How to Use My $39K Nationwide Cash Buyers List

What is going on, my good people? Today is a special day. Today is my birthday. I'm 33 years old. I'm an old man, and I want to give you guys something super exciting. Look, like, I love getting things on my birthday, and to be honest, when you get older, I'm sure everyone feels like this, it's just another day. And I've spent over probably like $30,000, actually like total, like $39,000 on my cash buyers list over the years. And it's sitting in my Drive. Okay. And I use it for my company. We work with it. You have to cultivate it. You have to go through it. Not everybody You like, obviously, if you can't just message someone, they're immediately going to be your best friend. You have to cultivate and go through it. But, you know, over the years, we've been able to find good buyers from it, and I want to give it out. Okay, I want to give it out to people. So it's just not sitting in my drive collecting dust. Obviously, we're using it, but I think it would benefit a lot of people. Because again, you have to be able to use it strategically. It's not like you're just going to be able to find one person and be able to sell them a deal. You actually have to find out, are they still buying? Where are they buying? You know, and then you gotta— I would actually send a text blast to those people. I would email them or reach out to them call them, see if they're buying in that area you specifically have a deal for. But let me show you how to use it. I'm going to show you guys how to work it. Basically, you just go to the state you want. It's got all the states in the United States that you can wholesale, right? I mean, you can wholesale in the whole United States, and basically you just pick the state you want. So if you like Arizona, it's all broken down by, uh, counties. For me specifically, I I wholesale mainly in Utah, and I spent over $5,000 just on lists here in Utah. So this thing is money. So anyway, you just go to the county you want, and, and for purposes, I can't go too deep in this because it will show too much information that YouTube on the stream will shut me down because it will show too much private info. Basically, you just click on the area you want. If you guys can see behind me on my screen, it basically is going to have the name, the number, the email, where people buy. Depending on the county and the areas that you have that you're looking for, it's going to have information. Now look, just because I relationships with some of these people doesn't mean that you're going to be able to email them and immediately they're going to buy your deal. You have to go through this list. You got to cultivate it. You got to go through it and build those relationships. That's the thing that's interesting about buyers lists. It's not like it's immediately like you're going to be able to sell your deal to everybody on there. These are people who have purchased properties in those areas or are buying or have bought, and you have to go through there and be like, hey, you still buying? What are you looking for? And you got to cultivate, right? You got to go through there and build those relationships because relationships are key in real estate investing and wholesaling and fix and flipping. Relationships. So even if I give you this giant list of cash buyers throughout the nation, doesn't mean you're gonna be able to sell all your deals immediately to them. You still got to go through there and build those relationships with these people so they look at your email, so they answer your calls. So it's exciting. When I bought this list, I thought originally it was like, oh, I'll be able to sell everything like this, but I had to actually go through and build that Rolodex of people that have the relationships, and it takes time. But I wanted to be able to give you guys that, and I want to be honest about it too. I don't want to just be like, hey, this is the magic wand that you, you wave and it's, it's game over forever. You don't have to ever work hard. No, You got to work hard and that's just how business is. They're not just going get a contract from you automatically and be like, okay, let's go with this guy. Like, you still need to know how to have that conversation. The first thing that I'd recommend doing is going to the top cash buyers list that's down here that is actually behind me right now on my TV screen. Let me show you. It's at the very bottom. It has all the tabs of every state, and these are like really quick and easy to go find the state you want and buyers, and it's got numbers and the location that they buy in. You can hit those people up. I'd recommend sending like a couple texts out to the people and say, hey, you still buying in this area? Got a deal that I think you might be interested in, or emailing them. That's a good way to get buyers to respond. And, you know, if you don't go for the top cash buyers list immediately, then you just pick on the state. In the state of Utah, this is one that I've spent over $5,000 alone in this state building, getting this list going. You can either pick the county that you want, you can dive in and look at my main cash buyers list here in Utah out state cash buyers, agents that work with cash buyers. And then you just click on there and then you would just— it depends, like if you have an email, what's it called, like an email software to email them, you can text them, you can call them individually, or you could just have a virtual assistant go through there and call them and text them and say, hey, you still buying? We're trying to update our list. Just because it's important for you guys to go build the relationships with these buyers that you don't necessarily know or you haven't talked to. Just because I'm giving you a list of buyers that buy in every state doesn't mean that they're going to answer your calls, they're going to answer your emails. You need to go and develop a relationship with these people first. So Reach out to the people on the cash buyers list, see if they're still buying, if they've updated their buy box criteria, where they're buying at, and, you know, bring them deals. The more people that see your deals, the more people you're able to build relationships with, the more you're gonna be able to sell your deals for. And guys, this is so important to be able to build relationships with cash buyers because I'm able to sell deals that other wholesalers aren't able to sell because of the relationships I have. So for example, we just did a $12,000 deal. It was from a real estate agent. The real estate agent was looking to help a seller on a property they wanted to sell subject to. They weren't getting the hits that they wanted. We came in, we just said, hey, do you mind if we run this by a couple of our buyers? And our buyer was able to beat out everybody else's offer that the agent had by $12,000. Okay, so we were able to, to get the deal done, and the agent actually, you know, was excited because our buyer was like the most serious out of all of them. And the list goes on. Again, the stories go on where if you have good relationships with buyers, you can do deals that other wholesalers have. You can do deals with agents. You can bring— you can do more business. Okay, so it's not just about the list. The list is important, but it's about building the relationship and the trust with the buyers and being able bring them deals that they want so they trust you and they open up your emails, they respond to your texts and your calls. Okay, so this is how, again, how you use the cash buyers list and the Painless Flipping Academy.
