In this instructional video, Nathan Payne walks viewers through how to explain real estate wholesaling to a seller without resorting to deception. He first illustrates a common bad scenario where a seller is under contract with a wholesaler who disappears, leaving the seller stuck because the wholesaler has no buyer lined up. He then defines wholesaling: the investor offers a price to the seller, then assigns or sells the contract to another buyer for a fee. Payne criticizes dishonest wholesalers who lock up properties without buyers, ghost sellers, and try to squeeze extra margins, labeling this behavior as shady and a waste of time. He emphasizes transparency, advising wholesalers to be upfront about the process, have a qualified buyer ready, and only lock contracts when they can close the deal. For sellers, he suggests asking the right questions, watching for red flags like contracts without identified buyers, and considering alternative options. The video concludes with a call to action, directing viewers to painlesswholesaling.com for further education and promising more helpful content.
Real estate investors, this is how you tell a seller what wholesaling is, and this is how you also tell them that you're going to wholesale their property and they're going to be completely cool with it. Check this out. Now I'm talking to this nice couple that's trying to sell their house, and they tell me that they're under contract with an investor. An investor that said they could pay one price. Now they're saying, hey, I need to negotiate and get you lower. And now they're ghosting them. They can't even get a hold of the person. That person is a wholesaler, and I'm going to tell the sellers exactly what's going on and how I'm different and how that's not how you're supposed to do business. Check it out.
John, what they're doing— and this is, this is a term, it's called wholesaling. Wholesaling real estate. Have you ever heard of that? No. Okay, so what wholesaling real estate is, I, I'm a buyer and I go to you and I say, I'll give you $275,000, and you say, okay, great, thanks. And then I go out and I go look for someone who I can assign my contract to or sell my contract to, to make a fee. Okay. That's exactly what they're doing. Like these little mini mortgage companies do, you know? Yeah, they do it and then turn around, sell it to Chase or, you know, the Bank of America or somebody. Yes. So guys told you they got it without knowing they could really do it. They're looking and they probably found someone that would do it at the price, but they're too high. So they're saying, hey, hey, John, I need you lower so we can get this done, because they want to make a margin. It's going to bring you lower than where you want to be. Right. And I do that strategy, but I tell people I do it. Try to bullshit you, you know, just, you say, like, they're trying to trick you, you know, and it's like, yeah, he's, you know what's going on. So there's no reason to lie about it or be shady. These guys are just saying, trying to make some money, and they're not buying the house.
Okay, they're wasting his time. What I go on to tell John is, look, man, I, I can go find buyers. I can tell you I can do a price, and I'm just going to go mark it up a little bit. Is that something you'd be interested in? And he's like, man, I don't know, let's, let's— what other options you got? So I got a couple other options. Now look, the important thing is being transparent, being real with people. They can smell the BS and they don't want to get played with. So look, if you're going to work with someone, do not lock up a property that you do not have a buyer for or you don't know it's a deal. You're just going to get this seller, John, in a bad situation. The guy needs to sell. Learn from people that do it the right way. And what people do the right way is they already have the buyer in line. All right. They already know what the property's worth. If you're just locking up properties and just hoping you get lucky, You're wasting your time and the seller's time. And that's my rant for today. Go take action.
