Welcome back to the channel. I want to answer a question that everyone has been asking. Is wholesaling real estate easy? Let's answer that question. Let's dive right in. Before we answer the question, is wholesaling real estate easy? I want to invite you to my free Facebook group, Painless Flipping. It's just P-A-Y-N-E, Painless Flipping, so you can learn how to get started. There's a community for you, there's free resources, and there's a masterclass so you can learn about the painless flipping strategy.
Strategy.
Let's dive right into this question. Is wholesaling easy? Just in general, is wholesaling— the concept of wholesaling is easy. It's very easy to understand what it is, but is it easy to do? I would say it's not easy to do. I'm not going to lie to you. You have definitely a lot of things to navigate, but one of the strategies that I use is easier than the other strategies that are being taught of traditional wholesaling. When you do traditional wholesaling, you got to go find a lead, you got to go negotiate it, you got to get at the right price, then you got to go find a buyer within your due diligence period. If you don't find a buyer, you got renegotiate or cancel your contract. So it's— it can get pretty messy. But what I teach and what I do is I actually find buyers first. I know exactly what they're looking for, and then I go look for deals that other people have under contract or other agents, and then I bring those to my buyer. Sometimes they don't even have to get them under contract, and then if they're interested in the deal, then they get paid. And I have a deal right here where we just did it for $7,000, where we explain exactly how we did it. And I have Nellie, who's on here, that says she thinks it was so easy that she didn't do feel like she did anything. And that's the key, is it depends what strategy you want to do. But yes, you can definitely do tons of deals this way that are easy. I do them all the time. Let's dive into exactly the breakdown of this and what she thought about it.
Let's check it out. So let's talk about it. How do you feel right now? You're like, tell everybody how you're feeling. You just did your first deal the painless way, but be honest, like you feel like you said you feel like you don't— you didn't do anything.
Yeah, like I was telling you before, it was pretty seamless. It was really simple. And when Nate's like, are you excited that you got your first deal? I'm like, yeah. I mean, I feel like it should have been a lot harder. And you know our mindset, like, oh, you feel like you only earn something when you do a lot of hard work, or it has to be blood, sweat, and tears before you can, you know, earn a good paycheck. But that's why I was kind of caught off guard with this one.
How much time did you spend doing this deal? I'm curious.
Maybe like 3 hours total.
3 hours total? Wow.
Yeah.
I think I spent maybe on my end, like less than 3 hours. I had a 30-minute call or like a 20-minute call with the wholesaler, and I just sent like a couple text messages. So maybe like 45 minutes. So we're talking a total between me and you, 3 hours 45 minutes to make $3,500 and we split it because I'm just like, hey, let's, let's do it. Okay. Because I want you— I wanted you to see the whole process. So did you understand from at least— we'll break it down from start to finish, but I'm curious, what did you do on your end? I know you talked to the wholesaler. You kind of navigated the between the buyer and what he was willing to pay. Go ahead. Tell him a little bit what you did. Yeah.
So Nate basically was like, hey, here's a property that they're trying to sell pretty quick and here's a buyer or two of mine. "Send them over and chat with them." And so I just kind of sent them to whoever and we finally got one locked in and I was coordinating with the wholesaler and the buyer, just meetup times to go walk through and look at the property. And that was really about it. And he's like, "Yeah, I'm interested in it." And then connected him with the wholesaler and they got it taken care of through title. So it was just a little bit back and forth with phone call and text. Like, good.
Crazy. Yeah. And did we have to sign any paperwork? Like, did you have to figure out anything with that?
Nope, I didn't.
Yeah, it was easy. So this, this is the painless way. Again, we didn't have to worry about wholesales, assignments. All we did— this is just so you know what happened— we connected them to our buyer. We know who that wholesaler is. We know who the buyer is. We know the title company. We— there's full trust going on here. No one's screwing anybody. And we were like, hey, they assigned it to our buyer. You just connected it to them. Because again, we have an abundance mentality. We don't have a scarcity mentality. They already knew that buyer. You know that, right? They knew him.
Yeah. Oh, I didn't know that until after.
Yeah, they knew him. He's on the list. He probably saw their deal. But the value we brought is we talked, we— I texted him and said, hey, this is the situation. So this is the problem that a lot of people are facing right now. When they blast out deals to their buyers, buyers take a quick look. It's too high or doesn't make sense. They leave it. I text the buyer and I say, hey, you should take another look. I can get you a little bit better deal than what the blast is. And then I get them to look at it deeper. And then they're like, okay, yeah, this does make sense. So if you rely on a text blast or an email blast to sell your deals, you're kind of shooting yourself in the foot because they had the buyer. And I'm not saying that they're not good at what they do. This— that's just how a lot of the process works. When you have multiple deals you're trying to, uh, dispo, you don't really think, okay, let me just call a couple people. You don't even know who to call. They wouldn't know to call him even though he's on the list, right? But I do because I know what he's looking for. I know he's got— he needs 2 more flips. I know that he's looking in that area. Right? And he's always like, "Send me what you got." So pretty crazy, right?
I know there's one thing I didn't tell you about this deal is this buyer of ours, by the way, he was out of town this weekend. So we at first were like, "Hey, he's not going to be able to close on this because they need the money and closing ASAP." We kind of kept nudging him and it actually happened. So he was like, "Yeah, I can make this happen. Let's do it." So on Sunday, I got a text from the wholesalers and they're like, "Hey, I think we're good to go. Your guy just came through. We can probably close this today and sign paperwork.". So I texted my buyer, you know, the next day. He's like, yeah, that wasn't me that went through. There was some other guy that went and checked them out. And then the wholesalers were like, oh, I just thought, I assumed it was your guy. And I assumed that they assumed that it, you know, so you just want to get your facts straight with that, but I don't even know, but it showed the integrity of the wholesalers we're working with. Cause they're like, hey, yeah, well, we'll, we won't, we haven't sealed it up yet and we'll still give it to you guys when they easily could have, you know, given it to somebody else. Yeah. Anyways, it's really cool to have those relationships and build that rapport because that's what, that's what made this deal happen.
Yeah, that's right. Of course. So, and you know, there's always stuff like that that happens, but just to wrap it up, the way you got paid and the way we got paid is we gave them our buyer and we just said, hey, this is our buyer. We know the title company you're closing at. They assigned the contract to the buyer for $7,000. And on the contract, on the assignment fee, sorry, on the assignment contract, you know what that is, right? You have the purchase agreement, and then you assign it to the buyer with the assignment. And that's— that gets you paid because you put your fee on there. They just said out of the $7,000, pay Nathan Payne half. That's it. Now, if I would like— didn't trust them or I was worried about it, I could sign a JV agreement and have my— the buyer sign it with me, and then I can assign it to them and do all this. But I was like, hey, we got this, it's all good. So I'm not telling everyone not to do that, but that's if you trust and you, you work with these people before, then it's just on the assignment, just say half goes to Nathan. And the title company just wrote me a check. They just give you a referral fee. It's that simple. And they wrote it to me in my name. So if any of you are brand new and don't have an LLC set up and you haven't spent that time and money, it's okay. You don't need an LLC. I have multiple LLCs, but you don't need one. Okay, so let me just real quick explain to you guys all how this happened. So I got an email of a deal on my— because I get deals from wholesalers and I was like, oh, that seems like one that one of my buyers might be interested. I sent it to one of my buyers and my buyer, the wholesaler blasted it out for $425,000. My buyer, one of them, not the one that ended up buying it, offered $383,000. Okay, so way lower. So I reached out to the wholesaler, said, hey, do you even have it this low? I'm sorry if this is offensive. They're like, look, we got it at $400,000. It's like, okay, well, it won't work then. It's way too low. So then I called her just to be like, I'm curious if they'll be able to sell it because my buyer's like way lower. I'm wondering if they'll be able to even move it. So I called her and we just had a good talk. I said, hey, you know, think of me. This is what I do. I actually I usually call buyers. I try to get them to look more intensely at the deal. Have you moved it? Like, we haven't. We're probably just going to buy it. I was like, oh, do you want to flip it? They're like, not really, but that's just what we're going to do. So she texts me like a couple of days later and is like, can you try again to reach out to some more of your buyers? We just don't want to flip it. I was like, okay, let me just try one more guy that I know. I sent him one text, said, hey, this is the situation. They have it under contract for $400,000. They don't want to flip it. Thought of you. Obviously, if you want it, you got to pay a little bit more so we can get paid. And he was like, I want it. Okay, then, then I gave it to you and that's all I did. I was a— it was an email that I looked at, called her, she texted me, sends it by her, he wanted it. And then I said, hey, Nellie, take this the rest of the way because so you can see the process. And then you texted him, said, hey, can you pay $407? He said yes. You coordinated the walkthrough and then you connected them to the wholesaler. The wholesaler signed it, put our name for half, and all in all, $3,500. And this could have been— this is a tight one, right? But this, this happens on $20,000 deals, $10,000 assignment fees, $50,000. I did one one that was a $50,000 deal like this where I— somebody had a buyer that he knew and I was like, yeah, bro, freaking, I'll sign to you. He's like, okay, $50K. But you're here and I'm here and I'm like, wow, it wasn't very hard. Yep. So for anybody that's sitting here watching this or will watch this, not— that's not that difficult.
I—
and I— it's unfortunate because there's so many people who like have been in this real estate game for like 4 or 5 years, they go keep going to REAs and they haven't done a deal. And I'm like, hey, look, What reason why you're not doing a deal is because you don't have the actual— you're not working with the actual person that buys the deal. You're trying to like navigate and find ones and like negotiate. It's like, look, did I ever make an offer in this whole situation? No. I saw it was $425K, didn't make an offer. Said, what would you pay? I got a $383K offer. They made it. He came in, said he wanted it. We didn't tell him what to pay. We just said, can you— can you do $407K? He's like, yes. So no. Did you run any comps on this deal? Nope. Can you believe? I don't even know what the house looks like. I didn't even look at the pictures. Don't even run a comp. The reason why I just sent it to them is because the buyer relationships I have, if it's in an area they want and these are good wholesalers, they've done many deals. I knew this deal wasn't terrible, so I was like, I don't even care about looking at it. Send it to them. They can let me know. So no comps, no contracts, no money spent. Less like about 3 hours. Pretty dope, huh?
It was pretty sweet. I think you just, for me, you know, you just got to keep reaching out, keep talking to people, and it builds the momentum up. And then, I don't know, it's kind of addicting once you start doing it. You're like, hey, let's do more, let's do way more, right?
Because for everybody that's watching this, this is the issue with wholesaling in general. You— they— everybody, and I did it too, guys, they focus on acquisitions and acquiring more properties. They're always thinking about focusing on acquiring. So once they do acquire one, they have not spent a lot of time on dispo or relationships. So they get a deal, they give themselves 4 days due diligence, 3, 14, 7, even 2 days. They blast it out. Nobody wants it or no one responds. They're screwed. They're like, oh my gosh, what do I do? I just spent all this time acquiring this deal, haven't given myself any time. They cancel the contract. I come in and I'm like, hey, I got somebody. I can get you an offer. It's probably not what you thought you were going to make. You thought you were going to make like $50K, but you, you know, you did your numbers wrong or whatever. So we come in. The Painless Flipping Method is the relationships get the deals done when the deals are tighter. And unfortunately, they're really tight right now, you know, because the buyers, at least in Salt Lake, they want like sick deals. So yeah, it's like a little niche. And the thing is, you'll find out in the masterclass tonight, everybody, where we're finding these deals. It's not just wholesalers. There's platforms online that you wouldn't even imagine how many deals are out there. You don't have to spend a dime.
