So that's it. We're now on the last video of the location masterclass. So we've done a lot, haven't we? We've started with that dot map and we've really started narrowing down using the paid reports, some software as well and websites to to get to know that suburb and the sweet spots within the suburb. And we've even created some alerts. So when our typical property comes up for sale we're going to get the jump on the other buyers. So we've done a lot in the location masterclass. Now for a few extra things that we're going to look at, we're going to look at the drivers that may affect a suburb's price movement and there's a couple of those. So I want to run through those and tell you about the websites and information on where you can get that done data from. So first of all we want to have a look at an area that has positive population growth. So we can do that by grabbing some information from state and local government publications. We can go to sqm research or we can go to austats.abs.gov au we want evidence that people want to live in an area. And another good driver of a suburbs price movement is good schools. People want to live next to good school, especially if their kids are in the catchment area for a good school. So here's a couple of websites you can go to. Now we have already seen some information about the naplan rankings on microburbs.com but you can also go direct to myschool edu au and bettereducation.com now a third area is actually the school zones and enrollment policies. Now you really just want to be specific about knowing that the property or the streets that you're looking at are actually within that school zone. So go to the individual schools websites and find out what the catchment area is because you really want to confirm that if that's a real key criteria that you're looking for when choosing a property within a certain street. Okay, so then there's infrastructure. Now infrastructure, transport, shopping centres, proximity to freeways, hospitals and universities. These are some of my favorite drivers of price movement for a suburb. Now I suggest that you go to a local website. So with the suburbs that you looking at, go to the local council website and check out the information there. There's a plethora of information on these council websites. They often don't tell people about it. They engage consultants and come up with future plans for areas and they really have a lot of planning in place for infrastructure. So it's really good to get that information. Now you can also go to local business associations and when you're up to the stage to hitting the streets, maybe call into the local chemist or newsagent and find out what's happening in the area. And obviously a great is your local real estate agents as well because they know what's happening and they've got the ear to the ground. So once again infrastructure is a key movement for price growth and price suburb movement. And I really encourage you to really spend some time in researching that out. Once again head to the council website and find out about building approvals. Now we saw on microburbs.com we had some planning applications. We could quickly get an indication of what's happening in a suburb. But go directly to the source, get onto the council website, you can actually sign up for notifications when there are actually approvals being put in so you're actually being told what's happening in real time. So it's really important that you go to those council websites or go to profile.id.com au for information about building approvals. And then there's crime statistics. Now this may or may not worry you. There's a really good website, myboot.com au that gives you an indication of crime statistics and obviously we picked that up also in the suburb selector software. And finally once again we're looking at the macro level. So plans for developments and this is like not just the local government but the state government and even federal government. So when you hear about plans for great big freeway expansions or big suburbs or lots of lands that have been expanded, all of this information is really important. So one of the things that I do if I'm really interested in a suburb, I'll actually set myself up a Google alert and you can Google Google alerts and find out how to do that. But I actually put the suburb in, I might say Coburg real estate or Coburg property prices or just Coburg and when anything comes up, reference to Coburg. Once a day I actually get an email from Google that says here's all the articles about Coburg for the day. So I can really keep my finger on the pulse of things. So there you have it. That's some of the other drivers that affect a suburbs price movement. Now. So what we're going to do is we're going to go back and we're going to come up with our short list of suburbs. Now if you remember in section three we looked at an individual suburb so we looked at Coburg for this entire exercise, but in the suburb selector software we came up with a number of suburbs. So I suggest that you grab your workbook and you go back and you complete this exercise for all the suburbs that you come up with. So if I go back to our original suburbs that we came back to and then I look at my shortlist, I might come back to Coburg Reservoir and Footscray, for instance, and I have a workbook for each one of those suburbs that I can look at in comparison to the other. So that's it. That's the Location Masterclass. We've used so many resources, reports, software and websites that's allowed us to dive deep into the suburbs that we've selected and we've got to know them really well and we've even got down to be able to create a territory and an alert to let us know when our properties are coming on the market, so we get the jump on other buyers as well. So, so much information in the Location Masterclass. I urge now to go back and start completing section three for all your other suburbs and create your shortlist.
