In this video Matt Koppin of TD Venture Capital outlines a framework for real‑estate wholesalers to scale their businesses. He advises wholesalers to focus on a specific niche market—such as foreclosures, bankruptcies, tax liens, high‑equity, low‑equity or seller‑financed deals—to build expertise and volume. He stresses the importance of hiring transaction coordinators to manage deal logistics and disposition managers to locate buyers quickly. Koppin highlights earnest‑money financing as a lever for growth, explaining how transactional lending can fund multiple deals simultaneously without tying up the wholesaler’s capital. He introduces double‑close structures as a way to mitigate emerging state regulations that increasingly require wholesalers to own a property before marketing it. Overall, the talk positions TD Venture Capital’s transactional lending products as a solution to increase deal flow while managing regulatory risk.

Listen up, wholesalers. There are several things that you need to know about wholesaling and getting and scaling your business. Number 1 is you need to pick a market that is best for you. You know, pick— you can pick areas or not, but if you pick a single area such as like foreclosures or bankruptcies or tax liens, or if you're doing like high equity or low equity entries, you know, you're actually going in, or seller finance deals, you know, essentially you're getting into more more volume. The biggest thing is if you focus on that area and you strive at it and you become good at it, it will scale. But here's the thing, you need transaction coordinators because they will help you basically disperse all the issues that could have come up about between selling the property. Now, on the other side of it, you could have a disposition manager that essentially comes in and helps you find buyers And that way you can sell those properties much quicker. But here's the other thing you need: earnest money down. Now, one thing is, is always trying to find enough earnest money out there that you ain't spending on your marketing. So if you're actually wanting to market more, produce more, and do things more, earnest money down is the way to go. Because then if I can help you transactionally in this actual property, I can tie up like 5, 6, 7, 8 properties for you while you're trying to basically wholesale those deals, and your money's not tied up in that. Because it'd be like, let's think about 10 deals that you'd have tied up, sounds like $50,000 if they cost $5,000 of earnest money each time. And listen to this, we're not going to sit here and try to, you know, take all the money from you or nothing like that from your deal. But essentially, we're working for you to be able to provide more and more volume for your market so you can actually produce more long term. But this is Matt Koppin, and we are with TD Venture Capital, and we basically help you come in and lend on transactional lending, which is earnest money down. We do double closes because right now in this market, every day we're starting to see more and more issues come up within real estate. That every— each state is starting to try to push for you not to be able to market a property until you have it actually under contract and own it. And you actually may have to close specific states before you can actually sell that property. But we're here to try to help you mitigate your risk, and that way you can move forward and selling your properties. I hope you have a good day.
