Nathan Payne got his first wholesale deal by posting on Facebook that he was new and wanted to network with brokers and agents. He proposed a split: he'd keep wholesale deals he closed, the broker would keep listings he couldn't list, and the broker would fund his marketing and provide office space. He earned $5,000 from that first deal within weeks.

Yo, give me 60 seconds and I'll tell you exactly how I got my first deal and how you can get your first wholesale deal. Go on Facebook and post that you're brand new and you're looking for brokers, real estate agents, and investors to network with. After you go on Facebook and post that, meet up with some people for lunch, go to the broker's office, and tell them you're willing to learn. Ask the agent that you've networked with for a list to call, ask them for a dialer, and tell them, hey, any deal that you get, you, that you wholesale, you get to keep, but any listings that you get that you can't list obviously because you're not an agent, they get. They pay for your marketing, they pay for your dialer, they give you an office space. Bada bing, bada boom, after a couple weeks of work, you've got some opportunities. They'll help you out because they know the market, they know the area, and you got a deal. That's how I got my first deal. I networked with someone on Facebook, a broker. He gave me an office, gave me a dialer, gave me marketing materials. I put the work in, I got the deal, made $5K.
