When mailers don't work, go knock on the door and ask the owner directly: are you selling? If they say no, follow up later or leave a note. Direct contact finds off-market deals that passive marketing misses.
So one of my students sent mailers to this house. They say it looks really distressed and they've been wanting to buy it really bad. And I said, well, have you got any responses? And they said, not yet. So I said, let's go knock the door. So when you don't get responses to your mailers and you see a house you really want, just go knock the door. Ask the guy if he's selling. If he's not, follow up. All right, it's a simple question. You selling? You're not selling. Oh well. Leave a note.
