My Secret to Unlimited Energy and Production
14 Sept 2023 · 17 min
Lars Hedinburg (founder of Real Estate B School) describes his personal routines and mindset for sustaining high energy and production in real estate. Using a three-part framework—game time (business work), training time (body and mind), and recovery time—he outlines specific habits (scheduled workouts, reading/listening for mindset, infrared sauna, cryotherapy, compression, hydration IVs, prioritized sleep, weekly massages) and encourages small, sustainable changes to avoid burnout and scale to seven-figure earning potential. The episode is motivational and practical, aimed at real estate professionals seeking long-term performance and lifestyle balance.
I had a mentor of mine, Dan Sullivan, from Strategic Coach. He told me this and it impacted me forever. He said the beauty of all of our past experiences, good, bad and ugly, is that they are there to fuel our future. And he said they're essentially R and D for the future, research and development for the future. It doesn't matter what's happened to this date, what your financial picture is right now, what your physical body is, what your relationships are, you know, the state of your business and your bank accounts. It just matters that you're drawing a line in the sand. You're looking back on all those experiences, the good, bad and ugly. You're deciding today to change things for the future.
The real estate industry has failed to create a clear path to time and money freedom. Having helped over 5,000 families in my real estate career and coached thousands of agents to scale their businesses, I know what works and and what doesn't. And my goal on this podcast is to share it all with you. The good, bad and ugly of building a highly lucrative lifestyle business so you can focus on what truly matters in life. You won't find any hype or fluff on this show, just real world tactics.
And strategies that get results. You just gotta do the work. Welcome back, Real estate Business builders. Lars Hedinburg here, the founder of Real Estate B School. Today we're going to talk about my secret to unlimited energy and production. And I want to go through my routines. And I'll say this from the start, it wasn't always like this. So this is a little bit, you know, me looking back, and I've been in real estate since, you know, March 2007 is when I first started producing in real estate. I started Real Estate B School in 2013, helping others grow and scale their businesses. And I've learned a lot over the years. Personally, I've seen our members succeed and oftentimes succeed and many times fail in different areas of their life. So this is me taking all of that, the good, bad, ugly of my own journey and others, and kind of preaching a little bit because I would go back in time. If I could go back in time, I would do things a little bit differently. So this is me sitting here today, knowing what I know now, how I would harness the level of energy so that I could produce at levels even more than I did back in those days. And these are some of my routines now. And most of our successful clients have similar protocols and routines that they run in their daily and weekly and monthly cadence and their lives so that they can you know, really achieve in the areas of life and business that matter most importantly to them. So let's get after here. The backdrop to this is, you know, when I got into real estate, I knew that it was a seven figure income opportunity. I remember this was my first so before my first full year. So 2007, I forget when it was. It must have been the summer because I remember it being warm. So like five, six months into, into real estate. I worked with a father and son on a property and I remember they were going to flip it. They bought it for like 620 and we flipped it for I think it was like 950. And I remember, you know, when that they had identified the property, I ran this little ad in Craigslist about distressed sales, free list of homes. You know, go to this website and all of a sudden I was meeting with them, I signed them as buyer clients. They had identified this property and I earned an $18,000 commission check. You know, looked at one property and I thought to myself like this, this almost can't be legal, you know, to earn that check. And there was a lot involved in the flip and it actually didn't go real smoothly. It was a, actually turned out to be quite, quite a nightmare. So the commission check wasn't easily earned. I do remember thinking to myself, like, holy cow, $18,000. You know, on maybe 10 hours, maybe 20 hours of work. Do the math on that. If it's 10 hours of work, it's like $1,800 an hour. If it's 20 hours of work, if it's $900 an hour, even if it was 40, it would be what, $450 per hour or whatever the math works out to be. So I remember thinking to myself, like, this is a massive opportunity. If I could get myself out of parts of the business that just don't require me being in them. This is a seven figure annual income opportunity. And everyone at this point, most markets, price points have elevated to the point where there's typically at least a $10,000 commission check on the line. And so the seven figure income opportunity, it might be 50 transactions in your market, it might be 100 transactions. That income opportunity is available to all agents. And so what I'm going to go through today are the routines and the protocols that I think you'll need to live into that seven figure income opportunity. And I liken it to that of an athlete. There are athletes that work hard in high school, in college and don't earn seven figures. So for us to take care of our physical bodies. I liken it to we're like a professional athlete where if we take care of ourselves the right way, if we do the right things, we will be able to achieve at a very high level financially. And so there are three things to consider here. The first thing, it's, well, it's game time, training time and recovery time. So game time is. It's just the game of business. All the stuff we do in business, lead generation, lead conversion, you know, meeting with buyers and sellers and signing them to be our clients. It is, you know, negotiating contracts, it's all of this stuff, you know, keeping in touch with clients for the long term and making sure that you get those referrals and doing a great job. Client care and that process and earning referrals as the natural byproduct of the work you do for folks setting up your lead generation systems, your lead nurture sequences, you know, all of the systems work and the automations and the technology putting all that in place, that is the game of business. That's game time. The other two protocols that I'm going to talk about, training time and recovery time, support game time. And oftentimes we just don't think of it this way. We don't make time to train or to recover and we're just completely consumed with the game of business. And then we go from the game of business to the game of life and we're always in game time. And it's constant burnout. So you wake up, you're kind of just in your day, you're on your phone, you're helping get the kids situated, then you're in work, you're doing deals, you have late appointments, you slide into the home and you're trying to help out a little bit, you're trying to get a meal in, you're still working your deals or you're responding to leads. I did all of it in the early days. So this is me looking back, wishing that I had done it a little differently, knowing what I know now. But you're either in game time or you're in the game of business or the game of life. And there isn't any training, there isn't any recovery. The training aspect here is training your body and training your mind. And when it comes to training your body, I'll just give you some of the things that I do. And this is time blocked in my calendar. So there's no guesswork if I'm going to be able to find the time to train my body and train my Mind training my body is pretty simple. It is spending at least well now my kids are like beast mode with working out. So I actually work out two weight and athletic conditioning classes with my son who wants to be a D1 volleyball player. We go to a, a training facility called D1 and I work out with him. Instead of just sitting there watching YouTube, I decided to work out with him. So that's twice a week. My daughter goes to the YMCA like five times a week, so I'm training with her and then I lift weights with my wife three times a week. So I'm training my physical body quite often in terms of training my mind. I'm just going to pull up some notes here so I don't lose some of these in terms of training my mind. This is all the reading and stuff, you know, listening. So I start my day, you know, in, in the word. I'm a believer, reading the Bible, devotionals, podcasts, you know, podcasts that, that, that feed the game of life or feed the game of business. I am guilty as charged with watching probably too much YouTube. There are really good people that I follow in life, in business, in productivity, in wellness, all of this stuff, right. I'm constantly learning and putting myself in a situation to learn. So with YouTube and podcasts and whatnot. So ask yourself, are you training your mind on a consistent basis and are you training your body on a consistent basis? I also do a lot of high intensity interval training. I have a tonal and I have a, A. What's the other tread? Peloton. I've got a peloton tread. I've got a tonal workout machine here. So I'm constantly doing their boot camps, which is the high intensity intensity intensity interval training workouts. So now it comes to recovery. So I train hard. So now I train physically hard, my body and I also feed my mind because I do want to make a really big impact in the game of business. But when it comes to if you're not recovering and my recovery routine is pretty. It wasn't always like this, but on a daily, weekly basis I'm doing, you know, infrared sauna probably three, four times a week. I have one of those, it's called Sunlighten. It's like a little igloo, like half igloo sort of looking thing that slides over your body. I do whole body cryotherapy. We've got one of those sort of wellness spas that has whole body cryo. I do compression therapy because I'm lifting quite a bit. I do hydration IVs probably a couple times a month and they put all this good stuff in an iv. I make sure that I'm drinking fluids. I make sure that really seven and a half hours of sleep is my minimum. I probably should sleep a little bit more. And then I'm praying and I'm meditating and I'm doing all of the things to take care of myself so that I can keep playing the game right. So the training and the recovery, the time you put into that allows you to keep playing the game. And if you look at your, the way your schedule and your life is set up now, and it's all game time, it's either you're in the game of business or you're in the game of family. And you're not training, you're not recovering. The chances that you'll burn out and the chances that you'll be able to sort of have more and more success in business and in life are really limited. And so it is a little bit of a catch 22 where you feel like you have to kind of let your foot off the pedal a little bit in the game of business and pushing hard and deals and all that. And you have to kind of get a little bit of grace maybe from your spouse and find that time to take care of yourself so that you can show up as a better husband and a better father or wife and spouse or wife and mother. You've got to make those negotiations right. So one thing I would go back and do differently, I didn't do this in my earlier days. And I remember being oftentimes eating crap on the road and it was all game time. And I did get to a point. Luckily the point of burnout for me motivated me to install some of these protocols, but also to look at my business differently. And so I challenge you to think about, you know, what protocols could you put into your daily and weekly routine. One other thing I do, which is a massive, I think it helps me in my mind and also my physical body. I do a two hour massage every Friday. It's a deep tissue massage every Friday. It is my favorite time of the week. Many times I'm laying on that table and I fall asleep. So that's another thing you could do in terms of self care. And like I said, these things are counterintuitive because it requires that you slow down a little bit and you spend time doing things that are allowing you to play the game of business and life at an even bigger level. And so it requires you almost doing less. So that you could do more, which is definitely going to challenge some of you. So where could you implement? You know, when we look at training your body and mind, what could you start doing? One simple little thing that you could start doing today? Maybe there's a podcast that you could start listening to. Ed Mylett has amazing mindset podcasts. Maybe there's something in, you know, maybe you're not at the point where you can like do a high intensity interval training workout, but you could start going for a walk at lunchtime five days a week, right? You could take one step. This is not about, you know, playing hard right out of the gate. It's just by taking little steps every day to implement some of these regimens or protocols into your normal routine and then recovery time. What's one thing you can do? Maybe you've been cheating on your sleep, you know, and you've not been getting seven hours, you're getting six hours or under. What could you do to honor that critical, critical recovery time? If you do any study on sleep, you will understand real quick that there is zero ways to hack sleep. There are folks that will have you believe that it's possible, but your body does so much reparation work while you sleep. And some of you will argue that, you know, I only get this certain downtime that's a typical guys and girls that mostly guys that come into our world, they're like, you know, I'll whatever, watch TV from 11 to 12:30 and it's like the only time I have to myself because of the kids and the wife and whatever. But it disconnects you from your spouse. Nothing you're watching is helpful at all. It's not allowing you to play the game of business and the game of life at a higher level. And so that might be a necessary ending. Those 90 minutes, going to bed earlier, grabbing those 90 minutes, investing it in your sleep or maybe some quality time with your spouse, then that may be a recovery routine that will impact you in a big, big way and allow you to show up differently in business and life. So pick a couple things. One training protocol, one recovery protocol that you could start implementing right away that will make the difference. And maybe you stick with these for a week or two or even 30 days. And then 30 days from now, just look back on the journey, say, hey, what difference did it make that I, I cut out 90 minutes of Netflix every night and I got to bed earlier? What difference did it make, you know, going on a 30 minute walk while I was listening to a podcast that you know, you could train the body and the mind together, which is amazing, right? You can. You can sort of kill two birds with one stone, which is an awful metaphor, by the way. Don't kill any birds. But my point is, you know, every 30 days, you should be committing to adding, you know, and stacking these different protocols, regimens, habits, whatever you want to call them. And so take one small step today. Commit to one thing in terms of training, one thing in recovery. Give yourself a lot of grace, you know, don't shame. There's no blame on where you are right now, either in your physical body or in your relationships or in your business, or all we can do is move forward from where we are today. I'll end with this. I had a mentor of mine, Dan Sullivan, from Strategic Coach. He told me this, and it impacted me forever. He said the beauty of all of our past experiences, good, bad and ugly, is that they are there to fuel our future. So that's all I've got for you today. Make sure you jump into our free Facebook group, Real Estate Business Builders.
