Boulder and Colorado Springs have some of the highest inventory along the Front Range.

In this market update video, Michael Rush reports that the Front Range of Colorado is experiencing unusually high housing inventory, especially in Boulder County and the Colorado Springs/El Paso area. In Boulder County, new listings surged while demand fell 19.3% year‑over‑year, causing the average days on market to rise to 67 and inventory to increase 30% to a 2.6‑month supply. In Weld and Larimer Counties, prices continue to rise across all property types; new listings, days on market, and inventory are all up, with demand modestly up about 12% in Fort Collins and Larimer but slightly down in Weld. In the Colorado Springs and El Paso County market, new listings, inventory, and days on market jumped 30‑40%, while demand slipped roughly 15%. Overall, home prices remain stable, but the average close‑to‑list price ratio dipped 0.8%. The video emphasizes that while prices hold, the high inventory and slowing demand could influence future market dynamics across the Front Range.
