I actually have a video of me calling a seller and getting him under contract over the phone. Never seen the property, never met the seller, but I was able to get it under contract without even going and shaking his hand. I was able to do it all over the phone, all over the email, virtually. Super simple. So if it's virtually, you're talking to the seller and you say, hey, I just sent you the contract via DocuSign, PandaDoc, any of these signing softwares. You just send it to them, they sign it, and bada bing, bada boom, that's it.
