Deal Finding Friday LIVE - with Nathan Valle!

In this live YouTube session Nathan Payne hosts his weekly “Deal Finding Friday” with guest David Lamorte, focusing on sourcing wholesale deals in the Tampa market using the Privy platform. They begin by configuring Privy search filters based on buyer criteria (ARV $300‑$600k, purchase price $100‑$220k, preference for 2‑1 concrete‑block homes). Nathan walks through a batch of 13 listings, explaining his screening process: visual assessment for needed repairs, days on market, and property remarks that signal motivation (e.g., probate, cash‑only). They identify a probate property and conduct a real‑time cold call with the listing agent, Jamie Fitzpatrick. The call showcases rapport‑building techniques—empathy for the agent’s fatigue, acknowledging prior investor calls, and avoiding “fake” small‑talk. Jamie shares key deal parameters: full rehab needed, potential resale value around $420‑$430k, the importance of a high earnest‑money deposit and zero‑inspection contingency, and that offers must be non‑assignable due to probate court rules. Nathan probes pricing, earnest money, and closing timeline, receiving guidance that a competitive offer must be in the $300k+ range with strong deposit. The conversation also reveals the strategic value of cultivating long‑term relationships with agents, as a single relationship can generate many future deals. Nathan wraps up by urging viewers to sign up for Privy, attend a free masterclass, and network with David for Tampa opportunities.

Good morning, good afternoon, good evening. What is up, guys? What's going on, Privy? It is Deal Finding Friday. I've got my man David Lamorte here with, uh, with me today. David, how you doing, brother?
Good, man. Thanks for having me here.
Yeah, so guys, David is, uh, he, he works with us. He is in the Tampa market, and so we're going to be looking to, uh, to call some agents in Tampa, hopefully make some offers, make some connections, and see what we can get on Deal Finding Friday. So, uh, one of the things, guys, we talk about it every week on Deal Finding Friday, and it's, it's, it's an absolute staple in kind of what we do in our strategy. And so David here, I'm going to be sharing my screen, guys. You already know it, first thing had him do is get his Privy filters all set up. So let me share my screen. Share screen.
Yeah, that video breakdown you did, I— it was perfect, man. I followed along. I was able to do it with you basically. And yeah, it was awesome.
Oh cool. Oh, love it, love it, love it. Um, all right, so these are from, from David. I had him forward me the email so that I can look at what he's got and we're gonna walk through. So this is from yesterday. For all the filters and stuff you got set up, uh, in Tampa and the Tampa areas. So let's start at the bottom here. Now, your buyers, have they given you a range as far as like price point, what prices they like to be at?
So there's kind of a big range of $300,000 to $600,000 as far as ARV, but as far as purchasing price, it's It seems they want to purchase, you know, between 100, like purchase at 100 to like 220, um, seems to be like where they want to purchase at, um, especially for flips in like the 350 area.
Yeah. Okay. Um, okay. Got it. Got it. So sort of similar to Orlando. They want to be at that, like probably ideally that, that 300, 400-ish. ARV sounds like you got a few people that are willing to go a little bit higher on ARV. That's awesome. Um, they want to buy at 100. I'll be honest, man, I think, I think everybody wants to buy at 100 in Tampa. Yeah, similar to Orlando, that they have— if we're able to get stuff, um, that probably realistically want to be closer to the low 2s, um, would be my guess. So we're looking here now. Are they interested in, in 2-bed properties or are they mostly looking for 3s, your buyers? Yeah.
So it seems to be, so they are open to 2-1s, um, a couple more than others. It seems to be a bigger concern is concrete block is what they want versus wood. So it seems to be like that comes up more as I ask about bed count, bed bath count.
They're like, yeah, yeah.
Maybe if it's a 2-1, okay, but like concrete block is better.
Got it, got it. Yep, same thing in our land. And guys, just in case you were wondering, so David, you are not local to Tampa, correct?
I'm not, I'm in New York, Long Island.
Up in New York, man. Yeah. Okay, I like these. So guys, these are all things as to why we want to kind of establish relationships relationships with our buyers first, because these are important things we want to learn before we start spending a bunch of money and trying to find deals. Okay, this is not really what we're looking for. House is in great condition. Um, let's see. So what, what I'm doing here, David, is, is I am looking at, you know, what properties, you know, in the email, um, when we click on 13 properties You know, it'll bring up the Privy tab with all 13 of those properties. And so what I'm doing is I'm going through and I'm like, okay, which, which of these properties look like there is an opportunity for there to be some motivation? There's a few things we look at. One is, you know, as a wholesaler, as investors, the number one thing that's the easiest is, you know, it needs work done to it. Um, so as we're looking at these, I'm not seeing a whole ton. Now, this is also my first time kind of really getting a feel for Tampa. Um, um, just taking a peek at these pictures. So I'm looking for our, you know, what properties look like they have an opportunity. Boom, something like this. Love this. An opportunity for us to add value to it. So this property, you know, kitchen could definitely use updating. Not a bad house by any means, but this thing could, you know, use a little bit of TLC, a little bit of updating. Yeah, I like this a lot. Now, price is the last thing I ever look at. Number one thing I look at is, you know, first I just double-check and make sure it's a property, you know, beds, baths, square footage, all that good stuff that my buyers would be remotely interested in. And honestly, pretty much all of it should be, or else, you know, I set my filters wrong for Privy. So first thing I'm looking at is pictures, right? Is there, is there an opportunity for us to add value? Second thing we want to look at is how long has it been listed, right? It's only been listed for 2 days. And then I'll take a peek at price. Now, if this has been listed for 60 days, you know, it just gives me a lot more information. And then I take a quick peek at the property remarks. I love that Privy has this right here. Clearwater home. So looking for things just like this. Great opportunity for your next cosmetic remodel project. Boom. This probate property. Oh, they even throw it in there. It's being sold cash only. So literally the description is inviting us to give them a call. Hey, cash buyers. Hey, wholesalers. Investors, please give us a call. You are the people we are looking for. Let's see, most windows and tile roof are original to the home. Floors include blah blah blah, so it can be turned into a showplace for a neighbor. Awesome. Love it. Love everything that's going on here. Sale is subject to final probate approval. Highest and best offers due by 9 AM Monday. So this property, probably not gonna have a whole lot of room for us to really be able to negotiate, but we're gonna call them up and we're gonna call Jamie up here. So down here is where they've got the brokerage and the agent that, that is listing the property. And so we just copy that and we're gonna paste that right into Google. And then, you know, I'll click on like one of the first ones here, realtor.com, and we're looking for their, their mobile cell phone number. We don't typically want to call the office. I hate calling the office. I want to get directly to them. All right, let's call Jamie here. So Jamie, 727-409-7242. All right, come on, Jamie.
You've reached the voicemail for Jamie and Rick Fitzpatrick.
All right, let's try Jamie again. This is Jamie. Hey Jamie, this is Nathan Payne. How you doing?
Not bad, how about you?
I'm doing good, thanks. I was calling about a listing I saw here of yours on Hoy Ave.
Yes.
My guess is your phone's probably been melting.
Oh, you might be right about that.
I, uh, I was just calling to see if you had a couple minutes to chat about it. Um, sounds like I might have caught you in the middle of something though.
No, it's okay.
Oh, perfect. Uh, well, yeah, Jamie, I'm looking at it as a potential investment opportunity. Um, I was wondering if you could just tell me a little bit about it. Um, anything in particular that you think would be important for someone like me to know?
Its highest potential is a total and complete remodel. Roof, windows, AC, tear out the kitchen, new flooring, and paint.
Okay, so you're thinking for this property, yeah, it, it'd be best to kind of go with the full, full, full rehab?
That's what I would do.
Yeah. For this property, do, um, what do you feel is kind of the best fit for it? Do you think it's a better fit to, you know, rehab it, do it really nice, and then, you know, look to list it, um, you know, back on the market after kind of everything's been done to it? Or do you think this property might be a better fit as a, as a rental?
I think you could actually go either way. If you were doing it as a rental, you'd probably make more money long term by not going quite as high-end on the remodel, but there's money to be made either way. Um, it's in a nice enough location that you could go Martha Stewart and get top dollar, which, you know, between my research and the comments of other agents that have talked about it, you know, some of them think it's going to go to $430,000. One person thinks higher. I'm, I'm confident it would go to $420,000, possibly higher.
Okay, so you think if it was— if the rehab was done well and done nice, it could list and sell on the back end for around $420,000-ish? Yep.
Okay, that's my professional opinion, and I don't have a horse in the race, so—
Got it. I, um, has there been kind of any recent properties in the neighbor— neighborhood kind of similar to this one that have, you know, kind of pulled some prices like that?
Yes.
Okay, nice. Yeah, you wouldn't happen to know the address off the top of your head by any chance, would you?
Nope, I wouldn't. I wouldn't go into that much detail with you over the phone if I did, just to be completely honest.
Oh, got it. Why, why, why is that?
Well, I mean, you're picking my brain, and, you know, I, I don't want somebody else relying on information that I've given. I'd be more interested in hearing what you have to say, and I'll happily agree or disagree. I'm very, very old school when it comes to that. Plus, I've got— I've had probably 70 phone calls from investors, you know, all similar conversations to this. And, you know, ultimately, anything that I tell one person, I've got to tell every other person because I'm not gonna be in a position to willingly or unwillingly give any one person an advantage over the others and, you know, put my own real estate license in jeopardy.
Got it, got it. So I'm catching at the tail end of the, the 100 conversations.
Yes, I'm a little, I'm a little worn out, but I still have 3 more days to go.
Totally, totally understand, Jamie. I, I promise I'll do my best to make it as painless as possible. I— my goal isn't to, to waste your time. And I'm, you know, I, I'm sure, you know, especially when it comes to investors, I, I get it. You, you know, out of 100 calls, probably half of them are, you know, making offers at like $180,000 or just, you know, something silly.
Well, the majority of the offers have been in excess of the asking price, which Only makes sense.
That's fantastic.
The MLS price is just a sign that says come look at it.
Yeah, I, um, for this property, um, I know I, you know, I mean kind of twofold. One, you know, I'm interested in it. I, you know, it's kind of perfect fit for what I'm looking for, but of course at same time. I know you're going to have absolutely no trouble selling it. You know, you've already got kind of a bunch of offers over asking. My goal is I don't want to waste your time, Jamie, you know, or mine. You know, my goal isn't to insult you or the sellers, you know, with, with a low offer or an offer that's, you know, less than what they were looking for. Is— I guess my question is, where, where would I realistically need to be at in order to be competitive?
The most specific I will be, and I won't be any more specific than that, is that the first number is going to have to be a 3.
Okay, no, that's, that's totally fair, and I, I, I appreciate you giving me that much info because, yeah, like I said, you know, my goal isn't to waste your time or mine. Um, Got it. And then aside from price, obviously, you know, doing the highest best price is the number one thing. That's my goal. Other than that, is there anything else of importance? You know, other than—
nothing whatsoever. You know, it's everything where is, as is. So there will not be any input from the seller regarding, you know, cleaning up the property or making any repairs, as you might expect. Um, and the probate court will dictate whether it takes 2 weeks or 3 weeks or 4 weeks for the judge just to have it on his docket to rubber stamp the approval. So, you know, it's a— it's strictly an estate. There's no emotion to it, and my job is strictly to present the highest net to the to the, the, to the probate that's real. So I do have a couple of offers that are not real, um, but I've been in the business long enough to know the difference.
When you say not, not real, what do you mean?
Somebody that comes in with an unusually high number and a low good faith deposit with an inspection period. Uh, all they want to do is be able to lock the property up and then attempt to renegotiate it. That's what I call not real.
Right now, right there with you. Yeah, I, I, I, um, yeah, all these, all these places, you know, Tampa, I know you guys got a ton of them, uh, where you'll get wholesalers that'll call you up and they'll be like, oh yeah, we, we could pay, you know, $400 or something, and they're like, oh, but we want to, you know, $100 earnest money, 30-day due diligence period.
Yeah, no, I, I choose the title company, right?
Yeah, right. 100%.
In fact, we also will not allow any wholesaling with anybody that makes an offer that is subject to, uh, reassignment will not be considered.
Yeah, nope, totally understand. Nope, no problem there. Um, does— now I know it's kind of up to the court. Does, um, you know, does it make any difference as far as earn, you know, size of earnest money or anything like that? Do they take—
I mean, there are offers where, you know, the, the people went out there to see it, they, they know what they're looking at, they made their offer with a, you know, a significant good faith deposit and a zero inspection contingency. I mean, those are absolutely the strongest offers regardless of the price. Yeah, of course it becomes then a bit of a trade-off because we do have, you know, the single— well, the single highest offer I have has a zero inspection contingency.
So, got it. No, that's—
we're just looking for sign the contract one time and the and just wait for the court and the deal is done. That would be the number one, because you go through all of this and then have somebody squirm away, would just start the whole process over again, which I don't want to have to do.
Yeah, that would be a nightmare. I, um, and then lastly, um, is there any preference on closing timeline for you or, or them?
As I mentioned, it's strictly up to the probate court. So the instructions in the MLS were to to write it for on or before 30 days.
Okay, um, perfect. And then the one last thing I, I'd love to throw out, um, to Jamie is, you know, I gotta, I gotta crunch the numbers and look at things on my end. Um, and I think if I'm able to get in that ballpark, I'll definitely be giving a call back and, and let you know where I can make my offer at. Um, when I do that though, I, I am calling unrepresented, so I, if it's okay with you, I'd I would love for you to be able to, you know, represent me and, and keep both sides of the commission. Or if you'd like to offer any of that as a discount, totally up to you. Um, but if that's okay with you, love, love to do that.
Well, we'll just take it on a case-by-case basis. Um, I'm fine to represent anyone that's unrepresented, but my goal is not to increase my commission, but I will gladly make more commission if I can.
So no, I, I love it.
You weren't being more transparent than that, right?
Right. No, I love it, Jamie. I, um, no, I appreciate your time. Don't, don't let me take up any more of your time. I, I know you probably got a couple missed calls already. Um, one last thing. I— you don't happen to, you know, have any other properties, maybe anything similar to this, whether— I don't know if it's listed or it's going to be coming, coming up soon— anything that would be you know, similar to this or could use a little bit more work?
I do have another one that's very similar to this, but the seller has already gone 3 months longer than what he told me he would on, you know, there are, there's a brother and a sister, like a son and a daughter. Both of them have some emotional attachments and they're just dragging their feet. So I really couldn't say. I've had people calling me for the past 4 months. Ask me about it. And as far as I can tell, it's probably going to take them another 3 or 4 months at the minimum.
Would it— so would it be helpful to you at all if, if I were able to make an offer on that property that you could present to them, but it was contingent on them? Okay, that wouldn't help them at all. Got it.
Nothing's gonna move them. They're, they're fully aware that the property's most likely going to be worth more money whenever they get around to turning you loose on it.
Oh, okay, I got it. So they're— so it's— they don't have too much kind of, um, motivation to move their feet kind of thing?
Apparently not. No, most people would, but they have other things that are more important to them than how quickly they can split up the money.
Okay. Um, well, yeah, I'll tell you, Jamie, I'll tell you what, um, This is my personal cell phone number. Um, if it's all right with you, I'll shoot you a text when we hop off here so that you have it. Feel free to hang out on my number, you know, love to chat with you if you ever have a property or such. And I, I do a lot than, you know, um, just kind of purchasing cash is just one, one kind of thing I'm able to, to bring to the table. But, um, you know, any properties, any situations, you know, and it's— I keep things very simple, you know, I, I don't kind of tag things along, you know, I can let you know, hey, if I'm able to make something work, here's what it could look like. And if not, you know, I'll let you know that too. Um, but yeah, I'd say please save my, save my, um, cell phone. Let's keep in touch and, um, you know, love to reconnect at some point and see if I can put together a strong offer for you on this property.
That sounds great. Let's do it.
All right, Jamie, thank you so much for your time. I hope your phone's not too busy this weekend.
No problem. Thanks for the call.
All right, have a good one, Jamie.
You too. Bye-bye.
Come on, that's what I'm talking about. All right, so, so couple, couple things there, guys. That was— now it's so funny, man. I, I actually really like those calls, um, and the reason being is so that you guys can see What does it look like? You know, because it's one thing when you call an agent or you talk to a seller and they're like, you know, just perfect right off the bat, right? They're like, oh my gosh, yeah, you know, our highest offer is $250,000, but you know, if you could offer this and just do this one thing, the deal's yours, right? You know, it's not— when it's easy, anybody can do it, right? But that agent, a little rough around the edges in the beginning, right? Like he was hesitant. He was not abrasive, but he kind of— He had that guard up and he's like, dude, I really don't want to go through this right now. And so we kind of had to work through it and build a little bit of rapport with them. And guys, one thing with rapport, did you notice at no point was I like, oh yeah, you like, I don't know, what's a Florida team? But there's the Buccaneers or Gators or whatever, right? It's like, oh, you like cats? I like cats. Oh, you like football? I like football. No, there was none of that. Right. That's fake rapport, in my opinion. No, what we were able to do is, one, we could tell by his tone that he just wasn't really feeling it. Right. And so I know I've talked about this a few times. If you guys have been watching it, call it out right away. Oh, Jamie, it's— he's like, well, you know, I really don't want to go through this, blah, blah, blah. I've already had calls from like 70-ish, you know, whatever investors. And what do I do? I say, got it. Sounds like I'm catching you at the tail end of all that, right? So I'm letting him know, like, hey, dude, I— yeah, it sounds like you just talked to those 70s investors and now you're talking to me, right? Like, I can tell by the way you're speaking to me that that's what happened. And not in a way of like, hey, man, you better clean up the act. But coming at it from a point of having empathy for him, right? Is like, oh, man, I feel where you're coming from. And then if you notice, right, as soon as we said that, he had the change in his tone. He kind of, he had like a little chuckle, right? And his tone uplifted. And then we were good from there on out. Now, the other thing with this guy was not only did he not really want to be on the phone, but he also, he was hard to get information out of, right? In the beginning, he was not interested in giving much info. He's like, look, I don't really give you like—
number has a 3 in it.
Yeah. And he's like, I don't want to give you kind of the, the song and the dance. He's like, bro, you just take a look at this thing and you tell me whatever it is you want to tell me. Now, what did I not do, guys? Very easily could, could, you know, we have gotten in the conversation like, oh well, you're the listing agent, you know, it's your job to answer the phone and, and answer my question. Guys, that's not gonna get anybody anywhere. All right. Quickest way to a dead deal is to do that. Right. So, so again, what did we do? We just kind of kept working through and, you know, we ask in 2 or 3 different ways and then we're able to start getting more information of what we're looking for. Now, the other thing is he kind of put up a firm wall right in the beginning of like, hey, you know, not giving any information, not giving anyone an advantage. Right. But guys, you don't really know. Like, there's a lot of rules that people have, right? Oh, you can't do this. You can't do this. Nope. The rules are you can't do this, guys. Sometimes if you just ask, like, you don't know until you ask, right? So what did we do now? The one thing when I was like, oh yeah, you're probably getting— he talked about fake offers, guys. I love, I love, I love again the empathy and relating to them. Like, oh yeah, it sounds like you're probably referring to wholesalers. Yeah, you know, they call and they offer at 180. Now, what did I do there was one, I related to him. I was like, oh yeah, you know, that bothers me too. But I also at the same time was giving him a low anchor, right? So it's like, oh yeah, they're probably giving you offers at like 180, right? I'm not, I'm not saying my offer's at 180. I'm saying, oh, they're probably giving you offers at 180. And what do you do? He's like, oh, well, all of our offers are over asking price. Boom. Super important key piece of information, right? Just from that. And then we continue the conversation. Then he pretty much tells— he's like, oh, well, he's like, oh, the one thing I couldn't tell you, right? When we asked him, hey, where would I need to be at in order to be competitive? You know, Jamie, I don't want to waste your time. Don't want to waste the seller's time. And he's like, well, what I can tell you is it's got a 3 in front, right? So it's, it's at least at $300,000 or above. And he said the highest offer is, is at about $300,000 with a zero-day inspection period. Now, I'm glad we kept asking more questions because at first he's like, hey, this is just through the court. It's like, you know, it's the only thing that matters is the price and it's— there's no emotion attached to it. But Did you notice when we talked about— when he talked about, you know, fake offers, right? When he was referring to like kind of like a wholesaler making an offer. And guys, if you know, I know none of you guys do that, but if you know anybody else that does it, let them know, hey, that's not cool, man. Don't, don't lock up people's properties, you know, with bad intentions, knowing that you're going to have to renegotiate it. That's, that's not a good way of doing business. Shouldn't do that. But one thing he said was, was I was like, okay, got it. You know, is there anything else other than price? He's like, no. But then when we talked about earnest money deposit, he's like, oh yeah, no, that makes a big difference. He's like, no, that definitely does matter. Right. So even in this situation, there's still more than just price that makes a difference. Right. So if my offer is less, you know, say, say we were to make an offer at $300,000 and if the other offer is at $310,000, but say they have a $2,500 earnest money deposit and we have a $50,000 earnest money deposit. Guys, even just saying it, you're like, oh dang, bro, $50K is an earnest money deposit. That makes a difference when people see it. So the other thing is where on earth— hey, man, I'm not balling. Like, I don't have $50K to bring to the table for the earnest money deposit. Guys, that's cool. I'm not bringing $50K to the table. Come on. I'm not doing that. No. What am I going to do? I'm going to have my buyer bring that to the table. And again, he's like, it's non-assignable either. Great. Not a problem. Why? Because when we start with the foundation, when we have our buyer in place, when we have a relationship with our buyer, not only can we go to them and say, hey, you know, I can get the property for you at this price, blah, blah, blah. Does that work for you? Great. Here's what it would require. It's going to require a whatever thousand dollar deposit. It's non-assignable. So we can either do a double close or You can just, you know, I can give you an invoice. I can get paid out through an invoice or whatever at the end. Right. And you can work that out with your buyer because you have a relationship with them. So, and guys, this is a deal that literally nobody else would be able to do. David, do you have any questions, man? I know we ran through a lot. Oh, one other thing I want to touch on. So, guys, I almost never do this, but the reason I did it is, guys, you are lucky that David is here today. And it just so happened to work out very nicely. When I'm, you know, working, actively working my market, right. And I'm not just kind of here doing it for you guys on a Friday, you know, and it's like I'm taking it seriously and doing all the things I'm supposed to be doing. That's where I would also do what I just did at the end there. Oh, hey, Jamie, by the way, you know, you know, I got to crunch the numbers, look at some stuff here. But do you also happen to have any other properties, you know, maybe listed or maybe, you know, that are coming down the pipeline? Soon that are maybe similar to something like this or could use maybe a little bit more work? And he's like, as a matter of fact, I do. Right. And now we didn't stop there. This is like a pro pro tip. He's like, yeah, they're not ready yet, blah blah. And he talked about a pain that he had. He's like, yes, I want to sell this house, but the people are dragging their feet. I gave him an opportunity. And guys, this is how you can get deals in really, really hot markets that nobody else can, right? Because he's like, oh yeah, people have been following up with me for 4 months about it. Guys, I would almost bet money that those follow-up conversations are, hey, you got that one ready yet? No. Okay, great. Hope all been well, Jamie. You know, we'll talk again soon. I would almost guarantee we're probably the first person to actually offer a solution to his problem. And what do we do? I said, hey, Jamie. And guys, if, if is such a strong word in negotiating, it's, it's my favorite. If you haven't noticed by now, I use it all the time. But what do we say? We said, hey, Jamie, let me ask you, God, it sounds like they're kind of dragging their feet. I don't know if this would be able to help you out, but would it, would it be of any help or any value to you if I were able to make an offer that was contingent on a certain time period You know, to kind of get them to say, oh, hey, we better, you know, yeah, we better sell this now and take this offer before it expires. Now, he said no. He's like, no, that's not going to work for these people, you know, in their situation. And that's fine. But it's— I mean, the point is, at the end of this conversation, do you guys feel like we've exhausted every option? You bet. Right. So we've used every opportunity. And he also knows I've also been able to demonstrate in one conversation, hey, there's a lot more that we can bring to the table than just, oh, I saw your house listed here, I'd like to make an offer at this price. Right? When I'm able to work with Jamie the way, you know, the way that we talked on the phone and then also the solutions that I was able to present to him at the end, he's able to see, ah, this might be a relationship worth hanging on to. And guys, it's okay. We might not get this house. We might not get that second house. But this is the power of realtor and real estate agent relationships is because the lifetime value of that relationship is always going to be greater than that if you are direct to seller. Direct to seller, I don't know. In my experience, I have never had a seller sell me their house and then, you know, they live in the next house and then sell me that one. Now, maybe it's somebody that has more than one property, but even that still doesn't compare to just one relationship. Guys, I mean, he could, he could be an agent for 20 more years, 30 more years. If I did just— if he was an agent for 30 years and if we just did one, just one deal every, every 2 years, guys, that's 15 deals from one relationship. So that's the power of relationships. And that's really what we're looking at is it's not so much about the money we make, you know, about making money on this property today, but it's we got to think big picture. What's the, what's the money that we could potentially make today? But more importantly, what's all the money that we could be making tomorrow and next week, next month, next year and so on? Guys, well, that is all I've got for you today. I hope you guys got a lot out of it. Before we go, David, did you have any questions or anything at all.
Yeah, just to let everyone know, I mean, you don't always get to see calls like that, so I really appreciate it because you a lot of times see the highlight where it just like closes, right? So that was an actual real call where a lot of times you might call and, you know, they don't necessarily— they're not going to just give you over the deal, right? And so I thought that was great because there's not much you can do exactly what you did. Which is offer solution, let them know what you could do, even though he was kind of, you know, sounded like a lot of people reached out to him. So he's already, you know, feeling a little bit, a little bit stressed. And then you took that, made sense of it.
Okay.
Like, so I'm going to, I'm going to understand that now and not waste his time. And just like you said, it's like there are conversations where sometimes like that report comes up like, oh, like the baseball game or whatever. But like this guy's not doing that at all. So I thought that was well executed, man.
