How to buy a preforeclosure house using Batchleads

Nathan Payne shows how to find and buy preforeclosure houses using BatchLeads, from pulling lists and skip-tracing owners to cold-calling scripts and closing deals. He runs a lean operation with just a virtual assistant and argues smaller teams can make more profit per deal than high-volume shops.

What is going on, everybody? We are live right now. We're about to show you how to call pre-foreclosures, houses in pre-foreclosure, using batch leads. What's up, Landry?
How's it going, Nathan? I'm super excited. This is going to be good. This will kind of give us a little bit of a mix-up on this show, so I'm looking forward to today.
Yeah, how are you? Oh, I'm just doing great. I, you know, I just had a kid, everybody. I just had a baby, so, you know, all night and I feel great. I love my daughter. So excited that I have a baby. So anyway, what we're going to be showing you guys today is, you know, how to get the list, how to skip trace it. You can get a pre-foreclosure list many ways. So I'll answer that question. Another thing that you're going to know by the end of this video is how to have that conversation with a homeowner. We're going to try and get on the phone with as many as we can. And I'm going to walk through the process with you. Now, look, when you're getting on the phone with someone that's in pre-foreclosure, you kind of got to be a little tactful, right? You can't just call someone and say, hey, your house is pre-foreclosure, I'm here to save you, right? Because they're probably getting blasted. So, you know, there's a couple of ways to go about this. You can skip trace the list, you can text it, right, using Batch, you can call it, you can put in a dialer. Today, we're just going to hand dial it just to, you know, I like hand dialing sometimes. Sometimes I like using the auto dialer, but today we're going to hand dial. And another thing that's very efficient and very effective is specifically going to knock the doors of these pre-foreclosures, these houses in pre-foreclosure, because you're going to go above and beyond. You can leave a note, but if you just leave it to calling and texting, the chances of you getting a hold of that person because of everyone hitting up those people, you know, it's not slim, but if you want to increase your odds, you know, definitely do that. Now, if you guys don't know what I teach, I teach what's called painless flipping. And that's specifically marketing it once you start marketing, right? Sometimes I teach people agent outreach and, you know, leveraging other wholesalers in markets, probably the first thing to do. But once you start marketing and using batch, then I would recommend only marketing where you have buyers. So you don't get a property and you're like, oh my gosh, who's going to buy this? So thankfully, where we're going to start calling these buyers, I have— sorry, these sellers, these pre-foreclosure lists. I buyers. So as soon as I call, if I have, you know, able to navigate it, I already kind of know who I need to call. And, you know, I can run the comps super quick or I can just send it to my buyer and say, hey, what would you pay for this? So that's the painless way. It's not really worrying so much about what the comps are. Obviously, you know, running comps is important, but I usually leverage my buyers in the area where I know they have properties. And then, you know, that saves me a lot of time. So I hope that made sense. Landry, any follow-up, any questions? I was kind of flowing right there.
Yeah, no, I love that. And I think that it makes— it's such a simple thing, but it makes so much sense. Like, why would you get it under contract and then push it over to somebody that's like, oh, this isn't a deal? And now you have to either figure something out and find somebody that does think it's a deal, or you have to get out of it with the seller. And the seller doesn't want that. You don't want that. So Might as well just ask before. Yeah, yeah, don't spend all your time. So I love that. I love when you break that down. Simple thing, but makes 100% a ton of sense. So I'm excited. I think it's going to be really good. I'll kind of show you guys how— and you pulled this straight from the county, right, Nathan? The list that we're going over today.
I can explain how to pull the pre-foreclosure list. But before I go into that, let me, let me give a shout out to everybody that's watching this live. Obviously, you guys can be able to watch this later. But we got Vibe with Jay. Vibe with Jay, hey, you made it. We're glad you made it. Please, we're open to questions as well. If we aren't able to get to them because we're, you know, kind of vibing and flowing, we'll get to them at the end of the call. So just, we're not ignoring you. So let's talk about pulling the list because I know Batch has pre-foreclosure information list, uh, information on the platform too. But this is how pre-foreclosure lists work, everybody. Depending on the county, depending on where you live, some of the data is like, you know, you have to go to the county to get it like immediately. And then Batch and every other service, it's not just Batch, it's like, you name it, they get it a little bit later, right? Whether that's like a couple hours later, a couple days, I don't, you know, depends on the county. But I actually just reached out to my title company and got it directly from, Yeah, the county. So they email it to me and, you know, Landry, she's going to show you how we skip trace it. And then we're going to call it. We're going to see if we can get a hold of these people and, you know, be empathetic to their situation. Just say, hey, you know, calling to see if you're selling your property, whatever. I'll take you through that once we get there. But that's how I got these lists. But again, you can get them from Batch. But if you want to be like super, super quick about it, depending on the county, Sometimes you can just go directly to the county to get the list. All right, we got Joseph from, from Discord.
Oh yeah, there you go.
And hello, peeps. Mark Boyd, welcome. The Real Estate General.
Yeah, that's dope.
All right, Landry, I'm gonna share, uh, let you share your screen so you can go right into, um, sharing it on the batch. Okay.
By the way, what would you recommend for anybody? Because I know that, you know, when talking about pre-foreclosures. It's always just going to depend on the county. And I think a lot of that people like, uh, you know, Pace's wife Laura, she actually went and she was telling me about her experience when she went to the county clerk in Phoenix. And she said like nobody knew what she was talking about when she was talking about the notice of default list. I think the person that finally led her in the right direction was like a security guard and it was just totally unfindable, a piece of paper pinned to the wall. You couldn't take a picture, you couldn't, you know, make a copy or anything. You kind of just had to jot it down. Uh, what's your experience been like with that, or have you ever ran into, you know, certain counties like that? Or what would you recommend for anybody that, um, is going to go to the county clerk?
You know, that's a great, great question. Yeah, so what I would do, and this is again the painless way, like instead of like trying to figure it out, like I would even recommend— what's her name, Laura? Is that right? Yeah. I would recommend, like, if for Laura or anyone that goes to a new market, before going to the county and asking those kind of questions, you can get all that information if you call an investor-friendly title company. Because an investor-friendly title company is going to know where the lists are, how to get them. They're very heavily involved with investors in the area, or a hard money lender. They all know what's going on in that specific area. So for me, if I were to go to a brand new area, and this is what I teach, I'd I say connect, find the investor-friendly title company, start networking with them, letting them know that you're new to the area or you're starting to do more deals. And if they could point you in the direction of where to get that list, and you have multiple questions you can ask them. Who are the top buyers? Who should I use for hard money? Many different laws in the specific area. If there's like in your specific state that has different laws than somewhere else, obviously it's different throughout the whole United States, but That's what I would do, Landry. I would talk to the title company because they're going to give you everything you need. So you don't have to like— that's actually how I got this list. My title company forwards me the email of the pre-foreclosure list that they get. They forward me the pre-foreclosures.
Awesome. Yeah, I was just— when she was telling me about it, I was like, you're kidding me. Like, you wouldn't think that there would be so many hoops to just get that information. So yeah, good. Hopefully that's helpful to anybody that's thought about going straight to the county, like maybe connect with somebody like a friendly or title company first to kind of get you in the, in the area. So, okay. So what I did guys for these lists that Nathan sent over to me is I imported them first into Batch. And once again, everything has to be blurred for YouTube, but if you guys get into, we'll share the link later today. If you want to get into the Batch community or anything like that, and if you need to reach out to me for any questions that you have, without having the screen blurred, you know, absolutely let me know. But basically I came into my list. It's just an area where you can manage and, and stack all of your data, do everything under the sun. I imported the list in bulk, took a couple minutes, grabbed it in here, and I'm just gonna filter out one of 'em. Let's do like Davis County, for example. After it was uploaded, it looked just like this within my account, their addresses and everything, and I could definitely dive into the details, but I selected them. I clicked Actions, and then it's kind of blurred here, but there's an action down here that says to skip trace. So what, like 3 clicks to get it all skip traced? Takes a couple seconds. And then I exported it out of, out of here as well. I export, and then you download it from your reports. So not a ton that we can show you guys with everything being blocked and blurred out, but kind of just to show you the simplicity in terms of getting the phone numbers and emails, you can start those conversations and then pulling them off of your account if necessary. Necessary or working them right here within your Batch Leads account.
That's simple, huh?
Yeah, that's it. Yeah.
So let me talk— let me just tell everyone, if you're going to start pulling lists and marketing, you want motivation. That is the key to finding a property that is going to be discounted. Now, like, let me give you an example of why that is. Um, Landry, if you were to call me right now on my cell phone and be a wholesaler or an investor and just say, hey, I'm looking to buy properties in your area. Are you thinking about selling? I have no reason to sell right now. There's zero motivation for me. The only reason I would sell is if you overpaid, right? Or you got lucky because I'm not really on any list. I don't think, you know, maybe my specific house, right? But if I'm in pre-foreclosure, if I have a lot of equity and I'm in pre-foreclosure, even if I don't have a lot of equity, right, if you stack different motivation factors, then, um, you know, there's— you're assuming that those people are motivated. Now, that's not always the case. That's why, you know, you have to go through several leads, right? You have to call several people. But, uh, you know, what are some other motivations?
Um, tired landlord. Yeah, tax default, tired landlord. People will always say, how do you know they're tired? And it's kind of like, to your, your point before, it's like, you don't know. You know, you're just kind of assuming that they're motivated with some of these factors.
Exactly. Yeah. So the more you stack when it comes to— just think logically, like, okay, I'm calling to ask them if they're selling their house. Why would they sell at a discount? Maybe you might be able to find people who want to sell, but you know, you're going to get this all the time. Sure, make me an offer, but we're not here to make— just make offers. That's a waste of our time. We want to find the right situation, right? So that's why we do the pre-foreclosure list, vacants. If someone has a vacant property, that's a a good indicator that no one's there, no one's living there. So they're paying either taxes on a property that, you know, they don't live in, or they're paying a mortgage still if they don't— if it's not free and clear. So that's, that's why everybody— that's why we call it these motivated lists. Okay. All right. Well, we're ready to dive in. Let's go. Landry, do you have any questions before we start dialing away?
And I don't think so. I, I'm super excited to kind of see, cause I think that every, you know, once again, we're always talking about analysis paralysis and getting caught up in how do I start the conversation and whatever. And I think it's sometimes good to just see that you're just starting a conversation and, and being conscientious of the homeowner's situation, especially with something that can be so touchy. So anyway, I think that this will be a really good example. If you guys get value out of this, be sure to like the video, put a thumbs up on it. You know, if you guys have questions for Nathan, let him know because this is definitely the time, getting it all broken down. So I think it's gonna be good. I don't have any questions, I'm just excited to see it for sure.
So I've, I've been, um, actually I've made thousands and thousands of calls, guys. Like, I'm not afraid to call because what's the worst someone can say to you is like screw you or F you. And then I laugh because I'm like, imagine me saying F you to someone called me right now. Like, it's just, it doesn't make sense. Like, yeah, I would never say that. I would just not answer. I would hang up. So it's funny when people react.
Yeah, and it's not about you at the end of the day. Whatever they're going through, you know, it's never about you.
Never about you. If you take it personally, that's— you don't need to, right? Like, if I were to call— Landry's my friend, and if I were to call her and she didn't want to talk, I wouldn't even take that personal. I'd be like, oh, she's got something going on. So these are people you don't even know that are probably getting blasted.
That would never be me, though, right?
Yeah, you seem— you're very, very kind. So everybody, this is my personal drive that I use for business, look how many scripts I have. Like, I'm always looking at scripts. I'm always looking at ways to improve. So if you go here, you know, there's buyer scripts, scripts, agent outreach, Skip Genie call scripts, leads manager scripts, ultimate acquisition scripts. I got scripts for days. Now, I don't think there's an ultimate script. I really don't. I don't— I think it's as simple as like, you know, calling someone, connecting, being authentic, being genuine, and just being like, hey, I'm I'm calling you because I want to know. I saw that your house might possibly be for sale. I'm buying some houses in the area. You just got to be genuine, right? And you got to understand that, like, in my opinion, I don't— other than the inflection, tone inflection, being happy, like, because people can feel like you're happy or excited to talk to them, there's really nothing you can say to convince someone to sell their home. So if I call these people and they're like, screw you, after I just said hello, Is it, did I do something wrong? I just said hello, right? They're just not wanting to talk. So when it comes down to script, don't worry so much about the script as a new beginner. Obviously you can get better with talking to people, but really it's about taking the action and getting on the phone with people that, you know, are potentially motivated, right? And, and we didn't go too deep in this because we're just talking about calling, but I would recommend finding the buyers first the painless way.. So you have someone to piggyback off of. So anyway, let's go into this. Let's— so let me pick a script. You know, like I said, I got a couple. This is one that I like. This is the leads manager script that I give to my leads managers. When we do nationwide, we have like specific criteria where they check for— this is when like leads come out from all over the place. You say, okay, do they qualify before I even call? Because we know where this list is from, you don't have to worry about that. Yeah. So let's go into what this is. Hey, this is a live— this is if someone answers, like, you know, someone calls in, right? Hey, how can I help you? This is, you know, Nathan with Offer On Homes. It doesn't really matter at that point, but really, like, these are just the bullet points of how to, to talk to someone. You, you want to call, set the stage, let them know why you're calling. You want to get their contact info if you don't have it already. That's if they call in. You want to dive into the property condition, the motivation, dive a little bit deeper into the motivation, why they're selling, their timeline, if they owe anything. Now, if these people are in pre-foreclosure, they obviously owe something. They haven't made their payments, right? And then home value, what do they think it's worth? What do they want for it? And then the next steps. This is a leads manager script, so they would be setting it up for an acquisitions rep, which would be, you know, me. I'd close it, but, uh, You know, this is kind of— that's why I'm saying scripts for me, it's whatever. It's just the general flow, uh, just letting everyone know, let— like, you know, scripts— got scripts for days, but don't live and die by the script because it's whatever. Just, you know, get on the phone, start talking to people, and you can find scripts, uh, anywhere.
That kind of guideline to, you know, questions that you want to really make sure that you're asking, or, you know, really make sure that you're talking to the right person, the decision maker, you know, before you push it along in your flow. I think that that's definitely important rather than it being verbatim. Like, if they say yes, or like, if they say this, then say this. Or if they don't like that, then go off of this. Because a lot of it is just going to be— yeah, if you had a conversation with somebody, you don't want it to sound super scripted. So I think that they can be a really good kind of guideline to be like, okay, I gotta make sure that I ask this, or, or have the answer for this frequently asked question even from sellers.
And by the way, everyone, you're probably like, why do you have so many scripts? I'm just letting you know, like when I first started, I thought it was about so much about like nailing the script. That's why everybody I talked to, I got their script. But then it's really like the action that's required and then you get better over reps. Okay. So it's not like you're going to practice a script by yourself in the mirror, like, and then you're going to crush it. You do got to get, get reps in. You got to practice. That's your sales training. Obviously you can get more sales training if you, you want, you know, we— if you come to these calls, we're going to get you a lot of, you know, value in that way. So anyway, let's pull up these, um, lists. Did you, um, email me?
Uh, yeah, I sent all 5 of them over. Let me know if you got that.
Let's see, I'll pull it up on this screen since we can't, uh, have it over here. Okay, so I'll leave that. Does anyone have any questions that's watching this live while, you know, I pull up these? Or Landry, do you have any questions for me or want to say anything while I'm getting these going?
I would just say that I think it'll be, you know, with a lot of people within the community, it always is going to be one of the number one questions when coming down to talking to sellers, like how do you start the conversation? So I think just overall for people to see the example of that and how it's going to be different every time, I think what you just broke down is perfect with that. Of course, scripts are super helpful to get you going, but I think kind of just showcasing how those conversations can change just depending on the individual, especially for anybody that maybe, I don't know, maybe some of you guys watching haven't made your first call yet and you're kind of just getting more info before you do that. But yeah, if you guys have questions, let us know. I, I have none so far, but, uh, a ton of people always are wondering about starting these conversations with pre-foreclosures and what you broke down earlier, like going to your county clerk. And I like that tip about, um, talking with your friend, uh, My gosh, investor-friendly title company as well to kind of help you with that too.
Yeah, no, for sure. And one thing I do want to say is, um, let's see, I had it on the top of my head. It's, it's like analysis paralysis. You just sent me this list. Um, a lot of people would be like, well, let me look up the property before I call. Guys, I don't care.
Yeah, that's a good point.
Like, I don't care what's the address, I don't care anything about that. The only thing I care about is getting them on the phone and seeing if they're open to selling or seeing if, like, you know, they'd be wanting to have conversation. Because a lot of people, they're like, let me research it really quick before I call because I don't want to get anything wrong. The chances of these people answering is very slim. I'm just letting you know because we're hand dialing, uh, because they're probably getting blasted. So I'm gonna call, text, and, um, actually Batch gives them an email, so I could do that too.
Very— it's very easy if you have a Oh, it's loading on his end. Well, we'll wait for, uh, Nathan to hop back on here, but if you guys have any questions, let me know while we wait for Nathan to get popped up back up on here. And in the meantime, let me drop the link for the Batch community just in case before I forget. Anyway, if you guys jump into trying Batch Leads and you have questions and it's hard to learn with the screen blurred, then you guys are welcome to chat with me in Slack. Let me grab that. I don't know, no worries. I was like, it's okay, it's a perfect time to grab the link while we waited for you to jump back on.
Yeah, that's, that's just how things go, you know, internet goes out sometimes. Okay, um, all right, what, what was I saying? I think I was saying something important about like, don't like overlook at the, the Oh yeah.
Don't overthink the details of the property. And I think with that too, it's like that might not even be their top motivating factor. Maybe, who knows, maybe some of the information is wrong, but then there could be something else there. So what if you totally disqualify somebody after looking at the property info, but had you called, they might've had some other point of motivation. So it's like, why even, you know, analyze it too deep with each address.
Yeah, completely waste of time. I'm telling you, everybody, like, you just want to take action. Um, and if you got something, you can always just say, hey, uh, can I call you back? Or, um, you know, you can go through that, that, uh, that, uh, rigmarole, whatever. You can be like, hey, let me just research it a little bit. Um, actually, I think it will be easier if I call through the computer, so, okay. I can just— so let me see if I can get in here onto Google Voice through here. Let me see, give me a second.
And then I'm going to post this link if you guys want to join the Batch community. There's the link there in the YouTube chat. And then get in there. There's lots of really awesome people to connect with. You guys can ask questions there as well and all the systems, or even Batch Dialer too, if you guys are wondering about that or have an account with Batch Dialer.
Yeah, better join that Batch community. That's a sick community, right?
That's awesome. Yeah, I'm excited. Hey, I heard that you're gonna be, you're gonna be one of our panelists, right?
Yeah, they, they chose— I'm the chosen one.
They chose it. Yeah, I'm excited. It's gonna— it's coming up. So yeah, if you guys want to come to like our first Batch meetup as well, get into the community, Nathan's going to be coming and speaking. I'm pretty excited about that. It's going to be Super cool. We'll see how it goes.
I love it. Let's do it. So everybody, just so you know, this is, uh, Batch Leads. Um, so not Batch Leads, this is Google, uh, Voice. Guys, sorry, I'm losing it. I just had a kid, got a couple hours sleep.
Anyway, the list is from Batch Leads, the numbers.
Yeah, these— this is the dialer that you can use. It's free, it's Google Voice. You just can sign up through your email. As you can see, I signed up through mine. And we're just going to take these numbers and let's see if we can just copy and paste because I got on my other tab since they— we can't show that information at the moment. So this guy, his name is— let's pull it up— Harik Mazawa.
Okay.
And according to this, he is in pre-foreclosure. So we're going to give him a call and we're going to just chat with him. Okay, I'm going to be genuine, you know, and to be real, like sometimes I'll just bring up, hey, you know, I got your information off of a list. It says that you're potentially open to selling. And then he's like, why would you say that? Be like, oh, you're in pre-foreclosure. You can say that. Like, I would try many different things. Really, at this point, nothing is going to, I would say, going to ruin the sale. Because, you know, look, these people, they're in a tough spot. They're going to talk to you if they want to talk to you. Okay. Okay, let's give it a call.
And what list is this from again? I'm going to make notes just off to the side. Might as well.
This is, um, pre-foreclosures. Can you guys hear that ringing? Yeah. So his name is Eric Harak. Answer. I'm going to call twice, okay? And, um, you know, because I've been doing this for a while, I kind of understand that people don't really answer. So I'm just going to prepare a message. Accidentally, I was writing the text. Let's see. Do it again. So twice, I'm calling twice. Got your information, wanted to chat about the property, still for sale. Like, but again, I don't care. I'm just trying to get a hold of view, then let the rest, you know, we'll go from that point.
So I'm assuming your call has been forwarded to an automatic voice message system. 801-217-3251 is not available at this time. At the tone, please record your message. When you have finished recording, you may hang up or press 1 for more options.
Hey, um, Eric, my name is Nathan. I'm calling you because I got your information. I potentially— I don't know if this is right, right or not, but I think you're possibly open to selling your property. I wanted to make you an offer on it. Not 100% sure, but I'd love to chat with you. Please get back to me. If you're not interested in selling, let me know so I don't bother you because I also, you know, I call multiple times, you know, and I put these in like a campaign so it reaches out again. So anyway, I don't want to bother you. If you're interested in selling, please call or text me back. All right, thanks. Bye. So yeah, just randomly said what I wanted to say on that one.
No, yeah, just natural, you know, nothing. It sounds real. It's real. And I think that that's important.
Now, when you skip trace a list, it comes back with multiple numbers. Now, for me, I just— I'm going to call the ones in phone number 1 right now. I'm not going to worry about, you know, because it does return several, which is cool when you use an auto dialer because it can go through all of them. But right now, let's just go through these. And, uh, let's check it out. And then I'm gonna just kind of change the message a little bit. Let's see. Okay, that didn't go through. Let's see if, uh—
oh, I think that's a landline.
Is that a landline? Let's see if that's, uh—
but his second number is a, um, mobile.
Yeah, well, why don't we try the second one? And the thing tracing to everybody is like, it's not always perfect whether it's not batch, it's, it's just any service. Like they're just pulling the data that they have available to them. So let's see, you said that the second number on Mazawa is a mobile?
Yeah, the 502.
Okay, let's try that one. But usually my experience is the first, the phone one is the subscriber you have dialed is not— result. So that one actually is Disconnected. Let's see. Now another thing that you can do if you want to get deep into is you can call the relatives, but at the same time, you don't want to waste too much time on these properties. Okay, UZCO Excavation. Okay, Skyler, but it's a little bit differently. Like, hey, I might have the wrong info. Let's see. This ain't, this ain't always pretty. I call, you got to get on the phone with people.
Your call has been forwarded to an automated voice messaging system.
And the cool thing is, like, if you're gonna dial like this, you can do something else. Like, I'm just talking to you guys, but you can, you know, message people, you can text people back, you can read, whatever, especially if it's auto dial, right? Yeah. We got Benjamin Horton saying, I'm tapped in.
Hey Benjamin, good to have you on.
Not sure what you mean by tapped in. You mean like into this call?
Yeah, I think so.
Good. Tap in, brother. Let's go.
Your call has been forwarded to an automated voice messaging system.
801-793-0910 is not available. That's, uh, I was looking at the tone.

Hi, I'm looking for Skyler. I got your information. I'm not sure if I have the right number. This actually, when I call, this is USCO Excavation, so might not have the right data, but I'm, I'm calling about the property on 2424 West. Apparently it's for sale, or I've heard that potentially you're thinking about selling it. I'd love to make an offer. If that's not correct, please call me back. I don't want to keep bothering you. I do call multiple times, so If you could just text me back or let me know if it is or if you would like an offer. Love to chat. All right. Bye. Okay. And then I want to just say, hey, call me back.
I like how you do that too. And your voice mail is just like, hey, like, just giving you a heads up. I usually do reach out a couple of times to try to get a hold of you. So let me know. Like, definitely call me back to let me know that, you know, I don't want to bother you, essentially. I think that that tells people like, oh, you know, I'll call him back because I want him off my list, which could then— or want to be off your list, but have that conversation then.
So yes, I'm gonna warn them like, I'm never gonna leave you alone unless you, uh, get back to me.
Please leave your message for 801.
She, um, didn't— she— it went— didn't ring that long, so potentially she just ended And if she doesn't answer, then, uh, I'm like, Kristen, how you doing? Hey, is this Kristen? I'm looking— just so it's, uh, you know, not just like— well, actually, I just gave you two examples of not knowing them. So there's no science, in my opinion, to cold calling everybody. You just need to get a on the phone with somebody.
Please leave your message for 801.
I don't play, guys. Like, let me just talk to someone.
I know, right? Let's see.
James Kirkland. Hello? Hey, Kristen, how you doing?
Good.
How are you? Good. I'm doing really good. Hey, you know, sorry to bother you. I think I might have the wrong information here, but I was calling because I believe the house— you own a house on 1226 North 450 West in Clearfield? Mm-hmm. Okay. I was calling because I got your information from a list of pre-foreclosures, and I'm just curious if you're open to selling or if that's even correct. It could be wrong.
No, I'm going to keep the house.
Okay. Is the data wrong though? Are you in pre-foreclosure? Is that— is it— I mean, who are you? My name is Nathan Payne Payne. I actually buy properties all the time off of this list. And I—
oh yeah, no, I'm good. You can put me on like a do not call list or whatever you have.
You're not interested? Okay. Thank you so much. Not at all. Have a good one. There you go. Just straight up, because I ain't playing. I just want to know. Okay, so look, this is cool. So you guys just saw I called her 3 times, she was there. Why did she not answer? I'm sure she's getting called a lot. She said she's not interested, she's gonna keep it. So what would I do in this situation, guys? Do I believe that she's gonna be fine? I could just take her word for it, but I kept her number. I, I know she's real. I know that she's probably in pre-foreclosure just from the way she reacted, or people just like, no, that's wrong. So me, I'm just gonna keep— maybe try from a different number or text her or send her a mailer or maybe even go knock. I know she said no, but like, that's to me, people that all the time that are in pre-foreclosure— oh look, we just got another text.
Oh, there you go.
So all the time, people that are in pre-foreclosure are like, nah, I'm good, because They're in pre-foreclosure.
Yeah, it's already taken care of. My church is helping me. Like, you get all the answers under the sun, or somebody's helping me next week. Like, anything they can—
it's possible that it doesn't work out, right? I've had a lot of people lost their houses because they thought everything was taken care of. So for me, I'm gonna highlight that and say, okay, got the— I got the right person. I'm just gonna check in, okay? Because you never know. And we have the right person, that's cool. Got it. All right. So I'll take that list and I'm going to highlight it in green because she answered. Now I'm not going to bother her, you know, hit her up like in a couple of days. She said no, but I'm at least going to say, okay, got the right person.
Would you say what? Like, because I can't— how long does it take? I know it can take— it depends on the area. I don't know how it is in Utah or that county for pre-foreclosures, you know, for it to actually go to auction and for the whole process, because I know it can really drag out for a while.
Yeah.
So when would you potentially try to reach back out to somebody like that?
You know, uh, so 90 days is when the pre-foreclosure process usually takes, 90 days, right? So we could be— so check this out. So this list just came out, so this, it's potential that, you know, she— this just happened and they're like, they're— they think they're good, or maybe it's like, you know, they are good and they just missed the payment and they got on the list But it takes— it usually takes— they have to send a lot of warnings to you before they put you on a pre-foreclosure list. But she probably has a while. That's why a lot of people aren't like always motivated on pre-foreclosure, especially if they've been in it multiple times. They know that they have several— they have a couple of months before they have to catch it up, right? Yeah.
And they can work with you kind of maybe like 60 days, would you say? Maybe like a month before if they're still sitting there on that list. Then reach back out because, right, you know, maybe at that point they haven't figured it out.
Yeah, like, again, you're, you're kind of looking for the right opportunity, and, you know, who knows. So I would just say if you get a hold of the right person, that's the most important thing. And then that's kind of what you're looking for— people to answer their phone. And for the ones that don't, maybe you could go knock those. I know, um, Vibe with Jay just said, are you open to door knocking? Yeah, yeah, definitely open to door knocking if that's you know, if it's close and if you have a buyer there. But I wouldn't recommend going to knock everything because that could be a complete waste of your time. All right, so let's look at this text message. Uh, it's not for sale yet. Okay, we're going to stay, I think. And even if we do sell, it won't be till after the repairs are complete. So guys, what would you do in this situation? Would you just say okay? Would you kind of try and figure out how to provide value? What would you do, Landry? There's no right or wrong answer. I might, I might do something completely different than you.
What do you think? Yeah, I mean, what comes to my mind anyway is that I don't know exactly how I would go about saying it, but they're talking about that, that, you know, we have to take care of these repairs first. You're like, okay, well, we don't care about that. We're going to flip it probably anyway, probably put the repairs in ourselves. So it's like, that's not an issue. And I would probably just try to get a little bit more information because they're saying, I think, not yet. So it seems like they're interested at some point and they feel like the repairs are in the way when really that's a non-issue, depending on the condition of the property. But, you know, I don't know exactly what you would say, but is that at least on the right track?
Yeah, yeah, that's a lot more. Yeah, for me, it's like I want to kind of press on the fact that they think they're going to flip it, right? Because if they're in pre-foreclosure and don't have money to pay the bills, how are they going to pay $20,000, $30,000 on repairs, right? So for me, I'm going to talk a little bit more about flipping. I'm like, oh, okay, you're planning on flipping it? Do you, um, do you have a contractor? Are you going to do it yourself? Because for me, I can provide value and say, hey, I flip too, I have some great contractors if you need them. And I'm going to go the value route. I'm going to say, hey, how can I provide you value? And instead of, you know, talking more about, uh, you know, the house so much. So this is the text that I would do. And I'm not— guys, I'm just doing what I think makes sense and provide value and providing value. But You know, there's a lot of people who do 1,000 different things. So this is what I'm going to say. I say, oh, okay, that's great. Are you planning on doing the repairs yourself? I'm a flipper in the area, in the area, and I have great contractors. That I might be able to refer you. Sorry for the call. For the call, I just saw that your house was potentially in pre-foreclosure. So I wanted to make you an offer or offer my help? My help. That's it. Kind of like, hey, you're going to flip it? I got great people. The reason I call was this. Now, I'm hoping they're like, oh dude, pre-foreclosure? I'm not in pre-foreclosure. Most like they are because they're on the list, but I always just check. I'll even ask, is that Are you really in pre-foreclosure or did I— is the data wrong? Are you really in pre-foreclosure or do I have the wrong data? Don't mean to be a bother. Don't mean to be a bother. If I have the wrong Info. So, um, and that's kind of like, guys, who knows if this will work necessarily. I'm going the value route because if I was in that situation and someone was like— and I really wanted to flip it and a flipper's like, hey, I have great crews, I'd be like, great, let's talk. I'm thinking about flipping it and I know I'm not in pre-foreclosure. Yes, I am, but I have the money. That's, that's what I would like to receive, that info. And that's why, like, using a virtual assistant, to be honest, like, it's cool but they're not going to think— they're not going to put themselves in the position of like this person. And I think if I take this route, it's going to be a lot more effective than if I just said, okay, call me if you want to sell, right? I'm just going to be one of those other dudes, the thousands that are texting them or calling them. You got to go value, value, value, value. In business, the people that win is quality over quantity. You can make 1,000 dials on a pre-foreclosure list, and I can make maybe 20 and probably have better conversations than if you just call, call, call, and just you're not trying to get personal and like work with people, right?
Yeah. Yeah. I'm curious to see what they'll think. And oh, and Matt's on here. Good to see you, Matt. Matt in the chat, he's also a contractor, and he said he would go about the same route, you know, bringing in that value.
Love that. Yeah. Since, uh, yeah, dang, Matt, great, great, great way. I, I actually, I have a problem of like being too, too wordy. I have to actually use ChatGPT to say, hey, shorten down this text message. And I'll actually— do you know about ChatGPT at all?
Yeah, I've used it a couple times. There's been a few— it's given me some good, uh, oh yeah, yeah, let's use it on this. It's given me some good, uh, this can help everyone out, this is good ideas for things, you know, or at least kind of bullet points to go off of.
Yeah, so for me, I write like a ton of stuff, so I just say tell it to like shorten my message a lot. Um, shorten this message. Let's see what it does. And usually it does a great job. Let's see. Um, I noticed your house might be improved. Of course, are you handling repairs yourself? I'm a local flipper with trusted contractors. If you're interested, I can help make or make an offer. Apologies if the info is correct. I guess a little better. Let's say make it shorter. I want a short one. You're lucky.
Sure, I like it, but I feel like yours is so personal too. I feel like they— they're— it's like a good kind of mix.
Or you make it more personal.
Yeah, make— yeah, I forgot that you can do that and just tell it to—
to— hey, I saw your house, might be— need assistance or considering an offer. That's not personal. That's terrible. Wow, that was bad. See what it says. I apologize, let me try again. Hey, I came across info suggesting your house. Okay, much better. And then another thing you can also do is say it in the tone of, um, who do you— who's a celebrity that you like, or somebody, um, Jim?
Um, say it—
can it just be anybody? Anybody, just give me this.
Uh, do what's his name, David Spade, is the first.
Okay. David Spade. Okay, that's funny. That's the first thing that came to your mind.
Yeah, I love David Spade.
In the tone of David Spade, hey, so I kind of stumbled upon some chatter about your place maybe being in pre-foreclosure. Just a heads up, I'm around and got some contractor buddies if you're into that. Might have goofed on the info though.
My bad.
Wow, I like that. That's pretty good.
Doesn't that just make a David Spade script for everything?
Yeah, don't get too crazy, everyone, and wasting your time. Like, I'm just saying, if you send a text or anything that's too long, you can make it way personal. Yeah, guys, ChatGPT is a game changer. Um, it can— let me show you guys one more thing. It'll blow you away. Yeah. Um, make me a script, uh, a cold calling script to call pre-foreclosures So I can buy a house.
That's such a good idea. Because it will write a full-on thing. I never even think to record.
Yeah, right.
Yeah.
Follow me, Nate. I'm going to blow your mind. I got a bunch of stuff you can learn. So you, hey, yes, who's this? Hey, blah, blah, blah. Building rapport. Look, it writes you a script.
Okay.
And you can make it personal. You can say write the script in David Spade tone. Whatever you want, right?
There you go.
That's funny. You see, you see how it's, uh, doing the whole dang thing? Okay, look, if you guys have such analysis paralysis and you don't know what to say, and you're like, I couldn't really think of what to say, check this out. How, how should I respond to, uh, respond to this text message 'with empathy and showing that I want to buy the house.' Let's see what it would say. So we asked you, I asked you, I wrote it, and we had Matt come in here. Let's see what this says. 'Thank you for letting me know. I completely understand your decision to stay and take the time to complete the repairs. If you ever do decide to sell in the future, please let me know.' I'm genuinely interested in buying the house. I hope everything goes smoothly for you. Take care. Okay, so this— that's good, but this— that's almost like, okay, you're ending the combo.
I'm sorry, you're still— you're just ending it in that kind of that same box you were talking about, just in a like a better worded way, really. But this way you're digging deeper with what you wrote.
So guys, I thought I was sharing my screen the whole time with ChatGPT. That just makes it so much better. I'm sorry, I thought I was sharing it.
Oh dang it.
Yeah, I was— I was on the wrong tab. So look, Let's do this again. Um, so you go here to new chat, you type in, how should I respond to this text message with empathy and showing that I want to buy the house? Uh, buy the house. And I put it right there. So just so everybody knows that it works— I'm sorry, I thought I was sharing it before.
No, that's okay.
Thank you for letting me know. And it whips it out.
Okay, that's so cool. It's good. Yeah, really comes in handy. Get kind of— I kind of forget about it sometimes.
And then the script as well. So make— build me— make me a script for calling sellers that are in pre-foreclosure, foreclosure, a cold calling script. Cold calling script for calling sellers in pre-foreclosure. 'Cause this is cool. I was just talking last time I talked about it. There he goes, starts whipping it out.
That's pretty cool.
Yeah. Cool. All right.
Let's— I love that.
So this guy didn't respond, but again, I'm going to highlight it because we got the right person. Yeah. You know, out of the two people that responded, they've both been the right people, which is, you know, freaking great data from Batch Leads. Let's freaking go. That's right. Jane, let's call this the next one. And sorry guys, I, I wish I could get you guys like a solid, solid combo, but, uh, I'm not gonna fluff it up. This is— sometimes it's not that great. Okay, so that, um, they didn't answer. Let's go this one. Let's see. Can you hear that ring now or—
okay, no.
And another thing, let me just say another thing. So everybody, this is just my experience, but sometimes like calling from your cell phone, the connectivity rate will be better just because like the way technology is going these days, like a lot of depending on like where the call is coming from, it automatically is marked like spam. So like calling from your personal cell phone It is more time consuming, but it usually, uh, the connectivity rate is a little better, especially like you have an iPhone. I'm sure like it's like, oh, this is an iPhone, this isn't just from like a desktop. Oh yeah, yeah, yeah, consider it, right? All right, let's see. I'm calling this one from my phone. Let's see how if this one can— that's good.
And Benjamin, yes, this has been Google Voice earlier that Nathan was using.
Google Voice. So this is Phyllis. My girl Phyllis. Okay, I like that name. I feel like Phyllis might be up there in the ears. They don't hear that name very often. Yeah, let's see. Phyllis, let's see. 8-0-1. Okay, what do we do? We call multiple times, right? Because I actually have a 404 cell phone number, so they might be like, who the heck is this? Hello? Hey, uh, Phyllis, how's it going? Good. Hey, um, I'm calling, uh, I might actually— I think I might have the wrong number. I said Phyllis. Are you Phyllis? No, I'm Waylon. Okay, are you her husband?
I'm assuming.
Yeah. Okay, so hey, Waylon, the reason I'm calling— I might have the wrong information, but I did come across some information. I'm a flipper in the area and I think that your house potentially might be for sale or you might be looking for offers. Is that true? No. Okay. So I did get it off of a pre-foreclosure list. Is that data wrong or are you guys— are you in pre-foreclosure and just trying to get out? You're going to get out of it? Oh, no, I'm not in foreclosure. Oh, you're not in foreclosure. Okay. And you do own the house on 1833 South State Street? Nope, that's not me. Oh, well, I totally got the wrong info then. You don't know Phyllis Tanner? Nope. All right. And you don't have, by chance, have a house that you're thinking about selling? I'm looking to flip a house real bad. Nope. All right. Well, I appreciate your time, sir. All right. All right. Bye. Okay. So what we see, I want to probe, right? Like, I want to know, ask these questions because I don't want to just, like, scrap that lead. Now, let me tell you guys something that's super ninja. Super ninja if you do this strategy. Let's say I call all the numbers for Phyllis and none of them answer. What is that telling you, everybody? That's telling you that, like, no one's getting a hold of Phyllis because the data that they're returning from the data companies, no one's getting a hold of her. So what would be the next move? Well, I'm not just going to say forget Phyllis. I'm going to say, well, hey, if I take it another step further, I'm gonna, like, do a little bit more work. I'm gonna be ahead of everybody else that just gives up because they didn't get a hold of Phyllis on the phone numbers. So for me, it's like, okay, well, do I want to mail her? Well, I could mail her, right? Or should I go knock the door? Okay, I go knock the door, no one's there, it's vacant. Okay, well, shoot, this is a house, it's vacant, no one lives there. Let me see if Phyllis has any family members that batch returned. So you can kind of be a detective and a sniper in this approach. That's why I feel like if you're going to call pre-foreclosures, it's— you have two methods. You have the sniper approach where it's like what we're doing, we're talking, we're kind of like a detective trying to find out the information and going. Or you can just shotgun and just try to hit as many people as you can, which I don't really like that approach because it's very expensive. You're gonna miss, um, you're gonna have a lot of things that fall through the cracks. You know, you might have someone that's interested, but your VA doesn't you know, know how to have that conversation. Yeah, that, that's— those are the two things. So for me, it's all about being targeted the painless way. And I— you guys might be like, this ain't very painless. Well, I'm not sweating. This ain't hard. I'm just trying to find who's selling.
So yeah, people are, are pretty, you know— and this person, he answered all your questions even though— and this is kind of maybe too open-ended, maybe too, uh, too much of a scenario, but I think a lot of time people lie as well on especially pre-foreclosure lists. So my question to you is, because people will be like, the info is wrong, so it's just wrong and that's it. That's the bottom line. I can't get a hold of the person and I feel that not many people do kind of that sniper approach, what you're talking about. So would you just say regardless, always continue to reach out or it's too broad of a question in terms of like, what if they're lying? Because guess what, you don't know because they're lying. So I don't know, just for, for especially lists like this, I guess.
This, this guy, um, it was interesting because I was like, hey Phyllis, what's up? And he's like, hey, what's up?
And then you're like, are you Phyllis's husband? He's like, yeah. Didn't he say yeah?
He did say yeah.
So then he was like, I don't know. So I was like, I don't know. He was very compliant.
It's like, dang, you, you must, you know, you, you must be a fun guy to hang out with. You just say yeah. To everything. Very good question, right? Because we're assuming that, you know, that's not Phyllis's husband. Like, we're just moving on. I'm not moving on from Phyllis, but I'm just being like, hey, you know, this guy, maybe he could be lying. Look, put yourself in someone's pre-foreclosure. Random guy calls you, says, hey, do you want to sell your house? I'm going to probably lie. Like, no, I don't know who you are. I'm not Phyllis. Because you don't know if it's the bank. Like, yeah, you don't know if it's anything. I— that's why I think like setting the stage, and maybe I haven't done the best job like on this call, but it's like, I'm a flipper, I'm looking to buy property, you just might be— that's why I'm calling you. Because if you're just like, hey, saw the house might be for sale, or hey, are you thinking about selling, they could be— they could think again, your IRS, the bank, whoever they owe, McDonald's, like maybe they owe some money, and like, I don't know, I'm just saying like they, they owe— probably owe money to multiple people, so they're probably just like saying no to everything. That again is why if you're going to call the pre-foreclosure list, you want to be a little bit more of a sniper and be tactful because you're dealing with people who owe money, right? Not only the bank, they're probably multiple people. So they're trying to like probably not talk to anybody. That's why knocking doors— like there's a guy that's in my market who knocks pre-foreclosure lists and he farms. Like he knocks specific— farming is what they call it. Like when you knock specific areas and he does really well. Because he's willing to go the extra step. Now, calling and texting is fine, but you know that you have the competition of, you know, the other people that are willing to do the same. So if you're willing to go above and beyond, like, I'm going to find Phyllis, you know, that's, that's, uh, that's probably the better way in my opinion. I don't know what's your opinion. Do you feel like it's— would you rather go the volume approach or would you rather just spend some time and find, you know, the right people?
I'd rather spend some time and then you can once again highlight the people that once again you might wanna follow back up with or just be able to have the info and actually know who you're having that conversation with. I don't know, at least for me anyway, I can be pretty scatterbrained and I think I would be able to have way more quality conversations if I knew who I was reaching out to rather than it being right, you know, 5,000 people that I don't even know where they came from. So exactly, that's, that's my thought.
But no, I agree with you. Now the thing about what we're showing you, everybody, is, um, that it's, it's about like the relationships, it's about connecting with people, it's about being real. Um, because again, anybody can get this list, anyone can blast it, but I'm not responding to, to that, that same person as someone that gives me like a genuine text. And you can't do this with every list, but you want to do with the motivated ones, right? So hey, check this out. Text just came through from our guy right here.
Let's— okay, I was, I was curious about what they'd say.
Okay, can everyone see this?
Let's see.
Okay. We had a fire in the garage, so the insurance is paying a restoration company to fix everything. I'm an excavation contractor myself, so if you ever have any excavation needs, I'd love to have a chance to at least give you an estimate. I specialize in underground utilities such as water, sewer, storm drainage, So we have a situation. Awesome. Like, see, he's gonna be way more willing to respond to me because I led with value and I'm not like just trying to like, yeah, you want to sell? Do you want to sell?
Like, yeah. And who knows, maybe, you know, and now he's trying to turn it around and also provide you value here as well.
Yeah, so I'll just say, hey, I had a house, uh, that I needed to do that with a couple, you know, a while ago. I had a house that I needed to do that with a while ago, so I will keep your contact info. So always, I'm always looking to network. So if you guys know what I'm trying to do here, I'm trying to say, hey, if you run into anybody that wants to sell, let me know. And I will pay you a referral fee.
Oh, there you go.
Yeah. Run into anyone looking to sell a house direct without getting a real estate agent involved. I pay cash and can pay you, you a referral fee. For sending me the property to flip or sell. Property to flip or sell. What else would I say to this? That's probably good at the moment. And then I would also say, I'm kind of curious why he was on the pre-foreclosure list. So it'd be like, so did I have the wrong data? And you aren't in pre-foreclosure. I have been noticing, noticing that the, that the info from the county is wrong sometimes. This is wrong sometimes. Because for me, everybody, like the, uh, I don't know why that's sent twice, but whatever.
I hate when that happens.
Yeah, so for me, it's like I believe that like networking and just like getting, um, being genuine with people is going to provide better results. Like if you're a smaller organization, like for me, it's me and a VA and we do like a couple deals a month. I'm not— I used to do like 5 to I was doing 10 deals a month and I had a bigger organization. It wasn't really something I was— that I really enjoyed, right? I like doing deals here and there and I like teaching people how to get their first and next deal efficiently, effectively. And, um, but you can't really do this like, you know, if you have like, you know, you're blasting hundreds and hundreds of people. So it really depends what strategy you like. The reason why I like this strategy is because the, the profit you make on deals is way greater because it's you, um, and a, you know, smaller team. Yeah, but you're doing less deals, but who cares because you don't have to— your overhead's super low. But yeah, it depends what you want to do. I like this and I believe that, you know, networking is, is a great way to get more deals than, you know, just spending way, way more on marketing. And so hopefully this is helpful for a lot of you that are a smaller company and, you know, starting out because again, when I had the larger company, we would just— we'd text blast everything, we'd cold call. I would have no idea what conversations were going on. I couldn't read them all. They were all going through VAs. So both work, depends what you, what you want. Do you want the large company, a large team with a large overhead, or do you want smaller and, you know, let you have to do less deals every year to make, you know, about the same money or more?
Yeah, there you go. No, I think to each their own, whatever you guys are wanting to do, whether you're wanting to kind of keep it a little bit more focused So I think that that's super helpful. I thought that this was a really helpful call, especially to kind of just see how that goes and the realness of it all as well, because you can talk about it all day long and, and, um, explain the conversations you have had. But for people to see, maybe if anybody is going to watch this in the future or is watching right now that maybe hasn't taken those first steps or, um, hasn't made many calls to just know the realness of it and to keep going and, and push on. There somebody out there that needs your value and, and help.
So yeah, and, and, and the thing I would just like— I'm— I want to be extremely real to everybody. And like, if you see like videos on— I've— I, I have been on TikTok just to like look at it, and I've been building my own TikTok, and I see videos all the time. They're like, oh yeah, all you got to do is pull this list and pay like $35 and you'll get a $20,000 deal. And they make it sound so easy. Everybody, guys, this is like the real— the realness. Like, if you pull a list you're going to have to call through it and it's going to take a while. And, you know, but hey, you make $20,000 a month off of doing it, great. But it doesn't always work out like that. Like sometimes you're going to hit big, sometimes you're not. That's why you have to be consistent. So anyway, I just want to let everyone know that, like, if you watch videos, everyone's just flexing on how like this is just— you make a call and it's done. That's not the case. And I just got to be real with everybody because I hate all these TikToks I see in these videos that you know, don't give the whole story. But this is the whole story, everybody.
Yeah, this is— yeah, exactly. So who knows, maybe something will happen with that guy. We'll have to keep that in mind for the next time we hop on next month. But I thought this was super helpful. If you guys have any questions before we hop off for Nathan— but, um, yeah, I thought this was great to kind of see that broken down and to give us a little bit of a mix-up in, in terms of what we're doing here.
So yeah, and yeah, any questions that you guys have? If not, no problem, throw it in the throw it in on any of the platforms you're watching this. And, and if you have any questions later on, you know, throw them in and we'll check these. We check these later. I do have to say one last thing before we wrap it up. So with the way that the world is right now, like with all the data, with all the information out there, people are a lot slower to trust people. Um, I know when I watch stuff online, I'm like, I don't— is that guy, uh, a scammer? Is he real? Is he lying? And that's almost the same thing. That's I would say this exact same thing with the people you're calling. Are you a scammer? You're trying to take advantage of them. They don't know you. So trust is getting to be so important in this industry, in any business. So if you think— I think the days of just like calling someone once and then just like, okay, let's do it. Like, those are— I believe those are over. You have to set yourself apart. You have to set yourself aside with value. Like, why should they trust you? And by me calling, being completely honest, hey, I saw you probably on the pre-foreclosure list. Is that right? Can I help you? Um, knocking on the doors, like being more genuine, that will set you more apart, uh, than just like not being real and, and just, yeah, yeah.
Or saying thanks, let me know, you know, like you're really there trying to provide them value. And I think people see that when you're being real.
So for sure. All right, well, that's it. Uh, I don't see anything coming in. I hope that was valuable for everyone here. And again, throw in any questions we'll check these later. And, you know, every week I do this every week on batch leads, on how to use batch leads. And Landry, it's a pleasure. Do you have anything you want to say before we wrap up?
No, all good. If you guys see the link in the comments, join the community, you know, reach out if you have questions about batch or how to use it or anything like that. But that's all. Thanks, Nathan, for breaking this down.
Yeah, I wanted to invite everyone while I had the chance to my masterclass.
Is that cool? Oh, yeah.
So if anybody that's watching this or will watch this— uh, dang, because of the internet I'm on, it won't let me—
for here, I could probably bring it up too.
Is it— you'll be able to pull it up?
Yeah. So remind me what to look up.
Yeah, it's just Paineless, P-A-I-N-E. It's at the bottom of the screen floating.
Oh, perfect.
Yeah. So anybody that's watching this or will watch this, I, I kind of go deeper into my strategy of how to find the buyers using batch and how to know where to start marketing. If you're going to go through that. Um, so definitely come to my masterclass. I do it every week for free. I teach you guys how to go through this. And, um, let's see, Landry, let me know. Actually, I can see when you go and you share it.
Oh wait, here we go. Now it should be showing. This will— is what it will take you guys to.
Yeah, it goes to this page. Everybody just, you know, sign up if you're interested. Uh, it's just we go through the strategy, we show you how to use Batch, we show you how to how to find the right buyers that will buy your deals before you even have them under contract. That's what it's about, how to flip a house before you even have it, before even making an offer. I don't even make offers to sellers a lot. I just say, hey, let me get back to you. I ask my buyer, they tell me, and then I get my price lower. So I go deeper into that. And thanks to Batch, I use a lot of the services they have and love it. And it's just work, guys. It's hard work. It's not anything crazy. You got to make the dials. You got to talk to people. And it's, um, that's what we do. So Landry, again, thanks. I, I've almost tried to wrap this up a couple times, but we're out now.
Peace out. We're out, guys.
Thanks. You're good. Yeah.
