So you want to be a wholesaler, flip houses, and flip contracts. Well, first you need buyers. Let me show you one of my favorite ways to find buyers right here from your phone. It's with an app called Batch Leads. If you don't have it, they have a 7-day free trial. You need to get it. So first you're going to go to the Batch Leads app. You're going to pull up the property search. You're going to go to the filters in the top right. You're going to go to cash buyers. You're going to set the filters. You're going to pick the owner type, the purchase amount that you want to know where cash buyers are in, You're going to scroll down and exclude all properties where the mailing address is different than the property owner address. You're going to zoom in on the area that you want with that squiggly line on the right. You're going to mark the area you want. It's going to pull up all the properties. You're going to zoom in on any of the green. These means that they're listed. Then you're going to go to the MLS data right there, the tab, and it's going to show you the agent that's listing the property that had just been flipped. Very simple. Once you call the agent, you just need to ask them if their buyer that they represent is looking for any more flips. There you go. You got a cash buyer, work with the agent, you can do deals together.
