Real Estate Riches: Payneless Cash Buyer Secrets

In this live YouTube session, Nathan Payne walks viewers through the complete workflow of wholesaling a deal in Utah, demonstrating how to quickly evaluate a property’s profitability and locate cash buyers. He starts by verifying the deal’s viability, then uses Zillow to run comparable (comp) analyses and his proprietary Painless Flipping calculator to estimate ARV, rehab costs, commissions, and assignment fees. Payne shows how to use the Batch Leads platform to filter for cash buyers within targeted geographic borders, and explains alternative buyer‑sourcing tactics such as calling agents, skip‑tracing, and posting in real‑estate investing Facebook groups. Throughout the session he emphasizes speed—aiming to assess a deal in under 10‑15 minutes—and encourages collaboration through joint‑ventures, agent partnerships, and community networking. He repeatedly offers a free version of his calculator via painlessflipping.com and invites participants to share deals for personalized feedback.

All right guys, so again, this is the Batch Leads, uh, Cash Buyer Secrets call where I show you guys exactly how to comp a deal, exactly how to find cash buyers using Batch Leads. If you don't have Batch Leads, you can try it out, and I'm going to show you. We're going to comp a deal right now live. So you guys can see exactly how I do it. And you actually can get the calculator, the tool I use, you can get absolutely free. You just got to go to painlessflipping.com and we'll email it to you. All right, so let's do it. So I got a deal sent to me. It's a deal under contract that someone has in Utah. Okay, this— I don't have it under contract. The guy says, hey, can you help me find a buyer? Say, yeah, sure, I can help you find a buyer. I have a couple buyers down there. But if I didn't, what would I do? Okay, what would I really do? So number one, I would just see if it's a deal. Let's check and see if it's a deal first, okay? Because you don't want to waste all your time on something. And if it's not a deal, we can go back to the wholesaler and say, hey man, are you able to negotiate this a little bit better? Because it seems like it's not that good of a deal. Now unfortunately, because of the way YouTube is and how Batch Leads is, they show such good data on their platform that they're not able to— we're not able to click inside and run comps in their platform because it will show too much good info. But we can go in Zillow and I'll show you really quick. So this property right here, all I do is I take the address and I put it into the search bar and I say, okay, and by the way, we're gonna run comps and then we're gonna go find a buyer in batch because we can do that in batch. So this is a very small town, okay? This is a very small town in Utah. It's outside of, you know, other smaller towns, but it's it's not far from Provo or Payson where there's, there's definitely investors that would be interested in a place like this. But what we would have to do is we'd have to extend our, uh, our reach to further than just Fountain Green. I'd want to check different locations that are close to it. Okay, so this home, what we're going to do is we're going to say, uh, there's another one for sale. You can just see this one. So this is 3 bedrooms, 2 baths, $238,000, uh, 3 So we're going to put in the address of the house that we have. What is this looking like? Okay, so beds, baths, it doesn't say, which is unfortunate, but I think it's 3, a 3/2. So it's around the same square footage as this one. And the guy, he's got it around— well, I won't tell you guys exactly what he has around because I'd have to look, but I think he has it less than $300,000. So just by looking at this, we can just go and see what's the condition of this property. Is it in great shape or does it suck? So we would just look at the pictures. Is it remodeled? That's what we want to know. Okay, it's not remodeled, but we also want to say, okay, well, is this property— has this been listed for a long time? 9 days. So I could, if I wanted to really know, I could call the agent and say, hey, have you had a lot of interest on this one? I'm, I'm, I'm thinking about selling a home in right down the street, and I want to see like if there's a lot of movement. You could ask the agent, okay? Okay, um, so just from seeing this at $460,000, we can also look around and see what's going on in Nephi. Let's see, we get out of here. So let's see what's, uh, for sale. So this one, $365,000. So this is, uh, this is pretty nice. Uh, well, it's not like up— well, it's not bad. $365,000, 3-bedroom— sorry, 2-bedroom, 1-bath. Okay, and that one's been listed for 47 days, so that's really not moving. So it's possible just from looking at this house, I know it's smaller and it's closer to like the bigger cities. So I think personally I feel like this one's overpriced even though it's a little bit bigger. It maybe it has like a lot, a big yard. Let's see how many acres does it have? Show more. Let's see, acres, cooling bed, bath, lot. Okay, half an acre. Okay, so that might be appealing to some people versus— so that's what I'm kind of doing. I'm doing— I'm not doing anything crazy. I'm just looking at what else is for sale because in Utah you can't really go by solds. It's a non-disclosure state unless you have MLS access, which I actually do, but I'm not not everybody does, so I'm showing you this method. They don't tell you what things sold for, so you, you're looking at what things are for sale for. Okay, um, here's another one, $41, $390. Let's see how long that's been on there. So I'm not seeing, um, let's see, 7 days. This one does look like it's been flipped though. Never mind. Okay, so $390. So this one over here Uh, yeah, I think they're overpriced. I think the ARV is probably like $375,000. I could call the agent and we could, we could verify, like, see, check. Hey, what do you guys are— what are you thinking? Um, like, what's the, uh, the responses you've been getting on this thing? So anyway, so that's how I would kind of run comps to kind of get a good idea. Just saying, saying this, I would go out to different places. But if you want to be an expert, if you want to know exactly, you got to call some agents that are experts in the area, especially if you don't live there. I live up here in Salt Lake. So I, I'm not going to sit here and tell everyone here like I'm an expert at comping this small town called Forest Green. I'm not, okay? So I'm going to call an agent to find out. Now with batch leads, the cool thing about batch leads is, uh, the way we use it to find buyers is you can go right here, you just do a border around the cities that you want to see if there's cash buyers, and let's see if there are any that are on market that have been flipped recently, or that are listed as flips. Okay, so this one, if you look at the pictures here, you can see this one is saying, it's indicating that it is a flip, but let's get some pictures. Okay, okay, looks staged somewhat. Okay, so you could say that's a flip. So we could call this real estate agent if you click on it and say, hey, do you have any, do you have a flipper that would be interested in flipping another property? This, these might just be investors that bought it cash and they're just trying to resell it, but that's kind of what we're seeing. So that's what we would do is we'd call these agents that have these cash buyers that they represent, or you could just skip trace the cash buyer. Another thing that I really like doing is I like to go to Facebook and let me show you guys this. I like to go to Facebook to the REI Facebook groups. Oh, look, that's our live. Cool. So I like to go to Utah real estate investing, and I like to go to a group, and I don't put the address of the property, but I say, hey, I have a property that's south of Moroni or Forest Green, whatever you want to say, that I'm looking to wholesale. Is anyone buying in there? And I— this is where you can find people that are actively buying, and a lot of wholesalers are going to come from here, but you were able to hop on the phone and vet that. You're able to see, okay, hey, you're not a wholesaler, you're a real cash buyer. You can usually tell pretty, pretty easily. Like immediately. And, you know, this is how I find buyers a lot too, is Facebook groups, just because active investors are looking at Facebook. Okay. If they're not actively investing, then they're probably not going to look at Facebook a lot. So anyway, those are the— that's, that's the process that I'm doing on this, this lead that I just got. I'm going, I'm comping it. And let me, let me show you the tool that I do to actually comp it, because I think just quickly, $370,000 is, is what I'm thinking that it's worth. Like that house that was $460,000. But I'm just going to go and say, hey, ours is kind of similar. It's probably going to be around $370,000. So I go here to my painless flipping calculator. This is if I was going to wholesale it. So I'm going to go to the analysis. So let's say that $370,000 is the ARV from what we've looked at. And let me make this bigger. And let's say that we got it at $250,000. Okay, the house is not that big. We're not— this is not an area where you would do like a, a crazy rehab on it, right? Like this, as you can see from the pictures we saw, um, in that area, like people do a nice rehab, but it's nothing crazy, right? They're still using carpet instead of like tile or hardwoods. So let's say that it's a smaller home. It's about 1,600 Ours is about 1,600 square feet. Let's say it would take 4 months from fixing it up to selling it. Uh, commissions, we probably could get away with 3% just because we know how to list it without paying the, you know, full commission. Um, and let's say the rehab is medium, so it's about $40K to rehab it. What would that— what would we make on this? So let's see. And we want to make— let's say we want to make $20K on the assignment fee. So it'd be an 8% return for someone. Now, a lot of investors, they don't want to do a deal unless they get a 10% return. So would we be able to make it work if we only wanted $15K? Okay, there's a 10% return. Now, I have some, uh, cash buyers that would buy something at 8%, but probably not in this area because it's so rural. They would want something better. So this one, at looking at if it's at $250K and we wholesale it to someone for $265,000, we would make about $15,000. It's kind of tight at this point with a $40K rehab. So from what we got from the wholesaler, I don't, I don't remember getting pictures. I'm going to have to ask them, but if it's absolutely destroyed, this is going to be a very difficult deal to move. Having that been said, you know, we always, if there's a motivated seller, we try it. We see if we can get the deal done and help them out. So any questions from the audience? I just showed you quickly where you, you look at Zillow or you use Batch, but we can't use Batch because we're live on YouTube. Um, you find out, you use the comping feature, you check out what other properties are selling for. Once you do that, you go and you look at, um, you look for buyers, whether that's through Batch. You can go find buyers that are represented by agents. You can call the agent or skip trace the buyer. You can go to Facebook groups and you can just say, hey guys, I got a property. Don't disclose the address. They have to message for you to talk to them about it and get on the phone, make sure they're not wholesalers. And if they are, then that's fine. You can— they can bring a buyer. But, you know, we don't care if— I JV all the time. I have agents sell my deals all the time. I have wholesalers sell my deals all the time. Let's let the love go around, you know. Everybody can eat. There's enough bread. There's enough food for everybody. Let me know if you have any questions in the live chat because I want to help you guys out. But that's it. So you should all be able to, as you get more experience, be able to look at a deal, say, hey, this is a deal, this isn't a deal, is this worth my time? With it— I mean, I've been doing this live and I've been talking the whole time. 15 minutes, you should really be able to analyze the deal, know whether it's worth your time, check on the calculator what the return would be. Bam, within 10 minutes. Okay, now I believe that if you're doing this with 5, 10 deals a day, right, which I just showed you, maybe that might take an hour or two, you should be doing a deal a week if you do the strategy, the painless flipping that I do, where you look at deals that are already for sale on the MLS, or you're working with other wholesalers and you bring a buyer to that deal. Okay, so let me know in the chat if you just don't have any questions, you're like, well, okay, appreciate it. Let me know. It means a lot to me to see how you guys are learning, what you're thinking. And like this video wherever you're watching from, give it a like. Because the algorithm, it says, hey, somebody liked this video, we should put in front of more people. And if you want that calculator I used, I give it away for free. Spent thousands of dollars to buy it and to build it out, thousands of hours, thousands of dollars to build it. It's all there. I want to give it to you for free because what's the point of me having it if I can't give it out? So go ahead, go get it. Hope it helps you out. Hugo or Hugo de Hoyas. Is that Hugo de Hoyas? I don't know. That's not— that's probably it. Hey man, definitely rewatch this one because I just showed exactly how to go from step of getting the deal, analyzing the deal, to finding the buyer. I showed it all in less than 14 minutes. Go try it, leave a comment, let me know if it helped you out. And that's what we do on the Cash Buyer Secrets call. We look at deals. I show you the real application of how to do it. And I promise you guys, this is it. There's nothing crazy to it other than to do it. You got it. Nothing crazy to do it other than to— I think that's the same thing. Oh, there it is. Ain't nothing to it but to do it. That's it. All right, everybody. Peace out. Have a good one. We'll see you next week on the Painless Cash Buyer Secrets, where I show you guys exactly how to find cash buyers for your deals. Let's go make some money. All right, and if you got a deal and you're like, man, I tried it, Nate, didn't work, let me, let me know and I'll kind of maybe I'll give you some feedback. Peace out, everybody. Have a good one.
