In this on‑the‑ground walkthrough, real‑estate investor Nathan Payne demonstrates how to locate, meet, and negotiate with a cash buyer for a property that isn’t under contract. He explains how a network contact connects him to a buyer (Chris) in minutes, walks the buyer through a fixer‑upper, gathers the buyer’s estimated offer (~$340,000), and then makes a lower offer to the seller while planning to add his wholesale fee. Nathan finalizes the deal, earns $15,000, and encourages viewers to comment for more training. The video showcases a rapid, relationship‑leveraging, no‑contract wholesale strategy.

Real estate investors, I'm about to show you exactly how you meet with a cash buyer who you've never done business with before at a property that you don't even have under contract and how you're going to be able to get this deal done. Follow me on my journey. Let's do it. Now, before we hop in the car, let me explain to you what's going on. So what happened was someone in my network knows that I have great buyers in Utah, and he said, hey, can you help me wholesale this deal? The seller just needs someone to go see it. So I said, okay, let's do it. So I reached out to one of someone in my network and I said, Hey, who's buying right now actively in this area? Okay, because I know the person from my title company, they always know exactly who's buying. So she connected me with Chris through a text message, super easy, sent information on the deal, and now I'm meeting him. He just called me about 10 minutes ago and we talked about what's going on. Super simple process. It took me probably 20 minutes to call.
Hopping in the whip, let's go! Just got to the house, there it is. About to show you a better view. And there's my buyer back there. Never met him. Right there. All right. He said he just got the yard done, Chris.
Oh no, that was last summer.
Oh, last summer.
Right there.
How's your roof? Well, it doesn't— it's not leaking anywhere. It was pretty bad. Um, and this door, I think when the— with the flat roof. And then the— so I would come in here, I'd change all your doors, your trim. New kitchen, new bathrooms, just do whatever.
So this house is just old, needs a lot of work. So my cash buyer right here, he's seeing what he can pay. He's analyzing everything and I'm talking to the seller.
So I just got done meeting with the buyer, super cool guy, a cash buyer, never met him before, but you know, I just said, hey bro, I need you to walk through, tell me what you're going to offer, talk to the seller a little bit. Um, the cash buyer told me he's going to be around $340,000. The house needs literally everything. And now I know exactly where my cash buyer is. So I'm going to make an offer to the seller below that, below $340,000 to lock it up. I can add my fee and let's get it done. I know what I can negotiate. That's how you do it. Super easy. It took me like an hour, no problem.
Now I'm back at the office. All I have to do is make the offer to the seller.
He accepts. I just made $15,000. Let's freaking go.
