New Wholesaling Strategy 2026: Flip the Deal Before the Contract

Nathan Payne presents pre-flipping, a wholesaling method that finds buyer demand before making offers. Instead of the traditional guess-stress-cancel cycle, he secures a serious buyer first to verify actual price and terms, then makes offers with certainty. His case studies show assignment fees from $12k to $86k and cancellation rates dropping from 72% to under 4%.

Hey, what's going on, everybody? Today I'm going to be showing you guys how to flip a house even before you make an offer. I know that sounds crazy, but it's not clickbait. I'm telling you guys, we're going to be diving into this and explaining it all. If wholesaling has ever felt confusing or frustrating, it's not you. It's the model and the strategy that you were taught. All right. So there are more wholesalers than ever before right now. However, there are also way more deals being done than ever before in the history of real estate. But 95% of new wholesalers still never close a single deal. Not because the opportunity is gone, but because they're stuck in a broken model. So first, I'm going to show you why the model doesn't work in today's market, and then I'm going to walk you through the exact strategy that we're using right now that's working. The vast majority of what's being taught in wholesaling is unethical. What I call traditional wholesaling trains people to tell sellers that you're the cash buyer, make offers and promises that you have no idea if you can keep. That leads to canceled contracts, broken promises, and real people getting But I'm going to show you a way to wholesale real estate that is completely transparent, honest, and ethical, and it still allows you to beat out every traditional wholesaler while actually serving and saving the seller. Most of the deals that we're doing right now are flipped before we ever put the house under contract. This method doesn't just beat the competition, it actually makes things easier and far more effective. Right now I'm going to show you this exact method and how you can start using it immediately. Who here has ever canceled a contract because the numbers didn't work, or even avoided locking up a deal because you were scared of getting the numbers wrong? I think everyone's been there. And again, it's not because you're bad at this. It's because the old model forces you to do this and to guess at everything. It forces you into a loop of what I call the guess, stress, and cancel model. Guess the ARV, guess the repairs, guess what buyers want, guess what to offer. You guess what a buyer wants, you hope a seller accepts your offer, then you run around all stressed out once you have the contract trying to find a buyer. And when you can't find a buyer during your due diligence period, You have to cancel the contract. Most wholesalers are stuck in this loop, not because they're bad at the business, but because the traditional wholesaling model sets them up to fail. Now, when you stop guessing and start flipping houses even before you make the offer, everything else gets easier. And just to be clear, everybody, this isn't about finding a buyer first. That's reverse wholesaling, and this is not reverse wholesaling. Reverse wholesaling is a complete waste of time. I'm going to explain why as we go on, but the strategy I'm going to show you doesn't have you looking for buyers first, but Like I said, I'll get deeper into that as we go. I locked up 39 contracts in a row and I had to cancel all 39. Not because I was lazy, not because I wasn't motivated, but because the model I was following forced me to guess. I ended up $60,000 in debt and I felt like I was letting everybody down. And then Margaret happened, a seller who completely changed my business. She was motivated, she needed help fast, but she had been burned by 3 wholesalers before I even talked to her. And the very first thing she said to me on the phone was, I will never sign another contract with you people again. But she wasn't mad at me. She was done being lied to. And honestly, she wasn't wrong. She wasn't burned by bad people. Wholesalers aren't bad people, at least not all of them, right? She was burned by a bad model. Right there in that moment, I made a decision. I dropped the act. I stopped trying to sound like a wholesaler. I stopped forcing the old model and I just told her the truth. I said, look, I'm not going to waste your time by tying you up in a contract and then promise you I can buy your house when I'm not sure. 'Give me a couple days and I'll let you know exactly what I can offer for it. Then if it makes sense, we can sign the right paperwork later.' No pitch, no pressure, just honesty. And for the first time, everything clicked, clicked in my head. No contract, no pressure, just alignment. I knew exactly the number she wanted. I then went to test buyer demand for that exact house and connected with the right buyer for the specific deal without a contract first, and then made $18,000 on an assignment fee. That deal with Margaret opened my eyes. A seller-first approach, no contract, no pressure, and it worked better than anything I was ever taught. Traditional wholesaling forced me to guess. Reverse wholesaling wasted time chasing the wrong buyers. Both models were missing the one thing that makes deals close: clarity. Real buyer-backed clarity on each specific deal. The real reason why the traditional wholesaling model fails 97% of wholesalers is not because they're lazy. It's not because they're bad at sales. It's not even because they can't find enough motivated sellers. It's because the traditional wholesaling model forces wholesalers to guess on everything. They're guessing on ARV, repair costs, buyer profit, which inevitably leads to completely guessing on every single offer you make. There are 3 outcomes to guess-based wholesaling. Number 1, your offers are too low. The seller is offended when you make a low offer, you lose credibility instantly, and you get zero traction. Number 2, your offers are way too high, so you win a contract only to realize that no buyers want it. Now you have to go cancel the deal or try to renegotiate it. The seller feels betrayed and you feel sick. Or number 3, you close the deal by random luck. You just happen to come in at the right time after the seller has been beaten up by other wholesalers lowballing them or lying to them or wasting their time, so they're just fed up at this point and they're just ready to sell and get it done. Or you just got lucky and the seller just is asking for low enough for their house so you're able to make a deal work and wholesale it. But you can't reproduce it. Your income stays unpredictable, unstable, and stressful. This is why guessing destroys deals. This is real data from one of our deals. For this house we had in Atlanta, there were about 20 buyers who made offers on the property. Same property, same day, same market, all different offers. The lowest offer was $100,000. Another buyer offered $267,000. That was the top buyer. That's a difference of $167,000. And guess what? You'd never find that buyer that offered way more than everyone else at $267,000 by guessing. If you guess wrong even by a little bit, you're losing out on deals that you didn't even know you had, and you're losing out on the potential to make money on deals that you thought were dead. So here's the harsh truth, everybody: no matter how hard you work, you cannot consistently win with a model that forces you to guess. A business model that depends on guessing isn't a business, it's gambling, and gambling does not produce predictable income, repeatable results, or ethical deals. So I knew I needed a new model and strategy that didn't rely on guessing ARV, guessing repairs, guessing buyers, or guessing offers. Something predictable and simple. A seller-first model with buyer-backed clarity. And I want to make this very clear to everyone watching this: this is not reverse wholesaling. Reverse wholesaling wastes time finding buyers before you even have a motivated seller, and it usually finds the wrong buyers who aren't even the right fit for that specific deal that you eventually find, and they're not the ones that can pay the most for the deal either. This is a strategy that is completely new. It's the only model designed to eliminate guessing and make wholesaling deals consistent. And the crazy part? You don't even need a buyer's list to do it. Now real quick, everybody, raise your hand if this sounds familiar. The seller that you're working with wants way too much money for their house, so you guess low, they hate your offer, and sometimes they even hate you, right? And the deal dies. Pre-flipping is how you never have to deal with that again. Pre-flipping lets you flip the deal before you even make the offer, so the offer becomes honest, aligned, and 100 times more likely to close. In traditional wholesaling, the offer comes first. In pre-flipping, the offer is the final confirmation, not the starting point. You already know the exit strategy, the buyer, and the real number before anything is signed. Traditional wholesaling asks you to guess first and figure it out later. Pre-flipping does the opposite. We figure out first and then we make the offer. So step 1 in pre-flipping: find the right who. Most wholesalers focus on finding a deal. We focus on finding the right person, because when you find the right person the right who, the deal becomes easy. But we don't find the right person the way most people think. We do it by actively trying to disqualify them, not convince them. Because when you can uncover why a seller has no other option but you, that's when you found the right who. When the seller realizes on their own that none of the other options actually work and you're the only clear solution, getting a seller to agree on your price becomes a whole lot easier. This is why actively disqualifying is so powerful. We walk the seller through what happens if they decide to list the property, fix it, rent it, or do nothing, and let them discover for themselves why those options don't work and why you're the only solution for them. And as a result, by the end of this conversation, you know exactly what the seller wants, what they won't accept, and what a perfect offer looks like to them. Number 2 on pre-flipping is identify buyer demand. Once we understand the seller, the next step is understanding the market, specifically the buyers, because buyers decide whether a deal is real or not. And we don't need a huge buyers list. We don't need thousands of buyers. We don't even need a buyers list. You just need the right buyer, the right one, because not all buyers are created equal. And one serious buyer tells you more than 10,000 tire kickers. We learn exactly what those buyers are willing to pay, what they think ARV is, what they think the repairs are, and the terms they're willing to do on that deal. So now instead of guessing what might work, we know exactly what would work. Step 3: Make an offer that no one else can compete with. Now comes the fun part, and this is really the fun part. When you know exactly what the buyer wants and exactly what the buyer will do, you can make an offer that no one else can compete with. No more guessing, no more uncertainty, no more making offers and promises that you're not sure you can keep. Here's the entire system in one screenshot, so go ahead and take a screenshot of this. This is the method that eliminates the guess, stress, cancel model forever. And the result? Instead of stress, rejection, and canceled contracts, you get confidence and predictability, which equals profitability. And I don't care how many deals you do or close unless you are profitable. Being profitable is the only way you're going to stay in business. That's what happens when you stop guessing and operating with certainty. And my favorite part about all this is that it is completely transparent, ethical, and eliminates all the guessing. Some people have actually asked us if this is brokering without a license, but it's not. Brokering means representing someone else in a real estate transaction. We don't represent anyone. We act only on our own behalf. We talk to sellers to see if we want to buy the property, and we talk to buyers that understand the market demand, kind of like running your own comps, but instead of just running comps on Zillow or wherever you're going to run them, you just ask a buyer what they think it's worth. But we don't negotiate for them or collect commissions. Brokers earn commissions for representing others. We earn profits from buying and selling our own contract rights. We contract the property as the actual buyer and then sell our position, which is legally just the sale of a contract we own. Depending on the situation of the seller, we will turn a pre-flip deal into a double close, wholesale, novation, creative finance deal, or whatever exit strategy makes the most sense in that deal. So say goodbye to endless cancellations. With traditional wholesaling, the average cancellation rate is 72%. With pre-flipping, it's under 4%. Same market, same sellers, same houses, different strategies, different results. Now let me show you what this looks like in real deals so you can see how predictable this really is. Here's the deal we pre-flipped for $86,000 before we ever talked price with the seller. No rehab, no tenants, no risky earnest money, no contract first. This simply isn't possible under the old traditional wholesaling model, but it is possible under the new one. Here's another deal where pre-flipping changed everything. The seller was in pre-foreclosure and everyone was trying to lock up the deal. There was tons of competition on this deal, and there was a real estate agent involved that told everyone, I want you to submit your highest and best. All the wholesalers guessed. All their offers were fake. They all had 7 to 14 days of due diligence. They all had low earnest money of $100 to $1,000. The seller and the agent could smell the fake offers from a mile away. We pre-flipped it first. We brought a real buyer with $50,000 in non-refundable earnest money and 0 days of due diligence. We were lower in price than all the other offers because the other offers weren't real and they were just trying to win the deal with offering way more than it was worth. But the seller chose us because we had certainty with 0 days of due diligence and a ton of earnest money. And that's not something that other wholesalers could compete with because of the old model that they're following. Now, this is another deal we pre-flipped. It's one of those deals that every wholesaler fails on. It's really hard to comp. The seller was motivated but unrealistic. Everyone lowballed the seller, everyone guessed, and everyone failed. Wholesalers even tried pitching seller finance terms that they made up, hoping that someone would want them, and then they had to cancel when nobody did. We didn't guess anything. We simply said, give me a couple days and I'll find out exactly what I can offer. Then we were able to identify the real buyer demand on that property and came back to the seller with a legit offer that was backed by real certainty, and the seller agreed. We signed the paperwork, closed the deal, and made $12,000. Pre-flipping solves deals that guessing destroys. All right, so let's go deeper on this one. The seller wanted around $800,000 because she went on Zillow and that Zillow said that the house was worth around $800,000. Totally unrealistic, right? But she didn't think so. And if I would have guessed low or offered $600,000 where it really needed to be around, she would have told me to get lost and gotten really upset. Instead, I said, look, I don't want to offend you with my offer, so let me— give me a couple days. Let me run this by a couple of the buyers that I fix and flip with and I wholesale to, and I'll see exactly what I can offer you. All right. After doing the pre-flipping process, I was able to see that most of the buyers were around $630,000 to $650,000. Then we were able to find a unicorn buyer that was at $739,000. The second highest buyer was at $650,000. The unicorn buyer was at $739,000. That's how we did $86,000 on that deal. And you will never find that buyer by guessing. And let me slow down really quick because this is something I want everyone to remember from today and to take from this is, after I've been doing this business for over 8 years and I've wholesaled hundreds of properties nationwide, this is the one thing I've learned. There is always one buyer, at least one buyer, who's willing to pay way more than everybody else. Always. They're not the loudest, they're not the easiest to find, they're almost never on your email list, but pre-flipping is what exposes them because you identify the buyer demand for that specific deal before you make the offer. I used to chase sellers, then I chased buyers. That was the process of the traditional wholesaling model. Now buyers actually chase me, which is which is really unheard of in this business. When you stop using the guessing model and start using the pre-flipping method, the whole business starts to run smoothly. Now look, I could go on and show you dozens of more deals and case studies showing you that this works. Different markets, different conditions, different sellers. But look, the pattern never changes. When you guess, deals fall apart. When you pre-flip, deals close. Now I want to show you the identity shift that happens when you stop guessing and start pre-flipping. Old you lowballed just to avoid being wrong. New you comes in with buyer-backed proof so sellers align themselves. Old you was nervous to talk numbers. New you walks in with confidence because you already know what buyers want. The old you hoped each deal would close. The new you knows which deals will close before you ever lock them up. Old you felt pressure to perform. New you controls the entire process because buyers set the reality. Old you was guessing your way into deals randomly. New you has a repeatable, predictable step-by-step system. When you remove guessing, you remove confusion. Everything becomes simple. Everything becomes clear. Traditional wholesaling can take weeks, sometimes months, to close a deal. With pre-flipping, deals move in days because buyers lead the way and buyers move fast. Most wholesalers feel stuck because they're building everything on the traditional wholesaling model. Once you switch to the pre-flipping method, momentum kicks in almost instantly. So look, you don't lack talent. You don't lack intelligence. You don't lack motivation. You lack a model that gives you clarity. The market isn't the problem. There are buyers everywhere. There are sellers everywhere. There are more opportunities now than ever. You also don't have a lead problem. People say, I need more leads, I need better leads, or my leads are trash. But here's the truth: if your model forces you to guess, every lead feels bad. Fix the model and the same leads start performing. You don't have a skill problem, you don't have a market problem, and you do not have a lead problem. You have a strategy problem, a guessing problem. And once the strategy changes, your results change with it. I want you all to look at your last 12 months. How many sellers gave you a number you didn't know how to handle? How many deals died because you guessed? 2, 3, 5, 10 deals? The average assignment fee right now is about $14,000 to $18,000. So if you missed 3 deals this year, that's $42,000 to $50,000 that you left on the table. Not because you're not working hard, but because no one ever taught you the strategy that actually works. A lot of people think they're saving money wholesaling because they're not buying the actual property and having to fix up the property, but you're actually losing money in missed deals. Remember that $167,000 spread difference? Imagine losing out on making that kind of money. That's what guessing is costing you. How many deals have you passed up on or lost because you offered too low when there really was a buyer who would have gladly bought the deal from you for more money than you had it under contract for, and you just didn't know how to get the deal to them or what they would pay for it. So now that you know the truth, let's talk about how to fix it and how to permanently remove guessing from your business. Because right about now, I'm sure a lot of you guys are all thinking, okay, this is all great, but how do I apply this in my market with my leads, with my buyers, with my experience and my goals? That confidence turned into over $100,000 in less in 6 months when she switched to the pre-flipping strategy. Now she is flipping houses and continuing to progress in her journey to financial freedom through real estate. This is Mike. 2 years of doing everything the guru said, zero deals, and nothing was working for him. He then switched to the pre-flipping method and closed 4 deals in less than 5 months for a total of $66,590. Caden is another example. He came to us from another coaching program. I'm sure a lot of you have heard of it if it's a big YouTuber. But he got zero results. He switched to the pre-flipping method and got clarity, and he closed $40,000 on his first 2 deals and is approaching over 6 figures in less than 6 months right now. It's the same person, but it's a different model. We don't outsource these calls, by the way. We don't automate them. And when we go on the call, we go deep. So we only take a few of these each week. So if there are any available times to book on our calendar, that means that there's still spots open to chat.
