Stop Chasing Distressed Home-Owners or Agents (USE THIS!!!)

Nathan Payne argues traditional wholesaling relies on guessing buyer prices, causing 72% cancellation rates. His pre-flipping model gathers real buyer data first, then makes offers, cutting cancellations to under 4% and generating $14-18k assignment fees per deal.

Hey, what's up everybody? Today I'm going to show you how to flip a house before you even make an offer. If wholesaling has ever felt confusing or frustrating, it's not you. It's the model and the strategy you were taught. So first, I'm going to show you why the old model doesn't work in today's market. And then I'm going to walk you through the exact strategy we're using that is working right now. The vast majority of what's being taught in wholesaling is unethical. What I call traditional wholesaling trains people to tell sellers they're a cash buyer, make offers and promises they have no idea if they can keep. That leads to canceled contracts, broken promises, and people getting hurt. This is why so much new legislation is coming out against wholesaling. It's not because there's a bunch of happy customers after people have wholesaled their houses. But I'm going to show you a way to wholesale real estate that is completely transparent, honest, and ethical, and still allows you to beat out every traditional wholesaler out there while actually serving and saving the seller. So what's the problem with traditional wholesaling? What's the real issue with it? Well, the issue is that it always has you guessing. Now raise your hand if this has ever happened to you. Who here has ever canceled a contract because the numbers didn't work out, or even avoided locking up a contract because you were scared of getting it wrong. Let's be honest, everyone. I'll raise my hand. I know I've done it before. Everyone's been there. And again, it's not because you're bad at this. It's because the old model forces you to guess everything. It forces you into a loop, what I call the guess-stress-cancel model. Guess the ARV, guess the repairs, guess what buyers want, guess what to offer. You guess what buyers want. You hope a seller accepts. Then you run around all stressed out trying to find a buyer. And when you can't find a buyer during your due diligence period, you have to cancel the contract. Most wholesalers are stuck in this loop, not because they're bad at the business, but because the model sets them up to fail. When you stop guessing and start flipping houses even before you make the offer, everything gets easier. And just to be clear, everybody, this isn't about finding a buyer first. That's reverse wholesaling, and this is not reverse wholesaling. Reverse wholesaling still has you guessing and wasting a ton of your time. So if you've been struggling, let me be clear with you. It's not you. Your struggles aren't your fault. They're the symptom of a broken process and model. I know this pain personally. I lived it. I locked up 39 contracts in a row and had to cancel all 39. Not because I was lazy, not because I wasn't motivated, but because the model I was following forced me to guess. I ended up $60,000 in debt and I felt like I was letting a ton of people down. And then Margaret happened, a seller who completely changed my business. She was motivated. She needed to sell fast. But she had been burned by 3 wholesalers before I ever talked to her. And the first thing she said to me on the phone was, "I will never sign another contract with you people again." She wasn't mad at me. She was done being lied to. And honestly, she wasn't wrong. She wasn't burned by bad people. She was burned by a bad model. Right there in that moment, I made a decision. I dropped the act. I stopped trying to sound like a wholesaler. I stopped forcing the old model, and I just told her the truth. I said, "I'm not here to buy your house, but I can help you get what you want." No pitch, no pressure, just honesty. And for the first time ever everything clicked. No contract, no pressure, just alignment. Because I helped her first, I found the right buyer for her specific deal without a contract first and made an $18,000 assignment fee. That deal with Margaret opened up my eyes. A seller-first approach—no contract, no pressure—and it worked better than anything I was ever taught. Traditional wholesaling forced me to guess. Reverse wholesaling wasted time chasing buyers. Both models were missing the one thing that makes deals close: clarity. Real buyer back clarity on each specific deal. And guessing, by the way, doesn't just feel bad, it's the most expensive part of wholesaling. Every guess costs you money. Guessing ARV equals bad offers. Guessing repairs equals guaranteed cancellations. Guessing buyers equals losing the right buyer, sometimes by $20,000, $50,000, even $150,000. This is why guessing destroys deals. This is real data from one of our deals. Two buyers, same property, same day, same market. One buyer offered $100,000. Another buyer offered $260,000. $167,000. That's a difference of $167,000. And guess what? You'd never find that buyer by guessing. If you guess wrong, even by a little bit, you lose the deal without even knowing it, and the potential to make $50,000 to $60,000 plus. Pre-flipping finds the right buyer, not just any buyer. Now listen up, everybody. If you only take one thing from me, take this: every time you guess, you lose money you didn't even know existed. When you add up the wrong offers, missed buyers, cancellations, and lost momentum, guessing costs wholesalers anywhere between $50,000 to $200,000 every single year. You're not losing deals because you're new, you're losing deals because you're using the wrong model. Once the model changes, everything else changes. So I knew I needed a new model and strategy that didn't rely on guessing ARV, guessing repairs, guessing buyers, or guessing offers. Something predictable and simple, a model starting with the seller, getting the truth up front, and then leveraging top buyers for that specific deal to get the perfect buyer that will pay the most and to make the right offer every time. And again, I want to be extremely clear with you guys, this isn't contract-first wholesaling, and it is not reverse wholesaling either. Reverse wholesaling wastes time finding buyers before you even have a motivated seller you're talking to, and it usually finds the wrong buyers who aren't even right for that specific deal and aren't going to be able to pay the most for it. This strategy is something completely new. It's the only model designed to eliminate guessing and make wholesaling deals consistent. And the crazy part, you don't even need a buyer's list to do it. Now raise your hand if this sounds familiar, and most people should raise their hand if they've done this business because this happens to everybody. The seller wants way too much money for their house, so you guess low, they hate your offer, and sometimes they even I hate you, and the deal dies. Preflipping is how you never deal with that again. Preflipping lets you flip the deal before you even make the offer, so the offer becomes honest, aligned, and 100 times more likely to close. Preflipping always starts with the seller, not the house. We focus on their situation, their goals, their timeline— not ARVs, not repairs, not comps. Starting with the seller first and understanding their situation creates trust, control, and the truth. This is where everything changes. Instead of trying to qualify everyone, we disqualify them. Why? Because real motivation only shows up when someone realizes you're not trying to pressure them or pry information out of them about their house so you can use it against them later to lowball them. The faster you disqualify, the faster they open up. We're not chasing buyers. We're not reverse wholesaling. We're not finding buyers before we have a seller. Once we know the seller is truly motivated, then we identify the strongest buyers for that specific deal in that specific area using data, the right process, and the right script that gives us instant credibility, even with buyers that we've never spoken to before or worked with before. And no, you do not need a buyer's list to start pre-flipping. No buyer's list required. Now that we have real buyer-backed clarity, we go back to the seller and reset the expectations. Not by lowballing, not by pressuring, but by showing them the truth in a way that keeps their trust intact. This is why pre-flipping works when wholesaling falls apart. Once alignment is real, we decide, do we need to sign a contract with the seller, or is this a no-contract collaboration that we can do with the buyer? Either way, it works because the seller understands the process and they trust you. Pre-flipping opens up way more exit paths to get paid as well. Assignment fees, referral fees, invoices, partnering with buyers, creative structures, equity splits. This is why pre-flipping feels predictable. You're not stuck with one extra strategy. Here's the entire system in one screenshot, so I want you to go ahead and take a screenshot of this. This is the strategy that eliminates the guess, stress, and cancel model forever. Say goodbye to endless cancellations. With traditional wholesaling, the average cancellation rate is 72%. With pre-flipping, it's under 4%. Same markets, same sellers, same houses. Different strategies, different results. Now let me show you what this looks like in real deals so you can see how predictable this really is. Here's a deal we pre-flipped for $86,000 before we ever talked price with the seller. No rehab, no tenants, no risky earnest money, no contract first. This simply isn't possible under the old traditional wholesaling model, but it is under the new model. Here's another deal where pre-flipping changed everything. The seller was in pre-foreclosure and everyone was trying to lock it up. There was a ton of competition on it, and a real estate agent was involved, and they told everybody to submit their highest and best offers. Now we know when wholesalers are faced with the highest and best situation, they're just guessing, and that's what all the wholesalers did on this deal. All their offers were fake. They had 7 to 14 days of due diligence on average, $100 to $1,000 of EMD. The seller and the agent could smell that these offers weren't real from a mile away. What did we do? We pre-flipped it first. We brought a real buyer with $50,000 in non-refundable earnest money and 0 days of due diligence. Now we were lower in price, but the seller chose certainty over everything else. This property is one of those deals that every wholesaler fails on. It was hard to comp, the seller was motivated but unrealistic with their price. Everyone lowballed them, everyone guessed, and everyone failed. Wholesalers even tried pitching seller finance terms that they made up and then had to cancel when they couldn't find a buyer that wanted their terms. We didn't guess anything. We simply said, let me run this by a couple of my buyers I work with and that I wholesale deals to. We then brought back the terms the real buyers wanted. Seller agreed, we signed the right paperwork, the deal closed, and we made $12,000 on the deal. Pre-flipping solves deals that guessing destroys. Let's go deeper on this one. The seller wanted $800,000 because Zillow said her house was worth around $850,000. $650,000. Totally unrealistic of what she wanted for a cash offer, but she didn't think so. If I would have guessed low and offered around $600,000, she would have told me to get lost. So instead I said, I don't want to offend you with my offer. Let me run this by a couple of my cash buyers who can usually pay a little bit more than I can. The average cash buyer was around $630,000 to $650,000. Then we found a unicorn buyer that was offering $739,000. The second highest buyer was $650,000. The unicorn buyer was $739,000. That's how we did $86,000 on this deal. You will never find buyer by guessing. And the one thing I've learned after doing this business for over 8 years and wholesaling hundreds of properties nationwide is that there's always one buyer who's willing to pay way more than everybody else. Always. They're not the loudest, they're not that easy to find, they're almost never on your email list, but pre-flipping is what exposes them because you take the deal to the market before you make an offer. I used to chase sellers, then I chased buyers. Now buyers actually chase me, which is unheard of in this When you stop using the guessing model and start using the pre-flipping method, the whole business flips, literally. Now I could show you dozens more deals and case studies that show this works. Different markets, different conditions, different sellers, but the pattern never changes. When you guess, deals fall apart. When you pre-flip, deals close. Now I want to show you the identity shift that happens when you stop guessing and start pre-flipping. Old you lowballed just to avoid being wrong. New you comes in with buyer-backed proof so sellers align themselves. Old you was nervous to talk numbers. New you walks in with confidence because you already know what buyers want. Old you hoped each deal would sell. New you knows which deals will close before you ever lock them up. Old you felt pressure to perform. New you controls the entire process because buyers set reality. Old you was guessing your way into deals randomly. New you has a repeatable, predictable step-by-step system. When you remove guessing, you remove confusion. Everything becomes simple. Everything becomes clear. Traditional wholesaling can take weeks, sometimes even months to close a deal. With pre-flipping, deals move in days because buyers lead the way and buyers move fast. Most wholesalers feel stuck because their are building everything on their traditional wholesaling model. Once you switch to the pre-flipping method, momentum kicks in almost instantly. You don't lack talent. You don't lack intelligence. You don't lack motivation. You lack a model that gives you clarity. The market isn't the problem. There are buyers everywhere. There are sellers everywhere. There are more opportunities now than ever before. You also don't have a lead problem. People say, "I need more leads. I need better leads. These leads are trash." But here's the truth. If your model forces you to guess, every lead feels bad. Fix the model, the same leads start performing. You don't have a skill problem. You don't have a market problem. You don't have a lead problem. You have a strategy problem, a guessing problem. And once the strategy changes, the results change with it. I want you all to look at your last 12 months. How many sellers gave you a number you didn't know how to handle, or there was a situation you didn't know how to handle and didn't know how to get the deal done? How many deals died because you guessed? 2 deals, 3 deals, 5, 10, maybe more? The average assignment fee right now is $14,000 to $18,000. So if you've missed 3 deals this year, that's between $42,000 to $50,000 that you left on the table. Not because you're not working hard, I'm sure you're working really hard, but because no one ever taught you this strategy that actually works. You didn't save money by doing it alone, you paid for it in missed deals. And I know the feeling because I've missed out on a lot of deals that should have closed. Remember that $167,000 spread difference I was telling you about with that deal we had? Imagine losing out on making that kind of money. That's what guessing costs you. How many deals have you passed up on or lost because you offered too low when there really was a buyer who would have gladly bought the deal from you for more money and you they just didn't know how to get the deal to them or what they would pay for it. So now that you know the truth, let's talk about how to fix it and how to permanently remove guessing from your business. Because right now I'm sure a lot of you are thinking, okay, this sounds good, but how do I apply this in my market with my leads, with my buyers, with my experience, and with my goals?
