Matt Kelly answers what to do when mold remediation doesn't work. He explains that proper remediation follows IICRC S520 protocols with containment and negative air, but some contractors cut corners. If remediation failed, get an ERMI dust test to confirm whether mold is still present.

All right, Diana. I hope it's not the case. I hope that remediation didn't fail because I know how awful and expensive and stressful that can be. But Diana's question was, what are we to do after we've remediated our house and we still think we have mold? Well, hopefully your remediators knew what they were doing. They followed IICRCS 520 guidelines at minimum. It had proper containment, had proper negative air pressure, cleaned everything properly that came out of containment, cleaned containment properly as it came down, retested before containment, everything came down to make sure the mold was gone and dealt with. See why it's hard to get people to know what they're doing? Because there's a lot of steps and these steps take time and companies don't like spending time. They don't like spending the time to learn how to do it properly. They don't like spending the time to actually do it. They want their money, they want to go, they want to move on. But hopefully, Diana, that's not the case with you. Hopefully post remediation testing was done and the area was cleared, but it's possible, it happens to a lot of people that it's not fixed properly. And unfortunately some people have had to remediate. One, two, three, I've heard of four times because they can't find people to do it. Right. I hope that's not the case with you though. So what I would do if remediation was done, hopefully a fine particle cleaning was done of the complete home as well, so that you're starting from a perfectly clean baseline and then if you did an ERMI now, you'd be collecting new dust and that would be reflective of your current air quality. And if there was mold growing somewhere still, it would show up in this new current ermi. So, so you have the option of just doing an ERMI now or you can do a complete clean down of the house if that wasn't done post remediation. And that way you can be certain you're only collecting current dust, you know, to have make sure you're getting a measurement of what's in the air and what's coming out from wherever it could be hiding now. So either do a pure clean then ERMI or just do your ERMI now. If a good cleaning was done after remediation. And I'll put a link to the ERMI here too, Diana, hope that helps.
