We did end up getting that one deal I told you about on the previous episode, Joe, where I had to go to court because we set up the paperwork on a contract for deed and he did not want to get out and he ended up fighting it and I had to take him to court to get him evicted. And anyway, that deal did come from the cold calling, but that definitely wasn't worth all the money that we were paying because that one, you know, obviously in the long run it worked out, but in the short term we weren't making enough money off of that.
