It is an educational, promotional Q&A/presentation led by Mark Kohler (CPA, attorney, author) about Health Savings Accounts (HSAs) — how HSAs work, HDHP requirements, contribution limits, tax benefits, investing/self-directed HSAs (including real estate), and related vehicles (HRA, FSA). The recording includes live interaction with other participants (SPEAKER A, JACK, Diane and audience questioners like Susan, Telly, Greg), giveaways of Kohler’s book, references to IRS Publication 502, and announcements for upcoming events.

And we are live.
Hey, everybody, Mark Kohler here. We're talking about the best strategy known to man for health care. At least known to man and woman in the United States. And that's the H freaking SA and you're going to love this. Don't go anywhere. I'm going to give away some cool stuff. I'm going to save you thousands of dollars. I'm going to save you money. And you're going to go, what the hell? Why is my CPA not talking about this? Well, we're talking about it now. So if you can just spare a few moments, a few minutes, you're going to love this. And I want to welcome all of you to another week of tax and legal strategies for you, the Main street business owner trying to make ends meet, trying to live your American dream. I'm right there with you. I'm a CPA attorney, author, podcast, YouTube, whatever, living the dream. I'm trying to make my small business successful, too. I've got rental properties and all sorts of little, you know, irons in the fire. I love, love, love small business. I was that kid with a lemonade stand. And maybe you were, too. Now, the strategy today is the Health Savings Account. Some of you are like, what the hell? Why am I talking about this? People, you may be too young to realize this. Whatever. You may be old and given up. You actually can create a way to write off all your healthcare expenses. You can create a way to build a tax free account. You can pull out anytime, at any age for health care expenses and build it tax free. It is called the Health Savings Account. It's like a supercharged Roth ira. Now, I want to explain how this works. I'm going to put it in a diagram here. We're going to use the whiteboard and I want you to throw out questions, please, related to health care. I'm all yours here for you talking about the Health Savings Account. Now. Oh, little side note, if you see anybody making comments about bitcoin and how they got some bitcoin crap, it's a scam. It is bots or computers somewhere out of whatever country trying to scam you, do not look at them. I am not posting. So if you see any posts of me or anybody talking about some sort of crypto, it's too bad it's a scam. Stay away from it. Okay, so the Health Savings Account is not health insurance. Now I want to go to the trifecta. This is your diagram that you're going to use to organize your world. I want to go to the whiteboard right out of the gate here and show how this plays out. So let's see if we can. Okay, I've got to turn my board here. There we go. We're going to move that up. Okay, so here's your foundation. This is your trust or your 1040 tax return. Now you cannot write off health insurance down here. You can't write off health insurance. And trying to write off health care expenses sucks. It's like this itemized thing. You can only write off Every expense over 7.5% AGI. Don't even think about it. Don't even go there. It's terrible. So we want to talk about health insurance and the difference it is between a health savings account. So let's say you've got day job and they pay for your health insurance. Okay, that's cool. They're paying for my health insurance. So I'll come over here and let's put a W2 and they give you health insurance. You know what, count yourself lucky. Hopefully that's a great thing for you and we're going to come back to you. But you've got a day job and you get your health insurance covered. Okay, now for you Main street business owners, you may be paying for your own health insurance. So typically over here you're going to have, you're going to have this little LLC thing going on and you may have even turned it into an S corporation. Now if you want to write off your health insurance, the rule right now is you don't have to cover health insurance for your employees. You can write off 100% of your health insurance right here. Now, we're not talking about the health, the HSA yet, but we got to put this health insurance issue to the side. So if you're driving Uber, you're selling crap on ebay, you're a realtor, you're a landscaper, you're an architect, you're a dentist, you're a doctor, whatever, and you want to just pay for your health insurance for you. You're single, your family, single, mom, dad, whatever, you pay for it out of your business. And you let your business pay for your health insurance and you get 100% write off. That's off to the side. Now what do you do with co pays, deductibles, prescription drugs, chiropractor, massage therapy, physical therapy, kidney dialysis, you got cancer, you got, you're going to get Lasik, you've got teeth problems, you need cavity filled wisdom teeth, whatever, all of those expenses. And I'M going to tell you where to go to look for the list. Where do you write those off at? Remember, you cannot. You can try to write them off down here in what's called a schedule A. And it's terrible. You would not do that. You, you just can't write this stuff off down there. It's not functional. So your first best option, this is the best strategy known to man, I'm not kidding, is you're going to set up a health savings account hsa. Now, this cool little machine here, this bucket, if you will, of money, every time you put money into it, you get a tax write off. You can put money into it personally. Even if you don't have a small business, you've got a day job, you can take your paycheck, come over here and you can say, oh, I'm going to put money in my hsa. Okay, cool. So you can take money from your day job and put it in your hsa. And right now, this year, your tax write off in 2022 if you are single is 36.50. And if you're head of household or married, 7,300. That's this year. So you get a tax write off. There's no phase out. You can make $1 million and write this off. You can be single or married or you can write it off. You can have kids or no kids and you can write this off. You don't have to have a small business all. The only requirement is this health insurance policy. I'm going to put it in red. The only requirement is this has to be a high deductible health care plan. High deductible plan. This little HD HP high deductible health plan is what allows you to have an hsa. The government saying, hey, if you get a high deductible and you come out of pocket for all the little crap, then you can fund an hsa. Now what? Hang with me now. What's cool about this little hsa? It's portable, it goes with you anywhere. It's not your employers. Your employer doesn't have to put any money in it. It's your freaking account. You can take it anywhere with you. It's like a Roth, like our Iraq. It's like a Roth or a Roth ira, either one. And it grow. You get a tax deduction on the way in. It grows tax free. Grows tax free. And we're going to talk about what you can invest it in. And then it comes out tax free for any medical expense. What? That's it? That's the secret sauce here, people. My successful clients are feeding their little hsa. They are amazing. This account, you can put money in tomorrow and pull it out tomorrow. You can, you can wait till you're 70 years old, you can wait until you're 27 years old. It's not like a regular retirement account where you have to wait and wait. No, you get a tax deduction going in, it grows tax free, and it comes out tax free. It's like the best of all worlds. For example, I mean, I just want to drive this home. If you have all of you, a 401k or an IRA at work. I mean a 401k at work or a personal IRA, you don't get a tax deduction on the way in. You got it? Oh my gosh, I'm all jacked up here. With a Roth ira, you don't get a tax deduction on the way in. So with a Roth, no tax deduction here you get a tax deduction. With a Roth, no tax deduction, then they both grow tax you free. Maybe a Roth does not. It grows tax free, not tax deferred. So when you invest your Roth, it grows and then when you pull it out, there's no tax. But you've got to wait till you're 59 and a half. With a regular IRA, it grows tax deferred. So you got a tax deduction on the way in, but then on the way out you have to pay tax. So what's so cool about, about the, the HSA is this, baby. You get a tax deduction on the way in. Tax free growth and tax free withdrawals at any age. I can't emphasize this enough. That is how cool the health Savings account is. You can open them up online at multiple different kind of banks and things like that, or you can even self direct your hsa. Okay, so let's take a breath here. In fact, I want to give away a book and I'm going to give away more at the end for those that are present. And you stay here. I'm going to give away more stuff. Let's give away a book. So Diane, she's usually hooking me up here. I need a winner. Hurry up, Roberta. Wh. Roberta. Wh. You are a winner. Now what you do is you have to email Diane and you're going to email diane2nsarcjcohler.com and when you email Diane, you're going to give her your mailing info. She's going to verify that it's you and you're going to get a copy of my tax and legal playbook. I have a whole chapter just on healthcare. Got a chapter on paying your kids, A chapter on auto, a chapter on home Office S Corps LLCs, protecting your home from a lawsuit. This book is on my desk. It should be on your desktop, too. Okay, Now I'll give away some more books. So hang tight. Take a breath. So in your trifecta, you've got your tax return down here. You want to make money and save money, so you're going to pay for your health insurance up here. Can we go to the whiteboard again, guys? We're going to go to the health insurance thing and we're going to take a tax write off for health insurance. That's beautiful. You can do it out of your llc, you can do it out of your S Corp and you're going to write off your health insurance. Boom. But a bang. Then you're going to feed the health savings account and this bucket is going to grow. And you can invest it in real estate. You can buy gold and silver. What's the symbol for gold or silver? Okay. All right. And then you could, then you could even invest in crypto. I have been. It was last year. I set up an LLC and I bought cows with it because I love Yellowstone and Kevin Costner's a stud. So I set up an LLC and bought five cows who were pregnant. They had five baby cows. We can do it in the birds and the bees if you guys need it. And then they got pregnant again. Another topic for another day. And then I sold them all at the end of last year and I made a profit of about 25%. I bought the cows and everything and the hay for about 10 grand. And then I sold everything for about 13. I had over 25% ROI and I bought cows and all the profit went to my HSA. Currently I have a rental property in my HSA in Chicago. I've had this rental property, my HSA, for almost 10 years now. So you can invest your HSA and whatever the hell you want, let it grow. And then when you want to pull it out for medical, bing, you can pull it out with a debit card. A lot of companies will have a debit card that's tied to your HSA and you get a tax deduction when you put the money in. You can put the money in up until April 15th of next year and get a write off for this year. All you have to have is, is a high deductible health insurance. Policy and I see people asking already, the minimum deductible if you're single is 1,400. So if you have a deductible of you're single, you have to have a deductible of 1,400. And some of you are like, oh my gosh, Mark, I gotta come out of pocket. You don't even use the freaking insurance. You don't even use it. So let's just come out of pocket if you need to and you're gonna save on your health insurance premium and then use the HSA if you have to. That'll be your out of pocket. You can use your HSA for your out of pocket. And then if you're married or head of household, it is, the minimum deductible is 2,800. We're going to double that. Okay, so there's your minimum high deductible health plan and you're in. That's it. That's what you're in. Okay, let's do some questions. Oh, Roberta, wh you want to talk about Biden forgiven student debt? Do not get me started. I don't care if you're a Republican or a Democrat. If you go into student debt, that's your frickin debt, you should pay it. That's my opinion. Deal with it. If you got a stupid degree that doesn't give you enough money to pay your student debt, go back to school, don't go into debt to do it and get a job that does pay off your student debt. I'm sorry, I'm going to say it. I went into student debt some and I paid it off myself. And to anybody, I just, I just don't get it. Okay, is there a backdoor way for an HSA for those of us with W2 jobs and our side hustle? Okay, so Susan says, is there a backdoor way to have an HSA for those of us with a W2 day job and a side hustle? Okay, let's talk about that. So let's say in our diagram here, Susan's got a W2. All right, the first question I'm going to ask Susan is, does your employer provide health insurance for you? And if she says, yeah, they do. The first call you're going to make tomorrow morning, Susan, is you're going to call your HR director and go, hey, is my into health insurance a high deductible plan? I want an hsa. And she goes, oh no, Susan, when you signed up last year, you freaking didn't check the box you wanted hsa. Well what the hell, I want an HSA now. And she may go, oh, we can do that right now. Check. Or she may go, well the enrollment period is in three months or five months or six months or whatever. So Susan, the first thing you want to do is at your day job if you have health insurance is you want to walk in there and say, I want a high deductible health plan. That gets me an hsa. And most employers want you to do it because it saves them money. Now let's say Susan goes, says Mark. Nope, I don't have health insurance with my W2. I have a side hustle. I have a couple cars. I do Turo and I rent my car for Turo and I make an extra thousand dollars a month. Okay, well let's buy health insurance with your side hustle and get a high deductible health plan. That's it. The only way, the back door I guess is you could say, well, my health insurance at my job, they won't give me a high deductible plan. Say, well screw you, I don't. I'm just going to go buy my own plan. Go buy your own high deductible plan. Now you can have an hsa. The only way into the HSA party is a high deductible plan. Sorry, Susan. Okay, let's see, we got a question here. Roberta, just not double dipping. Okay, I'm going to go to hdro. Are you only allowed to write off health care expenses if and only if you use that money to pay for medical dental expenses in the usa? What if you use money for health care expenses in another country? Damn. You know what? HDro, I'm not going to B.S. you. I have not ever, ever had that question. Okay Jack, I'm going to put you on this real quick. Is Jack right there? Okay, I need Brian or Jack or Caitlin. I need your help. I need you to look at Publication 502. Now this is a good inroad for all of you to know. If you want to know what's deductible, you're going to go to Publication 502. So Jack, by business development, my right hand man, just hit Google IRS Pub 502 and see if you can find anything on health care expenses outside of the US so once you have your HSA, publication 502 will tell all of you what you can use it for. Dental, co pays, massages, physical therapy, eyes, you know, blah, anything. Go to Publication 502. We'll see what Jack finds out for us. Great question. Okay, we got scammers out there trying to sell bitcoin. Everybody please avoid that. Okay, let's see. Can I. Okay, let's go to Sonya here. Can I use my HSA to pay for medical expenses for my grown children? Well, I don't know the definition of grown children. Some of you parents out there know that that's a very subjective term. Now, if they're still on your health insurance policy, then that's going to start to open the door for this. And they have to also be your dependent. So if they qualify to be your dependent and they're on your healthcare plan, then they can. Then you can pay for their health care out of your hsa. Now, you can easily Google all of you out there of when is my child my dependent? Even TurboTax has some FAQ pages that are really helpful. But if you're providing more than 50% of their support and they're going to college and da, da, da, you might be able to do it. I don't. Sonya, I would not suggest that. I mean, if you've got a grown child that's autistic or has a handicap of some sort, hey, I'm gonna do all I can to help you do that. But if you've got grown children, let's help them get their own health insurance policy and build their own HSA and teach them how to start their own business. Everybody, I'm gonna be in Costa Mesa in Southern California first week of October with my eight steps to start or grow your business. Any of you with a side hustle, a side gig, you're wanting to grow your business for two days. I'm going to teach eight ways to better market, analyze, grow, tax, legal, business plans, marketing, saving, investing your business. It's two days. You can watch it virtually. Just get to markjkohler.com so if you've got it, any of you out there with grown children, make them come. Make them watch it on YouTube with you or Zoom or wherever we're going to be broadcasting. We got a sweet app for all of that. Greg asks, any thoughts on whether we should just let this grow to fund retirement medical. I am paying out of pocket to just let it grow. Now, Greg. I like that Greg obviously plays craps in Vegas because what Greg's doing is saying, I'm going to let that money ride. I am going to just let my HSA grow. I can afford to come out of pocket right now. And then when the time's right, I'll dip into my hsa. Now, everybody, let's go to the whiteboard. Greg brings up another cool strategy. And you know what? I want to give a book away to Greg. Can we do that? I'm liking Greg. I like his question. Okay, Greg, you have now been pre qualified by Diane. You're approved. So Greg, you're getting a copy of the tax and legal playbook, Greg Watson. And if you want to email Diane with two N's, D, I, A and N earkjkohler.com give her your contact info, we'll get you a copy of this book. So Greg says, I'm going to let the money ride in my HSA and I'm going to pay for my out of pocket medical myself. Okay, now doesn't, don't we want Greg to get a write off for that? Well, here, let's go back to our trifecta. So down here's your 1040, your trust right down here. And then you're going to come up here and say, well, you know what? Okay, I've got my LLC or I've got my S corp and I'm going to write off my health insurance. Boom, boom. Okay, so that's cool. We got that done. And then he's like, I'm going to go over here and fund my HSA out of my personal account, whatever. I'm going to build up this freaking hsa, but I'm going to let it ride. But he still has out of pocket medical expenses. So this is where we use what's called the H R A what New player on the field hra. It's called a health reimbursement arrangement. If you go to YouTube and type Kohler HRA, you can watch some videos. Don't do it right now. You got to finish this video with me now. But you can go watch a video on the HRA on YouTube, type Kohler HRA. And this is a plan that you have to use under your business. And whether you're single or married, there's different ways to structure it. And Greg, chapter 11 in my book. And if you want to pick this up@martjcolder.com or Amazon, study up on the HRA. And you can use both the HRA and the HSA. The HRA is not a plan that grows. It's a reimbursement arrangement. So if you have a small business we can backdoor away to reimburse Greg for his medical expenses and get a write off for medical. Get a write off for the HSA and get a write off for health insurance or Boom, baby. Sweet. Let's go. Off the whiteboard. John says, can you get an HSA without a high deductible plan? No, My employer only offers one plan, John. I'm sorry. Now, if you really want to do this, you may say, well, my employer plan sucks. I'm going to just go get my own high deductible plan. Anyway, you might be able to get a chip. Here's what you do, guys, most health insurance. Now, it's not the deductible that drives the premium. It's your network, John. Get the crappiest network. You can find some guy that you know, some doctor that's like working out of a van down by the river, three hours away. Get that network, okay? And get a premium that's like under a hundred bucks a month. Then go get your hsa. So go get your own damn plan. You can still have your plan at your employer. You can have two health care plans, but get your own plan with your side hustle, your side gig. That's why you're watching, because you got a small business, John. That's what I do. Avoid all these Bitcoin comments. They're a joke. Iris says, does the company who you open the HSA account matter? American Fidelity, Iris. To me, it matters a lot. So let's go to the whiteboard. Everybody you can have. Let's say that Iris is single, okay? So this year she can put 3,000, 650 in an HSA. So if she goes to Fidelity for her HSA and she drops in her 3650, Fidelity is going to let her invest in whatever the hell Fidelity allows her to invest in. And so Fidelity is going to have their typical ETFs, mutual funds. They may even not even have that. They're going to have a very restricted plan of, here's how your HSA is invested. That may work for you. If you're going to drain your HSA by the end of the year, who cares? But if you're like John and you're going to let this thing grow, I would go somewhere else. I would set up an HSA where you can invest it the way you want. Now@direct.com, you can set up an HSA tonight. Direct it. All we do is ask you a box. Do you have a high deductible plan? Yes. Check the box you're in. So open up your direct. We don't audit to make sure you have a identical plan that's on you. So you go to directed ira.com and here you can open up an HSA and you can buy. You can open up a brokerage account, you can buy crypto, and you can open up an LLC and go buy whatever the invest whatever the freak you want in. So I like that because you can get a better rate of return. I did 30% in my HSA last year. Did we hear that? I got a 30% ROI in my HSA last year. And I own a rental property in my HSA now. I can't promise all of you are going to do that. Some of you might buy something and lose your money. I don't know. But why don't you take control of it instead of getting the 2% crap that whoever brokerage account is giving it to you. So shop around, set up an HSA wherever the hell you want. You could do two HSAs. You could do 30. You got 3650 to play with. So you might do 1,800 here and 1850 here. So now you've got two HSAs. You can only put away 3650, but you can have one at Fidelity and one somewhere else. That's cool. It's your freaking hsa. Your employer doesn't choose where they're at. Susan says I also have an FSA with an employer. Woo. Now we're adding another acronym. Holy hell. Okay, keep the whiteboard up. So you got your HSAs over here, everybody. This I love this topic. No one talks about this. You can take control of your health care expenses and build wealth inside your health care for the rest of your life. Do you know number one reason for bankruptcy in America? Health care bills. The number one withdrawal from a retirement accounts is for medical bills. People, you got to deal with this. All right? So you can have the hra. We talked about that. You got the hsa. The FSA is the flexible spending account that your employer gives you. And it's the use it or lose it plan. You want to use it, just don't lose it. I don't set them up for small business owners. Big corporation want to give you your FSA. Feel free. This year it's 2850 bucks. That's the max. I don't know, Susan, if they're giving you more than 2850. But that's a use it or lose it. The HRA is reimbursement. The HSA is build it. See the difference? I'm going to put that in red. That was kind of kick ass. I'm really. I'm on a roll today. I can feel It. Okay. Okay. You're building an hsa. You're reimbursing an hra, and you're using it and not losing it. Fsa. See the three differences? And you can have all freaking three of them. So blow it up. Make it work. Okay. Do we need a professional to open an hsa? No, you do not. All you have to do is have a high deductible plan. Who was that? Who asked that? I wanted to give them a shout out. That was Monica. Monica, you don't have. You can. You could go tonight on directed IRA and open up an HS. You could probably go to fidelity.com and open up an HSA there. All they're going to do is have you check a box that. Yes, I verify I have a high deductible plan. All right, do it. Okay, I'm going to reach back out to Jack here. Jack, do we have an answer? Can I use my HSA for expenses outside of the country? I want to go down to Mexico and get a surgery. What am I looking at?
I put some information in the comments.
Okay.
They give very little information about it. Mostly for buying prescription drugs. And that's pretty much it.
The answer is yes for prescription drugs
if they're imported legally.
Okay. So when I was in Cabo last week and bought some drugs, I couldn't use my hsa.
Negative. That's a negative ghostwriter.
I want to make sure I clarify what kind of drugs. Yeah, it was the legal Viagra. They have a heck of a deal down in Mexico. I just want to point that out. Okay? All right. Now can we cut that out? What? We're live. We can't cut that out.
Yeah, we're.
We're.
We're definitely live.
You know, you guys should tell me that kind of stuff. All right.
Sorry about that.
All right. Okay, let's go. A couple more minutes here. I'm going to give. I want to give Monica a book. Okay. And Diane, I'm still going to come to you. I know you got some people you want to give some crap away to. Monica gets a tax and legal playbook. I'm giving away the tax and legal playbook because I have a whole chapter on health care. People, you've got to go get this on Amazon if you don't have it. It's a great desktop resource. Lots of good. So, Monica, you got to email Diane with two ends at Mark J. Kohler. Diane. D I A N N E markj. Kohler.com. she'll hook you up. Okay. Telly says I'm interested on how to use an HSA in real estate. Oh okay, Telly, here's what you're going to do. Whiteboard. Okay, I know if you're watching me, you guys are podcaster, you need to go to your podcast app and the podcast that I want you to listen to. Tally and all of you if you want to self direct your hsa, go to the Directed IRA podcast. Directed IRA pod. Oh, is it directed? No, we go to directed ira.com podcast or you can just search directed ira on your podcast app and we can put the link down in this in the description.
Definitely put them down in the comments.
Okay, so people, you want to get to the Directed IRA podcast and we have a couple podcasts just dedicated to HSAs on how to invest your HSA and get kick cash returns. So get over there and go for it. Santiago says, can I use my HSA for non medical once I am at retirement age? Yes, but you pay taxes so it turns into a regular ira, which isn't the end of the world. You still got a write off on the way in. It's still grew, tax deferred. It's just going to be like a regular ira. And guess what Santiago, if you die before you spend it all, it goes into your spouse's HSA. So you can treat it like a regular IRA once you're 59 and a half if you need to. Everybody please ignore this bitcoin comments. Pisses me off. Monica says, how does my HSA grow? By investing on something or does it have a percentage of return? Everybody, if you just go out and I'm, I'll probably get a nasty letter from Fidelity, but I'm, I'm. This is the same thing at Wells Fargo and all these other big brokerage account HSAs. They're maybe giving you a 2% return because they expect you to drain it. They're not expecting you to build it. So if you want to build your hsa, that's when you get, you want to get that bucket going and self directed, really invested in what you know best. Do stocks, do your crypto, do your real estate, do small business. But you've got to self direct the hsa. And some of you gave with five grand. What can I do? I bought a rental with five grand in my hsa. I'll tell. I'll teach you how I did it right now. Okay, I here's me and I put money in my HSA and then I call up the direct. Back then directed IRA didn't exist. This was 10 years ago. And so I call up my HSA company and I go invest in an LLC. And I opened an LLC up in Illinois. We do this at the law firm. Go to kkoslawyers.com you can meet with any of our lawyers. This is where you would need a professional. You don't need a professional to open the hsa. But if you want to open an LLC owned by your hsa, now you need an attorney. Okay, so I, I was an attorney, so.
Just about time to wrap myself.
Okay, we're wrapping up here in two minutes. One more question and I'll give away another book or two. Okay, Diane, be ready with a couple winners. I want a male and a female winner. Quit picking all the ladies. Damn it. Geez. Son of a. Okay, so I open up my llc. Three days later, whatever. So I put back then the contribution was around five grand. So I put five grand in my hsa. That was a married plan. Put in five grand, put the. I left like a hundred dollars in the hsa. Put five grand in the llc. And I had a buddy who's a low income housing property development guy. This is Chris Albon. I'll say his name. Chris. Love. Love, Chris Albon. Just saw him speak a couple months ago out in Utah. He travels around the country, does a few speeches here and there. He was a schoolteacher, bought 300 rentals as a school teacher. Love, Kris. So he said, mark, you can buy a low income housing section eight rental for about 45 grand. I'm like, okay, what's the down payment? 10%. I'm like, I'm in. And so literally I had seller carryback financing from the seller. So I didn't have to co sign, I'm not cosign. I didn't have to guarantee or sign on a mortgage. And the house went into the LLC with a $4,500 down payment. I've owned this rental for about 10 years. It paid for Molly's braces, one of my kids brace. I mean, so I get, I average about 200 bucks a month in cash flow. That's it. We teach this, we do this. That's it. There's no rocket science. Open up the llc. I've got an LLC owned by my Roth and I do crypto mining in there. And so you can do that, you can buy whatever the hell you want. All right. Okay. Two more questions and we're giving away two more things. Telly loves the real estate talk. You guys love real estate and you love real estate taxes, please. Okay. Whiteboard. Sorry, September. It's two days, Thursday and Friday. And on Friday night we're doing an after tax party. I just got chills saying this. We're doing an after tax party on Friday night. We with a live band, hors d', oeuvres, a cash bar. If you wear a cowboy hat, you get a drink ticket. If you wear cowboy boots, you get a second drink ticket. That is all included in your ticket to the summit. We're almost halfway sold out. If you want to go, get to markjkohler.com and check it out. It is going to be awesome and it will sell out and then you can attend virtually. The virtual will not sell out, but you can just check it out.
