I'm going to explain why as we go on, but the strategy I'm going to show you doesn't have you looking for buyers first. But like I said, I'll get deeper into that as we go. I locked up 39 contracts in a row and I had to cancel all 39, not because I was lazy, Not because I wasn't motivated, but because the model I was following forced me to guess. I ended up $60,000 in debt and I felt like I was letting everybody down. And then Margaret happened, a seller who completely changed my business. She was motivated, she needed help fast, but she had been burned by 3 wholesalers before I even talked to her. And the very first thing she said to me on the phone was, I will never sign another contract with you people again. But she wasn't mad at me. She was done being lied to. And honestly, she wasn't wrong. She wasn't burned by bad people. Wholesalers aren't bad people, at least not all of them, right? She was burned by a bad model. Right there in that moment, I made a decision.
