The 3 options you can do when negotiating a deal with a seller. Number 1 is you can offer them cash. You can say, hey, I'll buy your house for $150,000, especially if it's worth $300,000, then you wholesale it, but, or you flip it yourself. Number 2, you can offer to do an Ovation. If you don't know what an Ovation is, it's basically you're partnering with the seller. You're saying, hey, I'm gonna list this property on the MLS, you give me the permission to do so, and then you can record a notice of interest on the property and then get paid when it closes, and you can sell this to a retail buyer. That's an Ovation, okay? The third is seller financing, okay? Creative financing, everybody, it's a buzzword, everyone knows about it, everyone's heard about it. All it is, instead of going to get a bank loan, you're asking the seller to finance your deal. If they own the house outright, it's called seller finance. If they have an existing mortgage, you're just taking over their mortgage payment. Those are the 3 things you can offer to a seller to buy their house. Cash, you got an Ovation, and listing it, partnering with them, and you got creative terms.
