How to do deals and get paid without an assignment of contract

Nathan Payne shows how to close real estate deals in two hours by charging buyers a flat consultation fee instead of using assignment contracts. He sourced a property through a disposition company in Orlando, matched it with a pre-qualified buyer, and invoiced them $3,000, which the buyer paid directly through the title company.

Everywhere, and I want to tell you, explain to you how I just did a deal in 2 hours. Okay, 2 hours of actual work. So this, I'm gonna explain the scenario. I'm actually gonna dive a little bit deeper into how I did it on my masterclass this Thursday. Right now I'm just doing a quick review of how you can do it. Okay, so this is what happened. All right, this is the whole scenario. I'm gonna break it down quickly. Take notes. Guys, I went to a brand new market, okay? I was not working in the Orlando market, okay? I went to the new Orlando market and because I do most of my deals and I focus mostly in Utah, but I was like, let's do Florida. Florida is hot right now. Utah, it's a little slow just because interest rates are high. So let me go to a place where property values are less and people are moving there and it's good. It could be a mindset thing, whatever. I was like, let's go try it. I go to Orlando, okay? I start with buyers. I find out what buyers want. Okay. I understand that buyers want 3/2s there. Most hedge funds are buying houses that are above 1,000 square feet, 3/2s. But that's kind of generally what people want. They don't want like crazy pools. You know, pools aren't bad. But anyway, I found out like majority of what people want. And then I started networking with wholesalers. Okay. Started looking for wholesalers, real estate agents that had deals that met the criteria of what most buyers are looking for. Okay, so this took me probably about a day, right? In a couple calls, I was able to find a deal, a deal that was looking pretty good. Okay, so I found a deal, and then what did I do? I went out and I brought it to one of my buyers, and I started looking for buyers in that specific area as well, using a strategy where you can basically go and target buyers that are buying properties in that specific area. And I'll show you, I can tell you guys more about it on the masterclass. This Thursday. But basically, we just look for buyers that were buying in the area, and we— it took, like I said, 2 hours. It took me about 30 minutes to build this relationship with this wholesaler, got the deal, took me about like 20 minutes to analyze the deal, then look for the buyer, took a couple hours to make that call. The buyer's like, yeah, I want to have multiple properties on that street, I want it. So all we did, we said to the buyer, said, hey, look, um, we— what we do is we charge a flat rate fee. We're not gonna, you know, fluff up our wholesale fee. We're just gonna say, hey, you you need to pay us just a flat $3,000. That's what we said to this guy. He's like, okay, great. So we brought it to him, and within, um, and 2 hours of sending him the deal, he had sent his earnest money, $7,500 of non-refundable earnest money, to the title company, and the deal was done. Now, this was not a property that I had negotiated with the seller. This is a property that I was able to get from a dispo company. I was just looking for deals at dispo comp dispo companies in the area had. And that's what I did. So guys, like I said, within going to a new market, just finding out what deals were there that they made sense, I brought it to a buyer and I was able to make $3,000. And the deal closed a couple days ago. And just, just to show you guys, and I'm going to show you how you can do this too, so you can— how you can get paid. So it's just not me like, hey, this— I made this money. This isn't to be like, hey, this is big money. I've made bigger deals. The cool thing about deals like this is requires no paperwork, uh, like contracts. It doesn't— it takes little to no time and zero risk. If you're risk-averse, if you don't want to risk, this is the strategy for you, okay? I don't mind risking, but the reason why I do this is because I like to show new people how to get into this business with no risk so they can learn how to do it, uh, for themselves. That's why I'm trying to ma— not trying, that's why I'm mastering this process of painless flipping so I can teach everybody. So check this out, everybody. This is the check right here. This is how I did it. It was an invoice. I didn't have to sign an assignment with the buyer. I didn't have to sign the deal. I actually just brought the buyer to the wholesaler that had the deal, and I said, hey, I'm gonna bring you to the, the wholesaler that has a deal. You're just gonna pay me my fee through an invoice, okay? And the guy's like, oh yeah, sounds good. What we did is we sent this invoice to him, he signed it, and on PandaDoc. I signed it, and then we sent it to the title company. The title company called me on Monday and said, hey, I'm just calling to verify your wiring instructions. We're going to send you $3,000, uh, for, you know, your consultation fee. And I was like, great. So they verified, title company sent me the money. Just like a title company would send you assignment fee, the title company sent me $3,000 in, um, this fee. It could have been $5,000, it can be $20,000. I've done $30,000 before. It doesn't matter. It's, it's not small fees or big fees or little fees. It's, it's anything you want. So anyway, wait, we did the invoice. It doesn't go on the HUD. It's basically you just agreeing and they're paying you a consultation fee. You don't even have to do through the title company. You can do it through— they can just send you money. They can write you a check like I have right here. This is another one that I did where the guy just wrote me a check. Okay. So it doesn't have to be through invoices. We just like to do this because because it's official. It goes to the title company. It's, it's just easy. It's easy to do. Now, now, is it possible that the buyer you're working with, could they basically like go around you or not pay you? Of course. You know, anybody can do anything. Anybody can not pay you. They can even on assignment, the buyer can drop off and you can try and keep their earnest money. There's a lot of things that happen, but we do this with people. We set the expectations the right way. Okay, so just showing you guys again, we got paid this through an invoice. All right, we sent the invoice, it was $3,000, got wired to me. And, uh, just to kind of show you guys another one, like I've done this many times, this was a $7,000 one, uh, that we got invoiced. Um, again, many more you can look at. So how do you do it? All right, I'm going to dive a little bit deeper into how You can do it in the masterclass, but really quick, all you got to do is use like PayPal. You can use any software like QuickBooks or anything to make an invoice. My CRM, actually Elite 360, actually helps you make invoices. You just go in there and you add the client's information. You go, uh, you type in what the invoice is for and the item, and, uh, then you just send it to them. Well, actually, you would just print— you'd make a PDF document of this and then send it to them so they could sign it, right? So it's official. And again, like, could they not pay it? Well, yeah, anybody could not do anything, right? But like the way we set it up and structure it with the buyer, like if they want more deals from us, they're definitely going to continue to go with us and we provide massive value because we bring them deals they want. So I wanted to quickly come on here and tell you guys that, look, you can do a deal today, you can do a deal tomorrow, you can do a deal this week. Guys, I just went to this new area. And I got a deal with zero risk, zero marketing spend. And again, why do I do this? I do this because I know everyone that's watching, anyone that wants to get into wholesaling, fix and flip, they— you guys want to do deals. I get it, okay? I wanted to do deals when I first got started, but I thought the only way to do it was to start cold calling a list or text marketing, and which I still text, I still market, uh, but not as much as I used to because I understand that there's deals that, uh, that are out there that people need buyers for. And instead of, you know, spending all this time and energy to go find my own deals, there's deals out there. So guys, please, I plead with you, I beg of you, believe in yourselves so you can go out and do this because you can. All right. You don't have to wait like a year to do your first deal. You don't have to wait 6 months. You can literally do it right now. Come to my masterclass. All you got to do is go to painless painlessflipping.com. I thought I had a little banner right here. Let's see. Yeah, go to Painless— join my Facebook group, Painless Flipping, or painlessflipping.com to go to the masterclass. Guys, we will tell you the step-by-step process how to do this. But if you're like, look, even if you have a full-time job, you can, you can do this part-time where you can analyze deals, look at deals and be like, oh, John might want that one, or Cindy might want that property. Let me ask her what she would pay for it. You go bring it to her. She says, I'll pay $170,000. The wholesaler's got it at $160,000. You got a $10K spread. Or if you're dealing with dispo companies that don't do assignments, you can just say, hey, dispo company, I'm just going to have my buyer pay the fee and I'll connect you. And they're going to be like, great. Then you tell Cindy, hey, Cindy, you're just going to pay me through an invoice and I'm going to connect you with the wholesaler. And then you're going to work with, you know, do the paperwork with them. I actually prefer that because I don't have to do paperwork. I don't have to, you know, put all the information for the assignment. Obviously, I'm telling you I'm doing an invoice, but after I've done a couple of deals with these people, I don't really bother with invoices. I just say, hey, this is what we agreed on. I'm connecting you with the deal and it's easy that way. Right. But, you know, initially when you start with someone, you can do an invoice. Right. But, you know, whatever you want to do for your business, all I'm telling you is many opportunities out there, guys. I want to help you succeed. So I would say over 3 months, 90 days, and you haven't done a deal, just follow my process. Just go. Network with people that have deals, agents, wholesalers, and bring buyer— your buyers, bring people that want deals in this area, those deals, and ask them what they would pay for it. It's as simple as that. Okay. Obviously, there's like steps and talking to buyers and knowing where to look. That's fine. You know, you can learn that. But the— it's a very simple process. Okay. I can't even talk because I'm so excited that I can work 2 hours and make $3,000, $7,000, whatever. Because, um, it's not even about the money. It's more of like, hey, I know how difficult it can be for people to get their first deal, and this is the fastest, most risk-averse— it's like risk-free strategy out there. So come to the masterclass. I want to explain more on how to do it. Join painlessflipping.com, subscribe, do all the things that let you see what I'm up to, because everything I do, my goal is to help you succeed. I don't do any of this just because I'm like, oh, you know, for my own benefit, like I'm doing the strategy. So and I'm trying to master it and get better and better and better so I can teach you guys better so you guys can do more deals because, you know, it's important to me. Again, when I first started, I struggled, okay? And I spent a lot of money I shouldn't have on marketing. And my goal is to help make your journey faster, easier. You can do deals in less time. That's the goal. That's what I spend my time, all my time doing. So Leave a comment, you know, do whatever if you want to talk to me. Peace out. Have a good one. We'll see you on the Thursday masterclass. Later.
