In this October 2025 market update, Colorado real‑estate guide Michael Rush explains that national home‑price appreciation has flattened to about 0.1% year‑over‑year, while the Colorado Front Range still shows roughly 3% annual appreciation. Over the past five years the Front Range has averaged 1.6%‑2.4% appreciation. Active inventory sits at 10%‑20% of the market, demand is up 6%‑7%, and months of supply have slipped to about 3.4‑3.6 months, indicating a healthier balance than the rapid 2022 market. Rush outlines financing work‑arounds for today’s higher rates, including interest‑rate buydowns, loan assumptions that let buyers inherit low‑rate mortgages, and builder‑sponsored financing as low as 3.99%. He emphasizes that buyers can still achieve appreciation and forced savings through principal paydown, and that inspections and repairs are more feasible now. Finally, he offers to provide localized stats, connect buyers with agents across the U.S., and assist anyone moving to Colorado.

Hey everybody, Michael Rush here, your Colorado real estate guide, bringing you a market update along the Colorado Front Range. Appreciation has been flattening across the United States. We had 0.1% appreciation over the last year, and we aren't seeing like drastic reductions or anything, but it's definitely a flattening, especially from those high numbers that we saw in 2022 where prices were just skyrocketing. We're seeing the same thing in Colorado along the Colorado Front Range. We've seen about 3% year-over-year appreciation. And then I also ran the numbers on all of the Colorado Front Range counties, and the numbers are very similar across the board. I did an average over the last 5 years just so we could see kind of bigger picture what appreciation looks like here in Colorado. And specifically along the Front Range. And it's looking like about 1.6%, 1.7% to about 2.4% appreciation when you average that out over 5 years. So typically my market updates are just month over month and year over year, but I wanted to zoom out and just get a better, you know, picture on what this looks like. Because if you're too plugged into the news and things like that, it just sounds like you know, things are crashing or things are out of control, and that's really not the case. You know, as a buyer right now, you're still able to get appreciation, especially if you're getting that single-family home, and you're having a forced savings account by putting money into that house and some of that going towards your principal paydown. I know interest rates are higher right now, but there are a lot of ways around that. You're able to get interest rate buydowns, Interest rates have been going down and they're continuing to go down. And so there's just a lot of different things you can do. I'm helping several people right now with loan assumptions, which is a great option. I'm kind of leaning into that because I think it's an excellent opportunity. And you're able to assume that previous mortgage rate that's in those 3%, right, that you thought you lost out on. So there's, even if you go to builders, they're, A lot of new construction builders have their own lenders and they're able to buy down the interest rates quite a bit, down to like 3.99% is kind of the best that I've been seeing, but I've been seeing it often. So there are a lot of options there. As far as our inventory goes, we've had active inventory in the 10 to 20% range. Our demand has increased pretty much across the board around 6 to 7%. And our months of inventory has actually reduced a little bit, and that's right around like 3.4 months, 3.6 months between there. So that's improved quite a bit as well. And it's just, it seems like a much healthier real estate environment if you ask me. You know, buyers are actually able to get their inspection, able to get things that are fixed that might be health and safety related, right? In 2022, things were just like moving way too fast. And you just did not have time to breathe and to make good decisions, sound decisions on your purchase. So anyways, that's the market update for Colorado. If you have any specific questions about different areas, I'd be happy to share those stats with you. I love looking at these different stats in our area. And if you need agents anywhere in the United States, if you're moving, I have excellent agents across the US. And if you have anybody that's moving to Colorado, I would love to help them. And answer any questions that they have. Thank you guys. I hope you have an awesome weekend.
