Nathan Payne cuts the typical sales funnel from 30-50 contacts per deal down to 1 in 20 by shifting from wholesale tactics alone to a problem-solving approach. He argues that wholesale-only models are a "one-trick pony" that stall growth.

They're just talking to a lot of people. The people are like, nah, get lost. I'm saying if you want to close a deal when it comes to pay-per-lead or pay-per-click or whatever, it's usually 30 to 50 people who want to sell to close a deal. Okay. So if you're not even close to that, just those are the numbers. That's average. Now for me, and I'm going to be getting into this in a little bit, like how you can trim down that average range of how many sellers you need to close the deal. I'm able to do 1 in 20, right? Because of the sales process I have and the strategies that I use, the extra strategies, I can sell sellers' problems without just wholesaling. Because I think if you're just a one-trick pony and all you do is wholesale, you're going to struggle in this business.

Why Traditional Wholesaling Keeps Failing You (Use This Pre-Flip Method Instead)
