Just drove by this house, and I'm going to tell you exactly why I'm stopping and turning around. When there's a dumpster in front of a house, it usually means a couple things. It means that the person that lives there, the homeowner, is just throwing crap away and they're just cleaning up. Number 2, what I think it means is a flipper's flipping the house. So if I see a crew there, I go and knock on the door and I say, hey, who is the owner of the house? The guy that's buying this and flipping it, is he here? Or if he's not, then I ask the workers, hey, can I have his contact info? Because then you've got a flipper right in your area of a cash buyer that you can network with. So for example, if you're driving just like I did, go knock on the door, say, hey, who's buying this house? Can I talk to him? Is he here? Or can I have the contact info? There you go, there's your cash buyer. You want to find a cash buyer quickly? Stop at the next dumpster you see, knock on the door, talk to who owns the house.
