Welcome to Real Estate Business Builders. I'm your host, Lars Hedenborg, the founder of Real Estate B School. Bottom line, the real estate industry has failed to create a clear path to financial freedom. Traditional brokerages and coaching are designed to keep you running on the transaction treadmill with no exit strategy. While I didn't have any sales, marketing or business building experience when I got into real estate, I was willing to bet on myself and figure it out because my family was depending. Having served over 5,000 families with their real estate needs, I've made every mistake you could possibly make in this business. Through Real Estate B School, I've helped hundreds of agents and team leaders realize their goal of true time and money, freedom and living a life without regrets. If you know there's another level of growth inside of you and you want to learn how to build a highly lucrative lifestyle business, then you're in the right place. You won't find any fluff or hype here on this show. Just real world tools, systems and strategies that work. Let's grow together.
Welcome back to Real Estate Business Builders. This is Lars Hedinburg, founder, Real Estate B School. Today we're going to talk about a topic that I am not the expert on, but I know it's something we need to get into deeper. It's a conversation about AI artificial intelligence. The takeover is here today. I want to go through what I consider to be the top 10 AI tools to not only help you grow your real estate business, but also to help you cut your hours and let's get after it. For those of you that don't know me, you know I've got a background in building a massive, well, I wouldn't say massive, but really productive real estate business. Had 10 producing agents the year we did. 453 transactions. 5,000 plus families served. I've helped thousands of agents, you know, in Real Estate B School. I've checked the box on financial freedom, time freedom. I've got a lot of vacation and I work a really good work week. But all of this is to say that I've make, I've made all the mistakes that you can make. I only give you a little bit of this background because it's agents that are not even in the game of looking at some of these tools that are going to struggle. So I don't believe AI is going to replace the real estate agent. I do believe with most of my heart that real estate agents that use AI will replace real estate agents that don't because of the ability to get so Much more done in all the aspects of your business. It's not even going to be funny. The agents that are going to be able to like tenfold the output of agents that aren't even in the game. So there is, as most of these trainings, there is a guide that my team put together. It's the ultimate guide to AI for real estate agents. And it goes through all these tools in depth and just some of the things you need to be thinking around about prompt mastery and you know, this whole conversation, it's going to take you through all of that. Get into our free Facebook group, Real Estate Business Builders and just find this training and you could grab that guide right there. So the question I have for you, the thought provoking question is are you ready to stop doing all the heavy lifting and let technology help you? That's all AI is. There's this quote from Elon Musk. He says, I think AI is probably the single biggest item in the near term that's likely to affect humanity. Humanity, not real estate agents, but all of humanity. So in terms of why this matters, like I said, I don't think this is going to, you know, you're going to go out of business, you know, today or that AI is going to replace like I don't see robots necessarily, you know, doing the work of real estate agents. Like there's a, you know, I actually do see this next one, you know, like a little robot in the house showing the home or you know, some, some tech driven, AI driven sort of showing assistant. But more so I think it's this concept of like how could you adopt these tools so that you could put other agents out of business. And I don't mean that in like a bad way where I want agents to get out of the business, but I feel like if you don't adopt these tools, you will be one of those agents that get out of the business. The future guys is now on this stuff. It's, it's not a question of when AI will impact real estate. It is already doing it in your marketing, social media management, sales conversion, any admin work. It is infiltrating every aspect of real estate. I don't think. I'm not the bleeding edge technology guy. So if you guys have been following for a while, you know that I guard myself against getting distracted in the business. I am, I lean towards that. I'm easily distracted in the business. But when it comes to stuff like this and disruption happening in our industry and the impact that AI will have on real estate, I Think it is time to get super excited, like really, really excited and to lead the charge. Spend a little bit of time every day, every week testing and doing free trials of some of these tools that I'm going to go through with you. The global AI adoption rate grew steadily from 2021 to now. It's, it's a 35% adoption, so it's a fourfold increase from the beginning of 2021. The global AI market is valued somewhere between 125 and $150 billion. Probably going to double, triple in the next three to five years is my guess. Business productivity can increase by up to 40% with some of these tools and 75%, 77% of the devices, including the one that if you heard that my phone just rang, use AI in one form or the other. For sure. This phone here uses AI and a lot of the apps in it. So what is AI? So, just a simple definition, AI is, it's computer systems that can perform tasks that typically require human intelligence. And you probably heard the expression machine learning. That's just computer systems that learn from data and adapt without following explicit extra instructions. And it's a branch of AI development. So like a chat GPT is a machine learning system. So it unplugged from the Internet, it learned everything that it knew up to a certain point. And I think it's the end of 2021, it learned everything it knew up to 2021 from the Internet, and now it's just machine learning and it's teaching itself based on whatever the heck it does. I don't even know what it does. But this is interesting, you know, so Tesla with their EVs, electric vehicles, they currently have an AI system that gathers real time, visual data. There are eight cameras in the car and they produce a 3D output that identifies the presence of obstacles. Those obstacles motion the lanes, the roads, the traffic lights. But who do you think it does it for most, Most of you? Like. Well, yeah, of course, the passenger, the owner of the car. No, it's, it's not, it's the, the car, it's for the car to make the decisions. And that has nothing to do with you. Right. So like sort of a real time example, you know, it really helps make informed decisions. So agents and teams that are embracing AI, they're able to streamline repetitive tasks and they can allow for the more creative and complex work. Right? So I mean they're, they're, and the, the examples I give you on the tools and platforms that are out there already will help with some of. But there's no shortage of examples for the way technology is rapidly evolving. So this sci fi, you know, is reality now. You know, it's not like, will this stuff happen? It's already happening. So let's go through some marketing tools. I think there's, you know, four or so marketing tools that I think are worth and I go into these in more depth in the free Facebook group. So you can go in there and grab a copy of the guide as well. The first though, and I call this the elite marketing combination. The first is a program called DESCOT. DESCOT uses advanced algorithms to automatically transcribe your audio or video recordings. And then you generate captions and you can filter words, you can cut out your ums and you know, all of the stuff that used to take like a long, long time for an editor to do, you can do very, very quickly. My, my wife has geeked out on descript and she's not super tech savvy. She has a monster presence on YouTube. Her podcast is Everyday Miracles podcast. You should check it out. So it's, it's. She's not super tech savvy. She actually knows this platform better than I do. So it's really easy. Easy. It just, it takes the work of 10 hours down to one hour. It's crazy. The one I like a little bit better better is a company called Vidyo. It' similar stuff. You, you input raw video and it through AI it helps you cut out clips and audiogram audiograms for Facebook or LinkedIn. The, it helps you put chapters in place for your YouTube, create YouTube shorts or micro micro videos, tiktoks and reels and you know, all of it. It does. You know again, what took 10 hours now takes an hour or what took an hour now takes 10 minutes. Like it, it does all of that stuff at a fraction of the time that it used to. The one that we've all heard of is OpenAI's ChatGPT. This thing is a beast, right? Think of almost anything that you probably should be doing this does in a a fraction of the time. What did I do? Oh, today I went in and I, I typed in like write me a website homepage first. I said, like, act like you're. You said that. There's a whole thing around prompts like you're the best website designer designer in the world. Tell me, you know, for a real estate business coach homepage structure of a website with five other pages that it would click to and in less than 30 seconds it wrote Me, the whole script. I mean, wild, wild. What this thing could do. Write me a YouTube script for a five minute YouTube in a humorous tone for first time home buyers in Denver, Colorado, and it will literally write you that script. It's crazy. The next one, as far as marketing goes, and this is for artwork, and there's actually three of these. The one that I've used a little bit is Mid Journey, but it's AI powered artwork. So you can like, say, you know, give me an image of a, an astronaut on a horse or anything you could think of. You know, a statue, a Roman statue wearing headphones. Right? You can upload an image of yourself, turn this into the superhero version of myself. There's another one here which I think could be used for client care. It's called Synthesia. And essentially you upload a text script and you can choose from male or female, they're wearing all different sorts of outfits, and essentially they can become your client care. You know, where every point in the transaction I can see, you know, a video sent out by your real estate AI assistant saying, hey, hey there. And you insert their name, hey there. Jonathan. This is Susie, you know, Lars's AI assistant, letting you know that we just went under contract. Here's what's going to happen next. Boom, boom, boom, boom, boom. And like, can you imagine, like, how cool that would be, right? You let AI do the work. There's another one called Raw Shorts where you used to have to pay folks to take your text and your audio and do all these little cartoons against it. Now you could do it in an AI driven. There's Smart Writer, which is more for, like writing posts, and they have a LinkedIn and Instagram generator, you know, where it's for maximizing conversion and engagement. Tavis is T A V U s similar sort of concept in terms of video. Otter is. You've probably seen otter in AI. It's. It's for meetings, sorry, where it goes in and it summarizes the meeting to dos, transcribes the whole meeting, and it sends out a summary of the meeting to all the participants. And so it is wild what's going on. And this is just like 10 tools, I think, of the probably hundreds are that are out there and there will be more happening in this area. So it's definitely something that, as a, you know, coaching entity, real estate B school, we are on top of it. And our team is constantly looking for the best tools that you can integrate into your business. Bottom line is you need to start somewhere. You need to commit to using ChatGPT on a regular basis to answer some questions. Right? And that's basically the first step into this. And you guys know, if you ever want to have a conversation about your business, where it is now, where it's going in the future, what obstacles you've experienced, what's, you know, hindering your growth in this market, just grab a business growth assessment with us.
