Good morning, good afternoon, good evening. What is up, guys? Privy Nation, how is everybody doing? Glad to see you guys here on Deal Finding Friday. Yes, we are back for Deal Finding Friday. So every single Friday we will be live right around 12 o'clock Eastern. Um, so come join me live. I love to chat with you guys, love to see the comments, love to see what questions, comments, concerns you guys have, where you're at in your real estate journey, what obstacles you're running into, and to hopefully help you guys answer all questions Privy-related, or at least when it comes to, hey, how do we use Privy to find deals in the most effective and fastest way possible? So, what I want to go over for you guys is, honestly, for me, it's like step 1 with using Privy to actually get deals. So what I wanna go through, let me get my screen set up for you guys, is my first step that I do every time is, one is, you know, first you gotta purchase Privy, right? So guys, don't wait, go sign up. I don't know if they're gonna keep it the same price forever. All I know is what it's at right now is honestly a steal. And I'm not just saying that. Two, 2, number 2 is get your, get your filters set up. There's a number of videos out there you can find, and Privy has some, as far as how you can set up your filters so that Privy does all the work for you. You don't have to look through hundreds of listed properties. No, once you have your filters set up, Privy will do all that hard work for you in a second, and it will send to your email just the, the 1 or 2 properties that meet exactly what you're looking for. So when we want to talk about, hey, how do I be effective? How do I do a deal as fast as possible with the least amount of time, right? And the least amount of effort? I don't want to have to make 10,000 cold calls. All right. I've done that and it's not that fun. I promise. What I'd much rather do is, hey, what's the 1 or 2 important phone calls that I need to make?. So let me share my screen with you guys. All right. Should be popping up. All right. So, Charles, where else are you live? So we're live in YouTube, primarily YouTube. So Kirby has a YouTube channel. We also have one or two, but if you go into YouTube, and you type in Privy, you know, Privy Real Estate or Benson, you should be able to find it. All right, Fred, my man. What's up, brother? Good to see you. All right, guys, so let's hop into it. So right now, this is the email that I use for my Privy account, and I've already set up my filters right now. What I do is if I'm trying to wholesale and I'm trying to do deals, And every single day, what I would do is I would go into my email and look at what properties did Privy send me today that meet my criteria. So I'm going to come here, I'm going to start from the bottom, and let's take a look. So this is The Villages, Florida. Let's take a look at this one. So now what I'm going to do, I don't have to look through hundreds of properties. I am trying to find out what properties are worth my time to call. So I'm going to click on, on a property that's in my market. So the market I was working is Orlando. So Orlando, that's my target market. That's where I like to find deals. That's where I've got buyers. That's step one, right? Make sure you have your buyers. But for finding a deal now, hey, how do I, how do I determine is this something worth my time? So I'm going to take a closer look. I don't even look at list price, not even looking at it yet. First thing I look at is the structure of the house. Now, all of this should be good. Reason why is because of the way I set up my filters. I'm not interested in 2 bedrooms because of the filters I set up. Privy is never going to send me a 2-bedroom house. Because I want to look at it. Same thing for square footage. I put a certain minimum number of square feet. So the number one thing I'm looking at is, is this house, is this layout, the beds, baths, square footage, you know, is this something that my buyers that I have relationships with, is this something that they're interested in? Now, this is a 3-bedroom, 2-bath, just under 1,400 square feet, attached 2-car garage, built in 1958. This is perfect. All right. So that's the first thing I'm going to look at. Second thing I'm going to look at: pictures, pictures, pictures. Why am I looking at pictures? Again, still, I haven't even really cared to look at the price yet. I don't care if this says $100,000 or $1 million. Why is that? Because first and foremost, guys, we're primarily looking at this as a wholesaler, right? Or real estate investor. We are looking for people that we can help, which are motivated sellers. And one of the biggest indicators is, hey, is this a house? Is this a property that as an investor or wholesaler, is there something that I can add value to? So does this house— does it need updating? Does it need repairs? Does, you know, does it look bad? So I'm taking a quick look through, through the photos here. Not in bad shape, right? Like, yeah, maybe you could do some updating, but pretty, pretty clean, pretty decent. It's not like, you know, horribly outdated or anything like that. It's got a nice hot tub, doesn't look like it's too bad. So, uh, I don't know, right now I'm kind of thinking this might not be worth my time. Now, the other thing I'm looking at, how many days has it been listed? If this is said it's been listed for, you know, 50, 60, 70 days, yeah, I'm probably going to call it. But this was just listed. So as far as days being listed on market, is there motivation? Probably not. So and then, man, right here. So I'll look at the description just real quick. Because I'm just looking for 1 or 2 things that pop out that would be important for an investor, someone like me. So what do I see right off the bat? Extensively renovated. Probably not a house that I'm going to be interested in. Right. Roof replaced 2022. So right off the bat, just those 2 things that I saw there, probably not much I could do with this house. And then lastly, I'll take a real quick peek peak, right? I'll click on comps, I'll come down here, I go to settings. I like to look at everything in the area, and all I'm doing is I'm just taking a real, real quick peek of, hey, what's right here in this same neighborhood, and what's right here in this same neighborhood. And I just want to get an idea, okay, this is listed for $399,000. If everything around this was, you know, had a sold price at, you know, $500,000, $600,000, $700,000, then I might say, whoa, whoa, whoa, let me, let me take a closer look. Right. But I take a look and now the sold price is $357,000, $297,000, $375,000. You know, without me even looking at the type of house. And if I want to take a closer look, I can. Shows up right there. Right. That sold for $357,000. This sold for $375,000. So For me, no, this doesn't really fit what I'm looking for. I don't think this is worth my time. Not yet. Now, the great thing is, because of the way I have my filters set up, if this property didn't sell 50 days from now and it was listed for 50 days, boom, I would get another email from Privy of this property saying, hey, this meets your, your second filter that you have. Right. So if all of this was the same and it was listed for 50 or 60 days, I'd probably call it. So right now that one's a no. So let's move on. All right, let's see what else we got. Or actually, let me— I'm going to click on the two properties and let's see what we got. No images on those ones. All right. So let's go back. Let's look at an email from yesterday. And guys, I get these daily. Daily. Oh yeah, here we go. Let's look at this one in Tampa. All right. I like this just from the picture. So 3-bedroom, 1-bath, over 1,200 square feet. Oh, look at these pictures. You think that could use some updating, guys? 100%. Oh, look at that. Look at that. That is beautiful, beautiful, beautiful. I love seeing that listed 2 days ago. Now, that's okay. That's— I'm not too worried about that. Again, I'm really not even that worried about price. Guys, this is what we're looking for right here. Calling all investors, right? Great investment right here. It's a great investment opportunity. Now, without knowing anything else, in 30 seconds, yes, I would give this a call. And what I would do is— this is the, uh, the listing agent, their name's right here, and the brokerage that they work for. So what I'm going to do is I'm going to take Brandon and I'm going to copy. I'm just going to go right to Google and I'm just going to paste. And Let's just click on the first link for realtor.com. Now what I'm looking for, boom, right here. I'm looking for Brandon's personal cell phone number. Now it says home, but this is probably his cell phone number. Now the reason why is because I don't want to call the office, right? I want to talk directly to him. And so what I would do is I would call Brandon up. Now you might say, Nate, whoa, how are you calling this house? You only spent like 10 seconds looking at it. You don't know what your offer price is. You don't know what ARV is. Guys, you don't need to know any of that. Not on the first phone call. Right. That takes way, way, way too much time. We don't even know if we're in the ballpark or if this is a deal or not. So what I would do is I would call Brandon and I would call Brandon and he would say, hello. I'd say, hey, Brandon, this is Nathan. I'm calling about the— about your listing on 1401 East Norwood Street. He's gonna be like, oh yeah, how can I help you out? I say, yeah, Brandon, while I was taking a look at it and I really like the house, I'm interested in it as a, as a potential investment opportunity. I was wondering if you could maybe tell me a little bit about the property and anything in particular that would be important for someone like me to know. And I stop right there. Now, why do I do that? So one, guys, this is the fastest way to get a deal. What I find is people spend too much time to where they'll come down, they'll want to comp it, they'll want to look at everything first. Privy's already done the hard work for me. They told me, hey, this is, this is the phone call you need to make today. This is the phone call. This is the property that you need to make this morning. Why? Because this is a property we can add value to. Two, I'm not afraid of making a low offer. Right here in the description, they are literally inviting me, begging me to give them a call and make them an offer. So whether that offer is able to work or not, that's okay. I'm not afraid to give them an offer. This person is who I'm looking for. They need our help. So when I talk with Brandon, I'm letting him know, hey, I'm looking at it as an investment opportunity. And, you know, can you tell me anything about it that would be important for someone like me to know? Right. Someone like me, an investor. I don't care about, oh, just picture the kids playing in the backyard and this. No, no, no. When I say, hey, anything, you know, let me know. Is there anything important, anything in particular that would be important for someone like me to know? I'm letting Brandon know, hey, please frame this information the— to be only about the things that we're going to care about as an investor, right? What work does it need? What's the rehab? What do you think this could sell for? What could it rent for? All that good stuff. And so I'm going to get all this information. Now, why am I able to do that? Because I'm not making an offer on this first phone call. I don't like making blind offers, and I also don't like making offers on the first phone call. Why? Because it's significantly less effective. By far this price. And the reason why I don't even look at price is because I might chat with that, with Brandon on the phone, and this price could drop by $100 grand in a 15-minute conversation, in one phone call. Now, that's never going to happen over blind offer. Almost never. When I'm on the phone, I'm able to find out so much more about motivation, the situation, what's going on, what other offers do they have on the table. And I'm able to put together not just a price, right? Because that's what everybody does. They're competing on price and speed. But I'm going to find out how can I put together a truly irresistible offer for this agent, for this seller, to where it's not even necessarily competing just on price. But because of all these other things I was able to put together, man, my offer, it might be a lower price, but it has way more value. And that's how you're able to beat out these other investors. And guys, if you're working, you know, if you're somebody to where you're like, hey, you know, I'm looking to wholesale real estate, or, you know, but I work a full-time job, or I can only do this, you know, a few hours a week, this is how you do it, right? With a tool like Privy, there's no— guys, if you're cold calling, Direct-to-seller, good luck. You know, that, that's going to take minimum 3 to 6 hours a day and probably about 6 months until you get a deal. Postcards, you got to stay glued to your phone, right? If you're doing postcards or direct mail. Um, pay-per-click, just, I really hope you got enough money and enough time for that to eventually, eventually, eventually, hopefully pay off for you. But guys, you want to, you want to learn how do I do a deal now? As quick as possible with literally spending $0 on marketing. Guys, I live in Danbury, Connecticut, and I'd be calling with a New York cell phone number. I did a 30-day challenge where all I used was Privy. It was the only thing I spent money on, $97. And by doing this process, what I'm showing you right here, right, I'd set up my filters. I'd quickly look at properties and figure out what are the 2 or 3 agents that I'm going to call today.. And from that, I was able to do a $20,000 deal in 30 days. I streamed all of it live and I did it just by going live for 2 to 3 hours each morning. And I was, I was explaining stuff for like half that time. Now I'll let you in on a secret. When you're looking at this property, what else would I do? Say I talk with this agent, right? I'm going to find out more about the property, all this other stuff. Now, one of the things I'm going to do is I want to try to get them lower on their price before I ever talk about making an offer. So what do I mean by that? Well, on this first phone call, I'm talking with Brandon. I'm able to take a look here, see what other things are selling for in the neighborhood. Let's get our settings. Let's hit all. And while I'm talking with Brandon, the agent, and I've got all this information, And guys, I, I've said this a million times and I'll, I'll say it again, this comping tool, like, there's nothing that even comes close to it. If you guys are like, hey, I'm not even looking to do on-market stuff with the MLS or real estate, if you're just looking, hey, I'm looking for a good tool so that I can comp properties, like, this is second to none. It's so good, it's so intuitive, it's got all the information. But let's look a bit closer. So when I'm talking to Brandon, you know, I'm asking him all these questions about the house, right? And I'm going to be looking at these properties here. The first thing I want to look at is stuff that is close by. And then towards the end of my conversation with Brandon, I'm going to say, hey, Brandon, look, I, you know, I really appreciate you spending time with me. You know, tell me a bit about the property. I've got a lot better idea of kind of what's going on. Um, look, I, I see you have the property listed for $309,000. Um, obviously, you know, you guys want to get as much as you can. Um, I don't know, you know, just based off of our conversation, I don't know yet exactly, you know, to the penny where my offer would be at, but I, I don't think I'd be able to come up to 309. And so, Brandon, I guess my question for you is, you know, realistically, where do you feel the seller really needs to be at in order for, in order for this offer to make sense for them? Boom. I'm going to ask that question to Brandon before I've said anything about where my offer is. I don't even know where I need to be. Now, why do I want to do that? Is because that's those types of questions, those kinds of conversations. The reason why we're hopping on the phone is because that's when Brandon's like, well, you know what? If they could really get $240,000, you know, it would be able to work. They can move forward, all this other stuff, right? Or Brandon's going to let me know, well, we've already got 6 cash offers at the table at full asking price, and they're all investors. They're all, all cash offers, 0 days due diligence. And have earnest money deposit. And then you know what I'm going to say is, okay, great. Well, Brandon, let me ask you this. If I was able— if your higher, highest offer is list price, if I was able to come, you know, let's say if I, I, I don't know if I would be able to do this, but if I were able to make an offer with all those same terms and be at $315,000, is that something the seller would say yes to? And Brandon would be like, well, yeah, I mean, that would be the best offer. And then I would say, okay, great, let me take a look and give you a call back. And now what would I do? I would now come down to here and I would look what investors are in this area and I would call them up and I'd say, hey, I've got this deal that I'm working on East Norwood Street. Right. And this is what I love about Privy is you can find a really good deal and find your buyer literally in like 5 minutes. Right. So this is definitely a property that we would want to call on. Okay. I might not have a buyer, a specific buyer for this, right? Maybe I'm like, ooh, this is a good deal. It's definitely for an investor, but I don't think my buyers would be able to come, you know, to $315,000. Let me see what other buyers are right in this neighborhood, or if I do have buyers that would be interested, I still want to add maybe 1 or 2 buyers to my list, right, to create a new relationship. So I'm going to come in here and I'm going to try, and let's look for— now I know sometimes Privy even has like an investor button, so you can look at exactly, hey, what properties were investor flips, but But let's take— this is the other thing. Oh, I love this, guys. So what this does, I don't know if you're able to easily see it, but it's got a price of $110,000 and then an arrow and says $615,000. What is that showing? That right there is telling you, hey, somebody bought this for $110,000 and sold it for $615,000. Now the reason why it's doing that is because it's saying, hey, this was probably a flip. So let's take a look at it. Oh man, just looking at this house, right? Oh, and then another one of my favorite parts. See how it has this before and after button? Boom, guys, look at that. Look at that. That's wild. So this guy bought this property for $110,000, right? It looks like he tore everything down and did a new build house on it. Do you think it could be valuable having a new build investor that buys tear down properties and then put something beautiful like this on it, especially if you made $615,000? Probably worked out well for him. He's probably really hungry to look for other deals in that neighborhood. So that's somebody I would want to call even if this property wasn't the perfect fit for him. Now, let's see what else. That right there is crazy, right? And it took me 2 seconds, guys. 2 seconds. Let's take a look at this one. I like this house because it's a bit more similar to ours, right? So let's take a look. Oh, before and after button. Oops. All right, so it was last sold in '21 and then sold, um, April of this year. So probably not a fix and flip. Someone either probably lived in it or it could have been a buy and hold, but that's a pretty short buy. Ah, well, I know it's just— I think it's just the lighting. Okay. Yes. So it didn't really look, you know, maybe a little bit of paint, some touch-ups, but this could have still been a flip. It's probably buy and hold investor, but this is another person I would call. Right, love it, love it, love it, love it. And guys, right there you have 2 really hot leads, right, in, in, in 2 minutes that we can call and then get feedback on this exact property. And my conversation to them would be, hey, um, I saw you, you sold the house on East Hannah, East Hannah Ave, or, um, hey, I saw that, that new build you did on, um, on 9th Street. Like, wow, that came out really good. I'm actually working a deal right around the corner on East Norwood Street. Um, it's got— it's a really hot opportunity. It, you know, the agent said they've already got, um, like 5 or 6 cash offers, you know, zero days due diligence, all this stuff. I was able to build really good rapport with that agent, and I'm pretty sure I can be the one to win you the deal. Now, what it would take is it's listed for $310,000, and that's where all their offers are at. I think I can get it for you at $315,000. It would require $10,000 down, nonrefundable, and zero days due diligence. Are you interested? And I would say, you know, $3,000 of that would be for my assignment fee, right? Or whatever the case may be. And they'll be like, yeah, send it over. That's how you're able to compete on market, right? That's just one strategy. So, guys, you know, a lot of times I know we're calling on properties to where, you know, this probably has multiple offers already. That's fine. You can still compete on these all day, every day. Right. And that's how you're able to do it. So and it all comes down to the relationship you have with your buyers and The relationship you have with your buyer. Sorry, I just got distracted. I saw someone had a question. Hey Nathan, can you call that agent? Yes, I can. I was going to make it quick for you guys, but I'll tell you what, why not? Let's call him up. So we're going to call, we're going to call Brandon here. So 813-787-0348. Hello? Hey, Brandon? That's my business partner, you have a pen? Oh, uh, yeah, let me grab one. Yep. What's his number? Brandon's number? 813? Yep. 368? 368. 8265. 8265. Awesome. Are you guys investors? Yep. Oh, awesome. Is that a wholesale property you guys got listed on? No void? I'm out of the country, man. Give him a call. I'll give you all the details. All right. Sounds good. Have a good one. All right. Thanks, man. Take care. Guys, we're always trying to get information, right? So he said, talk to my partner. Usually if you call somebody and it's a real estate agent, that, that's not a common response that I get. So what do I do? I make an assumption and I let him correct me. Oh, hey, are you guys investors, right? And what is it, you know? And he's like, yeah. Oh, is this a wholesale deal? Basically the answer is probably yes. They probably got, you know, bought this and are looking to list it. But let's find out. So let's call Brandon at 813-368-8265. Guys, yes, even if it's a wholesaler or it's a wholesale deal, you can still, you still do deals. Your call has been forwarded to an automated— All right, let's call them again. Your call has been forwarded to an automated voice messaging system. 813-368-8265 is not available. At the tone, please record your message. When you've finished recording, you may hang up or press 1 for more options. Hey Brandon, this is Nathan. I saw a property of yours that is listed here, uh, really interested in it. If you could please give me a call back as soon as you can. Talk to you soon. Thanks. Bye-bye. All right, so he didn't pick up, unfortunately. But if he did pick up the phone, the first thing out of my mouth, oh, Brandon, hey, I just got off the phone with your partner. I guess, I guess he's out of the country. Um, but in the 2 seconds I was chatting with him, it sounded like this is a wholesale deal that, that you guys have listed. And I would pause and I would wait for him Again, I want him to correct me or confirm it. Right. So because if this is a wholesale deal, it's going to change the dynamic of the conversation a little bit. Right. I'm not going to talk to him quite as, as a real estate agent. And there might be some other unique things about the property. Also, I might be able to work a lot easier with them. You know, one of the things I like to convey to people, I feel like wholesalers sometimes can be a little on the fence with working with other wholesalers because they think, well, if he's doing the deal, you know, he's obviously got to get paid, so that's going to massively cut into my profits. One thing I let people know is like, hey man, you know, look, if I'm able to move this deal, I, I don't typically— like, I'm not putting a $20,000, $30,000 assignment fee to cut you out. You know, you did the hard work. I want to make sure you get paid. You know, if I'm able to make 2, 3 grand or whatever, um, I'm typically really happy. But ultimately, it's whatever we're able to work out and whatever just gets the deal done. And that's how I would frame it to Brandon. So, but guys, Privy, I spent a bunch of time explaining stuff, but I hope you see once you get this process down, you know, if I wasn't talking, if I wasn't explaining, guys, this takes 2 minutes, 2 minutes and a 10 to 15 minute phone call, right? And if it's really, really hot and the information's really good, you know, I'd stay on that phone and learn a little bit more. Um, but guys, this is by far using Privy, kind of using these strategies that, that we're going over right now. This is the fastest way to do a deal, right? We're talking to agents on market MLS properties. What's the best thing about that, guys? Number one, it's, it's free, right? I mean, gosh, the price of Privy is practically free. Um, it caught— you don't have to spend any money on skip tracing. You don't need a dialer. You don't need any of that stuff. I just need to make the— what's the one or two calls that's going to get me a deal today? Right. And that's how we're looking at this business. And that's all you need to do. And the best part is, guys, everybody you're calling is a motivated seller. The property's already listed. Everybody I'm talking to, they want to sell right now. I might not be the right buyer for them, which, you know, we're not able to find out until we have a conversation. But I'm never making— I'm not dialing through a list of 10,000 people and asking, hey, would you consider a cash offer on your property? And they're like, oh, I mean, maybe I would sell in 2 years, right? No, that takes a ton of time. Got to go through a lot of stuff, a lot of annoying headaches. I'm only talking to people that are ready to sell right now. And I don't know if you're like me. I'm really impatient. I want to make money today. I want to make money yesterday. Right. And that's the appeal of wholesaling, right? Those big checks, that fast money, this is how you do it. So guys, with that being said, I really hope you guys got something useful out of today. Man, I know how difficult it can be starting out, especially with wholesaling, getting started in real estate. There's so many different things, getting pulled in so many different directions. I promise you guys, you know, the stuff we went over today, that is what really works. That is what's going to get you deals and the fastest. Amount of time possible and get you deals that actually make you money. So guys, if you haven't already signed up for Privy, let me— I think I got a link here. Like, there is no tool— and I say this all the time— if you're on a tight budget, I would scrap together every penny that I could to pay for this. And this is the only thing that you need. And it will drastically cut, you know, with what you're able to do with the filters and kind of everything that I talked about with the emails. And it's not like I have to spend all this additional money once I've signed up. No, guys, literally just $97 a month can make you $10,000, $20,000, $30,000 a month. I say that because I did a 30-day challenge to where this was the only thing I spent $97 a month on, and I did a $20,000 deal from it. I spent money on absolutely nothing else. You guys can do the absolute same thing too. Hope to see you guys next time. And guys, please put in the comments below, you know, if you got something great out of this, awesome, hit the like button or comment, whatever. But also let me know, yo, hey, Nate, man, what, like, this is the obstacle we're running into. These are the roadblocks we're having right now. So I'd love to do is come back here on Deal Finding Friday and kind of show you guys how we're able to use Privy to overcome those obstacles, those roadblocks. That you're running into right now. So with that being said, guys, have an amazing weekend. I will see you 12 PM Eastern next Friday. Until then, take care, guys.
