we're actually doing is instead of even trying to buy it, I'm just trying to get the rights to arbitrage it and then sell the rights to an arbitrage person. Because I'm like, oh, I don't know how to do that stuff, but I want a commission for at least setting something up.

And there is tons of people that want to arbitrage those like big million-dollar houses. So I mean, that's the move.

And then now, because if they did have a lot of short-term rentals, they would have to push people out of Cottonwood and all that stuff. And people do not want to go to Cottonwood. All you have is midterm rentals now if you did want to go that route. So it's like—

It's just housing in general, just like Orange County. It's just the same. It's a travel destination. If there are so many STRs that normal people can't even live there, They have to do something to stop it. I mean, same thing that happened in New York, right? Like New York just passed and said they're not doing STRs anymore because people need places to live. Like, I get it. It's, it's tough when you're looking at it like as an owner, like the government telling me what I can do with my house. I think that's like BS. But on the other end, you have to look at it like there's not enough houses for people to live. It's just everything can't be an investment property.
