How to talk to agents and get buyers using their network

Nathan Payne walks through sourcing and closing a wholesale deal on a Tampa townhouse, showing how to use Batch Leads to find comps, call agents to locate buyers, and negotiate fees. The session covers ARV, rehab costs, and how to build relationships with agents and cash buyers to move deals faster.

What's up everybody? We are live with Investor Thrive. As you can see right here, we got my boy Dave. We got Nellie out here and she's driving for dollars. She's out there in the car. And, and David, what's up, man? You got to share the shirt, dude. You got to show this.
I do. I got to represent, bro. It just came in, uh, yesterday actually.
Oh bro, that's beautiful.
I went for the red.
Hey, I love it. So everybody that's watching this, this is the call where we break down how to use batch leads to get deals. David, I'm working with David, I'm working with Nelly. I love doing deals. And what we're going to do today is we're going to look at one of the deals that David has got in one of the new markets he's rocking out in, in Tampa. He's got a deal that he's JVing with someone and he's got to find some buyers. So a lot of you guys might be in the situation where you might get someone that sends you a deal and they're like, hey, you know, you can, if you find a buyer, we can do the deal together. Probably happens all the time. So what I teach with the painless wholesaling method is like You know, if you have those buyers already, you don't really have to go search. But obviously in the beginning, if you don't, you got to use batch leads, you got to use networking. And David, he's got some solid buyers already in Tampa. He's waiting on the response. But I'm saying, hey David, we can also look for buyers in that area using batch leads depending on, you know, listings that have been flipped near your property. And we can just call the agent and say, hey, I see that you have a house that's been listed, that's listed. It looks like a flipper did it. Would your flipper be interested in a house right down the street for his next project? And then, you know, that you can either give them a little bit of a commission out of your wholesale fee when you sign it, or you can just say, hey, you're going to get paid when your flipper relists the property and when it's done flipping. So either way, you're getting, you're getting hooked up. I usually pay them a little bit of a fee, you know, get that relationship going. So that's what we're going to do today. We're going to take a look at this deal, look at the numbers, and yeah, break it down. So, David, Nellie, any questions? Did I cover everything that we're going to go over today, or are you a little confused? You have any questions so far?
Love it. I'm excited. Sounds good. Ready to make moves.
Okay. And Nellie, also, we have— I brought her on because there's an agent. We're trying to find a buyer for a deal in Colorado that's seller finance, and we use agents that network with buyers that don't qualify for a traditional mortgage. And we say, hey, does your buyer— would their buyer be interested in seller finance? Um, you know, that's something we're gonna try and do at the end of the call, uh, after we, we work on David's. But this— the reason I'm doing this for everybody here is this is live. This is like how we do it. This isn't like some dude just sitting behind a desk like talking, acting like he does this business. This is— we're doing the business, right? I don't know about you guys, but I get tired of all the people on TikTok, all these Shorts, acting like they know what they're doing. You don't even know if they know what they're talking about. They could just watch the YouTube video or, you know, read some stuff, you know what I'm saying? I'm David. I don't know if you ever feel like—
I love it, bro. This Is How We Do It. I remember buying that CD for my boy back in the day. So if you guys don't know, you know, well, old school right there.
He said buying a CD back in the day.
I, I even bought cassettes when I was even younger, you know. For real? Yeah, Third Eye Blind. I remember.
Hey, let's go. This Is How We Do It. Okay, um, so So let me share my screen. So David, we're not going to— we don't have to pull up the exact address, but we're going to pull up the numbers really quick. So if any of you don't have a way to analyze deals, I'd say, hey, time to step up. Time to step up and analyze some deals. Let me get my little thing on here. So if you don't have a way to analyze deals with a calculator, you need to get one, right? So this is how we run deals. We got— we look at complete flip analysis. If I'm going to flip the house, I got to be in the right percent. I like to be in the green margin. I offer— I make offers to sellers. I give them multiple offers. I don't just make cash offers because cash offers are usually just really low and they'll probably usually say no at the beginning. So you give them other offers and then, you know, you use the cash offer to anchor. This is the wholesale analysis calculator. You know, we run novations, we do BRRRs. You got to do everything. Now, if you're brand new, maybe you can't do everything in the beginning, but it's good to know your numbers. So, David, let's run these numbers on this property. I know it's a little tight already, but let's kind of run it. So you said that there are 2 comps in the area, and this is a house, a property in Tampa, Florida. Is that right?
Yes, a townhouse.
Okay. What is the ARV? That you, that you're thinking?
We got 2 comps, pretty solid, would match, uh, 2— one at $240,000 and one at $250,000, both within the last, uh, 6 months.
Are they both like really, really, really nice or just like decent?
They're, they're not super, super nice, but they're, they're clean, they look good, you know. I'm sure they could use some work themselves, but it doesn't look like anybody went out of their way to like, you know, fully flip it and go all the way, you know.
And you have the property, the wholesaler saying, hey, I got it at $185,000. Anything above $185,000 you get, you can keep as your—
Exactly.
Now, when someone says that, David, that usually means they have baked in like $15,000, $20,000, $5,000. Did they tell you exactly what they have it under contract for?
They did not. Okay.
Yeah. So I— not— they're not always going to say that, but if you come in with an offer like $182,000, $180,000, they're not going to probably budge. They're probably going to be like, okay, let's still do it. That's what I meant by not budging.
Yeah, sure.
They're not just going to like not be interested just because you don't get it. So you can always, if you come in lower, be like, hey, the best I can do, my buyer came in at $183,000 and I need to make $5,000, $10,000. And then the truth comes out. They're like, bro, we only got this for $180,000. And then you're like, okay, well, you got to renegotiate. I'll try to get my best to get the buyer up. Anyway, let's continue to look at the numbers. So $185,000. So all flippers that we're going to— I'd say 99% of flippers borrow hard money. If you don't know what hard money is, it's interest that they pay to get the cash, right? Nobody that flips houses— I would say nobody— 99% of flippers do not just take $185,000 cash out the bank and place into one property. They would rather take the 15% down that they have that they can get into the property and they'll pay the interest on it for a couple of months. And that's, as you can see, the cost of their money. It's going to cost them about $12,000 if it's a 6-month hold at 12%, 2 points. Their cost of money costs them $12,580. So a flipper is going to be like, hey, I'd rather I'm going to, you know, not use all my dough so I can do multiple flips or I'm just not, you know, committing to just one property. That's why hard money is important to understand with flippers, everybody. So 2% is— 2 points is usually what you have to pay, just 2 points to get the hard money. That's just like their cost, right, to use it. 15% down is normal. 6 months. Now, this is a townhome. Townhomes aren't going to be the craziest rehab. So we're going to say, let's say 4 months. No, let's go 5, right? Because it's the market's taking a little bit longer, sometimes 1 to 2 months and rehab that long. Now, right now we're speculating. Now, the best way to do this is to have your buyer just tell you exactly what we'll do. But we're at least trying to verify, like, is this worth our time? Is this close?
Nathan, if we, if we want to use criteria from one of our Tampa buyers, I know he's doing 14% interest with 1 point.
Let's do it, 14% at 1 point. Look, because he does 14% at 1 point, look how much money that saves him on the cost of money right here. You go here, we'll go back, saves him about $1,000. Okay, well, actually not even $1,000, saves him like, um, saving like $250. But it's funny because like sometimes people will want to like adjust it. Really, they're trying to just be different, right? So it's 14%, 1 point, pretty much the exact same, 15% down, 5 months. Now 3% commission on the sale. It's usually 6% because you got to list it for 6% with the listing agent and then 6%— sorry, 3% to the buyer's agent that brings the buyer. And that's a full 6%, right? So that's, that's what we do. But most of the buyers we work with have their license or they know somebody that will list it for less than 3%. I— if you, if you work with me, I got an agent that will list it for like $2,500, super cheap, um, and 1% of the closing costs. And these are all your numbers that the buyer is looking at to see, hey, is this gonna make me money? That's all they care about. They're not— they don't got anything against you, Dave. They don't got anything against me. If we send them bad stuff where they don't think they can make money, then they're not going to do it.
And Nathan, if we could use 2% for that, because that's what my feedback is from— uh, oh, sorry, for the— oh yeah, closing costs, I meant.
Oh, 2% on the closing costs?
Yeah.
And that's what your buyer said is 2%?
Florida? Yeah, 1.5 to 2. So just to be conservative, let's do it.
I love it. All right, so now really everything kind of hinges on this, David, Nelly, and everybody watching this live. Do I have the ARV right? Am I too high? Am I too low? And does my rehab cost— am I going way too high or way too low? Again, that's why it's so valuable to have relationships with buyers, because we could sit here all day and be like, oh, this is going to be a $50K rehab, and then it not makes sense on the deal and we not try it. And then we have a buyer who's like, $50K, man, I can do this for $20K. I can do this for $15K. I can do this for, you know, and there's probably other buyers like, I have to do this for $100K. Knowing those good buyers and their criteria and what they want helps you do deals that other wholesalers can't do. And we're trying to maximize the amount of deals we do, especially using batch leads to get the list. You're paying for all that. You want to maximize what you're doing. So David, how many square feet is this property?
I believe it's 1,170.
Okay, so if we use my calculator right here and we just go medium, 11— what it takes is it takes $24 per square foot times the square footage. It says $28K on a medium rehab. I just randomly said medium. Now, David, what do you, what do you think this thing needs? Do you think it needs just carpet, paint, which is basic? Medium is kitchen, bathrooms. Go ahead.
Yeah, I think you could do pretty light on this, honestly, um, because it seems like they're renting right out the gate, like $1,850. I already see like the lowest— this guy's saying he's getting $2K right now. I feel like the seller might be just saying that, so I'm going $1,850 rent. So honestly, I think if it's just light, you could turn around and rent it for that.
Okay, so what— so this is saying— the calculator at least is saying $21,000. Does that sound fair?
Yeah, that's what— that sounds about right.
So we take a look at this. If you want to make a $15,000 wholesale fee at $185,000. So that means if you put $15,000 and you wholesale to someone for $200,000, they're going to, they're going to lose $620. They're in the red. So if you're like, well, you know, I'm cool, I'm cool with making $10K, let's see if that works. That's 2%. All right, I'm cool making $5K. Numbers don't pan out according to the numbers that we have. It's a tight deal. And these are the deals that you, me, everyone comes across every day. It's the really tight ones where we— it's almost there, you know, like we have a motivated seller and we kind of want to just know what the buyer would pay so we can negotiate it below there. And that's kind of what you've been doing. You've been reaching out and saying, hey, look, what would you pay for this? Where would it make sense? Right?
Yeah. And to be honest, I might have jumped the gun, so it might be a good example to bring up. But I mentioned $190,000 to a buyer last night.
No, I don't think that's jumping the gun. If you look at your numbers at $190,000, that's a 4% return. They're making $10K on this. If someone took that, I wouldn't take it. But also, I'm not a buyer in Florida. Maybe they know something I don't. And that's why, like, knowing your market and mastering it is so important as a wholesaler, because if you do, you're going to do deals that maybe me and you pass up on. Now, I'm— because we are kind of new to the Florida market and we in this specifically, like, we're working together on this one. I would say we can still call and figure out, you know, call some agents and figure out what's going on out there. Now, I would say for this to make sense, bro, we got to get in at least in the yellow. So let's see, in order to get to the yellow, that's 8%. We're still— we're still— we're not to 10% yet. Yeah. $170,000. Okay, so we're in the yellow. So if we work with this wholesaler, like this JV guy, we say, bro, like the only way this is a deal is if we get this at $170,000 and we make $5,000— we wholesale it to someone for $175,000. That's like the only way it's going to make sense for them. Now they told you $185,000, so I'm assuming they probably get it at $170,000, but $5,000, that's not a lot, right? But I also like the learning experience too, networking, sometimes making a tiny deal. Is worth it to develop relationships, right?
Yeah.
If we had a solid buyer at $175,000 at this very moment, I would call that wholesaler and be like, hey bro, I know you said $185,000, anything above. The best offer I got right now is $175,000 and I got to make money. You got to make money. Do you have this for less than that? And if they're like, yeah, we do, just be like, let's just split it, you know, 50/50, what you got it for. Let's— and see what they say. And if they're like, nah, man, we got to make this— be like, well, if you want me to bring this buyer to this deal, you got to cut me in, you know, 5, 10, whatever you feel is fair. That's the conversation I have, right?
Sure. Awesome.
Okay, so let's use Batch Leads right now to look up agents in this specific area that have listings that potentially look like they've been flipped. And let's call them and say, hey, do you have any buyers by chance in the area that are looking for a flip?
All right, let's love it, bro.
So while I'm doing that, any questions about what I just did, David? Did it clear— clarify anything? Did you learn anything new?
Yeah, the, um, I was, I was surprised about that the hard money almost didn't make as much of a difference on the people, on the numbers, but So that was interesting to see like in real time, because I've never really had that to work off of exactly, a buyer honestly tell me what they're paying. So that was cool right there to see that.
Yeah, man, it's just— we're just doing like math problems, like little baby math problems. It's like, does this work for a flipper? Now, if the person won't accept anything close to a cash offer, then you have to go and be like, well, look, I can get you higher, but it's not going to be cash. It's not going to be in 7 days. It's not going to be 14 days. I can buy this on terms. I can buy this on— I can bring in a partner and we can look for, you know, do an Ovation. I can put it on the market. But, you know, if you want cash, this is where it's going to be at. And that's kind of that. But we're not even negotiating because these guys have the deal. But that's like how I would talk to people, right?
The touchscreen, bro?
Yes sir, I love it, man. Hey man, to be real, it ain't even— it's not even worth it, dude. I use this thing once a week, dude. It ain't worth it. Okay, so David, in the private chat here on StreamYard, just tell me, um, you know, put the address and I'll look it up and we'll start— I'll start rocking.
Okay, I just sent it to Discord, but I'll send it here as well.
Discord's fine. The reason why I can't pull this up and screen share on my computer is YouTube, we're live on YouTube, it like doesn't like when I share it on YouTube. Okay, all right guys, everybody, so what you do is you do the property search, you go over here, and if this thing's too slow, we might have to bail on it, but we're going to put the— oh, yes sir, okay, it's loading. So you go to property search in the corner. Oh yeah, you guys can't even see that. There you go. So we're going to put in the address. I'm just typing it in. Let's see, it's part Okay, here it is. And obviously it's a townhome, right? Like, so you're not going to be able to compare, you know, like homes really to townhomes. You gotta find people, uh, agents that have listed townhomes. And look, if you can't find, um, if you're not finding any flips in there, you're just gonna have to go and call an agent that's like local, right? And just see what you can find. So let's see what we got here. So the guy bought it for $53 according to Batch right here. Yeah, so he's got some wiggle room, right? Yeah, let's see.
All right, all right, all right.
So what I did is I just typed in the address to center in on the area. And then I'm going to see what the boundary— what properties are listed in this area. Let's just see what's close. Okay, so I'm getting some stuff over here. I need to filter this for townhomes because I'm seeing just residential homes. So I'm just quickly looking. Okay, here's a townhome right here. 5720 Brampton. Let's look at this one. Let's see, is it on the MLS? Okay, we're going to call this girl. Her name's Stephanie Bisignano. This property, let's see if it looks like it got flipped. So I look at the pictures to be like, okay, is this flipped? It looks clean. It doesn't look like it's been flipped, but we can call her. We can check it out. It said it was sold a couple months ago, so I'm going to call her and say, hey, look, you know, I got a— So Dave, let me ask you, if you were to call this girl, what do you think that conversation would look like?
Uh, yeah, well, first, if, if you have something, um, this one doesn't look to be like much of a fixer flip, but that's one of the first things you could say about how much you like that property and how it looks. Um, but yeah, go into that you have a property that, uh, you're looking to sell right around from what she did and that it's similar to what she did. And, um, curious to see if you ever worked with an investor and maybe she'd be willing to work with an investor on this. And also for deals in the future, even if this one doesn't work out, maybe we can do other deals together.
Solid, bro. Love it. Alright, so I'm going to type her in on the computer. I would do it on there but takes forever to type it.
I hear you.
So her name is Stephanie. But you type in their name because sometimes Batch gives the number but it's usually the office number and I'm not trying to call the office and get like— you know, the gatekeeper, and you know, I forget that. I'm trying to get a hold of Stephanie herself, her cell phone, period. All right, here we go everybody, we got Stephanie right here. I want to show everybody what Stephanie's— she seems really nice, she seems like a great, uh, agent, your local agent. But we're gonna find out if Stephanie even answers her dang phone. That's the one thing I cannot stand is agents who like have listings and they don't answer their phone. Could you imagine, bro, paying someone a commission or like a large fee and they won't even answer the phone for like a house that you have listed with them?
I'll be fired up. Happens quite a bit.
Non-stop, bro. Okay, so look everybody, I say this on every call, I'm from Georgia. Sometimes people don't answer my area code if I'm calling out of state. I call 2 to 3 times. They usually answer.
Good afternoon. Stephanie Bosignano's office.
May I help you? Hi, is this Stephanie?
This is her assistant.
Can I help you? Oh, yes, of course. Yeah, I was just calling because I was looking— I have a property that I'm looking to sell, and it's actually the reason I'm calling, trying to get a hold of Stephanie. She listed a house that was pretty close to the one I'm looking to flip. So I wanted to ask her for a little bit of her advice. See, you know, if I could, you know, chat with her, maybe have her potentially list it when I'm done flipping it.
Hold on, let me see if she's available. Can you hold a minute, please? Of course.
Thank you. Now I got the gatekeeper, but it's all good. She seems nice.
Hold on, transferring you.
Thank you.
Hello, this is Stephanie.
Hi, Stephanie, how you doing? Good, good, good. My name is Nathan Payne, and I'm calling because I'm an investor. I actually live in Salt Lake City, Utah, but I do a little marketing in Tampa. And I have a townhome that I got a lead on, and I'm potentially thinking about flipping it. But I saw that you actually listed a townhome close to there, and, you know, I'm a little hesitant to flip it just because I'm not very familiar in that specific area. So I was calling— I'm calling around to see if agents know of any cash buyers that they might be able to, you know, connect me with so I can assign my contract to them and make a fee like a wholesale deal?
Um, at the moment I do not. Um, which, which townhouse are you listing?
Where is it? Um, let me see. It's in— I'll just tell you this, the area it's— let me pull it up. Actually, I have it right here. It's Stratton Park Drive. It's one of the ones on Stratton Park Drive in Temple Terrace. Yeah.
Um, yeah, no, I don't know. I don't really know any cash buyers at the moment, but if I come across anyone, I have your number, I'll give you a call.
Of course. And I am kind of, you know, newer to the area and trying to network. Do you work a lot with investors or not so much?
Not so much.
Okay, well, I appreciate your help.
You're welcome.
Okay, yeah, have a good one. You too. How was that, dude? I, I might have butchered that.
No, bro, I think, I think she just, uh, she doesn't work with investors. She is not interested. She doesn't have these conversations. That's kind of what I got from it.
The thing is, like, I tried to just be straightforward, bro, like just go straight to the point. Sometimes like I don't have a script necessarily because I've done this so much. I just like go for it. But I don't like to BS and like, you know, I don't want to say the word, that word that's in my mind. I don't like to beat around the bush. Like, it's like, hey, if you are— if I say wholesaler and you automatically don't want to work with me, I don't think there's anything I can say that's going to make you change your mind, right?
I thought that was perfect, honestly, because just like with an unmotivated seller, you kind of want to get them off the phone quickly. So like an unmotivated agent, like, let's move. And I'm gonna send you two— the two comps I'm, I'm sending in the Discord now if you want to look at those two. Yeah, yeah, that, that seemed to— one told— so yeah, they sold at $250,000 and $240,000. And bro, they, they don't look that nice. Like, at least the one that sold for $240,000 doesn't look that nice.
Okay, let's pull this one up. Let's— and maybe I can call the agent there. But you kind of feel me, everybody that's watching this. Like, what we're trying to do is we're trying to find an agent that has that— those relationships out there that can just ask somebody. Because right now we just got into the Tampa market. We just moved in here and we're, you know, we're building those relationships. And it's that— those relationships that like that speed of that, that basically a buyer that's going to be like, yeah, I can pay this, I'm good to go. That's what gets you paid fast because, you know, you lock up a property, Dave, let's just say you got this specifically under contract yourself, not JVing with anyone, and you're like, okay, now I got to find a buyer. You know, it could take a while for like anyone to even respond to you because they don't know who you are. So if you have those relationships, that's why we leverage agents, because agents can be like, yeah, I got someone right now, I'll get back to you. Right. Speed is the key when it's wholesaling, right?
100%. And I just found another one I'm going to send because it sold for $295 last month. $295?
Yeah, boy, hold on here. If it's $295, does that mean the comp is greater?
Like, yeah, yeah. So I— this one's hard to see photos on, so— but I'm only looking at Zillow, so I would try a batch, um, to see if anything comes up. I just sent it also.
Oh my dear, 295. All right, let me, let me type it in.
It looks not too far. Townhome, 1974, 332. So I think, I think ours is a 23 Overlook Drive.
Boy, okay, let's see this bad boy. Okay, $295. Golly boy, $295, bro, it's a deal. It's a deal, right? We need to find out who this buyer was. And obviously this buyer wasn't like— dude, this is not a flipper, right? It's, uh, well, it says it's Salem Development LLC. Maybe they're gonna blow it up or something and build something. Who knows, man?
Well, I'm thinking usually if it, if it just happened, that's probably who just sold it.
Yeah, yeah, you're right, you're right. Okay, so you're saying this just happened? Okay, so we got Mike R. Rivera and his brokerage is N/A, bro. No, it doesn't say, uh, shoot, don't say.
Maybe he's not a broker.
Maybe not, maybe. But it says his information's under the person that listed it, so, uh, let's see. Florida agent. I want to talk to this dude.
Yeah, yeah, bro. Agent is just on the other side of, uh, 56th Street, right across, bro.
Mike Rivera.
Okay, let's see.
But he's— this might be a different Mike. This is the guy I'm looking at right now online.
Too many Mike.
Too many dang Mikes out here. All right, let's see. Um, yes, yes sir. You know, sometimes I don't even, um, I don't really look at the LLCs. I don't really try to skip trace them because I'm trying to just get a hold of that agent. But let me see. So it's Salem Development LLC. Let me look at it. Let me just search it.
Salem— You use True Corporate to find that or?
To be real, I never really look up LLCs just because—
I haven't either.
Yeah. It just seems to me, it honestly seems like a waste, but I'm just checking it right now. So we got Salem Development LLC. But this is Louisiana, that's the problem. We're gonna— maybe they are from Louisiana.
Salem Development LLC, that's why they need us to find deals for them because they're not around.
Hey, all right, let's see. Yeah, I always, I always struggle finding— yeah, yeah, forget that. Okay, uh, but we do see that's a decent comp.
Um, let's see, can you see photos? On Batch? Yeah, you could see that if it's similar, like—
Yeah, unfortunately, dog, no, no photos. So I think, okay, and a lot of information's kicking back on this one. Yeah, this is an interesting one. It's over— it looks like it's just overpriced than all the other stuff and— or like sold for way more and then Batch isn't really returning pictures. It's not, you know, returning a lot of info. So I wonder what sounds kind of funky. MLS numbers, Mike Arribera. Very interesting that he listed it. Okay, give me one of the other comps.
They're right before it in the Discord.
Oh yeah, yes sir. Okay, so we got 5, 7, Come on, 5705.
Dalton.
Dude, I was surprised that lady— well, actually, I'm not surprised that lady answered because it was her gatekeeper, you know.
She's—
she better answer.
She's—
she's canned, you know. Yeah, right. Uh, I think that's it, right? Uh, Dalton Drive. Yeah, this one says Tampa, so I'm sure this one is in Tampa.
But yours— oh, the, the ones that I sent are like right next to it.
Okay, cool, cool.
Okay, here we go.
They look the same.
Okay, so here we go. This one looks like it's, uh— yeah, man, that one's been flipped. Look at that.
That's a great coin.
Yeah, okay, I'll show you the picture.
I'll get it bigger. Okay, that looks pretty good.
Look at that.
Yeah, yeah, that's what— that's $240 or the $250 one?
That is the $250 one, bro.
Flip, it's got the, uh, that's $250. That's clear.
Yeah, it's got the nice little kitchen, nice bathrooms, bro.
Yeah, it looks good.
This is a good— dude, this— we need to get a hold of whoever flipped this mug because this is the guy. This is the dude that will buy it. And if he's like, come on guys, why would I buy that when I, you know, bought the other one for like $180, like $150, you know, like we're going to find this information out.
Let me ask you this, if you come across it, and I guess I'll find out if it does, if it happened to be where our current person who brought the deal has spoken with this person.
Oh, you would just say, okay, I didn't know that. Yeah, let's keep in touch. I can bring you more stuff. Okay, let's use it as a networking, uh, opportunity. I'm trying to see what they bought it for before they flipped it. Usually you can see that data. Let's see, I just forget where it's at.
I'm like, property, property history, or—
yeah, yeah. Um, so selling loan, there it is. Okay, it looks like The last recorded thing we see, $59,000, but that's probably not it. $250,000, $258,000. Yeah, it's not showing us. Maybe we need MLS access to see like that information. But anyway, this is who— this is like the perfect buyer. It's like, hey, literally in the same town, home area. We need to get a hold of them. So what are we going to do? MLS it? We're going to call Peter Keones. Let's get it, Peter. Peter, Peter, Peter, Peter. Uh, known as— now this is like where, um, situations like this are like perfect because it's like similar property, you know, similar area. And then it's like, dude, why wouldn't your buyer want this? He just flipped one. So, but it gets difficult displaying properties sometimes when they're like, you know, so the areas are so different, you're comparing, you're like, it's hard to find that exact same comparable.
Yeah. And I just sent you something. I don't know if that information helps at all with the seller for the 2023 transaction. I couldn't find a number on it, but that came up.
Oh, looks like the trust.
Yeah, yeah, there—
yeah, it was a trust. Okay, hey, let's see if we can find this guy. Investor Trustee Services, that's— hmm, hey, okay, let's give him a call, but it's just giving me his office, but it's all good. 3, 2, 4, 3, 7, 7, 3, 6, 3. Shout out to the audience, we got someone watching live from the Philippines. Welcome. Someone said, Facebook user said, start with a good rapport, then you go ask and ask for the 4 pillars of a good lead. To be honest, I'm not sure what you mean.
I think when you asked about what I was going to say to the agent.
Oh, okay, gotcha, gotcha.
Definitely a tire kick.
So Investor Trustee Services, so this dude must be working with investors, so they have trusts. Let's find out. And I'm a triple dial. Why? Because that's what we do. That's why I kind of have a hard time with cold calling, because I feel like the dialer just calls through each person once and like people just don't answer. At least, bro, people call me, I don't know who they are, I'm like, you can call again or you can text me.
Peter, can you have this at Investor Trustee Services, please?
Invest— yeah, this is the guy, Investor Trustee Services. All right, David, I wish I could get on the phone with this guy, but basically the conversation would be, hey, I noticed that you have a property that, uh, you know, that you flipped, or you represented someone that flipped. I have one right down the street. Corner, wondering if you flipped it or anyone you know would be interested. I'm not going to flip this one. I'm looking to sign it. You know, I don't know if you've ever worked with anyone that's done an assignment contract or wholesale, but love to get you involved in this, you know, if you're interested in flipping more.
Pretty simple, right?
Yeah. Now then he's like, yeah, what do you want for it? Right? Then you would give them the price that you want, like $195,000, $190,000, just to see what they say. And if he's like, yeah, then obviously you don't have to do do much negotiating. And if he's like, bro, what are you talking about? I can give you like $170,000, then you start moving, right?
That's— yeah, that's cool. Knowing that would be— that takes us to the next level.
So, right. So I'm going to send this dude's information to you in the Discord, and I'm going to try calling this realtor. You definitely want to get a hold of this dude because if you talk to this guy and he's like, No, like, or you're way too high. Like, that's all I would say. That's all the information and diving you need to do on this deal to display it. Yeah. And, uh, you know, that's the kind of the thing too, dude, with like displaying properties. And that's why I say the painless way is, you know, I don't care if you got every top buyer in your— on your buyers list. Everyone's busy these days. You got distractions, you have, you know, you got social media, you got Netflix, you got everything's— everybody's doing something. So even if you, you got them on a list, The chances of them seeing the deal at that time, at that week, at that day you need them to respond, the chances are very slim. So if you, but if you have that relationship, you're like, bro, you, anytime I hit you up, I got something good for you, right? Or you provide value. So they make time for you. That's the value of the painless wholesale way is you want to develop those relationships. And again, that's why we use agents because they've already built that rapport. Yes sir, okay. I'm going to call this agent one more time. She never got back to me but we're going to give her a shot. Her name's Kelly. This is the— we're trying to find a buyer for the seller finance deal that I got. You got someone saying hi, hello, what's up. I wish we knew we could see who these people are. StreamYard doesn't let— isn't down. Appreciate all you know. We appreciate you for tuning in.
Thank you.
Please leave your message. Okay, so I'm gonna text her. I'm gonna say, hey Kelly, never heard back from you. Not sure, you know, bro, you know what I've been doing a lot recently? I've been like just doing the talk text thing, like old people.
I've been like— it works, bro. A lot of realtors do that to me, honestly. Yeah, like the ones that I work closer with, like person who sold my flip here, like he's always doing that, dude.
It just, it just takes— it's so much faster. So anyway, let me do this really quick. Hey Kelly, It's Nathan, and I never heard back from you, so I'm not sure if you got busy, but I'd like to chat with you about the property when you have some time. Period.
That's the hard part of it.
Let's see what else I got to say. 'Give me a call back, and if you're not interested, that's totally fine. Just let me know so I don't bother you anymore.' The reason why I said I don't bother you anymore is because I've had Nelly call her and she kind of ghosted Nelly even though she said she had buyers. So I tried it and she answered me and said she'd call me back. So there's kind of some weird— there's some kind of weird dynamic. It's like she's like, 'Yes, I can help you,' and then like she doesn't respond. We'll see if she does the same thing to me. If she does the same thing to me, then, uh, that's self-sabotage.
I feel you. I know you got to work through that. That's, you know, yeah, bro, like, work that devil out.
Yes, sir.
Okay, so I hit the sauna for— get the sun out, you know, get the devil out, sweat it out, dude.
Hey Kelly, it's Nathan. I never heard back from you, so I'm not sure if you got busy, but I'd like to chat with you about the property when you have some time. Give me a call back, and if you're not interested That's totally fine. Just let me know so I don't bother you anymore. So I just— I go for the throat, dude. I'm like, hey, you don't want to talk to me? I don't want to waste your time. I got stuff to do, bro.
You inspired me. I just texted, uh, I just texted one of the buyers basically the same thing while you're doing that, because I— they were looking at it last night and they were like, what's the price? And then I was hoping to hear back from them today, at least some info.
Sometimes you gotta hit them straight, bro. Sometimes they'll they're gonna come and come at you full force. I know. I had this one guy, um, that I was like— he was like, yeah, bro, send me your deals. So I sent him a deal, never respond, never saw— I called him, called a couple times. Finally he was like, dude, if I don't respond, I'm not interested. And I was like, hey man, we don't— we're not gonna have to— we're not gonna work together because if you don't respond, we don't— we're not gonna work together, you know? Because yeah, yeah, yeah, why would I just send you some, not hear back from you, and just assume like, oh, Maybe you didn't get it. Like, I need to know, bro. And if you don't want to work with that, then I'm gonna find somebody that will.
Yeah, man, that's a risky mentality, you know.
So what, what's risky? Like not responding?
Yeah, like him just kind of— him taking it that way and then getting mad. And it's like, well, you know, if you didn't— you weren't interested when— you shouldn't have said you were interested when I first talked to you then, you know.
Bro, I got to show you this. I actually did a video about this, jabroni. Like, I have the, the conversation He was like coming at my neck. Oh man, this guy—
they do come, bro. They do.
But look, we don't have time, and if you don't respond, I'mma blast you until you do.
Yeah, because all the good people will just be like, oh yeah, yeah, sorry, like I was doing this, and be cool. So phase themselves out. Yeah. Grab some water real quick. Yeah, go do your thing.
Trying to find this— how did this agent that just came up my neck— it was pretty funny. He was like, forget you, dude, I don't want to ever do business with you because you're blowing up my phone. I'm like, why don't you just respond to the text and say you're not interested?
Do you have that recorded through the CRM? It does all that?
Yes, I didn't actually talk to him on the phone though because he wouldn't answer and I was just talking. I wasn't talking trash to him but I was like, hey dude, you want to work with me, you got to freaking just respond. Is that that hard?
Okay, let's see.
You know what, honestly, I got so many videos on my channel, I'll show it to you sometime but it's just hilarious because he's like, Forget you, dude. Don't ever lose my contact info. I'm like, great, great. Way ahead of you. I already lost it. Okay. All right, man. Well, that was— that's what we want to go over today. Now, I would say, David, and for everybody that's watching this, like, go to this specific area if you don't already have relationships. Look for flipped homes using Batch and where you have a property. Call them, see what they'd pay. Tell them what you're wanting and go from there. Yeah, and then you got a buyer. I would say that's more efficient and more effective than blasting like a list of like 1,000 people, especially if you're new. Like if you're new, like this— I actually don't even like sending out email blasts and all that stuff because I'm like, dude, I'd rather just use the buyers I have and make it quick, easy, convenient, or reach out, you know, make a couple calls. But I'm not all about like that giant dispo process. Um, not my style. Like, maybe you can probably make a little— a lot more off of it sometimes, but at the same time, it's a lot. It's, it's pretty time-consuming. I don't know if you've tried that, David. Like, try to—
like, I have tried.
I—
you know what I like? And just this, you know, could be personal preference, but I like flow, you know? Maybe it's the martial artist in me, or, uh, I just— so that's what keeps me in That's what keeps me in a good state. So even if it's like less things but more quality, that's what's been speaking to me more lately. Quality deals over quantity. And yeah, man, I prefer that. I have done it, bro. I've done literally 10 months straight of comping like 2 to 3 hours a day, and not one of those were a deal.
No, no, man. Yeah, yeah. And you know better now. It's like, hey, What do we focus on? We focus on laser activity. We focus on laser focus on opportunities, people that want to sell, and we work with buyers that are buying, that are active. You know, if you, if you're always fishing for that one random buyer that will overpay, but it's really hard to find them, you don't know who it is, you got to search them. That's your, your, that's, that's a very difficult business to scale and to maintain. And you want to blow your, you know, you want to— yeah, expensive. And you just like want to stop. You're like, oh, This is tough. So anyway, David, any questions before we wrap up, man? Was this, uh, helpful?
Yeah, man, this was awesome. Thanks for having me on here. Glad to be and represent, man. That's why we're here, Invest to Thrive. Hey, yeah, man, this, this has been dope, and I have a feeling we're gonna get some callbacks even from what we just did. And yeah, either way, plan to have an offer by the end of the day, by tomorrow the latest, and next step is just to keep finding more property.
So That's it. And for everybody watching this, if you have a deal in Tampa, hit us up. We will do this process. We will find the buyer for you. We already have a ton of buyers. We've already— just the ones that we have weren't really interested in this townhome. But let us know. We can walk through the process. We'll help you out. We can JV. Hit up Dave if you need anything. I'm sure— I think he had his number on there, right? I think—
yeah, I had it down here. So yeah, please feel free to hit me up there.
I took it off. Yeah. And if you guys are watching this, I want to invite you all— there you go, hit up David. And I want to invite you all to painlessflipping.com. We have a masterclass where we talk about our process of developing the right foundation, building the right buyers before you start blowing all your money, because you need to have those people you can reach out to or else you're kind of flying blind. And we're not all about flying blind. We're about flowing, not flying blind, right?
Like David said, 100%.
All right everybody, we'll see you next week, every Wednesday at, uh, 10 AM Mountain Standard Time. Peace out.
