Now I'm going to explain to you how to fix this, but I wanted you guys to get this in your head. You are losing out on deals if you are guessing the repairs. You're not a rehabber. Wholesalers did not get in this business to know what the rehab of a property is. I don't know what a roof costs. I've been doing this for 8 years plus. I don't know what a roof costs. I don't know what floors cost. I don't know any of that. You know why? Because it doesn't matter. It matters what the buyer thinks it's worth. It matters what the buyer thinks the repairs are. But when you guess and you make those offers, and a lot of the time those formulas get your offer way too low, you're not going to get a lot of shots at at helping a seller that's motivated because you're making offers that are way too low and it's gonna offend them.
