In this July 2025 market update, the speaker reviews key national economic indicators—PCE inflation projected at about 3% for 2025 and 2.4% core for 2026, unemployment steady at 4.1%, and wage growth outpacing home price appreciation—while noting that 30‑year mortgage rates sit near 6.7% and 15‑year rates around 5.75%. Redfin data shows a historic surplus of sellers (1.9 million) versus buyers (1.5 million), reflecting low‑rate lock‑ins, policy uncertainty, and affordability pressures. Turning to Colorado’s Front Range, single‑family detached homes are appreciating in most counties except Boulder and Larimer, whereas attached condos/townhomes are generally declining in price except in Weld County. Active listings have risen 22‑33% and new listings are up 5‑14% year‑over‑year despite a typical summer slowdown. Pending sales and demand are up 5‑16% across most counties, with the price‑to‑list ratio slipping about 0.5% (flat in Weld). Days on market average 35‑42 days and inventory sits at 3.3‑4.6 months supply. The speaker attributes price reductions to overpricing amid a compressing market and invites referrals and newsletter sign‑ups.

The Fed's latest inflation projections show personal consumption expenditures inflation hovering around 3% throughout the remainder of 2025, and they show 2.4% for core PCE for 2026, suggesting that significant near-term rate reductions are probably going to be challenging. The unemployment rate held at 4.1%, and it's been hovering between 4% and 4.2% since May of 2024. Job gains were primarily in the government and healthcare sector. Consistent job growth and rising wages are providing some support in the housing market, with hourly wages increasing faster than home prices. This helps partially offset higher mortgage rates on home affordability. The average 30-year fixed mortgage rate is hovering right around 6.7% nationally, and the 15-year fixed rate is at about 5.75%. According to Redfin's latest report, There are about 1.9 million home sellers in the US and 1.5 million home buyers. Now, this is 33.7% more home sellers, which hasn't happened since they started tracking this in 2013, besides a brief moment when COVID kind of shut down the market in 2020. Now, this is due to sellers kind of holding onto their properties with their low interest rates. It's due to uncertainty in the market because of politics, because of different policy changes, things like that, and also simply because of housing affordability. Here along the Colorado Front Range, single-family attached homes are seeing price increases and appreciation pretty much in all of our counties except for Boulder and Larimer County, which is Fort Collins area. While attached condos and townhomes have been seeing the opposite with decreasing prices in all of these counties except for Weld County, which is seeing appreciation across the board. Active listings are up 22 to 33% along the Colorado Front Range, while new listings are seeing their typical slowdown during the summer, but they're also up from the previous year between 5 and 14%. Demand and pending sales are up 5 to 16% in all of our counties in the Colorado Front Range except for El Paso County, Colorado Springs. Our percent of close price to list price has decreased about half a percent across the board. Except for Weld County where it increased by a small amount and pretty much held flat. Now this is being caused by overpricing a property or by pricing it where you think it should be while the market is compressing and while those prices are kind of coming down. Now you're probably seeing this in neighborhoods that you're interested in, your own neighborhood that you live in, where you're seeing price reductions and they're happening quite frequently. Our days on market is between 35 and 42 days across the board. With months supply of inventory between 3.3 and 4.6 months. I hope you find some value in these market updates that I do.
