A wholesaler explains why lowball offers kill deals and how to revive them. Instead of generic offers, dig for what the seller actually needs: repairs, a quick sale, personal crisis. Creative strategies like novation and lease-options work when you match the offer to their hidden motivation.

You need to be able to do creative novation. You need to be able to do lease option. You need to be able to have more tools in your tool belt, more arrows in your quiver so you can get more deals done. Don't pass up on deals. A lot of the guys are going around, I'm seeing this on Facebook, like, hey, give me your dead leads and I'll convert them. And they're not dead leads, guys. They're just— you probably just lowballed the person and said, I'll follow up, and just haven't been able to get anything done because that's not how this works. You're supposed to be able to help people. Construct an offer, help them find the motivation that they don't want to tell you about, right? Imagine this: you fill out a pay-per-click form, you fill out 10 forms, 10 people call you nonstop. Every call you got to tell everybody, hey, I'm really motivated, I got to sell really quick, my house is on fire, or like the dogs are peeing everywhere, cat poop everywhere. Like, they don't want to say all that, right? They don't want to say like give everybody, everybody that's called them all the information. They just want to say, give me your dang offer, I just want to sell it.
