Live Seller Call & Wholesaling Real Estate Story Time- Rich Texan Uncle leaves millions to seller

In this 90‑minute YouTube live session, Nathan Payne first conducts a real‑time cold‑call with a motivated seller, Laverne Dawson Moore, from Euclid, Ohio. He probes her motivations, confirms her asking price of $127,000, learns she has already received a $122,000 cash offer, and discovers she already has a listing agent (John O'Connell). Nathan explains the pros and cons of cash offers versus traditional MLS listings, introduces a $99 DIY listing website, and proposes a partnership “Novation” where his team would fund minor repairs and list the property for a higher resale price. Laverne ultimately declines the partnership and opts to work with her existing agent. After the call, Nathan transitions into a solo “Wholesaling Storytime.” He recounts a pivotal $84,000 pay‑per‑click (PPC) lead that launched his first major deal. He describes how he and a partner, Corey, spent $30,000 of credit‑card money on PPC, cold‑calling, and other marketing, then chased a distressed seller in northern Salt Lake City who needed to close in two days to attend his uncle’s funeral and inherit a million dollars. The seller had received a $180,000 offer from a “We Buy Ugly Houses” company. Nathan and Corey negotiated a $181,000 purchase, leveraged a joint‑venture partner who provided a hard‑money loan, and closed in two days. The property was later flipped for $280,000, netting roughly $40,000 for Nathan’s side after fees. He reflects on the risks of high‑cost lead generation, the value of JV partnerships, the importance of quick‑close financing, and the “white‑glove” Novation service as an alternative to low‑ball cash offers. The video ends with a plug for painlessflipping.com.

What's up everybody, let's get to the point. I'm here to make a call, see if I can negotiate a deal with the seller. This is a pay-per-click lead, let's go for it. My name is Nathan Payne, let's do it. All right, so this lead is from Ohio. If you are from Euclid, Ohio, shout out to you, this is where the deal is at. Maybe if you watch this, we can do it together, maybe you can buy it. Let's see how it goes. Call— I'm already expecting to call her 3 times because that's just what happens sometimes, but let's see if Laverne Dawson Moore answers. I like that name, Laverne. It's a good name.
Hello?
Hi, I'm looking for Laverne.
Speaking.
Hi, Laverne. How you doing? My name is Nathan Payne, and I got your information. You had filled out some information about wanting to sell your property, and I think you had talked to one of our salespeople in the past, but I was just calling to follow up and see if the property is still for sale.
It is.
Okay. Uh, Laverne— I— is it Laverne or is it Dawson? I know there's two different names on the form.
Well, Laverne is my first name.
Okay.
Dawson Moore is my last name.
Okay, Dawson Moore is your last name, is that right?
Okay, correct.
Well, I just wanted to— before I get into it, I wanted to see if you had 5 or 10 minutes so I could ask you some questions about the property.
Sure.
Okay, so I was kind of reviewing a little bit of the notes, but I'd like to just go, um, ask them again just to make sure I didn't miss anything. But it looks like you're wanting to sell the property. You're thinking about— I think you're saying about some going somewhere into Vegas, I think, for, uh, with your husband. Is that right?
Well, yeah, but that's—
yeah, that's later down the line, right?
Exactly.
Okay, well, um, do you kind of, kind of want to fill me in? I did read a little bit through what the last conversation, but, uh, Do you mind telling me what's going on?
Well, I want to sell the property for $127,000.
Okay, $127,000. That's— so that's your asking price at the moment?
Yeah.
Okay. Um, you know, I haven't done too much research into the values of the properties. We're cash buyers, and I'm assuming you've talked to a couple cash buyers up to this point. Um, have you gotten any other offers from anyone else so I don't just come in and make you an offer that you completely will not even accept, right?
Well, I got one for $122,000.
Okay.
And I got— today I was speaking with some gentleman and I didn't even let him finish because talk about a lowball.
Oh no. What did he— did he make an offer or no?
I didn't— I didn't know because I told him if he hadn't even gotten it to $100,000, let's not talk.
Of course.
So both of us.
Yeah. So you just saved this time, right?
Exactly.
Well, you know, I'm glad that we just got straight to the point right there, because for me, like, I know there's— I buy houses in multiple different ways, and if I can't buy them, I know I have a large network of people that can usually pay more than me in different situations. I'm just curious, most people that want to sell their home for retail or as much as they can get, which everybody should, right? You should get as much as you can for your property. They usually list it. So is that an option for you of listing with a local agent in the area and trying to sell it on the MLS?
Yeah.
Okay.
I have an agent. If I was going to sell it through an agent, I actually was going to surprise the guy that sold me the house and give the listing. I'm not— you know, his name is John O'Connell.
Okay.
List it with.
Okay, so you already kind of have that lined out. So if you do list it, you'd go that route, right?
Exactly. Okay, that's almost like a thank you.
Yeah, of course. Now, um, so obviously I was like, well, I can list it for you. You'd be like, well, hey, no, no thanks, I got John.
Yeah, because see, I know him personally, of course.
Of course, yeah. You know what, I've actually sold a couple houses. I've sold a lot of houses myself by using a website that it's only $99 to list your house yourself. You don't even need a real estate agent. You can do it all yourself. I didn't know— I can tell you more about it if that's something you're interested in pursuing, but it's saved me and a lot of people I know a lot of money.
Oh, okay.
So, but yeah, I can— we can kind of— we can explore that in a little bit. I just wanted to— so cash is probably not going to be something you're open to because cash is usually— look, those are investors looking to rehab a property or, you know, get it at a discount so they can make a profit, right?
Exactly.
So what other options have you explored other than— well, we already can say cash is probably out. Have you explored any other options to sell it other than listing and cash?
No, I'm not interested in financing for someone.
Okay.
Just, you know, what I think sometimes when people are ready to sell houses, I, the mortgage is $500.
Right.
Of course I want to get rid of it because I'm tired of being a landlord.
Yeah.
Do some things. I got some things going on. My husband's health is not good and I want to help, you know, get involved with my nephew in Vegas in a condo.
Right.
There's some things that I want to do, but none of those are so pressing that I'm just going to say, hey, okay, I'll take that.
Yeah.
You know what I mean?
Yeah. Yeah. It's not a fire sale.
Right, right. Yeah, exactly.
Okay.
That's what the gentleman I was speaking with today— I just couldn't get over— he kept adding up price per square footage.
Yeah, yeah.
And then I thought, well, what—
yeah, I know what you're saying. He was probably just trying to make a deal out of something that probably just doesn't make sense. You know, at the moment for what you need, right?
I think, I think, and maybe when I said if you're not even near $100,000, I haven't even made an offer. Well, let's not test you, you know.
Yeah, of course.
Oh, have a great weekend. And I could tell it got a little testy, but it got testy because you insulted me.
Yeah, yeah.
And I think I may have mentioned, and this is probably why I got a little testy with you, because I mentioned something about, oh yeah, if I, if I really, if I get the $127,000, I'll go ahead and take my husband on a trip to Europe because we want to both station there. And this guy brought it up.
Yeah, yeah.
And I'm thinking, why are you remembering my personal— I still can go. I could go next week. I probably would have to dig into my savings, right? But it's not— I need to sell my house so I can go.
Yes, yes. And apologies for bringing that up. I didn't, you know, I was just kind of reading the notes, um, but, uh, no, I understand.
I mean, since you're saying that, I know you didn't mean it. He was trying to get me in it.
Yeah, yeah. And, and the way that, uh, you know, I've done business for a long time is like it's got to be a win-win scenario. All the time. If it's not going to benefit both you and me, it's not worth doing the deal. So, um, just from what you're telling me, you know, I don't think any cash buyer is going to be able to come in and get you what you need, just because again, we're business and we got to make the profit. But when you go for an agent, they usually get their commission out of what they can sell it for. And then you have a retail buyer, a family that's going to live in it, and they're going to pay more. That's just, that's just how it is, you know. Is this, um, is this— sorry, is this a rental? I'm sorry to interrupt you, but is this a rental? Okay, it's a rental. All right.
So I don't, I don't know when you, when you guys say, uh, a rehab, there's nothing to rehab, right? The one thing they probably could do, or maybe if they really just felt they wanted to, is put, uh, new countertops on because I have I put, um, I forgot, from— it's almost like a Formica type.
Yeah, from— yeah, for my— I got you.
Yeah, I think that's what it's called. And, uh, most people like— where I'm in my home now, I have quartz. So yeah, it's a smaller kitchen, just minor, minor things. They had to put a new counter cabinet on there, countertop. It might run them $1,000. It's like, really? Come on.
Right.
I just don't get what the whole thing is and why people advertise to sell for cash when they really don't want to. They want you to give it to them for almost nothing.
Yeah, yeah. In order to make money on a flip, unfortunately, like with closing costs and then, you know, hold time, usually people don't pay straight cash. They leverage money or hard money. So there's quite a few, I guess, fees that accrue over time, and then you sell it and you pay the agent. So you really have to get it at quite a discount to even be profitable. So when they come in and make offers, they're hoping that they run into people who, you know, the house is very distressed and needs a lot of work so they can work in their fee and be profitable, if that makes sense.
Yeah, so yeah, it makes sense.
And I don't want to take any more of your time, but I guess the last question I have for you is, so you said, so it's a rental, but you're like, hey, if I'm gonna sell it, I want to be out of it. I don't want to finance. I don't want to keep this as a— continue as a rental. Is that correct?
Uh, no, I don't want to finance. I'm, I'm not in— look, I don't want to— if I sell it, I'm going to sell it. I don't want to finance anybody else's. I had to finance that 4%.
Gotcha.
Somebody has got some good credit, they should be able to get something close. I can't.
I'm not—
I don't want to do that. So that's not what I'm using. in either.
Of course. And I understand.
Yeah.
So there, there is one. Sorry. There's one option that we have. I can run it by you if you're interested. I can tell you about it.
Okay.
So this.
No, no, no, no, no. Don't tell me unless it's a. If you don't have a cash offer.
No, it's, it's, it's. It's not. It's basically we would partner on the like on putting on the market and flipping it together. Like for example, you said there's a Formica. I'm sure there's a couple other things that update the floors just to make it more— what's the word— up to date? That's— that way— okay, hardwood floors. Well, that's usually what we do to try and get sellers the most amount that they can get for the property, and we can make a piece. We just kind of partner, we put on the market, and we put up the money to do a couple of those little repairs so we can get maximum. So you don't have to put any money into it. It's basically we list it for you and, uh, in your behalf, and we put in a little bit more money to get a higher price. So that's— it's like a done-for-you white glove service. Um, it's called the Novation, but that's really the only other option that would get you the most we could do.
Oh, you mean that's the only offer that you guys have? Yeah, I'll pass. Yeah, I appreciate that. I appreciate it. So, and see, now I, I just say that I really shouldn't put my information on cash offers because when in fact it's not cash offers. No one except one company has given me an actual cash offer. Everyone has tried to give me alternative ways instead of just giving me the cash offer. You ask me what I want, you never counter. And it's kind of, you know, you just feel like, well, Why do they put cash offer, top dollar, no lowball? That's exactly what I keep getting.
You just get a bunch of lowballs. Well, I do have a cash offer for you, but I'm not here to offend you and offer it to you, and you already said you wouldn't take it less than, you know, $122,000.
So there's—
I didn't want to say it. I don't want to offend you.
Oh, okay, okay. In that case, yeah, for sure. Appreciate you calling.
Yeah, do you want me to tell you about the website that, uh, you can list it yourself if you want? Uh, for $99.
I'm gonna let John do it because John sold me the house.
All right.
And, uh, and he was just, you know, he was a nice guy.
That's a good idea.
Yeah.
All right, well, I appreciate it. Thank you, Laverne. I appreciate you. Have a great day.
Thank you. You too. Great weekend for you.
Yeah, you too. Bye. My girl Laverne, she's stern like a fern. I'm telling you, that was tough. She was giving me the, mm. Give me some feedback. What'd you think? Was that a good call? Was it trash? Like to hear what you have to say. Hey, and by the way, while I'm here, I was going to do a Nathan Payne's Wholesaling Storytime. I might as well just combine both live call to a Wholesaling Storytime. So let's freaking dive. Let's do it right now. I'm going to pause it really quick. If you guys were just listening to that live call I just had, that bada bing bada boom, that's how you do it. You don't win them all and you don't try to force it. But hey guys, we're hopping right now into Nathan Payne's Wholesaling Real Estate Storytime where I tell you guys about my journey of how I got started. And you see right, right before this video that, you know, you got to make calls, you win some, you lose some, but you do your best and you try to serve people and you give them a win-win. So guys, let's talk about this storytime. I just told you that in my last episode, I had gone from $96,000 in 6 months to freaking $0, and I had spent all my money on marketing, didn't get deals, and I was clawing my way back out. I had gotten credit cards. I put $30,000 of marketing spend on credit cards, which I do not recommend. There's a better way, the Painless Flipping way, but I didn't know at that time. So I put all this money on credit cards, started paying for pay-per-click, cold calling, and guess what? Today we're gonna be talking about an $84,000 deal that I did from my first pay-per-click lead when I was using a pay-per-click service at that time. $84,000. And the story is nuts. The story is crazy. I would not have been able to do this deal if I did not know how to network and leverage relationships I have. So let's dive right into this deal of an $84,000 deal for my first deal from pay-per-click. Thank goodness I got this deal. By the way, it was an $84,000 deal, but we split it with another wholesaler that helped us do the deal, that listed it., because we were new. And so we got like $42,000, like, I don't know, with some, maybe some fees, it might have been like a $38,400 check, whatever. It was a lot of money and it got us all paid up. We paid off our, the $30,000 credit card debt. The, we rolled the dice and it worked, but I don't recommend it all the time because that what got us to $0 was a marketing spend in the first place. So there's a better way to do it. Let's dive into this deal. So We spend— we put all this money on a credit card and, you know, we start getting— we start getting leads, we start getting pay-per-click leads. And, you know, we get this call from this guy, okay? He's in northern Salt Lake City, like up— well, if you guys aren't familiar with Utah, it doesn't really matter. But anyway, he's up north. And so me and Corey get in the car and we drive out to the appointment, okay? And we didn't really vet it too much. We were just like, hey, let's just go on an appointment. Let's see how we can get it done. And we show up and it's some older gentleman, like maybe 55, 60 years old. And he sits us down, he welcomes us in and he sits us down at his table. And I see on his table he has a We Buy Ugly Houses folder, like a nice little folder. Like they had folders back then. I didn't have a folder. That was cool when I saw it. And he's just like, yeah, trying to sell my house. And I'm like, oh, okay, cool. I see that you have a We Buy Ugly Houses folder on your table. They must have just came by. He's like, yep, they came by. And I was like, well, what did they offer you, sir? And he's like, they offered me like $180,000. And I'm like, okay, interesting. Well, tell— can you tell us a little bit about your situation? I didn't jump in and just be like, hey, if we can beat that, are you good to go? I wanted to know what's going on. So he sits there and he's like, guys, I got to sell my house in 2 days. And I'm like, 2 days? I was brand new. I didn't know. I didn't even— like, even now it's like 2 days, that's short. So I was like, oh my gosh, 2 days, that's a— that's pretty short. It's pretty quick. What's going on? He's like, look, I'm a little behind on my bills and my uncle just passed away in Texas and he's leaving me and my family a million dollars. And I'm like, wow, a million dollars? You're inheriting that money? He says, the only way I can get that money is if I fly out there to his funeral with my family and I get there in time. And I don't have any money to fly out there. And I'm like, well, can you sell some? I'm trying to give him other options. I don't want him to sell his house if he's, you know, I've always kind of like, let's win-win, right? So, uh, like, hey, can you sell your cars? Can you do this? Can you do that? He's like, I, I can't come up with the money. I can't, no one's gonna lend it to me, blah, blah, blah. And he's like, and I also need to sell anyway. I'm a little behind my bills and I just need to sell and I'm going to get that million when I get there. I just need to sell. So me and Corey are like, whoo, you know, that's crazy. We look at the house. The house is not that in that bad a condition. It's not in terrible shape. So me and him are— me and Corey looking at each other like, you know, the We Buy Ugly Houses guy said $180,000 and this is a decent house. It's like a deal at $180,000. Um, you know, the house retail, like if you listed it, probably would sell for like $280,000. Um, if you just cleaned it up a little bit. So, but we, we had 2 days. We didn't know you could do a deal in 2 days. And we're like, man, 2 days. This was us the whole time. We're like, wow, 2 days. That's pretty short. Like, I don't know if we can get that done for you, sir. That's a really short amount of time. He's like, I need it done, boys. And, uh, so we're like, well, look, like if we can do $180,000 or like $181,000, would you go with us if we can make it happen? And he's like, yeah, I'll go with you. Not forget, we buy ugly houses. I'll go with you guys. So I get out. I say, let me step outside. Let me call some people and see if we can even get it done. So we call another wholesaler that we've been networking with who has been in the game and done more, a lot more deals than we had at that time. We were only 6 months in and we're like, hey guys, we got this deal and the guy wants to close in 2 days. I don't even know if you can do that. And the guy Brian on the phone tells me, yeah, yeah, we can do that. Well, but you got to tell me what the deal is. So I said, the deal's— I think the ARV is like $280,000 and he's asking for like $181,000. And they're like, yeah, let's do it. We can, we can get it done. Now, look, now, if I— knowing what I know now, I would have just closed on it myself. I would have just got a hard money loan, flipped it, listed it, bought it. But I didn't know how to do that when I first started. So I was like, I need your guys' help. So they got 50% of the deal just because they knew they had the knowledge and I did not have the knowledge. And they weren't like, hey Nate, you just buy yourself and hey, there you go. They're like, yeah, let's do it. You're leveraging, you're asking me questions and we'll get it done. So we go back inside, we're like, all right, we can do it. We can get you, we can close by Friday. It was on Wednesday and he needed to close by Friday. We signed the paperwork, 181. We send the paperwork to our guys, they get the hard, They did everything. I didn't know at that time like what they were doing, but they got the hard money loan. The hard money loan got everything. We went through title and they had the guy— they went to the house, signed, uh, you know, signed additional paperwork with him if they needed to. I don't, I don't know if they went and signed additional paperwork, to be honest, but I know they met with the seller just to verify because he wanted to stay in the home a couple days after the— we got back from the funeral just to get— move everything out. So they gave him a couple more because 2 days to move out would be too be too fast. So, um, they meet with them and they close on it, and, uh, it got done. And I'm like, whoa, that's freaking nuts, you guys. I didn't know we could close in 2 days. And they're like, yeah, guys, they had hard money lenders, and I have hard money lenders now that can close in like a day, right? Like, if it's a deal, you can get it done. You can, you can speed up title, you can speed up all that, um, depending on the deal and if it doesn't have many, many issues. But anyway, they, uh They got it done. So me and Corey are like, whoo, we're just— that was nuts. Pay-per-click, it works. We just made a fat deal, paid off our, our, uh, debt, you know, and feeling really good. Now, we didn't get paid on that deal. They listed it on the MLS after they cleaned it out. That took about a month, and then it took about a month for it to fund and close and sell on the MLS. And they ended up selling it for $280,000, um, you know, minus commissions because they had listed it in and everything like that, closing costs. I think we both took home around like $40,000. Now that took 2 months, but we were stoked. Um, and we, by that time we had done more deals, which we'll leave for another Nathan Payne story, wholesaling real estate story time. I'll tell you another, some other deals that we did. But you know, I never heard back from that guy. I didn't call him and say, hey, did you get your money? I hope he got his money. I look, either way, he he wanted to sell. He was in pre-foreclosure. So whether that he was on the pre-foreclosure list, he was behind on his payments. So whether that story is real or not, and he told us that he sold and he— that's what happened. I think— I don't think someone makes up, hey, I'm going to inherit all that money and I need to sell ASAP so I can buy plane tickets. So anyway, sold. Hope he inherited the money. Pray for that. He inherited the money and he's living in a freaking nice little mansion somewhere in the Midwest or wherever he wants to live. Maybe even Utah. Still, you're not buying him— unfortunately, you're not buying a mansion in Utah with a million $1 million, good luck. Um, you're buying like a mid— depending where you live, you're buying like a middle, middle-class home with $1 million. But anyway, but that was 5 years ago, guys, so maybe buy some dope. Anyway, so that, that is the story of how, uh, with last episode and now, how we took— rolled the dice and it paid off. Uh, we did our $30,000, um, marketing spend on a credit card on Chase and Capital One, paid that ish off, paid it off, and we were rolling. We're off to the races and started doing a lot more deals. Pay-per-click inbound leads, uh, is very expensive. It can be very expensive, uh, depending on what city you are. So it's not always, uh, the best thing to do if you don't have a mate— like, I would say good negotiation skills or ability to negotiate. And we also didn't really dispo all our deals at that point. We were leveraging this other wholesale company and JVing with them. We were focusing on acquisitions and and the other, uh, they were dispoing. But anyway, guys, that was the story. I hope to see you guys next week, um, as I go live. And this is Nathan Payne's Wholesaling Storytime. Go to painlessflipping.com to learn more. Peace out.
