99% of Wholesalers FAIL at Calling Agents (Do This) | LIVE Agent Call Using Privy

In this live YouTube session Nathan Payne demonstrates how to locate a distressed single‑family fix‑and‑flip property using the Privy platform, runs quick after‑repair‑value (ARV) and rehab cost calculations, and then contacts the listing agent, Brandon Oakwindo, to discuss the offer process. Nathan filters for 50% discount properties, selects a $225,000 boarded‑up home in West Valley, Salt Lake County, and evaluates comparable sales to estimate an ARV of $390‑$405k. He encounters spreadsheet formula errors, corrects them, and decides on a tentative rehab budget of $80k. Nathan then makes multiple attempts to reach the agent, engages in a conversational call covering existing offers (16), representation options, and market outlook, and ends by exchanging contact information for future opportunities. The video serves as an instructional guide on using data tools, performing rapid deal analysis, and navigating real‑estate agent outreach.

Let's hop right into Privy. If you guys don't have Privy, you can sign up. It's— I have a link in the description. So what Privy is, is it enables you to find properties that are discounted, that are good flip opportunities throughout the United States that are on the MLS, and you just call those agents and make offers. So let's give it a shot. So I'm going to filter single-family active fix-and-flip opportunities. I want— I want 50%. I just want to see what we got. 50%. Okay, let's see. There's definitely not 94 fix and flip opportunities in Salt Lake. So this software, I think, sometimes struggles in non-disclosure states, but let's give it a shot. Let's see what we got here. Okay, so I'm going to look through here and see if there's— oh, alrighty then, $225,000. Let's go, baby. That's low as bump. This was listed, um, Man, this thing just— what the heck happened to this? It get burnt down to a crisp? Making a call on this right now. Let's go, baby! All right, let's get it. So let's see, MLS details, multiple offers received, looking for a project, this is it. Man, that's annoying when they— oh yeah, multiple offers received, sure. The property is boarded up and needs Needs arranged access to inside. The home needs to be gutted, sold as is, perfect remodel. Um, very convenient access. Great. Cash offers only. Of course, cash offers only. No banks lending on that piece of trash. All right. So let's look at some of the comps here. Privy's saying that homes have been selling in this area for around $390,000, $415,000. This is at $225,000, $450,000. So before I make this call, I want to run some of my numbers. Okay, so let's say this house, according to just what I just read, is worth $450,000 and it's $225,000. It's a complete gut. And I'm not going to explain like too much what I'm doing because I'm just, I'm just going to go for it. Oh shoot, I got to sign in. Okay, so $225,000, this thing would take like 6 months. To do for sure. All right, all right, let's get it. So this is going to take— I'm going on the far side— 8 months to do this according to Privy. Let's see how many square feet this is. 1,322. Does it have a basement? Because usually they don't count the square footage when it has a basement. Let's keep looking, man. This thing sucks. It doesn't look like it has a basement. Dang, this thing's horrible. Okay, so it doesn't look like it has a basement either. Let's go down here and see if these comparables had basements. So let's go— this one says 405. 405. Let's look at this thing. Oh my gosh, this thing's tiny as two, dude. Okay, so that's not even like that nice and sold for $405,000. No basement on this one either. That's probably a good comp then. And this thing doesn't have a garage. Well, it's got a garage back there, but that ain't that cool. Okay, all right, so let's put ARV at $405,000 just for right now. Oh shoot, let me look at this one. This one looks like it was, uh Well, from the outside it looks really nice. It looks okay. $390,000, some whack cabinets. I'm not a fan of the blue. I don't know if you're a fan of the blue. Comment blue. All right, so I think this house is worth, according to this, anywhere from $390,000 to $405,000. That's great news for us because we have a flip going on in this area and ours is way better than this. So here we are, $400,000. Let's just go $400,000 on this piece and they want $225,000. This thing's going to take a full gut. It's about 1,400 square feet and it needs everything. According to this, $37,000, not even close. It needs way more, way more than that. I guess my formula is jacked up. Who's messing with my formulas? Someone got into the spreadsheet and messed it up. Got me fired up. All right, let's see. Do I have to fix this formula right now? Should I do it right now or no? No, we ain't gonna fix it up right now, but I will see over here. What is this, $1,300, $1,400? I am curious to see what, uh, everything on that would be. Every So according to this, it's $56,000. Again, someone messed up my calculator. I'll have to fix it. So we'll go according to this, it's $46,000, but I'm going to go, I'm going to go $680,000 to completely rehab this house. So we're going to go other. My goodness. Somebody jacked this thing up. I'm about to lose it. Got to copy this formula over. So what happens when you share your stuff with people. Okay, there it is. I fixed the formula. Okay, so this thing needs everything. It's $56,000. I'm going with $80,000 and I would flip it myself. So would I pay $80,000 to make $45,000? Not, not pay $80,000. Would I invest, you know, put that in the property? Yeah, probably. I'd rather make more money, but $225,000 seems like a deal if you want a giant project. So let's give it a call. Let's see if I can find the agent's information on here. MLS details, list office, list office. I don't want the listing office. I want the agents. Well, I'll call this and see if it's— All right, guys, let's see if an agent answers their phone. They never do. Let's check.
Thank you for calling RE/MAX Masters. To reach the receptionist, Please press 1. To reach Gina Eborn, press 2. To reach the Martindale Group, I'm just gonna search. Press 3.
Is this guy Brandon? This guy's a killer, you can just tell.
Press the star key to repeat the menu. To exit the system, he's a killer.
He ain't gonna take no trash from me. All right, Brandon, let's go. Me and you, we'll step up. Charismatic, huh? Nice. Charismatic guy. He speaks Spanish too. Nice. Wow, sign language. This guy's got it going on. He's got English, sign language, Spanish. Shoot, what can he not do? What can't he do?
Hi, you reached the office of Brandon Oakwindo. It seems as though I missed your call.
Okay, so guys, agents usually never answer their phone, so I'm gonna call him again, 2 in a row. Sometimes I get 3 if I'm feeling crazy. Answer the phone.
This is Brandon.
Brandon, how you doing? This is Nathan Payne. I'm calling about your listing on that property in West Valley.
Yeah.
Yeah. Do you have a couple minutes or did I catch you at a bad time?
No, you're good.
Good. Hey, yeah, so I'm interested in making an offer. I've read a little bit about it, looked at the property. I guess what's the scenario? Are you guys accepting offers like till the end of the week, or what's, what's going on with it?
Um, no, we counterattack on one of the offers, just a couple of the terms, um, that we're waiting for them to accept.
Okay, so I think I, I see that it's been— has it been listed for an hour, or it actually says updated an hour? So Friday? Okay, since Friday. Well, um, so you guys just, you know, if I make the best offer, you know, we're good to go, or I'm just trying to understand so I can, you know, work with you.
Uh, we got 16 offers and I sent them all to my client. She's countering the best one, but she wanted to accept.
Oh wow, 16 offers on this thing, huh?
Yeah.
Did it, did it get in— was it in a fire or something?
No, just had vagrants.
It just is in bad shape. Well, I mean, would you guys entertain another offer?
It's probably too late. I mean, you're certainly welcome to extend one. I just hate to have you waste your time.—
but you're welcome to send some. Yeah, so I'm actually unrepresented. So I mean, I was just calling to see if you'd be willing to make the offer for me or just call her and give her a verbal.
Yeah, you're welcome to text me the terms of your verbal if you'd like. I traditionally don't represent two parties in one transaction, but I'm happy to present the offer verbally.
Yeah, do you have someone in your brokerage that would be able to represent me if we were able to make a deal happen?
Yeah, or we just do unrepresented buyer.
Okay. Well, you know, I can text it to you, but I just don't want to waste, you know, just write some up and just be a waste of your time because it's way off. Like, I mean, $225,000. If you got 16 offers, obviously there's not a bunch of offers below that or at that, right? It's probably gone over.
Yeah, we got offers significantly over.
I mean, I know you can't tell me what the other offers are, but what do you think it would take to get this done if I could close in like 7 days, all cash?
Uh, it's hard to say. Like I said, we got that, we got the counter back to the one of the buyers and just waiting for their acceptance. So I'll know today by probably between 1 and 3. Um, if you want to text me something and I can let you know if, uh, they don't accept the counter.
Oh, okay. So if I understand correctly, they made an offer, your seller countered, and now they're just— if they accept it, she's good to go with them. If not, then, you know, maybe I can come in. Is Is that what you're saying?
Exactly, yeah. Or I'll move on to the second place offer.
Cool. Well, I mean, do you— I'm an investor just like the other 16 guys that are looking for fix and flips. Do you come across a lot of these?
Yeah, I'm an investor myself, so I'm always looking for investment properties.
Cool. You didn't want to take this one on?
I'm really busy at the moment. I just don't have time to do a mess house in West Valley. A couple developments going that are taking up a lot of my time.
Yeah, man, this one would definitely take up quite a bit of time. And who knows what's going to happen with the market. Do you kind of— I'm just, you know, BSing with you, but do you know what's going to happen with the market? Like, do you have an idea if it's going to go up or down?
I'd be a wealthy individual if I could.
I know. Well, it's cool. You got some developments going. So I not only do I look for properties, but I find a lot too. You said you developed. Do you like—
what do you develop? Traditionally residential, multi-unit, but I'm open to whatever. So I do build. I'm a GC, I'm a builder, I'm a broker, I'm an investor. I kind of have my hands in everything, but the last 2, 3 years I've really been focusing on development.
Wow, you're a broker too? I looked at your— the reason I got your number from RE/MAX. So you're a broker at RE/MAX?
I'm an associate broker, yeah.
That's awesome. Cool. I saw your profile. You speak English, sign language, and Spanish, man. You got it all going on.
That's awesome. Yeah, they're not as fluent as I would like them to be, but they're decent.
Well, it gets the job done. Cool. Well, Brandon, I'll text you my, just my information. If you can respond to me, let me know if, you know, there's an opportunity. I'd love to make an offer. I just don't want to like, you know, waste your time and make my time like, you know.
Yeah, I don't want to waste your time either, for sure. So I'll definitely keep you posted and You're welcome to keep me, add me on your list or whatever I come across. Yeah, land deals traditionally is what I look for.
Where do you, where do you usually look, by the way?
Salt Lake County.
Okay. Um, I had one other question. I'll let you go. Uh, is— do you have any other properties that you have listed at the moment or any that are coming up that will be like good opportunities that you're passing on for a fix and flip?
Not at the moment, but You want to text me or email me your information, I'm happy to keep you posted if I do.
All right. Thank you, Brandon. I appreciate it. I'll text you my email and, you know, stay in touch. Perfect. All right.
Have a good day. Thanks. You too. Yeah.
Bye.
