How I Get Deals Without Ever Leaving Home — Virtual Seller Negotiation in Action

In this live, walkthrough-style YouTube video, real‑estate investor Nathan Payne demonstrates his end‑to‑end process for sourcing, qualifying, and closing wholesale or creative‑financing deals entirely remotely. He begins by introducing a "painless offer" mind‑map that outlines four primary deal structures—cash purchase, creative financing, novation (sell‑to‑investor partnership), and traditional listing—each matched to seller motivation, property condition, and desired timeline. Payne walks through his scripted call flow, emphasizing stage‑setting, active listening, and targeted qualifying questions to uncover why a seller wants to sell, their price expectations, timeline, and openness to alternative structures. He then shows how he uses his cash‑buyer network (the "painless cash‑buyer strategy") to secure offers without committing to a contract himself. The video includes a live call with a seller named Carol, illustrating how he probes motivation (recent spouse death), assesses property details, and evaluates whether the rural location and price make the deal viable. Payne demonstrates market‑viability checks using tools like Launcher Leads, Privy, and Batch Leads to determine if there are active cash buyers in the area, and he documents lead status (e.g., "bad area, not worth it"). Throughout, he shares communication best practices for voicemails and texts, and he encourages viewers to request his mind‑map sheet via DM. The content blends instructional narration, live call examples, and real‑time screen sharing of lead‑management software, providing a comprehensive blueprint for remote real‑estate deal acquisition.

What is going on everybody? As you can see, I'm in the grassy fields of Canada. What's going on? And what I want to do today guys is show you guys how I negotiate with sellers to get deals remotely without ever even leaving these fields, without ever leaving my laptop. Because guys, even when I was living in Salt Lake, I just moved to Canada a little bit ago. But even when I was in Salt Lake City and sellers wanted to meet with me in person, unless it was like super close, I never really went. I would just explain to them like, hey, we can meet or we can just do this all over the phone. But usually— so even in my own local market, I really didn't go meet with people just because you can do everything over the phone with this sales process I'm about to show you. Um, so what I'm calling this, or what I call this, is the painless flipping process because I think it's painless and I add a little bit of zest, a little bit of juice into the process that, uh, I think I think everybody here that's watching will benefit from. So I have a little, you would say, mind map, something that I think will help you, that if any of you want it, just DM me on Facebook and I'll give it to you. But this is the process of how I make my offers, how I decide on how to negotiate with sellers virtually. Okay, again, we're all over the phone, we're all over the computer. I meet with people on Zoom. If they really want to meet in person and I'm in the local market, I'll say, yeah, we can, but You know, it's up to you, whatever's best. If I'm not there, I just say, hey, I don't live there. I invest all over the United States. I'm not able to meet with you, but we can do a Zoom call, okay? If they really want to meet. And usually if you check them with the Zoom call, they're like, nah, it's all good. Let's just take care of it. So today, again, I'm going to show you how I negotiate with sellers to get the best deals remotely without ever leaving these fields. And again, I'm not really— I'm not outside. I might be tricking you guys. This is just a green screen. And it's a terrible one, doesn't look very good. But let me show you guys the process and let's make some calls because I want to show you guys how I do it and you guys can determine if, hey Nate, you talk the talk but you can't walk the walk, you're terrible on the phone. Hey, I'm here to improve, I'm here to get better. So let's dive right in. If you guys are watching this live, give me a like, subscribe, do whatever platform you're watching on. I appreciate whatever you're doing. I appreciate you and I'm here to help and serve. Let's dive right into this. So guys, right here is my, um, I would say my mind map of the painless offer option process. When I offer options to sellers, I want it to be something that they feel like I'm not forcing them to do anything. I'm not here to make them do anything they don't want to do. I'm here to offer them options that will help them accomplish the goals they want to accomplish in their life. And if I'm not helping them accomplish the goals that they want to accomplish, then I'm of no use to them, right? So the first thing I do, and you guys are about to hear it live, the first thing I like to do when I talk to people, obviously, is I don't have this written because this just is like the basics of the process, but I like to see if they're busy. Say, hey, did I catch you at a bad time, or are you available right now? I know I might have caught you out of the blue. I just like to check if they're able to sit and listen, because sometimes when you call people and you just start going right into your pitch, they might be cooking. They might be doing something with the family, so they might not be able to give you their undivided attention. So I usually hit them with, hey, I know I might have, you know, we didn't have this call scheduled. I just want to see if you have 5, 10 minutes to talk so I can establish that, you know, we're on the same page. And if they start, you know, if I'm talking to them and I can kind of feel that they're— they got their mind somewhere else, I just say, hey, hey, like, we can do this another time. I'm not here to like force, force you or interrupt if you got something else going on, but I don't like to talk to people if, like, you know, I don't feel like I got their undivided attention. And I know that can be difficult a lot of the times in the situations that we're working. But anyway, I like to ask them that. Then if they affirm or they say, yes, I am selling, after we get into that, I just say, okay, great. Do you mind if I ask you a couple of questions to help me understand the situation a little better and see how I can help? Because there's a couple of different options we have to purchase your home. We have a couple of different options to help you sell your home. Just need to understand the situation. Is it okay if I ask you some questions? So that's called setting the stage. So if they're like, yes, that's totally fine, say, okay, by the end of this call, just so you know where this is going, my goal is that by the end of this call, we can know whether we're capable, we're good to work with each other or not. That's the purpose. By the end of this call, we should know if we can work together or not, or we should just part ways as friends, or just say, hey, thanks for your time, I can't help you out. So they say, okay, that's what this call is about. You're going to ask some questions. Okay, I feel a little bit more comfortable. If you just call someone, you're like, hey, what's What's going on? My name's Nate. Uh, let's, uh, what, what's the condition of your house? Or, you know, just, you just dive right into it. They're gonna be like, oh my gosh, this guy's just bulldozing me. So anyway, set the expectations, set the stage. It's a normal sales technique, and, um, that's it. Okay, so what are the questions I like to ask? Now guys, these don't all have to be asked, okay? Because a lot of times you can ask one question and they'll give you everything you need to know. Okay, but these are the questions I like to know because it's not— when you're with what we're doing in wholesaling, fix and flip, and, you know, being a real estate investor, it's not so much about the property. It is, right, because we're buying a house, but it's a lot about the situation. Why are they selling? Because if there's no situation, if there's no pain, or if there's no reason to sell to an investor, they're just going to list on the MLS and wait a couple years before they get the offer they want. They have all the time in the world. They're not motivated. That's not who we're working with. We're working with people who need our help, right? So these are the questions I like to ask, and you're going to see me do them live. Okay, we're going to do them in a little bit. But here, first thing I'd like to say is, hey, thanks for your time. Um, I would— my first thing I'd like to ask you is, you know, it seems like a beautiful house. Uh, what's, what's got you— what's got you wanting to sell, or what's the main reason for selling? Then they— then you let them talk. And what do you do? You listen. You just listen. And you do, um, Active listening. Uh-huh. Uh-huh. Uh-huh. Oh, okay. Tell me a little bit more. You want to know what's going on. All right, you're not trying to just get through your bullet points, your questions, and bulldoze them. You want to know what's going on. No fake, like, oh yeah, you like the Jazz? I like the Utah Jazz too. Like, unless you really do and that comes up, just be genuine, be real. So once I find out what they're— why they're selling, I like to take them through the process of what options they've considered to sell before, because I don't want to start talking about listing it or, you know, all these other options if they've already explored it and they've already gone down that rabbit hole or that path. So I say, you know, if they haven't told me all this already, again, you got to, you know, be smart with this. You're not just asking all these questions if they've already answered. You got to listen. Number 2, I just say, hey, you know, it sounds like you got a great house. You told me you want to do this, so I totally get that. Have you thought about listing the house? Why do I ask them that? Is because listing usually gets the most money. It takes time. It's not convenient. I know I just listed my house. It's a— I have another house I'm listing because I'm moving and it's a nightmare. People say they'll buy it anyway. So have you considered listing the house? No, I don't want to list it. Okay. All right. That's totally— I totally get it. I understand the situation. You don't want to list it because you had a bad experience. I understand. I want to ask some questions to further pull out, like, what they really want to do and is if cash, if working with investors is really what they want. So I say, hey, look, I get you not wanting to list it, but obviously listing is going to get you the most money. Working with investors, obviously, you know, there's going to be some give and take on the price. But have you thought about flipping it yourself? Is that an option for you? Can you flip it? Can you— so you can make the most money on this thing as possible? No, I don't have the money. Okay, got it. All right. So you don't want— you don't want to list it. You don't want to flip it. Have you thought about renting it out? That's a good way to make money. Like, if you can just rent this out. No, I have no money. I can't rent it. I don't want to deal with tenants. Okay, totally get it. So just curious, if you don't get the price you want, is there an option to stay at the home? Like, do you even have to sell? Now again, this is a question you only ask with emotional— like, being intelligent, because obviously if you ask this and they've already told you like they'd have no money to stay in the house, that's a dumb question. But you would ask that, you know, as you go further, right? So then I get into these questions if I haven't already got the answer, as I've been saying. How much are you wanting to get for the house? A lot of people ask that in the very beginning. Sometimes I throw it in between. I don't— again, there's no such script for me anymore because I'm like, I just like to have a conversation flow. All right, so if you feel like you need an exact script, that's fine. But you want to work away with that so you have genuine conversations. So I say, okay, well, what are you looking to get for the house? All right. They tell you, okay. They usually tell you what they want is Zillow. So I don't let anything like price really shake me because I— everybody wants as much as they can get. And they just take 5 seconds to go on Zillow to see what they think it's worth. And then they're like, oh, okay, my house is worth that much. Then I say, okay, again, if they haven't already told you, so how soon do you really need to get this thing sold? Do you have a couple of months? If, if we're— if you had a couple, a couple of months, we 'Your offer, the offer we can make you obviously is going to be better just because we don't have to come up with the money as fast,' or whatever you want to say just to let them know that timeline is important. If they need to sell really fast because they're going to be able to lose it, then I'm going to show you how you determine what's going on. And then condition, okay, I don't really care about the condition that much. I care about this a lot more. I'm not saying that if the house is falling apart, yes, you want to know, and they usually tell you all this stuff. But you can hit condition and just get a little bit more information. Why do I not really care about condition? Because I'm not like a rehabber. I'm not, I'm not gonna lie, I'm not lying to myself and saying, okay, I really need to know the condition upfront. Like, I usually let my buyers— I get it at a price I know is gonna make sense, or I have my buyers, the painless way, kind of tell me where they need to be, and I leverage them. But I don't really dive too much into condition. Sometimes I've gotten houses under contract and I don't think I've even asked any questions about the condition. I just know I was here to solve a problem. So depending on the answers to these questions, you can jump right into what, what the possible solutions might be without going in order. Okay. So you, if someone's like, hey, I got to sell my house ASAP and you start giving them creative financing offers, that might be a good okay if you can close super quick on creative. Novation, if they're like, oh, I need to sell so fast or I'm gonna lose this house, like novation wouldn't make sense. So you just have to be smart. With what you offer. And what I've done here on this little, um, offer, uh, mind map is I've given you all the different options, uh, for myself and my team. But you know, if anybody wants this, just DM me and I'll hook you up. This tells you what you can offer depending on their problem, okay? So depending on the problem they have, this gives you the solutions of the offers you, you want to give, okay? So, um, let me just verify that you guys can all see this. Okay, great, you can all see this. Alright, so right here you have, if they want speed and they have no time, you got cash or creative, right? Because creative, you can close quickly. If they want the highest price possible, then you got renovate, then sell program, which is Novation. Let's see, owner care— well, renovate, then sell program. I think that's actually— you can partner with them, like, and renovate. I wouldn't recommend that. I guess that was on the list from a while ago. Let me actually delete that. So we're going to go— I'll take care of it later. Owner carryback program, seller creative financing. Sometimes you can give people different names than, you know, creative financing because they might get scared by that. They might not know what that means. And then you can list it as-is program. That's if they, you know, you want to list it and you're a real estate agent. Okay, that's— want the highest price as possible. House is currently listed. Obviously you can't put it on the market if it's listed. So you got cash or creative. House needs a ton of repairs, that's cash or novation. You can still do the novations, you just have to come up with the money. Minimal repairs, want speed and convenience, cash, carryback, creative, and novation. Okay, so if you just had this conversation with the seller and you're like, man, I don't know what offers to make, well, here are all your options. So if you listen and understood their situation, you want to offer them according to what, what solves their problem. Okay, so that's just that drop-down tab. So what I like to do, okay, and this is not always in order, but it just kind of depends on the situation. I usually start by with my cash offer. I just say, hey, you know, I'd be able to purchase this property in this range. I don't have an exact number for you just because, you know, I don't want to offend you and I need to know a little bit more. And so I don't give like a solid offer. I just kind of say, hey, this is where we usually buy properties in this area. This is— and I preface, this is not my offer. I'm just letting you know where we usually are. Now, usually the anchor is so low that they're always like, no, no, no, no, no, no, forget that. Right now, if they're in the money and they're like, well, you know, if you could do that, then you have somebody that I would just say, like, there you go, there's your wholesale offer, just go for it. And, you know, if it solves their problem, you can close ASAP. And there you go. On the painless The painless cash buyer strategy, if you guys don't know what this is, basically it's, you know, you anchor them low, you give them an offer that you are willing to close on it yourself, or you know is 100% a wholesale deal. If they say no, but they're kind of realistic and you don't want to like get it under contract because you're like, you know, I don't want to tell this person that I can buy it, lock it up, set their expectations, kind of like, yeah, pretty much lie to them that you can do, you can buy it, get them all excited. And you know that you're like, you're not sure. So in this situation, I just reach out to a couple of the cash buyers that I know in my market that I built relationships with, which we teach you in the Facebook group and the program I work with. So you build those amazing relationships with those buyers, you get them to make offers for you, and then you go to the seller and you say, hey, look, I got a couple of partners that I can flip this house with. This is where they're potentially at. These are the people that I work with in my network. Okay, and then you kind of see, and they're usually, and they're giving you a solid offer that they can do. So at that point, you know, if you can get the seller underneath that point, you have a deal. It's already done. Okay. Now, if that happens, or if you haven't even done that part and the seller just wants a lot more and you're not, you don't want to do this strategy, by the way, if they're not reasonable. There's no point in calling your cash buyers and being like, hey, where would you be if they're like $100K over? It's just like not, not worth your time. So if the seller wants more money, these are the two options that will give you more, that can help you offer the most. You got creative and you have Novation. Okay, creative, you can offer, um, whatever makes sense when it comes to the time length that they're willing to let you, uh, pay it over. Now, if you don't have to bring a lot of money down, you can pay a lot. Now, if you bring a lot of money down, that kind of changes if it's a good deal, if it cash flows or not.— and novation, you just got to explain to them, like, hey, you know what, we can actually get you a higher price where we take care of everything for you. But we just— you said that you have some time and you're not like in a crunch where you need to sell within like 14 days. We can get you this price. You know, we just need this time. It's going to take a little bit more time. If you can do that, we're just going to need to market the property. If that's, you know, does that work for you? Great. And that's how you do novation. So I don't try— I try to keep it pretty simple. But I wanted everybody before I made calls to just see this is the process I like to go through. I like to keep it simple. Ask questions, understand their situation, you anchor. Then, you know, if they're close to where you think you need to be but you don't want to lock it up and just, you know, renegotiate later because you know they're not in the money but you, you think it's a deal, just use the painless cash buyer strategy that we teach. And then Obviously, if you go through this process and you're working with them and you've been honest and transparent about what you're doing and how you're going about it, they usually will go with either one of these options if they don't get the price they want at this point. And sometimes if you're just talking to them and they want the highest amount, let's see, in this option, where does it go? Wants highest amount, but it's like a bad situation where the house isn't like— needs a lot of work and there's a funky situation. You can go right into novation. You don't have to go in this order. I'm just giving you guys the process I usually go in, but sometimes you can go straight to novation, creative financing, and pass over this stuff. You just have to be flexible. All right, so anyway guys, like I said, this is the option offer tree or mind map. I hope this is helpful, but the reason why I went over this again is so you guys could see the process I take sellers through. And without further ado, let's freaking let's make some calls. So I'm going to take this process and I'm going to call some leads. Where am I getting these leads? If you don't know, Launcher Leads, it's a company that I've, you know, kind of partnered with and we're going to call some of their leads and see if we can do some deals. All right. Let's see. I need to share my screen right here. And by the way, if you guys are watching this live, Say what's up. I'm here to help. And hopefully this is useful for you guys because I like calling people. I like having, having conversations. It's fun. Solving problems is fun. Okay. All right, let's see. Let's call. I got to share the right tab. Where the heck is this thing? Okay, so I'm keeping this Let's see, I'm keeping this thing really small on the far right because I'm live right now and if you show the information that's in a CRM while you're going live on like YouTube, they like stop the stream. So I made it super small. So plus it has like all the information. I don't— not that I think anybody out here is going to call the leads I got, but I got to keep it small for the stream. All right, so you guys can see over here what I'm doing. Let's call some leads. You guys ready? And oh, let me— actually, I got to verify that the audio is working so when I call it works. Okay. All right, here we go everybody. Again, straight from the remote fields of Canada, we're making it happen. If any of you want to ask any questions, let me know. Let's get it. All right. Let's call this lead. So this came from Carol. It's my girl Carol. Let's give her a call. Let's see if you guys can hear this. So I always call 3 times.
Hello?
Hello, Carol, how are you?
Good, fine.
Good, good, Carol. My name is Nathan Payne. I'm just curious if you can hear me. I know sometimes I lose service and I just want to make sure you can hear me.
Yes, I can.
Okay. So Carol, I'm calling because you had filled out some information saying that you were interested in selling your house. Is that correct?
Yes, there are two houses.
Oh, perfect. Well, Carol, do you have a couple minutes that we can chat right now, or did I catch you in the middle of something?
No, that's okay.
Go ahead. Okay, so just about 5 or 10 minutes. I just have to ask you some questions about the house and your situation to see what, uh, what we can do for you to either buy the house or help you sell it.
Okay?
Okay. So Carol, I guess my first question I always like to ask is, uh, you know, what, what's got you interested in selling the house?
My husband passed away in May.
Oh, I'm so sorry to hear that. So are you— do you have a place that you're going to move already? Yes. Yes. So tell me, you said that it's two properties. Is that correct?
Right.
Yes. All right.
So I'm looking at properties and they're both together.
Oh, they're both— okay, so two properties on the same property.
It's on the same property.
Okay. All right. I'm looking at it right now. I'm pulling up my, some of my software to take a look at it. Can you tell me a little, a little bit about the property while I'm looking it up just so I can kind of see what I'm looking at?
Well, the one house is a 3-bedroom, 2-bath, and the other house on Bell High Road is 2 bedrooms and 1.5 baths.
Oh wow.
And they're in good shape. There's nothing wrong with them.
Nothing wrong at all?
Have they been updated recently, or, uh, uh, the one in Old Bell Road had a new roof put in in June 2023 and a new hot water tank.
Okay.
Uh, and I think the central heating air is like 2 years old or something like that.
Alright, sorry, I'm just having a little bit of a hard time finding it online. Sorry, can you give me a second? I'm trying to search it. Okay, well let me ask you this. So you're selling, is there any time crunch in order to sell it or do you have quite a bit of time before you need to move or before you need to sell it? What's your timeline?
Well, I like to do it as soon as possible.
Okay. I guess what options have you explored so far in order to sell the property?
Well, I've tried several of these places. You just call online and nobody so far has bought it.
So you said no one so far has what? Bought it. What are— just kind of curious, right? Because I'm actually looking at the property. It's a little bit more of a remote place than we usually buy. What, um, what, what is the feedback when you've been trying to sell this thing?
I'm sorry, what? I can't hear you.
Oh, sorry. I was saying, what's been the feedback?
Because you said you've been trying to sell this because it's in a rural area, uh, but it's only like 5 minutes from Pineville and 20 minutes from Millboro. Yeah, it's not really that far out, but well, this is— you've got Harlan, I guess, is about 30 minutes.
Yeah, well, I can kind of give you a little bit of insight. So the situation is like a lot of these companies, like mine, we run, we run ads to get people that are interested in selling their homes. And we get people, um, when we target specific markets like the cities, we sometimes get areas that are outside, a little bit rural. So when we look at these properties and we try to look at them to flip them and sell them, they're kind of in an area that might not sell that fast for us to make sense for us to buy it for all cash. Does that make sense?
Right.
Yeah. So there's a couple options that we have. Like when there's a situation like a home that's a little bit funky, like they're a little bit different than what we usually buy, we usually have to get it at such a discount for it to make sense for us. So, so there's really not a lot of risk on our end when we buy it. So that's one of the situations. Or what we can do is since we don't really focus on those areas is we, we can market the property for you and basically partner with someone that we find that is willing to flip that property in that house. And then what we do is we partner with that person. But that way, but in order to do that, we would obviously— it requires a little bit more time. It's not like a very quick close. So, um, does that make sense? There's two options. It's just we, we buy it at a disc— a really big discount where it makes sense, where we take on the risk, or, uh, we can pay more, but, uh, we would need to market it, and it usually takes time to find someone to work with. Okay. So what's— what is your asking price on the property at the moment, like for both of them? The $125,000. $125,000 for both of them? Okay. And I did— I forgot to ask you this, but I was curious, have you considered Or have you looked into listing it with a local real estate agent in the area to see?
Yeah, I do all that. It's just too much. I mean, they get all of it, just about, and you get nothing.
Yeah, yeah, because they take all the commission and the fees and then— Yeah, yeah, yeah. I'm actually, I'm listing a couple of my houses right now because I just moved, and you know, listing can, can be a little bit of a nightmare with all the back and forth that has to go through. So I know what you mean. Um, okay. Well, according to— I have to look and see what I'd be willing to offer. I got to do a little bit more research on a property like this, uh, and where we'd be. I'm curious though, what offers have you gotten? Any offers so far, um, from cash buyers or not really?
Well, I've had a couple, but not nothing else really.
Uh, so you have had a couple. Have they just come in really low or didn't make sense for you?
Yeah, just really low.
Yeah. Yeah. Kind of like what I was saying, right? They have to get it so low. What, what's, what price is like the lowest? Understanding that that's where they— I mean, what their buyers would be. What's the lowest that you would, that you're even open to considering? $125,000. Okay.
So that's about as low as I can go. Yeah, that's as low as I can go and come out with anything. I mean, that means anything.
Is that— do you—
I'm assuming I'm not going to come out with anything.
Do you have some more? I'm assuming you have a mortgage on the property then. Yes. Yes. All right. Are you open to selling the property on terms like where, you know, I could take over the mortgage for you and just buy it that way, like pay you over time instead of just paying a lump sum?
No, because I need some to make a down payment on a house that I want.
Okay. And so I'm assuming at $125,000, that would give you some money in order to go down.
That would give me— yeah, yeah. That would give me some money.
Okay. So I'm just curious, what is that amount? Just so I know that down payment you're looking for, because we might be able to structure something where we can get you that amount. About $20,000. Okay. So about $20,000. So really, like, so technically, like, if we were able to take over the property, if we did do that, not saying we do it, but— and you walked away with $20,000, you would be fine. That's what you would be looking for.
Okay.
Yeah. Alrighty. Alright. Well, do you have any— I'm going to do a little bit of research because I'm newer to this area, but we do buy property. So do you have any questions for me at this moment or anything?
No, honey, I'm good.
Thank you. Alright. Well, I really appreciate your time. I'll take a look into this and see what I can do.
Alright.
Alright, honey, thank you. You have a good day.
You too, bye-bye.
Alright, guys, so what was that? That was a— that must have been a 10-minute call. That was 8 minutes and 27 seconds. Okay, so this lead, you know, either my internet's not working because I'm in Canada or like my internet is working but like it's not finding this property very easily. So 1502 US Highway, Pineville. Okay, I think I actually did find it. So here it is. So she wants $125,000. Guys, this is kind of funky. It looks like she bought it in 2023, like a year ago, and then her husband must have passed away unfortunately. Yeah, that looks like what's happened. So the property is not— you can't really flip this thing at the price that she wants. This is a really funky property. Yeah, I think she's in— I don't want to say in trouble, but it's just a weird situation. Because you have 2 properties on one parcel, on one piece of land. And so let's see how far it is from Kentucky, the biggest city. So you got Pineville. She said she wasn't too far from The next major city, but they ain't a lot of love in there. Wow, okay, so what I'm going to do guys is I'm going to see just a quick look at— this is not something I would really deal with unless I put it on the market. Yeah, this is so rural, like you could do a novation obviously, like she might be down for that. It's just such— I honestly should have looked at this lead in the area before, but sometimes you really never know until you get on the phone and see what's going on. This is where the tough decisions are made, but this is what I'm going to do. I'm going to show you guys how to determine if there is a— what's it called— if there's cash buyers in the area because this is something important you need to know if you don't know how to do this. 'How do you understand if we're cash buyers?' Alright, so let me show you this. Okay, here you go. So we're going to go to— we're going to put the address in. We're going to see if there's any flips going on in this whole stankin' town, which I doubt it. Yep, ain't looking good for her. So let's see, let's go here to settings. We're gonna have to go— mother— all right, here. Okay, we're gonna go 10 miles. I want to see if there's been any activity within 10 miles. There should, should be something 10-mile radius because you're picking up Pineville, which seems to be a Oh my dear goodness. It's very possible that Privy just doesn't have any information on here, which means— which is a bad sign, 100% a bad sign. Okay, let's check out Batch Leads and then we're going to move on because again, ain't worth it everybody. Alright, let's go here. Okay, so what do you do here? In order to find if there's cash buyers. Yeah, this is the only thing that I would do. I wouldn't even do a creative deal. I'm not looking to own a property that's out here and have to deal with that. Let's see. Man, the internet must be slow up in here. They can't even find it, it's so remote. It's so remote, they're like, bro, I don't even know where you are. Okay, we're going Pineville on them. Okay, here we go, here we go. Alright, so what we're going to do is we're going to hit the boundary around this area. I like this view more on Batch Pineville. So what am I doing again? I'm finding out if there are any cash buyers in this stinking market, which I'm assuming there it's not very, very hot. So how do you do that? You just go over here to on market and you want to see if there's any cash buyers. So what you could do is you could call a couple of these people and just be like, hey, would you want a property out there? But it's just, look, it's been on the market for 154 days, 126. Like, this is not, this is not a place where this thing's going to be flying off the shelves at $124. Not at all. Waste of time. But at least I showed you guys how to determine quickly if you got anything worth working. Okay, let's make another call. Let's see. Share screen, entire screen. I got to share my tab again. There you go. All right, let's make another call. Yes, sir. So that lead is just in a terrible area. So we're going to have to put that in. Dead and I ain't even worth it, bruh. Needs attention, unresponsive, blah blah blah. Bad area. I got to put that in the notes too. Bad area, not worth it. Alright, here we go, let's try the next one. That's the thing with Facebook leads is sometimes you get them in a areas that are trash. Okay, let's try this one. Where's this at? I'm actually going to check the location first. Okay, so this is North Carolina. That's fine, that's a, that's a decent, that's a decent area right out of, uh, what is that, Greensville? Let's get it. Can we schedule a call at tomorrow at 12? So I'm gonna call her. Let's give it a shot.
Has not been set up yet.
Please try your— what do we do? 3 calls. 3 calls.
Let's go. has not been set up yet. Please try your call again later.
So what we're doing right here is we're going to say, sorry I missed you. I'll call back again later. All right. All right, next. Well, this— so this was a new lead. Unresponsive. Bump it. All right, this guy's name is Juan Perez. Juan Perez. Okay, so he's got a fake email. That's unfortunate. You can see right here. Okay, this is in Sacramento. We do like Sacramento, baby. Pre-foreclosure. Okay, well, seems like my guy needs some help. Let's give him a call. He's in pre-foreclosure. Let's help him out. Maybe— I think it might be Juan. It says— is Juan. Juan, come on, Juan. You know I'm gonna keep hitting you. I think the number is wrong, but he filled out the information. Let's see. Yeah, the phone number is not working, son of a— but this is an interesting lead because it's in pre-foreclosure. You're an investor, contractor special, blah, blah, blah. It's been on the market for 81 days. House needs a complete remodel, original windows. Interesting, okay. Well, we can't get a hold of them, so forget you, Juan. Number Juan. Okay, next, next. All right, here we go. We got Andrew right here. Andrew, where are you coming out of? You are from Detroit. Okay, we can deal some Detroit in here. We'll deal with a little bit of Detroit.

Or we're going 2 more on them. People don't answer their phones when they don't recognize numbers, so you call. Who the heck is this blowing up my phone?
Is not available. Please leave your message after the tone.
After you have finished your message, just hang up, or to hear more options, please press 1. Andrew, it's Nathan Payne calling about your property. Been trying to get a hold of you. I'm assuming you're busy like most of us, right? I'll just continue to try to get a hold of you. Hope you have a good weekend and we'll chat soon about the property. Thanks. Alright guys, so then you send a little SMS. You can do an email if you want. I'm just saying, hey, calling about the house. Talk soon. I'll call again later since you're busy. So when I leave voicemails or texts, I usually— I'm not like, hey, call call me back. Or like, I don't try to leave homework for them. That's like something that John Martinez teaches. I usually just say, hey, calling you about the house, call you again later, you're busy. Or on the voicemail, hey, I'm assuming you're busy, it's all good, I'll try again later. So that's just a strategy. You don't want to just be like, hey, I keep calling you and you're not calling me back, I really need to talk to you. Because then that's just awkward once they call you back. You're like, hey, what 'Why haven't you been answering my calls?' Like, you wouldn't say that, but it's just kind of the vibe, right? So anyway, that's what you can do on that one. So guys, I don't know if this helped you out. We had a conversation with the lady in the beginning. We looked at her property after. We found out that her motivation is like she wants to sell quick, but she bought— after looking deeper, it was really hard for me to find the property, it's pretty rural. After I looked into it, she had just bought the property. Unfortunately, her husband has died and has passed away, and she's just in a bad spot. It's in a very rural location, no flipper information. So no, you can't— even if you got it for a super low wholesale, that's going to be a beast. It's going to be tough. If you did a novation, that thing's going to sit on the market for like 150 days. That's just a bad market. If you want to pursue that, you can. I don't know the rental market to do creative or sell it. I'm not— interested in dealing with that. So that's what we learned. That's the problem with doing rural leads. And when you do Facebook ads, you do get a lot of rural leads that come in, which is a doozy. Novations usually solve that problem when you sell them on the market because then you can sell to traditional buyers. But anyway, I hope this guy— I hope this helps you guys out to see the process of, you know, how to make offers, how to ask the right questions. Am I a little rusty? Maybe I'm a little rusty. It's been— I just moved to Canada, so it's been a while since I got— not a while, but it's been— I haven't hopped on that dialer for a little bit. I've been moving but taking action. We're in the fields doing deals, getting deals. Hope you guys, again, hope that helped. DM me if you want that little sheet that I showed you. And guys, it's Friday. I want everyone to have a great weekend. That's what I want for everybody. So if you found this helpful, like, subscribe, hit the bell icon. If you didn't think it was helpful and you think I'm trash, tell me. I'm interested. I mean, because I'm all, hey guys, I know I've been doing this for years, but doesn't mean I'm the greatest. Doesn't mean I'm RJ Bates. That guy's— he's got it locked in. So anyway, talk to you guys later.
Peace.
